The Local Market A critical shortage of quality homes for sale in our area has created a phenomenal window of opportunity for sellers today. People talk about record low interest rates having the biggest impact on property and of course they do have a positive effect. But low interest rates benefit every Australian market and right now Sydney is the only one booming, so there has to be other factors at play. One of them is unusually tight supply, which means more buyers are competing for fewer available homes. Interest rates won’t change quickly but supply can change virtually overnight.

Remember the lesson of Spring 2014 when a flood of properties hit the market and clearance rates fell from

consistently above 80% to the low 70%-range purely due to the change in supply. I expect a similar experience this year so Winter is definitely the pick of the seasons to sell. Latest RP Data figures show Sydney’s median home values up 5.8% for the first quarter. The city also recorded its highest auction clearance rate ever on April 18 with 88% of 950 properties selling under the hammer. These astounding results indicate that Sydney is now at fever pitch. A Word From John McGrath It’s already starting. The doubt, the fear, and often the decision to wait. It always happens in the later stages of a boom and it’s understandable – but waiting “til prices go down” is also a big mistake for buyers to make. While there’s plenty of eager buyers around in Sydney right now, we’re also starting to hear about buyers giving up, with the intention of waiting out the rest of the boom. We’ve had two consecutive years of almost 15% growth in Sydney, so it’s understandable that buyers might assume that growth that rapid has to end with a fall – that the mythical ‘bubble’ they keep reading about has to burst.

Turn your mindset around. If you buy now, you’re likely to enjoy some decent capital growth before the year is out. If you wait til next year, you’ll likely find that properties are more expensive – so even if prices do come back a bit at some point, you’ll probably end up paying something similar

to what you’d pay today and you’ll have missed out on capital growth. Ultimately, the best thing to do is buy as soon as you’re ready. It’s better to have more ‘time in the market’ than try to ‘time the market’.
