Dear Colleagues,

Yet again, the second half of the year seems to arrive too quickly! As our markets face continued turmoil, each of our countries is facing it in its own way The one constant that we are proud to see, time and time again, is how our relationships, internal and external, keep us resilient, energised, and driven to a common purpose

Over the past few months, our participation in industry events like MIPIM (general real estate in Cannes), IHIF (hospitality in Berlin), DCD (data centres in Cannes) and many others across our local markets, have given us the opportunity to connect with hundreds of clients, investors, developers, and funds across multiple sectors. Those conversations have not only reinforced the strength of our position in the market but also given us a valuable platform to showcase the depth of expertise across our region

We were also honoured to host for the first time the EMEA GRI C-Circle (board level only) and CEE Europe 2026 forums, bringing together industry leaders and potential clients to talk about trends, challenges, and opportunities shaping our markets These gatherings continue to strengthen our brand, network and create new opportunities for business relationships We are looking forward to continuing these conversations at the main GRI event later this year in Paris

Building relationships is also about improving our skills and connecting internally Our first celebration of International Day, a Gleeds global initiative, was fun and inspiring, providing a great opportunity to celebrate our cultural diversity through food. In addition, our webinar on networking was all about creating those connections and feeling empowered to build, grow and nurture our connections. Site visit to CS Campus

At the end of April, our Prague team had the opportunity to visit the CS Campus project, where Gleeds has been supporting cost and quality management since the predevelopment phase.

The project involves the construction of a modern office campus comprising four buildings connected by shared underground floors The complex includes an extensive ground floor with public and retail functions, such as co-working areas, an auditorium, a cinema, and a nursery, while also contributing to the revitalisation of the surrounding urban environment.

Construction is currently progressing in the upper levels of the monolithic structures (four buildings with approximately 9–10 above-ground floors each) Structural works – both vertical and horizontal –remain a key focus, complemented by the installation of precast elements, including staircases and façade components

At the same time, MEP installations are advancing across basement and above-ground levels, with extensive services already in place in the underground floors

Internal works are also progressing, including partitioning and finishes, while interior fit-out has started on floors where windows have been installed Additional works such as insulation, technical room fit-out, and preparations for specialist areas,

apartments This newly built development has six above-ground floors, offers 79 residential and apartment units, and 105 parking spaces

The building s modern architecture is defined by clean-lined, functional layouts and an emphasis on its high-quality materials.

The project is designed with sustainability and resident comfort in mind, incorporating eco-friendly solutions to reduce the building´s overall energy consumption.

Learning & Development Highlights This Quarter

Over the past few months, we have had many opportunities to strengthen our skills and expand our knowledge across a variety of areas, and we would like to highlight a few of them

We would like to congratulate the participants in the Contract Administration course, led by the University of the Built Environment, who have successfully received their diplomas. We appreciate the effort invested and the time dedicated to completing this challenging and highly valuable programme

Market Trends: What you need to know in Q2 2026

This report provides an overview of economic performance across four key European zones from February 2026 – April 2026: the European Union (EU), Gleeds European Countries (GEC), Gleeds Western Mainland European offices (WME), and Gleeds Central Eastern European offices (CEE).

GDP Performance

The latest Year-over-Year Real GDP figures showed a modest acceleration from 1 4% in Q4 2025 to 1 5% in Q1 2026 in WME, while CEE fell sharply from 1 5% to 0 6% This downward shift in CEE drove an overall GEC contraction, which fell from 1.4% to 1.1%. The overall EU figure for Q1 2026 has not been published yet, but the current average of published countries has fallen from 1 4% to 1 0%

Inflation Trends

The latest HICP figures indicate a notable acceleration across all regions WME reported 2 6% in March before climbing to 3 1% in April CEE followed a comparable path at higher levels, with inflation edging up from 3 9% in March to 4 3% in April This trend was reflected in the GEC, where rates moved from 3.2% to 3.6% by April. Simultaneously, EU-wide inflation accelerated from 2.6% in March to 3% at the start of the second quarter.

Construction Confidence Indicator (CCI)

Construction confidence saw an across-the-board recovery in April In WME, sentiment improved from -2.8 in March to -1.8 in April. CEE followed a similar pattern but at more severe levels, moving from -13.1 to -10.4 over the same period. These movements underpinned the broader GEC, which strengthened from -7 5 to -5 7 At the EU level, this pattern repeated, with the indicator rising from -1 5 in March to -0 5 at the beginning of the second quarter

Conclusion

In Q1 2026, GDP growth in WME showed a modest acceleration while CEE weakened sharply, slowing GEC growth as the incomplete EU aggregate also trended lower. Inflation across all regions accelerated through April, with the EU average climbing well above the 2% target. Construction

confidence experienced an across-the-board recovery in April, supported by robust and strengthening employment expectations alongside weak but steadily improving order book figures. This uptick in sentiment suggests a baseline resilience in the construction sector, even as broader regional economic momentum remains fragmented.

Celebrating diversity

every day: Different perspectives, one shared purposed!

On 21 May, our European region celebrated World Day for Cultural Diversity, bringing together colleagues from all of our offices to celebrate what makes each of us unique

This United Nations-recognised day celebrates and values cultural diversity, and to mark the occasion, we hosted a multicultural office lunch, “Lunch Around the World” across our European offices

The initiative shared with our team in the UK created a great opportunity for colleagues to share flavours, traditions, and stories from their different backgrounds in an informal way

While this special day allows us to pause and reflect, we embrace diversity every single day This is the DNA of our region, we have 42 nationalities! It is part of how we work, collaborate, and grow together

Our different cultures, perspectives, and experiences within our teams is what make us stronger, more creative, and better equipped to support our clients.

This reminds us how fortunate we are to be part of such a diverse and inclusive environment It is something we are truly proud of not only on 21 May, but throughout the entire year By valuing what makes each of us unique, we continue to build a stronger, more connected European region

Our Slovak team came together to celebrate diversity with a special gathering filled with great food, conversations, and team spirit Colleagues had the opportunity to taste different dishes from various

Our French team brought colleagues together to share food, traditions, and conversations. With 10 different nationalities represented across their office, the event was a great reminder that our diverse backgrounds is something we proudly celebrate every day

cultures while enjoying the sunny weather and spending quality time together outside the office A simple but meaningful event that highlighted the value of bringing people and cultures together

Ukraine

For our Ukrainian team, this celebration coincided with a week of deep cultural significance. Alongside celebrating Vyshyvanka Day and the beauty of traditional Ukrainian heritage, they also remembered the anniversary of the Sürgünlik (the tragic deportation of the Crimean Tatar people by Soviet authorities in 1944) To honour solidarity and shared cultural bonds, the team visited Musafir, a wellknown Crimean Tatar restaurant in Kyiv founded by a family forced to relocate after the illegal annexation of Crimea in 2014, where authentic traditions, hospitality, and cuisine continue to be preserved and shared

Spain

Our teams in Madrid and Barcelona came together for a special multicultural lunch, highlighting the diversity that makes our Spanish offices so unique. With 15 nationalities represented across the teams, colleagues brought traditional dishes from their countries and regions, creating a great opportunity to share cultures, flavours, and experiences.

The celebration also connected both offices through Teams, allowing colleagues from Madrid and Barcelona to interact and enjoy the event together despite the distance

A real gem of Poltava region is the Sorochyntsy Fair where the last week of August turns into a bright theatrical event Best craftsmen come here to present unique folk art: ceramics, carpets and carved dishes The air is saturated with the spirit of traditions and the aromas of homemade delicacies: golden honey, juicy dumplings and the famous Ukrainian borshch.

Slavic culture is about respecting ancestral customs, seasonal rituals, folklore, and a way of life that valued harmony with the natural world Many of these traditions were later replaced or suppressed through historical and religious changes, but today more people are rediscovering and appreciating that older cultural heritage in a respectful and open-minded way. Culture also means appreciating the roots of both my parents - my mother from Poland and my father from Vladikavkaz, Russia, and carrying meaningful parts of both traditions with me.

Speedwell Development has acquired a nearly 6 5hectare investment plot in Warsaw’s Targówek district from European Logistics Investment (ELI) The acquisition marks another step in SPEEDWELL’s expansion in Poland, following its market entry in 2024 Gleeds provided technical due diligence services for the transaction, supporting the successful completion of the deal The financial details of the acquisition were not disclosed.

LightOn Project in Warsaw
