MARKET Update The pandemic in 2020 has attracted individuals across the country who desire privacy, security, and proximity to the outdoors. With individuals who can work from anywhere, destinations like the Roaring Fork Valley have seen unprecedented demand for residential homes and rentals. Overall in the Aspen Glenwood MLS, average sales prices are up 44.5%, to $1.582 million July year-to-date. Sales volume since July was $2.54 billion, an increase of 107% over last year. Current homes for sale have declined 47.7% since last year, while closed sales are up 43.6%, resulting in a staggering depletion of inventory. While new construction has increased in areas such as Snowmass Base Village and subdivisions down valley like Ironbridge Golf Community to name a few, the increased inventory overall is not keeping up with current demand. In highly desired subdivisions and towns there has been dramatically more activity, including areas like the Aspen Core which offers buyers the ultimate downtown location.
ASPEN MARKET In Aspen, the total sales volume is up 129.8%, to $1.266 billion, compared to last year. Current listing inventory is down 50.7% with 135 units available for sale and there is only 3.6 months’ supply of inventory on the market. Total units sold year-to-date is 201, up 123.3% since last year, with an average selling price of $6.3 million (up 2.9% from last year). The single-family home market has been strong in both units sold and average sales prices. Units sold are up 120.6% and average sales price is up 36.3% to $13.04 million. There have been 37 property sales over $10 million in 2021, versus 11 in the first half of last year, with an average sale price of $19..96 million.

MARKET Update
SNOWMASS MARKET Snowmass Village continues to set new benchmarks with increased demand, community seasonal activities and new product in Base Village. Collectively, it has reinforced the community as a year-round destination and has attracted interest from traditional Aspen buyers. The average sales price for properties is $2.14 million, up 20.6% since last year. The majority of new listings in the Snowmass Village market are comprised of

townhomes, condos, and duplexes, with 195 on the market year-to-date, an increase of 68.1% over last year. Since January 1st of this year, there have been 187 sales overall (a 146.1% increase), comprised of 39 single family homes and 148 townhomes, condos, and duplexes. As a result, inventory levels continue at an all-time low, with only 1.3-month supply of inventory (compared to Aspen’s 3.6 months). The market continues to be strong and show no signs of slowing.

ROUNDTABLE Q&A WITH THREE ASPEN REAL ESTATE LEADERS.
Aspen is the place to be. While the modern mountain town has always been a popular vacationhome destination in the summer and winter months, it’s become a year-round haven for those who are seeking the high life away f rom the city. The Roaring Fork Valley, which includes Aspen, closed July with a record 1,607 sales (up 43.2% from the same time a year ago), while the average price was $1,583,376 (up 44.6%). The region keeps setting — and then breaking — records. In June, Patrick Dovigi, a former Canadian hockey player-turned-founder of a waste-management company, bought a home for $72.5 million — the highest price anyone has paid for a single-family listing in Aspen. Demand is outstripping supply. For July, there was only a 2.4 months’ supply of homes, down 63.1% f rom the same time last year. To get a pulse on the current market, we asked three local real estate experts f rom Coldwell Banker Mason Morse for their thoughts on everything from real estate trends to the hottest home styles and top areas of interest.
What are the current real estate trends driving your market right now? Brian Hazen: The post-COVID-19 urban exodus is still in effect. We’re still seeing a lot of people who want to come to our market because they want a more rural lifestyle and for safety reasons. Zoom made them realize that they don’t need to go back to the city. Matt Tate: Thinning inventory and increased demand, especially in Snowmass, which is my area of specialty. What’s been interesting to see is that buyers have not been deterred by the limited supply. It’s helped them understand that if they find something they like, they need to be prepared to move quickly on it. Hazen: The inventory has been picked over and shrunken, and it’s continued to drive the high prices we’re seeing. On top of that, the people who were very motivated to sell have sold in the last year.

Carrie Wells: I don’t view low inventory as a trend. Plus, it really depends on where you are looking. Ski-in, ski-out condos in the core of Aspen, Aspen Highlands, or Snowmass are in high demand, and inventory is low in these areas. However, outside of the Core, in places like Red Mountain and the West End, there is older inventory and some product has been on the market for more than 12 months. It really varies by sector and location. What we’re also finding is that more owners are choosing to keep their property as opposed to selling, even though their property is more valuable than it was a year ago. They’d rather keep what they own than have the money. I consider a trend as what’s fashionable at the moment, and what’s fashionable at the moment is new construction and contemporary design. Buyers want outdoor space, whether it’s a small condo with a terrace or a home with access to outdoor amenities.

OK, let’s talk home amenities. What are most Aspen buyers looking for? Hazen: There is a much bigger demand for an improved property than for land. People love “new.” They want instant gratification. They want new housing product, new materials, inhome spas, offices and multi-purpose rooms. A lot of people are looking for family compounds with acreage, privacy and safety. Having recreational activities on your own property or backing up to open space where you can hike or cross-country ski has become increasingly important. Convenience is also an amenity; it’s not physical, but it’s an inherent amenity that holds very strong appeal for people. In the last 10 years, the Core has seemed to be a very desirable location.

What home types and home styles are most in demand? Tate: Mountain contemporary style is most in demand. Oftentimes, buyers have a primary residence elsewhere, so the last thing they want to do is to take on a renovation project f rom 2,000 miles away. They want a new and
Wells: Buyers want a combination of privacy and space, as well as being conveniently located to the center of Aspen for skiing. A dedicated home office space has become increasingly important, even to second homeowners who are spending longer periods of time here. For example, they might be staying for an entire season instead of just a few weeks each summer or winter. Outdoor space is now a priority for many buyers, and they are often looking for spaces that accommodate multiple generations — places for the kids to play and the adults to relax. Tate: Buyers in Snowmass want a main floor primary suite, a patio or yard space, views and, to top it all off, location, location, location — either ski access or easy in-and-out-of-town access. My buyers definitely want something that is a finished turnkey product. And if you’re

f rom afar. Homes that are modern yet not too stark and have high-quality finishes and environmentally conscious features are viewed by many buyers as being valuable. Every now and then, you’ll come across a buyer who wants a traditional log home.
What areas are most sought-after? Tate: Base Village. The new product is nearly sold out, and it won’t even be completed until 2023. It’s highly desirable because it’s right in the middle of everything, with ski-in, ski-out access right outside your f ront door. Hazen: I would say Aspen Core and those properties within city limits, about 5–10 miles outside of the Core. Even country estates with acreage about 15–20 minutes outside of Aspen are very desirable now, and there is a lack of product in that range.

I want to live in a mountain home with timber finishes.” Hazen: In the last decade, we’ve been seeing mountain modern gain traction, and that has continued. Frankly, the people coming f rom the cities tend to want a more sophisticated look. Although there are still people who are looking for the traditional lodge look, too. Wells: It varies with people. Mountain contemporary homes are probably most in demand. Aspen buyers are very sophisticated and prefer design styles that have evolved in the last few years. They are also very aware of smart homes that are easy to operate

Wells: The Core. So many people who come here have traffic in their lives. The fact that they can walk to restaurants, shops and skiing is very valuable to buyers. I recently represented the buyer and seller on sale of a $37.5 million penthouse in the center of Aspen, and the buyer could not be happier because of the location. He knows that you can never recreate this home today with the square footage, rooftop deck, walk-toeverything location and views. For him, it was all about the lifestyle.
Has there been a significant shift from 2020 to 2021 in terms of what buyers are looking for? Wells: The fear of density that we saw a year ago has shifted a bit. Now there’s a return to areas that have historically been in high demand, like the Core. Hazen: I agree. The market in the Core or inside Aspen city limits has come back. A year ago, people were trying to get away from the density. But now, people are more comfortable. It all goes back to the convenience of being in town and not being in your car.
I predict that it will stand on its own from Aspen. Hazen: I think if the country gets a handle on the pandemic, people will eventually go back to the cities. There might even be a price adjustment to a degree in the next year or two. But in Aspen, supply has always been a factor. Whatever price correction it does experience will be far less than the rest of the country, because we just don’t have the inventory. Tate: I don’t see prices dipping down for quite some time. Inventory is going to continue to be a factor for Snowmass and Aspen. Wells: It’s impossible to predict. It’s so hard for any of us to know what the future holds. The one thing I am keeping an eye on is the Pitkin County Commissioners, who are considering a proposal that would cap the square footage of newly built single-family homes. If that initiative ever takes effect, it could make larger homes in the county more valuable, putting even more upward pressure on prices. =
Tate: Inventory has become even more limited this year. Prior to 2020, there were maybe 15– 20 luxury ski-in, ski-out homes on the market. Now, there are only 3–5 on the market.
What’s your prediction for the market in the next five years? Tate: There is only one Snowmass. It will always be a draw. And now, with all of the new development and inf rastructure coming in, it will be an even bigger draw in the future.
