In this edition of the McGrath Rural Spring Collections Magazine, we present a carefully curated selection of lifestyle and agricultural properties from vendors who understand that success in Spring begins with preparation. With Australian farmland values growing at an average annual rate of just under 10 per cent over the past decade for broadacre farmland, it’s apparent those buyers still active in the market are evaluating acquisitions with a broader set of drivers than the old adage of return on stocking rate or return per hectare. Doing the numbers on an entry into farming or expansion of an existing enterprise at today’s values is hard to make work on operating returns alone, and while big transactions have definitely slowed, there are still buyers looking for opportunities to make a new purchase work.

Scale, diversification and long-term growth now key factors in new acquisitions beyond operating returns alone

In an age of high costs and interest rates combined with fluctuating returns, making a new farming acquisition “stack up” is not easy.

For example, if it reduces a bottleneck by providing seasonal feeding opportunities, additional breeding country or machinery utilisation, the economics become stronger. He said in the current market many buyers were looking at a productivity uplift, looking for features like better pasture utilisation, improved water access or easier management. He said being able to access existing labour, or spread labour across the new purchase, was also attractive to business operators finding staffing their businesses challenging. These were all considerations helping buyers look beyond the traditional model for calculating a property purchase.

Orange-based McGrath Rural and Lifestyle Sales Specialist, Scott Petersen, agreed that in regions around Central West NSW, many recent transactions appear difficult to justify based on grazing or cropping returns alone.

“I think there is a mindset shift taking place,” Mr Petersen said.

He says buying adjacent scale or a business improvement opportunity with the benefit of being a long-term capital asset has more recently been the focus for commercial farm purchases.

“This means buyers are looking at expansion through the lens of operating returns today, synergy with the existing business, productivity uplift potential over the next five to 10 years and longterm capital growth.”

“I’m seeing buyers also focus on underwriting purchases with a combination scale benefit, having confidence in long-term land appreciation and expectations of future productivity improvements rather than just DSE returns,” Mr Petersen said. The answer when asked, “do they stack up” really depends heavily on the buyer, he added.

“A block that generates a 2-3 per cent return on paper may generate a much higher return once folded into an existing operation.

There were still opportunities that aren’t simply the ‘block next door’, as well, Mr Petersen said, with diversification also a factor for business acquisition or expansion. “Different rainfall or different climate risk is a big consideration, as is a different enterprise mix to reduce dependence on one commodity,” he said.

Produced by Commonwealth Bank in collaboration with Harvard University, the survey found input costs and extreme weather remain the two biggest concerns for Australian farmers. Yet most producers still expect profitability to stay stable over the next five years. How? Resilience premium is on the rise Half of all survey respondents expect profitability to remain stable over the next five years, while 16 per cent expect profits to improve. Only one in four forecast a decline. Farmers are redesigning their businesses around higher costs. They’re putting serious money into rotational grazing, water infrastructure, renewable energy systems and precision agriculture technologies. For rural property markets, this has important implications.

Farmers who own their land are much more likely to have done long-term improvements like tree planting and renewable energy infrastructure than those operating leased properties. For buyers and investors, this reinforces the growing value of properties with established infrastructure, proven management systems and demonstrated resilience. Innovation as an asset class The report found between 40 and 50 per cent of farmers are already adopting or trialling new practices. Two-thirds expect a positive return on those investments. Smaller farms are emerging as early movers on innovation, often jumping on board earlier than bigger operations.

No-one throws money at something they’re planning on walking away from. Farmers are investing because they believe Australian agriculture has a strong future. Gulgong named NSW’s best small tourism town, and buyers are taking notice. When a town makes headlines for all the right reasons, the property market tends to follow.

Gulgong, the beautifully preserved gold rush town in NSW’s Central Tablelands, has been crowned the Top Small Tourism Town in NSW. According to McGrath Rural’s Central Tablelands specialist Stewart Adlington, the recognition is no surprise to those already watching the local market. The accolade, reported by Secret Sydney in May, highlights Gulgong’s heritage streetscape, cellar doors, cosy country pubs and proximity to Mudgee’s renowned wine region as drawcards for visitors seeking a slower pace. The town will now represent NSW at the Australian Top Tourism Town Awards in Canberra in September. For Stewart, the coverage simply puts a formal stamp on what lifestyle buyers have quietly known for years. “It is not only the unique nature, the obvious historical significance as a gold town, and the ‘Town on the Ten Dollar note’ that makes Gulgong attractive to visitors. The friendly nature of the locals and the great sense of community will also be the lingering positive memories well after your visit,” says Stewart. A market that’s holding its own The Central Tablelands market is performing solidly, and Stewart is confident about what he’s seeing on the ground. While the broader landscape has been shaped by federal budget uncertainty, the region’s Renewable Energy Zone status, and

a more conservative lending environment from the major banks, the fundamentals remain strong. The buyers active in the market right now are exactly the kind of buyers vendors want. “The buyers that are in the market are fed income buyers with a real commitment to purchase,” Stewart says. “As a consequence, our sales record in recent times is ticking along at about our usual average, and that’s a really good thing.” Seasonal conditions have added further cause for optimism. A drought declaration three weeks prior was followed by several solid falls of rain, substantially changing the way the country presents. For rural buyers, it’s a timely reminder of just how quickly this landscape can turn. Properties to watch For lifestyle and rural properties, the story is one of tightening supply and committed buyers. Smaller acreage blocks, around 50 acres and under with a dwelling, are seeing particularly strong interest, driven by buyers seeking a permanent tree change rather than an investment. “I think those sorts of properties are going to continue to enjoy a pretty good run,” Stewart says. On the residential side, the sub-$800,000 market around Gulgong remains

solid, with tight supply continuing to underpin values. McGrath Rural currently has several listings that speak directly to this demand. For buyers seeking a smaller block close to town, a 36.65-acre parcel at just one kilometre from Gulgong’s main street offers elevated building positions, sweeping rural views, and dwelling entitlement in place. For families ready to commit to country living from day one, a 38.2-acre property just 12 minutes from Gulgong offers a four-bedroom brick home, established infrastructure, and productive grazing potential. Those after more room to move won’t be disappointed either.
