Property Market Update Boroondara
Edition 2, 2020 The recent COVID-19 Stage 4 restrictions will obviously have an indelible effect on all Victorians, and we appreciate that big decisions about property or changing lifestyle may not be top of mind for most of you. We are also acutely aware of the pressures many of you will be feeling during this time and we wish you and those close to you the very best of health and a safe path out of this crisis. Despite the demanding times, many of our clients continue to buy and sell homes in the highly sought-after areas of Melbourne we serve and we felt a review of the property market in your local area might serve as a welcome distraction.

We look forward to a brighter Spring and a return to a 'new normal' where we can again be close to family and friends, and for many of us, a time when we can enjoy Melbourne's favourite pastime - property! Stay safe and please reach out should you require any assistance or just a little advice.
From the Agent Duane's take on the market this quarter
While it has been a very challenging time for all Melburnians, the property market has shown remarkable resilience in the face of the many obstacles created by the COVID-19 pandemic. During our first lockdown we were able to adapt and pivot towards online and digital solutions that enabled both vendors and buyers to continue to transact property safely and successfully. There has also been a surge in discreet off market sales. In the brief period when onsite auctions were permitted, the strength of the market was evidenced by auction clearance rates that had returned to the high numbers we saw in the pre-COVID months. Despite media predictions, prices have remained relatively stable with quality property performing particularly well. Now that we are heading towards spring, we are experiencing increased traffic on all real estate websites, with buyers hoping for an influx of new property on the market.

12 Russell Street, Camberwell
Feature Property 12 Russell Street, Camberwell
To be asked by our vendor to handle their sale of such a landmark Camberwell home was an honour! This stunning Victorian home set on 1580sqm of prime land in the heart of the Tara Estate has a lovely blend of grand formal rooms and modern open plan family spaces surrounded by a Paul Bangay designed garden made it a popular choice for buyers. Given the nature of this property we took a slightly different approach with the sales campaign. The home was marketed comprehensively coupled with the reach from the Marshall White database attracted a number of quality buyers. All inspections were handled in a private manner. This allowed the prospective buyers to really get to know the home and allowed us to spend the right amount of time and attention to point out all the fantastic features that 12 Russell Street had to offer.
A Word From My Clients We are in the fortunate position of having purchased and sold properties via Duane. As purchasers, we found Duane to be engaging, honest and forthright and able to seek an outcome that was viable for all parties. As a seller, we found Duane to be energetic, communicative, honest and determined. In a turbulent market that was affected by Covid-19, Duane was able to chart a course for us to enable us to achieve our desired outcome. Duane was very respectful of the buyers and managed to secure a number of potential buyers for our home and then complete a successful negotiation with the eventual buyer. We highly recommend Duane to any sellers or buyers.
Whilst Duane is a consummate professional, he is so down to earth and friendly. His communication was exemplary, and we were provided updates every step of the way, which was most reassuring. It was a delight dealing with him. Unfortunately, COVID-19 restrictions hit just prior to our auction date. Duane assured us that he and his colleagues would continue to work diligently on our campaign and they certainly did. Duane secured a buyer in under 4 weeks from the lockdown! Quite remarkable in such trying times. If you are considering engaging an agent for purchase or sale, we highly recommend that you talk to Duane. Just one meeting and you will not go elsewhere.
