In July, members of our leadership and management teams across Europe gathered in Frankfurt for a valuable meeting that featured the Business Acumen course Delivered in partnership with the Frankfurt School of Finance & Management, this program aimed to enhance our teams’ strategic thinking, business development capabilities, and overall readiness to tackle new challenges
Celebrating 150 Years of Gleeds
The summer concluded with our Gleeds International conference, a special event that only takes place every few years and brings together leaders from around the world This year’s gathering was particularly meaningful as we celebrated Gleeds’ 150th anniversary a testament to our enduring legacy, commitment, and the collective spirit that drives our success We appreciate everyone who contributed short videos sharing what Gleeds means to them; these were shared with leaders across the business Your messages were especially powerful (and emotional for those of us in the room) and we are excited to soon share the completed compilation with you all

DOLNÍ POČERNICE – PROJEKT 2
Mixed-Use Urban Development for Modern Rental Housing in Prague
Dolní Počernice – Project 2 is part of the City of Prague’s large-scale initiative to create a new urban district with predominantly rental housing designated for key municipal professions
Covering an area of approximately 129,000 m², the site builds on the already launched first stage (Project 1) and is located between U Konečné Street and Českobrodská Street in Prague 14.
Current State of the Site
At present, the land is used mainly for agricultural purposes. The project, therefore, represents a significant transformation of the area into a fully
functional, modern urban district combining highquality housing, services, education, and public spaces.
Project Scope
The development is expected to consist of:
Barrier buildings – shielding the residential area from traffic noise along Českobrodská Street (functions: light industry, services, residential units, energy centre)
Mixed-use buildings – local landmarks combining retail, services, and housing
Residential blocks – the main residential component of the new district.
Facilities for bus drivers and refreshment services – including sanitary facilities and food options at the bus terminal
Elementary school and kindergarten complex (conceptual stage) – essential public infrastructure integrated into the urban fabric Additional facilities – such as an energy center, sports and community amenities
The proposal also includes a comprehensive transport solution, providing connections to Českobrodská Street, the planned Nová Úpická and Tangenta roads, new bus stops, pedestrian and cycling links, and a permeable street network prioritising safety and comfort
Public Space Concept
The district’s public space will be designed as a residential zone with reduced car traffic, emphasising high-quality paving, greenery, water features, and community-oriented spaces – ranging from squares and shared streets to more intimate courtyards
The project is also part of the European ASCEND program, which aims to develop energy-positive, zero-carbon districts. This will be achieved through a combination of a centralised heating source, photovoltaic installations, and a shared local energy distribution network.
Project Phases
Gleeds will oversee all project phases, from preparation to handover:
1 Concept design and preparatory documentation
2 Planning and permitting
3 Selection of the general contractor
4 Construction phase
5 Commissioning and handover – completed with formal acceptance without defects or outstanding works, including the issuance of the final occupancy permit
The contract performance period is expected to last up to 100 months from the commencement of performance
Our Role
Our company has been entrusted with managing key functions to ensure the project’s successful and sustainable delivery:
Project Management – overall management of project preparation and execution, coordination of all stakeholders, monitoring of schedule and budget
Technical Supervision of the Client– quality assurance and compliance control of construction works against design documentation, technical standards, and regulatory requirements
Cost Management – efficient cost control, budgeting, and financial optimisation with a focus on long-term economic sustainability
Health & Safety Coordination (HSE/OSH Coordinator) – ensuring occupational health and safety on site, risk identification, and preventive measures.

BESICO Logistics Hall, Kechnec
Gleeds participates in the implementation of the production Warehouse hall A with an area 13 225 m in the construction specification Shell & Core standard.

The project involve the construction of modern industrial and logistics facility located in the Kechnec Industrial Park, near Košice - one of the most important logistics and manufacturing hubs in Eastern Slovakia The hall is designed for storage, distribution and light production with a focus on lexibility of interior spaces, high-quality technical solutions, and energy efficiency. It will serve international tenants for warehousing, e-commerce
logistics, and assembly operations. The project also included administrative areas, sustainable features such as energy-saving systems, and external infrastructure connections.
Second Stage of UDI Ursus Classic Completed
We are delighted to announce the completion of the second stage of the UDI Ursus Classic residential complex!
Soon, 272 new apartments covering an area of approximately 12,700 m² will be handed over to their new owners
Located on the site of the revitalized former Ursus tractor factory, the project combines modern living with industrial heritage Architectural details, such as clinker and steel window frames, pay homage to the
site’s history, while the restored front building of the mechanical workshop hall now serves as a distinctive showpiece for the entire estate
The Polish team has been responsible for project management, cost management, and quality supervision services This stage was successfully delivered under the supervision of Oskar Sarnecki, with contributions from Kacper Piotrowski, Katarzyna Gołaszewska, Tomasz Michoń, Józef Czernecki, Wojciech Ludew, Marek Chodkowski, Cezary Biżuta, and Monika Niebieszczańska-Tomczyk

Before launching the course, we conducted a pilot programme with participants from various countries, both with and without DC experience, who shared their feedback and insights Since then, the response has been incredible: over 360 participants from across the globe have enrolled or completed the training It has quickly become one of the most popular trainings in the Academy, highlighting a strong global demand for practical, accessible learning in this critical area

Service Innovation
As we continue to celebrate our 150 year legacy, our most senior leaders at Gleeds are looking to secure our future in a rapidly evolving industry by focusing on the 4Ps: productivity, performance, proposition, and profitability. For this, the Service Innovation Steering Group was formed in April of this year (David Johnson, Ben Huskisson, Paul Baston, and Brian McArdle) and defined three goals:
1) FUTUREPROOFING the business by embedding innovation to attract and retain top clients and top talent
2) Achieving EFFICIENCY by standardizing our content and procedures, and incorporating AI and digital tools, we’ll be able to share resources globally. Through this, we’ll also be able to pursue projects previously out of our reach.
3) And MITIGATING RISK by strengthening governance, standards, and quality
Edna Benavides, from our Europe Region, and Mark Williams from our UK Region, have been appointed
to lead Service Innovation globally And in this first phase of Innovation programmed to complete in December 2026, Edna and Mark are focusing on Cost Management, Project Management, Property & Asset Management and Project Controls with an international team of colleagues across our six regions: North America, LatAm, UK, Europe, MEA and APAC
In the future, we expect to expand Service Innovation to other services and continually update the procedures established in the first phase

Market Trends: What you need to know in Q3 2025
This report provides an overview of economic performance across four key European zones from May – July 2025: the European Union (EU), Gleeds European Countries (GEC), Gleeds Western Mainland European offices (WME), and Gleeds Central Eastern European offices (CEE).
GDP Performance
The latest Year-over-Year (YoY) Real GDP figures for Q2 2025 showed an uptick in WME, with growth rising from 0 9% to 1 1%, while CEE also recorded a gain from 1 4% to 1 7% These upward shifts drove overall GEC expansion, which edged higher from 1.2% to 1.3%. However, despite the regional momentum, EU GDP growth as a whole slipped slightly, easing from 1.5% in 1Q 2025 to 1.4% in 2Q 2025
Inflation Trends
The latest HICP Inflation figures indicate a reversal of the earlier decline seen in the first half of 2025, with WME climbing from 1.9% in May to 2.2% by July. CEE followed a comparable path, though at higher levels, with inflation edging up from 4% to 4 2% over the same period These upward shifts contributed to a broader firming in GEC, where inflation moved from 2 8% in May to 3 1% in July At the same time, EU-wide inflation remained steady, moving from 1 9% to 2%, precisely in line with the EU target
Construction Confidence Indicator (CCI)
Construction confidence rose across all regions between May and July 2025. In WME, sentiment edged up from -1 3 in May to -0 3 in June before slipping back to -1 in July CEE registered steady gains, moving from -11 2 to -9 4 and then -9 1 over the same period These movements underpinned the broader GEC, which advanced from -5 8 to -4 4 before easing slightly to -4 7 At the EU level, sentiment strengthened from -1 in May to -0 1 in June, before dipping marginally to -0 2 in July
Conclusion
In Q2 2025, GDP in both WME and CEE improved, supporting stronger GEC growth even as the EU aggregate edged slightly lower Inflation reversed its earlier easing trend and began rising again across all regions, though it remains broadly in line with
targets Construction Confidence also strengthened across all sectors, signalling renewed optimism in activity. Looking ahead, momentum appears more balanced than in early 2025, though regional divergences and inflation dynamics will require continued close monitoring.

The Polish team is providing Lender’s Representative services for a major initiative in Rwanda, involving the delivery of nearly 400 milk cooling installations from a Polish producer.

The Polish team has joined the PLDCA – Polish Data Centre Association, which unites leading owners and operators to grow the industry’s potential, educate the market, create new jobs, collaborate with authorities, and shape legislative change Drawing on the experience of similar European organizations, the Association works to raise standards of physical and digital security and train future specialists to operate colocation facilities
Technical Due Diligence for Major Retail Portfolio
We are glad to share that our Polish team team supported MY Park (part of Reticulum group) in their first investment in Poland the acquisition of ten ACentrum retail parks.
The portfolio includes retail schemes across Poland, with a total leasable area of over 30,000 sqm and a network of 60 shops
