The entire European Board would like to express our gratitude for your dedication and commitment during 2025 Despite severe macroeconomics, political headwinds, and changing client demands, we outperformed our revenue targets and are very close to our profitability target We are now a €67m+ business in continental Europe!

As we embark on a new year, we remain committed to leading our chosen markets, doing so with clarity, ambition, and a sense of unity.

Our strategic approach revolves around the following initiatives:

AI Digital tool adoption – Our first digital workshops with James Garner were successful, with over half of our region joining the various calls

New geographies – on the back of some group-initiated wins, we have launched the opening of both Greek and Swedish entities

Investing in our people – your development continues to be a priority, and our Learning & Development programme will once again host a pan European webinar for all of us

These initiatives will shape our decisions and reinforce our commitment to deliver exceptional value to our clients while creating meaningful opportunities for our people.

In our last edition, we celebrated the promotion of two of our colleagues to country director roles in Czechia and Slovakia This time, we are pleased to announce the appointment of Jari Eno as our new Country Director for Finland This is very much a return home for Jari, who has been a valued colleague for many years in Spain Jari, welcome back!

Our vision is to be the leading European consultancy, acting seamlessly as one team In our current context, this requires continued investment in people, services, sector, and geographies but also investing in our systems and business setup We would like to celebrate our finance and wider business support teams as we are closing our books for 2025, kicking off our statutory financial audits, all while still meeting our monthly reporting obligations It is a team sport, and we all play our part!

Radlická- Výmo

New Entrance to the Radlická Metro Station in Prague 5, Radlice district

After winning the tender, Gleeds began work on the Radlická – Výmolova Passage – new entrance to the Radlická metro station in Prague 5, where our client, the Czechoslovak Commercial Bank (ČSOB), has its headquarters. Our collaboration started already in the project’s preparatory phase and continued with the development of project documentation between 2023 and 2024

The new southern entrance to the Radlická metro station is being built as part of a broader transformation and revitalisation of the area surrounding ČSOB’s headquarters in Prague 5 The project not only enhances access to the station’s vestibule but also creates a new urban passage with shops and services, naturally complementing the local public amenities

The project includes technically demanding construction in the immediate vicinity of the existing metro tunnel All works will be carried out while maintaining full operation of the metro and the surrounding roads Radlická and Kutvirtova streets will remain open to traffic, with a temporary reduction to two lanes at the construction site

We are pleased to welcome our new Country Director for Finland, Jari Eno, who returns to Gleeds after 9 5 years Together with Heikki Turtiainen, Project Director, and Patrick Leniston, Jari recently visited Gleeds Suomi’s first project At the time of the visit, groundworks and demolition were underway, marking an important early milestone for the scheme

Studio A Warsaw: A Landmark Milestone Achieved

The construction of the second and final phase of Skanska’s project has been completed, and at Gleeds, we’re now starting the fit-out of the offices for some of the new tenants. The project commenced in November 2023 and completes the street frontage along Prosta Street. The building complies with the standards of leading quality and sustainability certifications, including LEED, WELL, WiredScore, SmartScore, and the “Barrier-Free Building” certification

The new SUDEA building in Wrocław has received its building use permit Congratulations to our client OKRE Development and all project partners We delivered Construction Management services for Stage 1 of this 19,000 m² mixed-use residential development, featuring apartments, offices, restaurants, public green areas, and close collaboration with heritage authorities

Market Trends: What you need to know in Q1 2026

This report provides an overview of economic performance across four key European zones from November 2025 – January 2026: the European Union (EU), Gleeds European Countries (GEC), Gleeds Western Mainland European offices (WME), and Gleeds Central Eastern European offices (CEE).

GDP Performance

The latest Year-over-Year (YoY) Real GDP figures for 4Q 2025 showed a stagnation at 1 3% in WME, while CEE fell from 2% to 1 1% This downward shift in CEE drove an overall GEC contraction, which fell from 1 6% to 1 2% Due to this regional momentum, EU GDP growth as a whole fell from 1 4% in Q3 2025 to 1.3% in Q4 2025.

Inflation Trends

The latest HICP figures indicate a steady cooling across all regions. WME reported 2.3% in October and November before easing to 2 2% in December CEE followed a comparable path at higher levels, with inflation edging down from 4 3% in October to 4 1% through the year-end This trend was reflected in the GEC, where rates moved from 3 2% to 3 0% by December Simultaneously, EU-wide inflation moderated slightly from 2 1% in October and November to 2 0% at the close of the year

Construction Confidence Indicator (CCI)

Construction confidence bottomed out in December across all regions. In WME, sentiment fell from -6.5 in November to -9 in December before improving to -6.1 in January. CEE followed a similar pattern but at more sever levels, starting at -14.6 before remaining steady -16 3 over the same period These movements underpinned the broader GEC, which worsened from -10 2 to -12 4 before improving to -10 7 At the EU level, this pattern repeated from -4 4 in November to -5 6 in December before strengthening to -3 7 in January

Conclusion

In 4Q 2025, GDP growth in WME remained flat while CEE weakened, slowing GEC growth as the EU aggregate also edged slightly lower. Inflation across all regions eased through December, with the EU average now perfectly aligning with the 2% target. Construction confidence bottomed out in

December before showing signs of recovery in January, despite persistent pessimism in order books. Regional economic momentum remains fragmented; persistent labour tightness and fiscal disparities continue to warrant close monitoring across the broader European landscape

Our Polish team proudly supported Szlachetna Paczka (Noble Gift) for the 10th time Szlachetna Paczka is one of Poland’s largest and most recognisable social initiatives It is an intelligent, personalised aid system that provides both material and emotional support to individuals and families in difficult situations

Since 2016, this grassroots initiative has united colleagues in providing personalised material and emotional support to families in need. This year, the team completed fundraising, purchased all requested gifts, and came together in the Warsaw office to carefully pack and deliver them to beneficiaries

Welcoming new and returning team members

Over the past few months, we have been delighted to grow our Italian team In January, Veronica returned from maternity leave as Senior Cost Manager, having welcomed a baby girl, Virginia, to her family We are thrilled to have her back

Additionally, in February, we introduced Michele as our new Building Surveyor His arrival strengthens our team as we tackle a whirlwind of offers and projects across Italy.

Abdelhamid, Guido, Francesca, and Veronica have enrolled in the Contract Admin Course through UCEM Online Academy Led by James Beckwith, the course kicked off in mid-January with nine scheduled sessions Participation from the Italian team has been strong, and early feedback is overwhelmingly positive This commitment to professional development showcases our drive to enhance skills and deliver even greater value to our projects

Last December, our Spanish team hosted in Madrid a fun and interactive workshop with philosopher and economist David Cerdá Teams tackled complex problems, debated challenging questions, and shared their ideas with the group.

Gleeds runs Madrid

Our Madrid and London offices are partnering together in a joint effort to raise funds for EduKid by running the Madrid Half-Marathon on the 22nd March 2026.

Two dedicated teams, representing both offices, will be participating in this challenging race, a joint initiative that reflects our commitment to teamwork and community impact beyond our work
