Bush Plum Dreaming 2021
Acrylic on Canvas | 67 x 78 inches
Polly began her artistic career in the 1970,5. She often assisted her sister Kathleen & the late Emily Kngwarrey as they shared the same country. Polly depicts the “Bush Plum” and the effects it has on her country. The topography of her art often highlights the shades of reds, oranges and yellows reflecting the varying seasonal palette. She builds up layer upon layer of colour creating a multi dimensional effect to reveal the Bush Plum Ankwety- and her country “Alparra” in all its glory.

An Outstanding Level of Commitment in Luxury Real Estate

This is a special summer for my recently retired husband and me. We are off on a grand European adventure, taking that trip we’d always dreamed of once the kids were grown and the demands of our careers relaxed. Ever since 2012, when Mayor Jeri Muoio declared Budva, Montenegro as West Palm Beach’s sister city, we were captivated by the similarities between our two coastal cities and the lure of the Balkans. From there, our itinerary took off.

I’m writing to you now from Croatia, after visiting Montenegro, where we’ve been enjoying the Adriatic coast and its incredible style and hospitality. From Budva, Dubrovnik, Cavtat through Split to Istria and inland, we’re enjoying a serious dose of architectural inspiration, UNESCO world heritage sites and a storied history influenced by the Greek, Roman, Venetian, Ottoman, French and Hapsburg empires. (And of course, some of the Game of Thrones film locations!)
In our travels, we’ve met new friends from far corners the world and run into neighbors from the Palm Beach area. In this issue, we explore how travel informs design, such as featuring an exclusive look at an award-winning, French-inspired garden in Palm Beach’s North End or visiting Morocco. We also follow how growing a vision— like bringing the iconic Holiday House to Palm Beach County— creates community.
Which brings me to my summer message: No matter where you go, whether around town or to the farthest corners of the world: Enjoy the beauty, stay curious and open to learning new perspectives, and be kind to those you meet along the way.
All my best,

NAPA VALLEY A Local Charts a Curated Tasting Weekend
by Anita McLean | Photos courtesy Auberge du Soleil
Aweekend in Napa is best visited with Auberge du Soleil as home base. The legendary Rutherford retreat blends Provence-inspired romance with California wine-country luxury. Set on a hillside overlooking the Rutherford valley appellation and looking at the Mayacamas mountain range, this tranquil, adults-only resort offers sweeping vineyard vistas from nearly every vantage point. The understated, Mediterraneaninspired suite has a private terrace, gas fireplace, and a deep soaking tub perfectly positioned to capture the valley views. Unwinding in the guest-only spa’s outdoor soaking circuit and strolling the lush sculpture gardens restored us from a busy winery tour day. At sunset, we enjoyed drinks on the terrace and impeccable service in their Michelin-starred, Mediterraneaninspired at The Restaurant.
As a former Bay Area local, Napa will always be my backyard. I recently returned, and while much was familiar everything evolves. At Sinegal Estate, our tasting unfolded as an elegant immersion into Napa Valley’s quieter pleasures: mainly being in the midst of the most spectacular vineyards that were some of the first planted in 1881. We were greeted by a canine ambassador, and with time to stroll the grounds, we ran into David Sinegal, one of the owners. The personalized guidance introduced us to a bevy of finely composed varietals apexed in an authentic and polished experience. Sinegal’s vineyards cover approximately 30 acres, predominantly planted with Cabernet Sauvignon, Merlot, Cabernet Franc, Petit Verdot, and Sauvignon Blanc. While a relatively ‘new kid on the block’ the wine is anything but. All are delicious, though the Estate Reserve was over the top fabulous.
On Spring Mountain, owners of Fantesca Estate & Winery Susan and Duane Hoff bought some of Charles Krug’s original land grant estate containing an alleged silver mine, which was transformed into a wine cave through a mining permit. (No small feat in Napa County!) This proved to be fortuitous, as it provided them a safe haven from which to fight the Glass Fire of 2020, fireproofing their investment. Their All Great Things, a red blend by Heidi Barrett, is a fan favorite and was named after a Winston Churchill quote. Fun fact: their wine corks have ‘fortunes’ on them; clever sayings meant to spark conversation while sharing a bottle with friends.
Flying in? Napa’s APC (Napa County Airport) is the best location for private flights, and OAK (Oakland International Airport) is best for commercial jets. Both allow you to avoid the traffic snarl of San Francisco and get straight to the pour.

MOROCCO Where Ancient Craftsmanship Meets Modern Indulgence
by Monica
When you think of Morocco, a lot of things come to mind: craftsmanship, color, and centuries of tradition woven into every detail. During my stay in January, it rained nearly every other day after a seven-year drought, but not once did it dampen the experience. If anything, it revealed a different side of Marrakech. It felt intimate, alive, and deeply rooted in community.
A trip to Morocco is not just a getaway; it’s an immersion. You’re enveloped in a sensory world filled with spices in the air, the echo of calls to prayer, and the rhythm of the souks where artisans line every path. Marrakech is a city that pulses with energy. Around every corner, there’s something to discover: hand-stitched leather goods, intricately painted ceramics, woven textiles, and things you didn’t know you needed until you saw them.
But beyond the vibrancy lies an unexpected layer of refinement, one that makes Marrakech a true luxury destination.

What to Do
A hot air balloon ride at sunrise offers a breathtaking perspective of the surrounding desert and Atlas Mountains, where the stillness of the landscape contrasts beautifully with the city’s energy.
For a more grounded experience, getting lost in the souks of the Medina is essential. Here, luxury takes the form of craftsmanship: oneof-a-kind pieces, handmade and steeped in tradition.
Where to Stay
Amanjena offers a serene escape just outside the city’s bustle. With its rose-hued walls, reflecting pools, and palatial architecture inspired by traditional Moroccan design, the property feels more like a private sanctuary than a hotel. Days here move slowly, spent lounging in sun-drenched courtyards, indulging in spa treatments, and retreating to expansive pavilions that blur the line between indoor and outdoor living.
Equally iconic is Royal Mansour, a masterpiece commissioned by the King of Morocco himself. More than a hotel, it is a collection of private riads, each intricately designed by master artisans. Hidden courtyards, hand-carved wood, and detailed zellige tilework create an atmosphere that is both opulent and deeply authentic. With discreet service and unmatched attention to detail, it’s a stay that feels entirely your own.
We are a woman-owned boutique Design-Build firm creating distinctive homes that honor and elevate the communities we serve. Our latest transformation in Frenchman’s Creek Beach and Country Club blends thoughtful design and modern luxury. Every detail reflects our commitment to quality and high style.

For those looking to venture further, a desert excursion provides an unforgettable escape. Whether it’s a day trip or an overnight stay in a luxury desert camp, the vastness of the landscape and the quiet it offers is unlike anything else.
No visit is complete without indulging in a traditional hammam ritual. Rooted in centuries of Moroccan culture, this experience goes beyond relaxation. It’s a full body reset. From cleansing scrubs to restorative oils, it’s as rejuvenating as it is culturally significant.
Marrakech is vibrant yet tranquil, historic yet indulgent. It’s a place where luxury isn’t just defined by five-star stays, but by the richness of experience, the beauty of craftsmanship, and the feeling that every moment is layered with meaning.

Peace of mind is the real luxury
A CONVERSATION WITH PRIVATE LINE HOMES
Co-Founders Chris Wascak and David Abramson
Q Q Q Q Q
Luxury homeowners already rely on trusted professionals in almost every part of life. Money managers help protect their wealth. Concierge doctors help manage their health. Private Line Homes was created to bring that same level of care and organization to the home.
What is Private Line Homes?
David Abramson: Private Line Homes is a membership-based home concierge service for Palm Beach County homeowners. Our members have one dedicated point of contact who helps coordinate everything their home needs, from routine maintenance and seasonal preparation to vendor scheduling, service oversight, billing, and follow-up.
Where did the idea come from?
Chris Wascak: We saw a clear gap in the market. At the highest end, families often pay full-time estate managers $150,000 or more per year to bring structure and oversight to the home. We wanted to bring that same level of thought and care to more homeowners through a more accessible membership model.
This is not just someone performing a regular “home walk-through” and checking boxes. We learn the home, coordinate the right vendors, provide access and oversight when homeowners are not there, track what has been done, and help make sure the right things are happening before there is a problem.
Why is this especially important in South Florida?
David: South Florida homes require year-round oversight. Between humidity, storms, salt air, irrigation, pools, landscaping, HVAC systems, and security, small issues can become expensive quickly if no one is paying attention.
Our goal is to be proactive, not reactive.
What does a membership include?
David: Each member has a dedicated home concierge who helps manage the ongoing operations of the home. We coordinate vetted service professionals, schedule appointments, provide access when needed, oversee work, follow up on completion, and keep the homeowner informed without forcing them to be involved in every detail.
We also centralize billing and payments through Private Line Homes, giving homeowners a clearer picture of what they spend on their home each year and helping us make smarter recommendations over time.

Homeowners do not want to start from scratch every time something comes up. They want to know someone they trust is coordinating the right person and making sure the work is handled properly.
Q
How should homeowners think about Private Line Homes?
Chris: Most homeowners are capable of managing their home themselves. The question is whether they still want to spend their time doing it.
How do you choose your vendors?
Chris: Trust is the entire model. We work with vetted, insured service professionals and require references from luxury homeowners who can personally vouch for their work, reliability, and trustworthiness.

David:The home still needs attention. Private Line Homes simply makes sure that attention is organized, proactive, and handled through one trusted point of contact.
Peace of mind is the real luxury.

COLOR BLOCKING
From Toronto to Palm Beach, One Designer has Perfected the Art of Stacked Juxtaposition to Create High Impact Spaces
Written by Monica Dao | Photos courtesy of Shawn Hood Media
When Alexandra Naranjo designs a home, she’s like a skilled Jenga player, carefully balancing polish and personality. Splitting her time between Palm Beach and Toronto, the founder of the eponymous firm is known for layered interiors that blend timeless sophistication with expressive color, rich texture, and unexpected detail. Her spaces feel collected rather than decorated. And most of all, she is never afraid to dole out a little fun.
With a design philosophy rooted in emotion and storytelling, Naranjo believes the best homes should reflect their inhabitants. Whether drawing inspiration from Palm Beach’s relaxed glamour or Toronto’s tailored architecture, her work exudes refinement and warmth. We took a moment with Alexandra to talk about color, craftsmanship, and how to find the soul in interiors.

Q. What was your first impression of the condo when you saw it for the first time?
Stepping into the condo from Worth Avenue, I knew I had to design something special. The first thing that struck me was the incredible natural light and the potential for the space to feel both glamorous and intimate at the same time. It had beautiful bones, but it needed to reflect our client’s sophisticated personality.
Q. What was the overall vision or mood you wanted this home to capture?
We wanted the home to feel like a sophisticated jewel box — polished and luxurious, but still vibrant and welcoming. The vision was to create something layered, elegant, and slightly theatrical, while still feeling deeply livable.
Q. This project feels both playful and sophisticated. How did you strike that balance? It really came down to contrast. We paired refined architectural details and luxurious finishes with bold color moments, sculptural forms, and playful patterns. The key is always editing carefully so the space feels intentional rather than overwhelming.
Q. Color and pattern play such a major role in this space. Where did you begin when building the palette?
We started with emotion rather than a fixed color scheme. We wanted the home to feel fresh, energetic, and glamorous, so we built the palette around layered tones that felt uplifting but sophisticated. From there, we introduced patterns and textures that added rhythm and personality throughout the condo.
Q. Do you have a favorite detail or vignette in the condo?
I love the moments where all the layers come together — the custom millwork against the high gloss finishes, the interplay of texture and pattern, and the way the light moves through the space throughout the day. But if I had to choose one area, it would probably be the living room because it captures the spirit of the entire project so beautifully.

We were given the task to create a contemporary design that would embody a luxurious yet playful space. The project plays with contrasting elements, blending blacks with whites and rich wood elements to create a sense of boldness throughout. In doing so, we were able to emphasize the client’s personal art collection, adding to the liveliness and playfulness of the space.

Q&A WITH ROBIN PEROTTI
The Negotiator Luxury Buyers Want on Their Side
Inside Robin Perotti’s strategic approach to South Florida luxury real estate and relocation, shaped by years of experience and her current role as Director of Sales at ALINA Boca Raton.
Q: What makes South Florida such a strong market for relocation buyers right now?
South Florida continues to attract relocation buyers because it offers both lifestyle and long-term financial advantages. Buyers are drawn to the year-round outdoor living, luxury amenities, private club communities and favorable tax structure, while the region’s growth as a major business hub has added even more appeal.
What’s especially important right now is understanding the differences between markets, neighborhoods and buildings. Every area has its own personality, and helping clients align their lifestyle with the right location is one of the most important parts of the process.
Q: As a South Florida native, how does your background benefit your clients?
Having grown up in South Florida, I’ve watched these communities evolve over decades and developed strong relationships throughout the industry. That local knowledge gives clients a deeper understanding of not only the real estate itself, but also the lifestyle, schools, private

clubs and long-term growth of each area. Relocation clients are often making major decisions from afar, so they rely on trusted guidance throughout the process. I’ve also built a strong network of attorneys, lenders, designers, contractors and other local professionals who help make the transition seamless.
Q: What sets your approach apart from other agents in the market?
I’m highly hands-on, strategic and deeply invested in the outcome for my clients. My experience working alongside premier luxury developments and respected developers has given me an in-depth understanding of construction quality, negotiations and long-term value.
Luxury real estate requires far more than simply showing homes. Clients trust me to be honest, responsive, discreet and fully committed throughout the process. My goal is always to make the experience feel informed, strategic and effortless from beginning to end.

WHY THE TREASURE COAST IS BECOMING SOUTH FLORIDA’S SMARTEST REAL ESTATE MOVE
by Patrick Stracuzzi, Real Estate Market Expert
While national headlines continue debating whether the housing market is slowing, the real story in South Florida is far more strategic and far more local.
Today’s market has become a tale of two worlds. Ultra-luxury real estate throughout Palm Beach and Miami continues attracting enormous wealth from around the country and internationally, while many buyers are simultaneously searching for something increasingly difficult to find value, privacy, lifestyle, and quality of life.
That search is leading more people directly to the Treasure Coast.
Communities such as Harbour Ridge, Sewall’s Point, Palm City, Stuart, and Jupiter continue experiencing strong demand because they offer what many luxury buyers now value most: space, security, boating, golf, waterfront living, and a more relaxed coastal lifestyle often at a significantly better value than comparable properties farther south.
For years, buyers primarily focused on Miami and Palm Beach. But today many are discovering the Treasure Coast provides the same Florida dream with less congestion, lower density, and a stronger sense of community.
In addition, the buyers from Palm Beach and further South are migrating to The Treasure Coast for a better quality of life. The influx is coming from down south to all over the world.
I call it the “spillover migration.”
We are seeing executives, retirees, entrepreneurs, professional athletes, and families moving north from Palm Beach, Broward, Miami, New York, New Jersey, California, and Illinois seeking a lifestyle upgrade while still maintaining access to South Florida’s business and cultural centers.
The demand for gated golf communities, deep-water dockage, widewater estates, and private preserve settings remains exceptionally strong. Buyers increasingly want homes that feel like resorts properties where they can entertain family, enjoy outdoor living year-round, and create a sense of peace away from crowded urban environments.
At the same time, Florida’s condominium reserve laws and rising insurance costs are causing many buyers to rethink older high-density condo living. This has created increased interest in single-family homes, newer construction, and communities offering long-term lifestyle stability.

The Treasure Coast is uniquely positioned to benefit from these trends.
As someone who has spent more than 35 years selling real estate throughout the Treasure Coast and Palm Beaches, I believe we are witnessing a long-term transformation not simply a temporary market cycle. Migration patterns, tax advantages, lifestyle preferences, and limited waterfront inventory continue supporting demand throughout our region.
Real estate has always been about “location, location, location.” Today, it is also about lifestyle, privacy, and quality of life.
And increasingly, buyers from around the world are discovering that the Treasure Coast may offer one of the best combinations of all three anywhere in Florida.
Come join us!

A Conversation with Madison (Mad.E)
Q. How would you describe your artistic style? Intuitive. Accessible, Abstract, Interactive.
Q. What are you currently exploring in the painting realm?
The Color Collection! This project ignited back in 2014 when I completed the first of nine being Green titled Forever Green. After that I spent time traveling, volunteering, and exploring other cultures then in 2022 moved here to Florida to be near my dear Papa. I found a warehouse to continue the 6 foot paintings. The warehouse was supposed to be a brewery, but more artists just kept showing up so it basically was an artist takeover! Ha!
It’s also where the color collection continued. Red, #2 was completed 2024. For Desiree.
#3 Blue, #4 Purple, #5 Orange and with #6 Pink being in the works at my new studio space in Northwood. They all are there 6 foot by 6 foot. I am actually starting to think they’re getting too small.
#7 I am unsure of the color at the moment. This is where intuition comes to play. The colors come to me. I truly connect with the times and whatever is happening in the world around me. #8 will be black # 9 will be white.
I cannot wait to finally finish this vision I’ve had circling in my head for over 10 years.

BY
Q. What inspires your paintings? Life, Love, Color, and Community. It’s a need to express, not just something I want to paint. It’s just a funny way I’ve found a voice. Creating spaces of wonder, provoking thought about what is and what isn’t.
Q. What emotions or reactions do you hope your work evokes in viewers?
Well, really whatever reaction they have on their own. I am all ears for any comments that come from the viewer. There is no negative critique in my opinion. Just one’s truth, then, hopefully they’d be open for a conversation to view others' perspectives.
For example as to why it doesn’t matter to me so much – A collector from New York came barging in the old studio and honestly, I didn’t have much care to show my work. He asked, “Well, aren’t you two going to tell me about your work? I looked at my friend as they started to show their work. The collector then looked at me and said “And what about yourself?” I proceeded to take him to the front warehouse where I displayed 4 out of the 9 pieces of the Color Collection. It was very loud as the music started so we walked back outside to converse.
The New York Collector says, “Well, your paintings are great, but they're never going to sell, they’re too big!” It wasn’t my first time hearing that so I just went along with his conversation. I recognized it was no longer a business ordeal, and I said thank you for the conversation and walked back inside to my painting cubby hole. Surrounding myself by the sound of my paintings, a woman then approached me.. The perfect buyer for the first of the Color Collection of 9. For Evergreen.
The reason I share this with you is to speak upon the fact that one’s personal view isn't another's.
Your Opinion Matters.
PHOTO
BENNO KLANDT
Q. You mentioned your work is Interactive. How so?
The Expedition A Collective Installation. 400 people have been a part of it so far. You can too! The goal is to collect 10,000 collages, where, really, the first goal is 1,000. A friend said I should think smaller. Haha.
I’d like to submit the first 1,000 to the new National Geographic museum in Washington DC for its re opening in 2027.
The paper used to collage for the installation is out of the entire 1982 2016 National Geographic magazine collection I found on the side of the road about 10 years ago. I told the gentleman, John, who had put them on the curb, that I was going to do a project with them one day. Back then, I was in my twenties traveling around here to there and those books came with me on my adventures, spending hours and hours putting them back in numerical order.
Four years ago, they finally landed a place in Jupiter, Florida. Two years ago, I recognized that the project is not just made for me to create, it is made for everyone to create. Experiencing history together, recognizing that it doesn’t look so different these days. So those square collages you see in the photograph on the page are the 400 collages that have been harvested from those who have participated in expressing themselves freely. South Florida, Alexandria, Virginia, Asheville, North Carolina, are some of the places the Expedition has traveled thus far.
Q. Is there any place we can see the work you’ve shared with us? Yes! By the grace of god, my new studio space is Ingress Gallery in Northwood. Just north of West Palm Beach, Florida, three doors west of Malakor Thai Restaurant. I love this little downtown neighborhood. Many culturally rich, eclectic places to explore.
Also, if you are anywhere near the Hamptons July 9 12, 2026, I will be representing #6 of the Color Collection of 9, Pink, at the South Hampton Fair.

Color Collection Orange 5 of 9

Q. What has been the most rewarding part of your journey as an artist?
Seeing my dreams and hard work come into fruition.
Q. Do you have any advice for another artist or anyone in general? Take it or leave it, just trust your process.
Q. How do you want collectors to experience your artwork in their own spaces?
As a piece of themselves.
As if the work was made just for them. Which, I do, do by the way. And I sure love it! What a challenge commissioned work is.

The Expedition

Fabio's work often depicts distorted yet recognizable faces, evoking introspection, raw human emotion, and a sense of mystery. Created through multiple layers of acrylic and other mixed media, his compositions feature a striking blend of recognizable figures with bold, block like patterns and vibrant, textured spatula strokes, fusing abstract expressionism and figurative art.
Fabio Modica is a Sicilian artist, born in Catania in 1978. He studied art as an apprentice to well known Italian painters Alberto Abate and Antonio Santacroce, inspired by the classical Renaissance, occasionally drawing on Greek and Latin mythology.
Fabio's art accommodates acrylics, chalks, watercolors and, above all, experimental mixed media, in which volcanic sand and natural elements make up blends of great material impact.
In addition to being among the most passionately collected young artists of our time, Fabio is also a professor: He has taught painting and interior design at the Nike Academy of Fine Art and Restoration in Catania.
Modica’s artwork has been included in many solo and group exhibitions and in permanent collections throughout the USA, Japan, China, and Europe, especially in Spain, France, and Italy, where his work was added to the MACS Museum collection in 2016.

SUMMER SPLENDOR
A North End Estate Recreates French-Med Glamour
By Carolina Buia | Photo Courtesy of SMI Landscaping
When one well-known Palm Beach couple set out to build their definitive Florida estate, they sought to transport both inhabitants and guests to another country and time. Designed by Smith Architectural Group and with interiors by Bunny Williams, the home features limestone walls, a Mansard-style roof and high ceilings. The imposing manse, which took two years to complete, was so spectacularly executed that it garnered Palm Beach’s 2025 Schuler Award, which recognizes new architectural projects that demonstrate superior design and add value to Palm Beach’s architectural heritage. And while stunning on the inside, it’s the gardens that set the tone.
SMI Landscape Architecture partner Claudia Visconti and the firm’s founder, Jorge Sanchez, were tasked with melding Provence style with Palm Beach flair. They started with a wall fountain with an antique marble shell sourced in France. It flanks Italian terracotta pots of bougainvillea trees sitting within a perennial border. A verdant carpet of Zoysia grass lawn surrounds the home, along with iconic coconut palms and Luget French limestone paths. These paths feature antique French urns meant to hold seasonal arrangements.

“ ” Our inspiration came from the many trips our firm takes abroad. -Claudia Visconti

“Our inspiration came from the many trips our firm takes abroad,” says Visconti. “The vision was to create a balance between French forms and a tropical Palm Beach look. We did this by intentionally incorporating native, coastal plants that can withstand the briny conditions to the East and by planting a more varied palette of natives and non-natives on the buffered, western side.”
The pool, situated in the courtyard between the main home and its

guest suites, is lined with hand-painted tiles crafted by local artist Dan Droney. In the home’s upper garden, perennial borders give form to a central, open space created for events or children to play. It’s also the ideal spot to watch Florida’s greatest cinematic feature: the peninsula’s popsicle-colored sunsets.
For those looking for fodder to initiate a summer garden refresh, these images will surely ignite imaginations.

Equestrian and Contemporary Decor Rides High in South Florida’s Inaugural Holiday House
Written by Julia Sagoskin
The nation’s biggest names in interior design descended on Florida for the inaugural Holiday House Wellington 2026, a philanthropic showcase which has been a cultural fixture in Manhattan and the Hamptons for almost two decades. This Florida addition marks a significant expansion for the organization which transforms both homes and lives, as the showcase was originally founded to raise funds for breast cancer research.
For their Holiday House design debut in Wellington, over 20 designers put their interpretations of relaxed Florida sophistication on display, with many creating contemporary spaces defined by muted color palettes, as well as woodsy tones, and stone accents. Many also took advantage of each home’s indoor-outdoor living layouts by creating chic yet airy spaces. The designers were especially keen to incorporate their unique aesthetic through Wellington’s rich equestrian heritage.
The months-long showcase has already proven to be a stylish success, as each acclaimed designer brought their signature touches across two neighboring residences within the area’s most exclusive new development, Farrell Estates Wellington. Located in the Palm Beach Polo Golf & Country Club, the modern residences were the perfect canvas for the designers.

Founded by breast cancer survivor Iris Dankner 18 years ago, Holiday House was created to support the Breast Cancer Research Foundation through the power of design and has since raised almost $3 million for the organization. After being diagnosed at age 40, Dankner was determined to combine her passion for design with fundraising. “Every day after beating cancer is a holiday, hence the name,” she said, adding that “the design community has been so generous in helping me grow this.”
A longtime supporter of the organization, Joe Farrell helped expand Dankner’s efforts to Florida. Looking back on the organization’s growth, Dankner noted that “twenty years ago, there were no other events in the design industry that benefited women’s issues, but when I started this, people just embraced it.”
She was especially impressed with the cohesive interiors. “I felt that this year, more than ever, the designers really worked together.” Holiday House Wellington’s Opening Night Gala took place on March 3, followed by public tours which gave visitors an inside look at the area’s first designer takeover of its kind in the area, culminating on May 3rd. The event was led by some of the most esteemed names in fashion and philanthropy, with Christian Siriano serving as Honorary Chair, and Andrea Stark, Jayne Chase, Iris Dankner, and Campion Platt as Co-Chairs.
Co-Chair Jayne Chase praised the collaborative spirit of the event, noting that “Iris and her team really pulled together the most interesting interior designers from around the world and everyone understood what the community of Wellington was all about.” Chase added that “it’s been really nice for us to all work together and give back to such a great cause.”
The decorative fun doesn’t end there, either. Throughout the season, Holiday House Wellington continued to serve as a hub for artistry, philanthropy, and community, with ongoing special events being held in support of breast cancer research.

IT REALLY DOES TAKE A VILLAGE
How One Palm Beach County Non-Profit is Showing Up from the Delivery Room to the Homefront Homefront
by Monica Dao | Photo Courtesy of Healthy Mothers, Healthy Babies
With warm smiles and the kind of reassuring presence that puts new mothers at ease, the team at Healthy Mothers, Healthy Babies (HMHB) Coalition of Palm Beach County has spent decades helping families feel supported, informed, and cared for from pregnancy through postpartum. But beyond prenatal appointments and parenting classes, the organization has become a trusted village during one of life’s most awesome, vulnerable and transformative Times.
Founded 40 years ago, HMHB was created to improve birth outcomes across Palm Beach County. A grassroots effort led by local physicians today impacts thousands of families each year through education, healthcare navigation, emotional support, and emergency resources. At the heart of Healthy Mothers, Healthy Babies is a belief that early care changes everything. “Because of a previous traumatic pregnancy that I lost, I was so afraid to be pregnant again, especially since I have no family here to support me. I was hesitant to even speak to HMHB but my Prenatal Care Coordinator was so trusting. She convinced me how important it was to see a doctor early especially with my history, arranged for my first prenatal visit and helped me with my insurance needs,” says Lydia, a recent mother. HMHB’s Prenatal program helps t women navigate medical care, insurance assistance,

transportation resources, and social services, especially mothers who may otherwise slip through a bureaucratic system. They even provide time with trained doulas.
With Palm Beach County continuing to see concerning rates of late or limited prenatal care, the nonprofit’s mission remains deeply personal.
“
-Michelle Gonzalez, Chief Executive Officer.
” We want every baby in Palm Beach County to have the earliest and healthiest possible start.
One of its most beloved programs is CenteringPregnancy®, an evidencebased innovative model that brings expectant mothers in groupsetting for labor, nutrition, newborn care, and mental wellness education. Somewhere between blood pressure checks and baby kick discussions, friendships bloom.
HMHB also recognizes that support shouldn’t end once the baby arrives. “I struggled my whole life with social anxiety, but group support

at HMHB became my only outlet for social connection during and after my pregnancy. Everyone is so supportive, and I’ve made friends with women whose babies are now growing up with mine,” says Elda, a recent participant.
The center also has trained doulas offer emotional encouragement, childbirth education, breastfeeding guidance, and advocacy during one of life’s most intimate experiences.. For many new parents, diapers, formula, and baby food are expensive. HMHB’s emergency infant pantry, the only infant focused pantry in Palm Beach County provides essentials to families experiencing financial hardships.
But perhaps what makes Healthy Mothers, Healthy Babies so special cannot be measured in statistics or program numbers alone. It lives in the quieter moments: a nervous first-time mother hearing “you’re doing great,” a family receiving diapers during a difficult month, or a woman realizing she doesn’t have to navigate pregnancy alone. The healthiest beginnings start not just with medical care but with the care of a community.

The sting of losing a luxury dream home or lucrative investment in an exclusive Florida enclave—like Admiral’s Cove in Jupiter or Royal Palm Yacht & Country Club in Boca Raton, where the closing ranges from $15 Million to $35 Million—is a harsh reality when traditional bank loans rest upon the financial documentation or credit of the investor. You find the perfect property, promising private waterfront access, world-class golf, and exceptional appreciation, only to be stopped by the major obstacle of the bank refusing to fund your $20 Million + loan. The required loan amounts for luxury homes now often exceed conventional lenders’ maximums, triggering rigid guidelines, lengthy approval processes, and ultimately, a lost opportunity.
In the ultra-competitive South Florida luxury real estate market, a single day can mean the difference between securing the ideal luxury property or watching it go to another investor. Speed and certainty of close are everything. Private, asset-based lenders such as Capital Funding deliver the decisive advantage investors need, closing loans up to $50 Million for single family investment properties - solely focusing on the property’s prime location, current market value, and strong after-repair or resale potential rather than requiring exhaustive personal financial documentation or pristine credit.
Why choose a private lender like Capital Funding over traditional banks when you need a loan in the tens of millions? In South Florida’s fast-moving luxury market, private financing offers powerful benefits: quicker approvals and closings (often within 2 weeks, not months), dramatically less paperwork, and funding decisions driven by the asset itself instead of personal tax returns or credit scores. Banks routinely max out on loan sizes for properties in the $5M–$20M+ range and impose strict limits or outright declines on high-end single-family homes. Capital Funding’s asset-based approach removes those
barriers, letting you move swiftly on prime opportunities from $5 Million to $50 Million and more, so you can avoid bureaucratic delays, and secure flexible terms tailored to sophisticated investors.
This streamlined, asset-driven solution keeps your investment strategy on track and gives you a real competitive edge in South Florida’s luxury market.
Capital Funding’s recent closings in South Florida demonstrate this advantage in action. The firm has successfully funded several high-value luxury singlefamily home purchased the most prestigious communities in the area, including a $23 Million loan on the famous Palm Beach Island, a $20 Million loan in Port Royal, a $8.75 Million loan closed in Palm Beach in a one week time-frame. In the Jupiter area, Capital Funding closed 5+ loans between $7-$12 Million in the exclusive Admiral’s Cove golf and country club, funding ground-up construction and investment property purchases which turned a profit. These substantial transactions highlight how tailored private financing enables investors to close quickly and confidently on premium properties that traditional lenders simply cannot accommodate.
For luxury property investors seeking a high-end single-family home purchase, a strategic renovation flip, or a rapid bridge loan to seize a time-sensitive opportunity, early consultation with an experienced private lender such as Capital Funding is essential. Partner with a capital provider that delivers both the loan size and the speed you need to win in today’s market.
