For commercial real estate professionals across the Midwest, the outlook is increasingly defined by a confluence of factors rather than a single cycle. Higher interest rates, a slow-moving debt overhang, evolving risks in private credit and a new generation of data and AI tools are together forcing a more disciplined — and more nuanced — approach to investment and asset management.

University of Nebraska Omaha Assistant Professor of Real Estate and Hollis and Helen Baright Professor of Real Estate Studies Jamie Chung described the significant $936 billion in debt maturities reported by S&P Global Market Intelligence as “one of the key focal points for 2026.”

“The combination of reset asset valuations and tighter lending standards has created a more complex refinancing environment,” she said. “The ability of the lending landscape to adapt will be a critical factor for the stability of the broader U.S. economy, particularly for assets currently undergoing valuation adjustments.”

Ernie Goss, MacAllister Chair, professor of economics at Creighton University and founder of Goss & Associates, noted how private credit today represents “the greatest risk” to the U.S., regional, Nebraska and Omaha commercial real estate sectors.

Highway 370 Logistics industrial development

Opus today announced that construction has started on Highway 370 Logistics, a 168,486-square-foot Class A speculative industrial development located near the intersection of I-80 and Highway 370 in Papillion.

The development’s 12-acre site is adjacent to Omaha’s Amazon distribution hub in Papillion. The location provides immediate access to I-80, Highway 370 and Highway 50.

Black Excellence Honored

OMAHA EVENT SPOTLIGHTS BLACK HISTORY MAKERS

Community leaders, elected officials, business professionals and influencers from across the region gathered Feb. 28 at the Marriott Hotel Capitol District in downtown Omaha for A Celebration of Black Excellence: American History, an evening honoring the legacy, impact and contributions of Black history makers.

The immersive cultural experience blended history, storytelling and live artistic tributes, with curated displays from the Great Plains Black History Museum featured throughout the venue, highlighting Black innovators, inventors and cultural pioneers.

Program highlights included a jazz tribute led by Dana Murray of North Omaha Music and Arts; a gospel tribute led by Ananias Montague, minister of music at Salem Baptist Church; and a hip-hop tribute led by Marcey Yates. Musical direction was provided by Leland Mickles, music director of L&T Experience. Honorees were recognized for their impact across culture, business, sports, arts, health, education and innovation.

“This celebration is about honoring the stories, sacrifices, and brilliance that continue to shape our communities,” said Tim Clark, event director. “We are creating space not only to reflect on history but to experience it through voices, music and visual storytelling.”

The event was presented in partnership with Stable Gray, Great Plains Black History Museum, Freedomtainment and Raines Productions.

Local businesses relocate, expand

Noa Brides is rebranding as Rosette Bridal and taking appointments at its new Old Market Passageway location at 1060 Howard St. The business, previously at 1419 S. 13th St., offers made-to-order gowns, off-the-rack options and vintage attire. Its former space will soon become home to the Ware House Comedy Theater.

Let It Fly opened a rooftop bar this week at its west Omaha location at 1311 S. 203rd St. The sports bar also has a downtown Omaha location at 1080 Capitol Ave. and the La Vista Let It Fly is located at 7861 Main St. in City Centre. The brand was founded by former NBA player Mike Miller in Tennessee.

OPPD seeks public input

A comprehensive planning process conducted every five years is underway to ensure Omaha Public Power District is ready to support load growth and service reliability well into the future, the utility announced in a media release. OPPD’s Integrated System Plan serves as its strategic roadmap where past plans focused on resource needs and the timing and magnitude of those needs.

The ISP will take an expanded view of factors affecting the overall electric system, such as transmission and distribution, potential grid modernization and customer solutions. It will also compare resource technology, creating potential energy portfolios for a variety of future demand scenarios and will guide the planned transition of North Omaha Station.

Community engagement is a key component of the Integrated System Plan. OPPD is inviting customers and stakeholders to help shape future energy decisions through surveys and interactive public workshops, the first of which was March 24. Donation establishes CU Greisch Center

A $4 million gift from the Omaha-based Diabetes Care Foundation will establish the Greisch Center for Enterprise Value at Creighton University. The donation will accelerate the work already in progress to support student entrepreneurs, the university announced in a media release.

The foundation’s investment in Creighton will catalyze new staff positions, curriculum, programming and seed funding to support student and faculty entrepreneurs as they develop and launch their own ventures. The center is housed in the Heider College of Business and will serve as an interdisciplinary hub to connect innovators across every school and college on campus.

OAA extends display ad contract

The Omaha Airport Authority has awarded Clear Channel Outdoor’s Airports Division with a 10-year

contract extension as its airport advertising partner. With Eppley Airfield’s terminal expansion set to open later this year, the renewed contract anticipates a reimagined media program designed to complement the airport including dynamic welcome content, largeformat LED video walls and digitally enhanced columns, as well as architecturally integrated print displays.

Clear Channel will also partner with local and small businesses for installation and maintenance of the program, including Chandler Campbelle & Daschle, Renze Display Company and National Electric. In OMA’s new terminal, businesses and brands will have access to high-visibility media placements throughout key passenger touchpoints, including arrivals, baggage claim and the rental car facility.

Applications open for Leadership Sarpy

Leadership Sarpy has opened its application portal until May 17 for the 2026-2027 cohort. The program’s mission is to develop leaders who will actively engage in strengthening Sarpy County and promoting its wellbeing. Information on facilitators, content and the application process is available on the Sarpy Chamber website at sarpychamber.org/leadership-sarpy.

NAM releases nonprofit impact report

Nonprofit Association of the Midlands has released the latest Economic Impact of Nonprofits in Nebraska report. The report highlights how Nebraska’s nonprofit sector rivals major private industries in economic scale, employing roughly one in 10 workers statewide and circulates billions in revenue throughout local economies.

According to the research, Nebraska nonprofits generated $23.1 billion in revenue during 2023 and spent $20 billion, with salaries and wages accounting for 31% of total nonprofit expenses. This level of economic activity is comparable to the state’s manufacturing industry and exceeds that of agriculture, industries traditionally viewed as pillars of the state’s economy.

NAM, the only membership organization in Nebraska dedicated exclusively to working with nonprofits in Nebraska and western Iowa, reported the document offers the most comprehensive look yet at the expansive scale, scope and community value of Nebraska nonprofits. The research captured 5,483 organizations that filed IRS Form 990 in Nebraska during 2023.

Community Alliance highly sanctioned

Community Alliance has received a three-year CARF International accreditation, the highest attainment level possible by an independent, nonprofit health and human services accreditor. The Omaha-based nonprofit mental health agency said in an announcement that the accreditation demonstrates its dedication to internationally recognized behavioral health best practices.

Alliance underwent a rigorous peer-review process, demonstrating to a team of five surveyors during an on-site visit its commitment to offering programs and services that are measurable, accountable and of the highest quality.

Established in 1981, the organization is one of Nebraska’s first voluntary adopters, receiving its first accreditation in 1992, long before the Nebraska Department of Health and Human Services mandated behavioral health accreditation.

Visit Nebraska awards grants

Visit Nebraska, the official tourism marketing organization for the state, announced the award of 69 grants totaling $828,131 to Nebraska groups in February. Recipients included the Latino Economic Development Council, Omaha Sports Commission and Visit Lincoln.

Melanin Market Omaha invites vendors

Melanin Market Omaha, returning for a fifth year on July 25, has opened vendor applications for its dedicated platform for BIPOC businesses and organizations to showcase their goods and services in the interest of fostering an environment that promotes economic empowerment, cultural appreciation and community engagement. Paid maternity leave bill advances

Nebraska LB 878, a bill proposing six weeks paid maternity leave for state employees and introduced by Sen. Dunixi Guereca in January, advanced to enrollment and review on March 17 after a 29-5 vote. An amendment was also adopted on March 17 specifying the leave applies to female employees and limiting it to permanent, full-time or part-time staff. The bill seeks to codify paid leave rather than relying on various employment contracts.

Governor to honor Vietnam vets

Today, Gov. Jim Pillen will host Nebraska Vietnam War veterans at the Nebraska State Capitol to honor and thank them for their service.

He will be joined by Nebraska Department of Veterans’ Affairs (NDVA) Director John Hilgert and Nebraska Adjutant General MG Craig Strong in making remarks before presenting veterans with honorary lapel pins.

It is estimated that 64,000 Nebraskans served during the war and around 32,000 still reside in the state. National Vietnam War Veterans Day was established in 2017. At today’s ceremony, Pillen will sign a proclamation marking March 29 as Vietnam War Veterans Day in Nebraska.

private credit firms such as BlackRock, Cliffwater and Blue Owl are suffering a liquidity squeeze,” he said. “An economic contagion from fallout from this sector would have a significant and negative impact on CRE firms in 2026 and beyond.”

In response to a surge in redemption requests, BlackRock and Cliffwater limited withdrawals from their corporate lending funds, while Blue Owl Capital halted traditional quarterly redemptions for its private credit retail fund.

Due to expanding federal debt and higher inflation, Goss expects that the upward pressure on long-term interest rates will put downward pressure on CRE.

“Although inflation pressures have eased from earlier peaks, the Fed continues to maintain relatively restrictive monetary policy compared with the pre-2022 period,” he explained. “Borrowing costs remain elevated and many properties financed during the low-rate era face refinancing at significantly higher interest rates.”

The higher financing costs, Goss noted, increase capitalization rates, reduce property valuations and limit transaction volumes.

“Properties with strong income growth, such as industrial, logistics and data center facilities, are better positioned to absorb higher capital costs, while weaker office assets remain under pressure,” he said.

Beyond AI hype

The Lerner Company Associate Broker Sam Rolfe said challenges in the current CRE market can now be addressed using real statistics, not just “educated guesses.”

“If there is a struggling area within a given market, it takes little time to find a similar market and compare how they overcame similar challenges using a computer, without the need to drive across the country,” he said. “One no longer has to knock on a door or go to a city planning office to find all the details surrounding a struggling

asset or owner.”

Rolfe said all the info needed is at one’s fingertips; the challenges come in correctly analyzing the information to form a creative solution.

“This aspect, like many others within the current technological landscape, still requires human intuition,” he said. “Maybe someday human intuition will be fully encompassed within our available technology resources, but I do not estimate that it will come in the near future.”

Rolfe said technology use in CRE remains in its infancy.

“In the fledgling stages of AI adoption, the specific ways it’s currently changing workflows is largely through removing the need for busy work,” he said. “Previously, when researching a property, each detail required a different Google search, a different investigation, a different model to create.”

With AI, he said all those tasks can be tackled in a few swift keystrokes.

“In the past, one might have taken hours sifting through planning board agenda minutes,” Rolfe said. “Now AI can do that sifting for you, save hours of your time and allow you to use that time on tasks that really move the needle within your business.”

For instance, he said, professionals can pinpoint the number of people entering a shopping center in any given hour of any day, or pinpoint sales volumes and which tenants have proven synergy together with proven and defined data.

“Being able to provide clients with the clearest possible picture of why they should invest their money in a given asset, or lease a certain space, or change management strategies, is invaluable to say the least, and is only getting better,” Rolfe said.

Technology in CRE is at the “trial and error” phase, according to Rolfe.

“Data and information are the gold of current society, and anything that can extract said data is going to be adopted by real estate professionals,” he said. “In the same

light, tools that not only provide the data but also analyze it and define how it affects real estate on a micro level will be the tools that stand the test of time.”

The big picture

Chung described uneven sector fundamentals in the face of headwinds from a highinterest rate environment, new tariff structures and shifting geopolitical dynamics.

“Despite these macro pressures, core fundamentals in specific high-growth subsectors have established a stable floor, offering a resilient counterpoint to broader market volatility,” she said. “The industrial sector, particularly data centers, continues its upward trajectory fueled by the ongoing AI infrastructure expansion.”

Conversely, Chung said multifamily and retail are entering a period of stabilization or a small downturn, largely mirroring last year’s performance.

“The office sector, however, continues to navigate a structural transition,” she said. “The persistence of hybrid work models, coupled with recent right-sizing in the tech industry, has led to persistent vacancy rates near 20%.”

Across all sectors, Chung said rising operational burdens such as insurance premiums and labor costs continue to challenge net operating income growth.

Goss described uneven CRE fundamentals as well as moderate strength, with the Midwest in general and Nebraska especially, exhibiting more stability than the national average. center” in CRE, he said, especially older suburban office stock built between the 1970s and early 2000s.

Aside from interest rates, Goss said return-to-office mandates and federal tax legislation that restored several favorable incentives are among the policy developments most shaping his outlook for CRE in 2026.

“The CRE outlook for 2026 is being shaped less by traditional real estate cycles and more by public policy forces,” he said. “Monetary policy will remain the dominant driver of capital markets while tax incentives, environmental regulations, infrastructure investments and zoning reforms will influence development patterns and asset performance.”

Goss said markets with stable taxes, flexible zoning, reliable infrastructure and moderate regulatory burdens are likely to attract a disproportionate share of investment and development activity.

Additionally, Goss alluded to underappreciated factors associated with electricity availability and grid capacity. Chung concurred, and said the long-term sustainability of the electrical grid is no longer just a utility concern, but a critical policy priority for maintaining a healthy real estate ecosystem.

“We are seeing a shift in value drivers in CRE from ‘Location, location, location’ to ‘Energy, energy, energy,’” Chung said. “As data centers and AI-driven industries consume vast amounts of power, the ability to secure reliable utility capacity has become a critical determinant of an asset’s value. This energy constraint has potential spillover effects for both other commercial and residential markets.”

Commercial Real Estate Women Omaha has been a great representation of, and for, that shift. Founded in 2009, the organization has grown to more than 185 members across the metro and is part of CREW Network, a global community of roughly 14,000 commercial real estate professionals.

Paben, executive vice president at Goldenrod Companies and 2026 CREW Omaha president, brings a perspective few in the industry have. She has worked on both the public and private sides of the table and said that dual vantage point is precisely what gets deals done.

“Each side, whether you’re public or private, has different goals,” she said. “Even if you’re trying to do the same type of building there’s just wildly different goals. Being able to see both perspectives helps bring a deal together.”

That fluency is especially useful when navigating incentives, knowing not just whether they will work but which ones are worth pursuing and why. Paben is equally direct about what Omaha offers that other Midwest markets cannot. She calls the city a hidden gem, one that gets overlooked on the first pass but rewards closer examination. Land availability, a deep bench of contractors, architects and vendors, affordable utilities and Nebraska’s status as a public power state all factor into her pitch.

“We find a way to get stuff done,” she said. “The answer isn’t no. In a lot of municipalities everybody’s too quick to say ‘That just won’t work.’ Here, we collectively come together to figure out a way to get things done.”

She points to the transformation of north downtown over the past three decades as the clearest example. What was once a stretch of smelting plants is now home to the CHI Health Center, Charles Schwab Field and the Gene Leahy Mall, a reinvention driven by a coalition of developers, city government and the philanthropic sector.

“Everybody here doesn’t necessarily fight to take the credit for getting it done,” Paben said. “We just get it done.”

She also flags the Omaha Inland Port Authority and the Fremont Inland Port Authority as differentiators heading into the second half of the decade. The OIPA operates across 3,000 acres in north and east Omaha, a region that has seen 16% population growth since 2010, with a stated goal of creating $120 million in economic impact over the next 10 years. The activity is also creating access to family-wage careers and wealthbuilding opportunities for more than 15,000 households.

Paben sees that kind of targeted, community-rooted investment as a foundation for the sustained, manageable growth she believes sets Omaha apart.

“Having those critical pieces of infrastructure and organizations putting all this together just helps set us apart for continued sustained manageable growth,” she said. “It’s been needed and will continue to be needed in the future.”

The industrial market is one Paben watches closely. With vacancy under 2% and more than 4 million square feet under construction, she sees industrial and mixed-use as complementary forces rather than competing ones.

“If you don’t have a diverse set of construction types happening within your community, you pigeonhole yourself,” she said. “There’s definitely opportunities in both.”

Leslie Suhr, senior architect and commercial market sector leader at LEO A DALY, has watched the definition of a successful building project evolve dramatically over her 19 years at the firm. Where clients once focused on the big, beautiful picture, the conversation today is almost entirely about experience and about the people who occupy a space, not just the people who commission it.

while that still matters, it’s very much more experience-focused now,” she said. “People have less space of their own, but nicer things they share with other people such as gyms or coffee bars.”

That shift has made her job more complex and more collaborative. Designing a building that works now means listening to facility managers and frontline employees, not just the executive who signs the contract. As a Fitwel Ambassador, Suhr advocates for design strategies grounded in occupant wellness, including air quality, access to healthy food options and opportunities for movement.

“It’s all about making it a great place to work,” she said. “You can only design it so far. If operations can’t maintain that level of experience, it will fail.”

Suhr said differentiation matters in this environment. Whether it is a signature restaurant, a marquee office tenant or a one-of-a-kind retail concept, the projects that endure are the ones that give people a reason to choose them specifically. She points to developments across Omaha such as Avenue One, Crossroads and Hartwood, to name a few, as evidence of a city working to create distinct identities in each pocket of growth rather than defaulting to a formula.

“If you have a ton of office (space) and maybe a lunch spot, that development could be dead at night,” she said. “What can you do to activate the evening? That’s where your residential comes into the mix.”

As a CREW board member, Suhr believes mentorship is the organization’s most urgent priority; not just connecting women already in the industry but also reaching students who do not yet know these careers exist.

“Now that we’re around making a lot of noise in town, what can we do for the next quiet group?” she said. “What does that look like?”

Jenn Kanne Morris, who joined Bluestem Capital as vice president in mid-March after 14 years at Great Southern Bank, brings the capital side to the conversation. A University of Nebraska-Lincoln graduate with a degree in actuarial science, she describes her analytical training as having been taught problem-solving.

That instinct translates directly to structuring complex commercial deals, one that finds ways to fill gaps in a capital stack that a larger institution operating solely by checkboxes would never attempt. In a volatile rate environment, she said, relationships remain the variable that moves deals forward.

As CREW Omaha past president, Morris is candid about the issue she believes the industry still is not confronting loudly enough: workplace inequality. CREW Network’s benchmark study, conducted every five years, has continued to surface the same findings.

“There’s still some of those problems present,” she said. “I’d like to keep the awareness, and know that if you are a young woman in this business you can have that conversation whereas years ago it might have been a little scary to talk about.”

Paben has championed the organization’s scholarship program as a pipeline investment the industry cannot afford to skip.

bringing people into the fold from a super early age, we miss out,” she said. “There’s not another industry that has such a deep bench of what you can do. People just don’t realize it.”

Once people do realize the depth of the industry, they will be able to choose a field that will challenge them and allow them to be creative, Paben said.

“Every day is a school day and every day is different,” she said. “You have this opportunity to build and grow something that you can look back on, drive through town and say ‘I was involved in that.’”

Heat the Streets Rallies

MUD, OPPD EVENT RAISES FUNDS FOR LOCAL UTILITY ASSISTANCE

Heat the Streets Run & Walk for Warmth was held March 7, in Aksarben Village. Participants were there to run, walk and raise awareness for those in need of utility assistance. The timed 5K and 10K events began at 9 a.m., and the untimed two-mile walk started at 9:15 a.m. Runners in both timed events were asked to finish by 10:30 a.m.

Awards were presented to the top overall male and female finishers in the 5K and 10K, with age group awards given to the top three male and female runners in eight age brackets from 12 and under to over 70.

Virtual participants were encouraged to complete their registered distance March 7 on local trails, in their neighborhood or on a treadmill.

Strollers were welcome, pets and service dogs were allowed, as owners were required to follow city leash ordinances.

Since 2007, Metropolitan Utilities District and Omaha Public Power District have teamed up to host the annual event, with proceeds benefiting local utility assistance programs to help community members pay their utility bills. The event is held in the cold winter months to draw attention to those who struggle to keep the lights on and heat their homes.

Preliminary data shows:

Around $277,000 was raised (up $48,000 from 2025 totals)

Nearly $228,000 in direct financial support to help over 600 combined M.U.D. and OPPD households

PARKS DEAL, UP RETENTION TOP MAYOR’S FIRST STATE OF CITY

Mayor John Ewing Jr. used his first State of the City address Thursday to announce a new public-private parks initiative, tout a significant jump in city contracts awarded to small businesses and lay out an ambitious economic development agenda — all while signaling that Omaha is positioning itself to compete nationally for jobs and investment.

Ewing delivered the address March 20 at a public event, covering seven priority areas his administration has organized around the theme of making Omaha “happier.” For the business community, the speech offered a mix of concrete wins, policy signals and a long list of major capital projects the mayor says will fuel growth in the years ahead.

Small business contracts surge

One of the clearest data points Ewing offered for the business community was a 22% increase in city contracts awarded to authorized small and emerging businesses — rising from $32.5 million in 2024 to nearly $39.8 million last year.

Ewing credited a procedural change that lowered barriers to entry: city departments now post construction and trade service projects valued between $15,000 and $50,000 to the ONEBiz platform, with those projects designated for small and emerging businesses when possible. He encouraged small business owners to register on the platform.

Parks initiative pairs philanthropy, public dollars

In what Ewing framed as one of his signature announcements, the mayor revealed plans to pair $5 million in philanthropic donations with a city match to address what a consultant identified as a $5 million annual shortfall in park operations and maintenance across Omaha’s 250-plus parks.

A study released last August found insufficient staffing, uneven recreation services, varying park conditions and incomplete trail connectivity across roughly 10,000 acres of green space and 130 miles of trails.

“What is public stays public,” Ewing said, addressing potential concerns about the arrangement. “The philanthropic help accentuates public use by making these spaces more accessible, more attractive and more usable than they were before.”

To manage the initiative, Ewing announced the promotion of Jacquelyn Morrison to a newly created role: director of Transformation and Strategic Partnerships for the mayor’s office. Morrison, who previously led economic development efforts, will work as liaison between the city and philanthropic partners. Her salary and benefits would be fully funded by philanthropy for three years. The position requires City Council approval.

Streetcar, housing and workforce

The downtown streetcar project — which Ewing acknowledged is pushing through “a very difficult year in construction” — remained central to the mayor’s economic pitch. He cited $1.4 billion in economic development tied to the streetcar corridor and said the project is at or ahead of schedule, with relief coming to downtown businesses later this spring as utility replacement work pushes west of 18th Street.

On affordable housing, Ewing reported that $40 million in streetcar bonds has been tapped to fund an effort by Front Porch Investments to create affordable units in the urban core. The first funded project will deliver 50 units affordable to residents earning at or below 60% of area median income. Of $20 million in federal ARPA funds allocated for affordable housing, $14.2 million has been awarded to support 568 affordable and middle-income housing units.

Ewing also signaled coming changes to the city’s tax increment financing tool, with proposed adjustments expected within six months aimed at producing more affordable housing.

On workforce, Ewing said his administration is backing LB 1165, the Grow the Good Life Act, a legislative effort to strengthen incentive programs to retain key employers in Nebraska. He singled out Union Pacific’s proposed merger with Norfolk Southern, which he said — if approved — would create the nation’s largest transcontinental railroad.

“You better believe that Atlanta will make a play for U.P.,” Ewing said, referring to the Georgia city as a potential rival for the railroad’s headquarters. He said the city wants to “lock in” Union Pacific’s commitment to Omaha and support a merger that could add hundreds of high-paying jobs.

Tourism, major projects and pipeline

Tourism spending in Omaha reached $1.6 billion last year across approximately 14.7 million visitors, supporting more than 16,000 jobs, Ewing said. He acknowledged that growth momentum leveled off in 2025 after three consecutive record years, characterizing it as a national trend.

Looking ahead, Ewing listed a pipeline of capital projects he said adds up to “exciting possibility,” including the Mutual of Omaha tower and the Crossroads development, a $1 billion expansion at Eppley Airfield, a $200 million addition to the convention center and arena, and the Omaha Inland Port Authority.

The new Central Library at 72nd and Dodge streets is scheduled to open April 19.

“I am happy to report that the state of our city is positive,” Ewing said in closing.

BUILDS SUCCESS

Almost everything one needs to know about Heidi Mausbach and her power of persuasion and relationship-building can be traced back to her childhood where growing up second in line in a home of four sisters, she learned the arts of negotiation and determination at an early age.

Her parents taught her equally important skills through their careers. Mausbach learned compassion and service from her mother, a nurse who worked with teenage mothers attending the local high school; and the importance of work ethic and showing up from her father, who finished his career as an entrepreneur.

These lessons informed every step of her own professional career, from rising through the ranks of a marketing agency to co-founding and growing her own fractional CMO firm, Two Hawks.

“I always did have this kind of itch to do my own thing and to invest in myself and to own my own company,” she said. “There was a lot of fear in that, but I guess what I learned is that you can be nervous and fearful but also have clarity about taking that next step.”

graduation. Her early college experience, therefore, became a study in discovering what she didn’t want to do.

“I was considering a couple different paths such as occupational therapy,” she said. “I thought about being a teacher or a social worker and I decided to explore those different paths. Especially those first two years, I volunteered at a hospital, I worked at a day care as an assistant preschool teacher and quickly learned that I wanted something besides teaching or social work.”

Her next academic endeavor, journalism, held more promise, particularly in the areas of advertising and public relations.

“I remember being drawn to those because they were the intersection of human behavior and understanding, knowing people’s needs and their pain points, but also problem solving and creativity,” she said.

Following graduation in 2000, Mausbach landed as a client services account manager with Ervin & Smith, the first of several titles she would hold in a 21-year career with the firm, advancing to president and CEO in 2014. Along the way, she worked closely with fellow employee Katie Kemerling and the two discovered a working chemistry that made them a powerful team.

“I was on the client services side and she came in on the creative side, and

then together we both rose in title and positions and leadership at the agency,” she said. “Eventually I became the VP of client services, and she was running special initiatives and then eventually I transitioned into the role of president and CEO and a partial owner, and she was my counterpart.

“I’ve always run more of the business side, oversaw client services, HR, finance and legal, and then she was really leading the creators and the producers, the media team, the PR team.”

The duo would eventually launch Two Hawks in 2022, which struck some people as a counterintuitive move for two professionals who had enjoyed so much success and risen to the corner offices at their current firm. Mausbach said a combination of factors led the two to take the leap into entrepreneurship.

“We had just wrapped up a five-year strategic plan for Ervin & Smith,” she said. “I recognized that the market was shifting, clients were building their in-house teams, they wanted to collaborate in new ways. They were looking for more embedded consulting and strategic leadership, really wanting kind of a more agile, quicker model that just wasn’t how the current agency was set up.

“I really recognized at that time that I didn’t want to continue to build the model we had, because I felt like it was becoming somewhat outdated. My passion was focusing on where the industry is going and creating a different model and looking at what’s next. I just had that moment of clarity that it was time to leave.”

Two Hawks provides fractional chief marketing officer services including strategy, planning, budgeting and marketing operations. Mausbach confessed to some initial fears about business ownership, but the speed and level of client response quickly reinforced her decision.

“What was interesting was we did not have a website or any marketing yet within the first two weeks we had secured our first year’s clients. They were completely organic; looking back we were like, ‘How did you find us?’ and they’re like, ’We just heard about you.’” she said. “Our first year’s work was all over the board because we said yes to opportunities that sounded interesting, or clients that we liked, all new people. That kind of just confirmed that the market was ready for a different model.”

Getting off to such a running start has enabled the company to think big about its future, Mausbach said. Time and experience have also made her a soughtafter source of advice and she embraces the opportunity to pour into others,

especially women entrepreneurs, the lessons of a long and successful career.

“I tell women who are just starting out, ‘You have to find your people by seeking out a variety of mentors,’” she said. “I sought out smart, talented women with different perspectives or strengths I needed or wanted to develop, people who already had the experience, and peers who I noticed getting ahead. You need to find people who will tell you the truth and are willing to call out your blind spots, someone who will advocate for you.

“Most of all, I tell them, ‘Don’t wait to feel ready.’ The successful women I’ve watched didn’t have all the answers. They figured it out along the way.”

How to Deal with Volatilit

One of our biggest investment pet peeves is when a strategist or market prognosticator declares that they expect volatility in the coming year. Obviously, this isn’t terribly insightful as volatility accompanies all equity markets. In fact, we would argue that it’s a necessary component of why stocks have historically outperformed all other major asset classes. Without volatility, equity returns would begin to resemble those of the bond market. Nobody wants that.

Investors go to great lengths to temper volatility but there’s always a cost to it. You can hedge it by becoming overdiversified, purchasing fixed income, buying options, etc., which may reduce returns. Investors can “whitewash” their volatility exposure by allocating to private markets, but the expense is less liquidity (and returns as of late). There is a trade-off for every option; as Milton Friedman once said, there is no free lunch.

Weekly Market Commentary

In our opinion, the least expensive way to deal with volatility is to accept it. It’s just a natural and arguably necessary component to public equity markets. Since 1972, the MSCI World price index has fallen by 15% and risen by 23% on average each year. Some years are greater than others but volatility is always present. Still, there is a cost to accepting volatility, which is an emotional toll. If gauged incorrectly, this can be the costliest of all if an investor exits the market earlier than planned. Much of the value that a financial adviser brings is helping clients find the right balance between risk and comfort.

Maybe we’re being naïve, but we also feel that investor education can build risk tolerance and may, over time, contribute to better long-term outcomes. Too many confuse volatility with risk thanks to financial academics that needed a mathematical way to define it. Rather, we think of risk as the chance

of a permanent loss of capital. Volatility is one component of that but it’s far from the only one. The more time that an investor has in the market may reduce the likelihood that short-term volatility will lead to permanent loss of capital.

Volatility is prevalent in capital markets and in our everyday lives. It’s not always comfortable, but trying to avoid it can be a costly decision.

Asha Deshpande, director of analytics with Lozier in Omaha, earned her Bachelor of Science in Commerce and Master of Business Administration from Karnatak University in Dharwad, India. What led you to your chosen field?

I have always been drawn to analyzing data, problem-solving and understanding patterns. My academic background in statistics, business and economics helped me discover how data can help with driving insights and decisions. While studying for my master’s in statistics, I developed an interest in not only using my statistical knowledge but also using technology to uncover patterns fast and draw insights. Over time, as technology evolved, I became more interested in understanding how data, analytics and AI can transform businesses and drive value. That curiosity, combined with opportunities to contribute to business decisions across industries, naturally led me into the field of data and technology.

What do you enjoy most about your work?

What I enjoy most is the balance between solving complex problems and working with people. While developing data strategies and analytical solutions is very exciting to me, the most rewarding part is helping others grow. Seeing team members gain confidence, develop new skills, and succeed in their careers brings me the greatest satisfaction.

What role have mentors played in your career?

Mentors have played a very important role in my journey. Since the beginning of my career as a statistician, mentors have believed in me, guided me through various stages of my career, and helped me understand my strengths and abilities. Their support shaped not only my career growth but also my work ethic and leadership style.

For those who would want to be a mentor, what is a good way to get started?

I would recommend starting small and genuine. You don’t need to have all the answers; begin by having an outward mindset, taking time to understand someone better, listening and sharing experiences.

A great mentor needs to be humble and modest, recognizing that mentorship is a partnership built on

trust, mutual learning, incremental progress and the belief that lifting others elevates us all.

For new employees, why is having a good mentor important?

A good mentor helps new employees navigate uncertainty, build confidence and grow faster in their roles. Mentors provide guidance, share their knowledge and experience, and offer support when the mentee has challenges. True mentorship is not just about sharing knowledge; it’s about empowering people to realize their potential and in turn uplift others and make an impact. Having someone who believes in your potential early in your career can make a lasting difference.

BOYS TOWN APPOINTS DR. JASON BRUCE AS COO

Boys Town has appointed Dr. Jason Bruce as its new chief operating officer, effective April 1, 2026. In this critical role, Bruce will oversee all service line operations nationwide including Boys Town National Research Hospital, Youth Services and Educational Services. He will report directly to Boys Town’s CEO and work closely with the National Board of Trustees and executive teams to strengthen operational effectiveness to enhance and align Boys Town services to meet the needs of those served.
