Autumn/26 Gold Coast Prestige Residential

Headlines Gold Coast recorded a lower number of prestige residential sales over the past year, whilst homes are taking more time to sell than one year ago.

The number of residential rental homes on the Gold Coast is currently undersupplied. Gold Coast rental vacancy was recorded at 1.1% at the end of Q4/25.

Less Regional Queensland homes have been newly listed for sale than this time last year. Overall, the total number of homes listed for sale in Regional Queensland is down on last year.

Prestige residential rents along the Gold Coast trended 4.7% above last year's weekly rate, with prestige rents forecast to rise 6% at the end of 2026.

Gold Coast prestige property prices have trended 2.8% higher than a year ago, with a steady forecast for prestige prices in 2026.

The construction delivery of new homes in Queensland was 4.4% above the last reported year, whilst residential building approvals trended 12.1% higher.
