Higher interest rates, a slow-moving debt overhang, evolving risks in private credit and a new generation of data and AI tools are together forcing a more disciplined — and more nuanced — approach to investment and asset management. University of Nebraska Omaha Assistant Professor of Real Estate and Hollis and Helen Baright Professor of Real Estate Studies Jamie Chung described the significant $936 billion in debt maturities reported by S&P Global Market Intelligence as “one of the key focal points for 2026.” “The combination of reset asset valuations and tighter lending standards has created a more complex refinancing environment,” she said. “The ability of the lending landscape to adapt will be a critical factor for the stability of the broader U.S. economy, particularly for assets currently undergoing valuation adjustments.” Ernie Goss, MacAllister Chair, professor of economics at Creighton University and founder of Goss & Associates, noted how private credit today represents “the greatest risk” to the U.S., regional, Nebraska and Omaha commercial real estate sectors. “Due to excessive investor redemptions,
