Core and Tenant Work

Variety of Projects Keeping TIC Dallas Busy

The 25-story Galleria Office Building II is presently under construction by TIC in Dallas. The job, for Harvey Construction, includes drywall and paint.

TIC Dallas remains busy in every respect, says general manager Steve Gosling. “Both core and tenant work are very strong,” claims Steve. “The workload is keeping our carpenters, finishers, and painters all busy.” On the core side, Lincoln Centre III is nearing completion after nine months of construetion. The job, for general contractor Avery Mays, peaked at 50 craftsmen. The 16-story office building has been under the supervison of Donnie Babb on drywall and Wayne Strauser on ceilings. Assisting Donnie were foremen Dennis Henderson and Tony Montera. Core jobs completed by TIC include TCB in Las Colinas, Dallas Main Center and nearing completion is the Colonnade. At the 14-story Colonnade, Randy Morrical has done an exceptional job directing the work of some 25 craftsmen. The project began last August and in­ cludes drywall, ceilings, and paint. Assisting Randy on the job has been Bert Dunham. Just getting underway are two

18-story office cores — The Regency and One Ferris Plaza. Both the Regency, being built for Sun Development, and One Ferris Plaza, for HBC Contrac­ tors, consists of drywall and ceilings, Another 18-story in progress since mid-December is Walnut Glen. The drywall and ceiling job boasts a dramatic 200-foot full height atrium and is being done for Charter Builders, TIC Supervisor Ed Bailey is heading the project along with foremen Jack Martin and Paul Berta. Presently, the job has a crewof 10 craftsmen in the early stages of shaftwall, mechanical and bathroom construction. Yet another major core job in progress is the 25-story Galleria Office Tower II under David Sparacino. For Harvey Construction, the job includes drywall and paint. It began in late November 1984 and will finish later this year, Leasework strong TIC lease activity has also been hectic in recent months.

One of the larger tenant buildouts just completed was the plush Harris and Boone lease oc­ cupying three floors in the 72-story Dallas Main Center. Randy Lay, who served as pro­ ject manager on the job, says that a number of special condi­ tions made the work difficult and challenging. “It was a very intricate lease. We had tight tolerances because of the amount of millwork that was going in,” says,Randy. “We also made an opening between the floors and ran a stairway connecting them. And, at the top of the stairs we built a false skylight.” Randy also says that a lot of the credit for the quality and budget beating performance on the lease goes to supervisor Bob­ by Burgess. “No doubt it was a team effort, but Bobby certainly did his share to make it turn out so well.” TIC present lease activity in­ volves several buildings in the Las Colinas Development, Lin­ coln Centre, Sterling Plaza, Em­ bassy building, and the Colonnades.

Trinity Dorm started in S.A. TIC San Antonio began con­ struction in January on the Trinity Dorm, a four-story residential facility at Trinity University. TIC will be doing the drywall, finishing, paint, and ceilings on the job. John Ingram, who supervised the Wyndam Hotel project throughout much of its duration, will handle the job for

TIC.
