WITH FED CUT ON THE HORIZON, TIME TO WORK FOR YOUR SUCCESS

If you’ve been waiting for a sign that the market is shifting, here it is. Interest rates are already falling with a Federal Reserve cut expected in Q3 and possibly more small reductions to follow. The falling rates are already beginning to stir activity. And an uptick in refinance applications is a signal that buyers won’t be far behind.

Inventory is also up – about 25% to 35% more homes are on the market than this time last year – and that’s giving buyers more choices than they’ve had in years. Combine that with sellers adjusting prices in many areas, some down anywhere from 3% to 12%, and the window is opening for buyers who’ve been sitting on the sidelines.

This means opportunity. The second half of the year is shaping up for a solid rebound, and clients will be looking to us to help them make sense of these changes. Now is the time to reach out, share what’s happening, and show buyers and sellers how to take advantage of the shifting landscape.

We’ve weathered the slow months. Now it’s time to stay sharp, stay connected, and be ready to serve when the logjam breaks. Momentum is building, and I’m excited to see where it takes us as we head into the close of 2025.

30-COURT PICKLEBALL FACILITY SLATED FOR ATLANTA WAREHOUSE

The Pickleball Club of Georgia is turning a 100,000 sq.-ft. warehouse at 1365 English St. into the largest pickleball facility in the country. The plan includes more than 30 courts, a fullservice gym, a golf-simulator wing, multiple event spaces, and a full kitchen and bar.

Unlike typical quick-stop venues, the Pickleball Club of Georgia aims to be a full-day destination for pickleball enthusiasts. From leagues and clinics to summer camps and after-school programs, plus home court for Georgia Tech’s pickleball club, there’s something for every fan of the game.

NORDIC SPA SCORES APPROVAL IN NORTH GEORGIA MOUNTAINS

The Nordika Thermal Experience, a Scandinavian-inspired wellness retreat, has been approved for a 21-acre site near Dahlonega in the North Georgia Mountains. The spa will feature Nordic-style architecture, thermal pools, saunas, yoga spaces, steam rooms, relaxation areas, forested walking trails, a hidden beer garden, and food-and-beverage options, creating a serene escape just three miles from downtown Dahlonega.

Founded by Kent Baltare of Baldr Capital, the $20 million project will accommodate up to 300 guests at a time, with day-rate access. Construction is expected to begin in mid2026 and finish by late 2027 or early 2028. Inspired by Baltare’s childhood experiences at Nordic spas in Canada, the development has received strong support from the local community. [URBANIZE ATLANTA]

NORTH GA

Agents from all five North Georgia offices came together for a day of learning, collaboration, and inspiration! From a kickoff by President & CEO Kevin Levent to hands-on workshops led by IT Director Eric Langley and Marketing Director Tyler Brenner, agents explored AI, social marketing, Moxi, and more. The event wrapped with actionable takeaways — and even complimentary headshots!

CASCADE

The Cascade office proudly hosted its 5th Annual Community Day, where local residents gathered for a day filled with connection, fun, and valuable real estate insights. Attendees enjoyed meaningful conversations about today’s market trends, personalized guidance for their real estate goals, and plenty of opportunities to build lasting connections. With engaging activities, delicious refreshments, and exciting giveaways, Community Day was both informative and enjoyable — a true celebration of the vibrant Cascade community. Thanks to Coach Oliver Adams, Kie Thomas, Barbara Landfair, Stephanie Hudson, and Pamela Claridy for organizing the event and making it a success!

COVINGTON, NORTHLAKE, AND STONECREST

The Northlake office recently hosted a lively Game Day Mixer, bringing together agents from the Covington, Northlake, and Stonecrest offices for an afternoon of fun and camaraderie. Guests enjoyed spirited rounds of spades, cornhole, axe throwing, and horseshoes, with gift cards and prizes awarded to the winners. Adding to the excitement, Coach Oliver Adams, along with Broker Support, Metro Brokers Financial, Metro Title Trust, and Metro Brokers Insurance, were on hand to join the fun and give away prizes. The atmosphere was filled with laughter, teamwork, and connection, showcasing the perfect balance of collaboration and community.
