SELLING REAL ESTATE WITH integrity, honesty, skill & white glove

SERVICE.

FROM THE PUBLISHER Dear Friends and Neighbors, I am beyond excited to kick off my first publication as the new owner and publisher of Luxury Home Magazine – The Palm Beaches and Surrounding Areas! My wife and I have two grown children who have blessed us with two grandsons. We moved to Jupiter seven years ago, and honestly, it feels like yesterday. It’s a special place with so much opportunity for growth, and it has become home in every sense of the word. Between the sunshine, the inspiration this place seems to generate at every turn, and the year-round calendar of events that make the Palm Beaches so special, it’s not hard to see why we, like so many of you, fell in love with it here. It’s a privilege to now be part of a publication that has meant so much to this community for so long, and I don’t take that lightly.

Navigating high-stakes sales strategically with precision and discretion. Every transaction is evaluated through the lens of long-term value, because the right move today should be an even stronger asset tomorrow.

This issue, our talented editorial team is bringing you a wonderful lineup, from a conversation with a beloved local entrepreneur to a look at the good work being done through music in our community, to an inside look at a stunning interior design project. I’ll let them tell those stories; they’ve done a beautiful job. What I want to share with you here is a bit of what’s ahead for Luxury Home Magazine of The Palm Beaches and Surrounding Areas itself.

SERVING Palm Beach, Wellington, Boca Raton, Highland Beach and surrounding areas.

We believe the best way to honor this magazine’s legacy is to keep it evolving alongside the community it serves, and that means bringing more of what you love about these pages into the digital spaces where you already spend your time. You’ll start to see fresh energy from us on social media in the coming months, with new ideas designed to bring our stories, our homes, and our advertisers to life in ways that go beyond the printed page. Consider this your invitation to follow along; the details are coming soon, and we think you’ll enjoy watching it unfold. Change, when it’s done right, doesn’t replace what came before; it builds on it. Our commitment to the relationships, the quality, and the local voice that have always defined this magazine isn’t going anywhere. If anything, we’re just getting started on finding new ways to share it. Thank you, as always, for being part of this community. Here’s to what’s ahead.

ARCHITECTURE & DESIGN INSIGHTS

REGENCY MODERN IN WEST PALM BEACH

A S K the E X P E R T Series

01/Q

When designing a custom residence, what shapes the vision first- the client or the site? Fortunately, this is the third home we have had the privilege of designing for this wonderful family. The goal for the property was to create clean forms with a warmer, more timeless sensibility, one that feels both elegant and restrained.

02/Q How did you take the client’s requirements and adapt them to the story the home is meant to tell? We created a contemporary tropical modernization. A courtyard style residence that maximizes the north-south sun exposure. One that remains distinctly modern, but feels more established, elegant and responsible to the local climate.

03/Q What architectural elements define this modern interpretation of Regency-style architecture? In plan, public and private wings are grounded in symmetry around a neoclassical garden pool. Proportions of Regency-Modern architecture, integrate Doric columns, refined drawn stucco moulding profiles, and slender steel-framed windows.

04/Q

05/Q

What makes the arrival memorable is the sense of progression and discovery. Guests first arrive through a sculpture garden, where the landscape creates a moment of pause before reaching the custom designed bronze and glass entry doors. From the foyer, a view opens toward the garden pool, creating a layered sequence of landscape, architecture, and water. Each moment is carefully framed, for a dramatic arrival.

We hope they feel an immediate sense of calm and ease. The natural light, openness, and connection to the landscape are meant to create a feeling that is both refined and relaxed. More than anything, we want the home to invite you to slow down, gather with family and friends, and embrace the effortless indoor-outdoor rhythm that defines the Florida lifestyle.

What makes the home’s arrival experience memorable?

MEET VICTORIA REYNOLDS The Consigliere

Victoria Reynolds is a Private Consigliere, author, and keynote speaker providing confidential counsel to accomplished individuals navigating decisions of personal and professional consequence. Her perspective draws on a multifaceted career as a founder, executive, advisor, and media professional, together with more than 15 years exploring how beliefs, relationships, and lived experience shape human behavior and choice. This combination of business acumen and human understanding allows her to recognize connections between decisions that are rarely as separate as they appear.

“

Clarity isn’t about having all the answers. It’s about seeing the whole picture.

As a Private Consigliere, Victoria considers the whole picture. She creates a confidential space where leaders can hear themselves think, see clearly, and choose wisely. In The Consigliere, she brings this approach to questions facing individuals and families in Palm Beach and beyond— looking beneath each concern to explore the desired experience, potential obstacles, and thoughtful choices that can lead to a better outcome.

Q & A With the Consigliere Q. Our home was designed around a season of family life that has now passed. How do we reimagine it for the way we live today without erasing the memories it holds? As you move through your home, consider not only what you wish to preserve, but how you want to live in the years ahead. Keep the pieces that bring genuine joy and comfort, honor meaningful memories, and remain connected to who you are today. Then be willing to release what you have outgrown. This is more than decluttering; it is clearing the physical and emotional space occupied by a season you have grown through. You are not erasing the life you lived there. The most cherished memories will remain. You are choosing what will accompany you into the next chapter and creating space for that chapter to emerge. Q. My spouse’s health is changing, and our home may need to change with it. How do we plan ahead without making our home or our relationship feel defined by illness? Begin with a thoughtful conversation about what will preserve dignity, independence, privacy, and quality of life for both of you. The home may require practical additions, but accessibility need not feel clinical. A ramp, elevator, adapted bath, or first-floor suite can be incorporated with the same care given to any other aspect of the home. You did not marry to become each other’s caregivers. Honoring your relationship and preserving your energy matter more than the inconvenience of having assistance in your personal space. The right nurse, companion, or household professional can ease the practical burden, allowing you to remain a loving spouse rather than becoming defined by caregiving. Plan with compassion, simplify where you can, and give one another patience as you navigate the changes together.

32 | LuxuryHomeMagazine.com

Q. Managing renovations, maintenance, staff, and vendors across our properties is becoming a job in itself. Is there a solution that helps me maintain my standards while reducing the stress? Many homeowners assume responsibility for property oversight because they believe they are capable of doing so or are unaware that specialized support is available. Before long, they find themselves acting as project foreman— coordinating contractors, reviewing invoices, resolving problems, and ensuring every detail meets expectations. Your properties are intended to be a source of enjoyment rather than another occupation. A qualified home concierge, property oversight professional, or owner’s representative can serve as your advocate and right hand. This person coordinates vendors, monitors work, reviews invoicing, responds to unexpected issues, and keeps you informed without requiring your involvement in every detail. The goal is not to relinquish control. It is to establish trusted oversight so your standards are upheld without your properties becoming a full-time job.

LUXURY LIVING: A MOMENT WITH

BOTTLED MEMORIES A Moment with Jayne Chase Written by Monica Dao | Photos courtesy of Jayne Chase

F

or Jayne Chase, Palm Beach is more than a place— it’s a feeling. She founded Perfectly Palm Beach in 2025 as a way to translate the island’s unmistakable charm into fragrance. Her lifestyle brand evokes warm ocean breezes, citrus groves, and the island’s effortless elegance. Her original, signature home fragrance has expanded from a collection of candles to diffusers, body care and home essentials.

Continuing to evolve the brand while staying true to its roots, Chase recently collaborated with Lilly Pulitzer nationwide and launched the Good Day Palm Beach podcast. For Chase, it’s all about celebrating a community she knows so well. Q. What is it about this place that continues to inspire your collections? There are a few places like it around the world, where generations of families have gathered over time like St. Tropez, Nantucket or places in the Hamptons. Palm Beach is like that, it has a deeply embedded DNA. Q. For those who may be discovering Perfectly Palm Beach (PPB) for the first time, how do you describe the brand? Fragrance is all about memories. As a little girl I remember landing at PBI, the airplane doors opening and the rush of warm air, fresh ocean and citrus. PPB encapsulates the casual elegance of Palm Beach. It’s clean and fresh, but special and unique all at the same time. It captures everything about Palm Beach that I love. Q. You began with home fragrance and have since expanded into other products. How do you decide when it’s the right time to grow the brand? We responded to our customers and retail partners. We only make a move when it feels right. Q. You’ve worn many hats throughout your career. Which role has taught you the most and why? Every experience has taught me a lot and each job aligns with every specific things happening in my life. But being on national television taught me how to create a tightly crafted message that needs to be delivered in a 2–3-minute segment. Social media makes that even harder because swipes come quick. So I’ve learned how to get to the point fast!

36 | LuxuryHomeMagazine.com

“

Our candles and diffusers are the essence of Palm Beach: Fresh, clean citrus fragrances that transport you instantly, evoking a familiar feeling, even if you’ve never been before. And just like that, you are already here.

LUXURY LIVING: A MOMENT WITH

WINNER TOP LUXURY BROKERAGE

Q. Every fragrance tells a story. Is there one scent in your collection that feels especially personal to you? I think our first product, Signature. It really smells like Palm Beach. It’s just a smell that’s here... nowhere else I’ve ever been. Q. You’ve recently launched your podcast, Good Day Palm Beach. What inspired this next chapter, and what conversations are you hoping to bring to the community? I’ve been doing it for years, but this year we changed the name, aligned with Privet Studios in Nora and added two co-hosts who are fabulous. We each bring a new perspective to the show which I think it needed and we all have unique and extraordinary Rolodexes, so we are going to bring top talent and stories to the community. I’m so excited for our second season!

Q. Palm Beach has such a distinct identity. How do you balance honoring its traditions while keeping your brand fresh and relevant? Understanding the past, helps us relate to the present. I really try to honor both and I care about its past and its future. Q. Looking back, is there a moment when you realized Perfectly Palm Beach had become something much bigger than you originally imagined? Yes, a real milestone was our partnership with Lilly Pulitzer, and we became a national brand. They are a wonderful iconic brand that I’ve worn my whole life and the easiest people I have ever worked with. I love all of them. Q. Creativity clearly runs in your family. Has having two creative sons— an actor and a television producer— influenced the way you approach your own work? Thank you for even asking about them. They are amazing boys, fathers and creatives. They have such a cool perspective on the world as their generation has lived through Covid, school shootings, Wall Street and banks collapsing and other tough life changing events. They live their lives deeply connected to their passions and they help me stay open-minded because their generation sees the world differently. It’s important to understand what makes them tick. They’re the future. Q. What are you most excited for this coming season? We’re launching Holiday 2026 soon and then a collection that captures the luxury of gala season!

His hallmark works incorporate many aspects of his journey; from the calligraphy of Buddhist monks to the classical statuary of Parisian gardens, Max was inspired by the elegance of line and form. A Conversation with Elaine Davis: Sharing Art, Culture & Giving Back Born in England, Elaine Davis developed a deep appreciation for Australia after visiting family who had emigrated there years earlier. During a trip to Melbourne, she discovered Aboriginal art unlike anything she had seen before—vibrant, expressive, and remarkably diverse. Inspired, Elaine selected six paintings by six different artists to bring to the United States and share a broader view of this extraordinary art form. A portion of the proceeds from each sale will be donated to organizations supporting Aboriginal children in the Victoria region. Q. What inspired Elaine Davis to become involved with Aboriginal art? Elaine Davis is not an artist herself, but she has developed a deep appreciation for Aboriginal art and the stories, traditions and connection to country represented in each piece. Her passion is to share this extraordinary tribal art with others who appreciate its beauty, history and cultural significance. Q. What does Elaine hope to offer through the art she shares? Elaine hopes to introduce more people to the incredible work of Aboriginal artists and to create opportunities for those who genuinely love and appreciate this art to bring it into their own homes and collections. For her, each piece represents more than a beautiful work of art—it is connected to a culture and a story that deserves to be seen and appreciated. Q. Why is giving back such an important part of her mission? Elaine believes that sharing art can also create an opportunity to make a difference. Through the sale of the artwork, she is committed to giving back to children in Australia by donating funds toward a special community park inspired by the children’s own dreams and wishes. Q. What does the park represent to Elaine? The park is intended to be a place created for children—a space where they can play, explore, imagine and enjoy a community environment designed around what they dream of having. Elaine sees it as a way for the appreciation of Aboriginal art to extend beyond the collector and ultimately benefit the next generation.

Gabriella Possum

Q. How did Gabriella Possum’s family shape her artistic journey? Gabriella Possum was born in 1967 at Mount Allen in the Northern Territory and is the eldest daughter of one of Australia’s most renowned Aboriginal artists, Clifford Possum. She began painting at an early age under her father’s guidance, and the two collaborated on a number of important works. His influence played a formative role in her development as an artist. Q. What stories are represented in Gabriella’s paintings? Gabriella’s work draws upon Dreaming stories passed down through her paternal grandmother, Long Rose Nungala, as well as other senior women. Her subjects include Grandmother’s Dreaming, Seven Sisters Dreaming, Goanna, Bush Tucker Dreaming, My Father’s Country and Serpent Dreamings connected to her Anmatyerre heritage. Q. How has Gabriella’s work developed throughout her career? Gabriella’s paintings continue to explore the stories, landscapes and cultural knowledge inherited from her family and elders. Her work represents a powerful continuation of ancestral traditions while establishing her own distinctive artistic identity.

Karen Bird Ngale

Q. What is Karen Bird Ngale’s connection to country and culture? Born in 1984, Karen is Anmatyerre and Ilkawerne, with her country located within the Utopia region of Central Australia. She is the daughter of Lindsay Bird, a senior elder for Ilkawerne country and a prominent artist from Utopia. Her strong connection to family, country and cultural traditions is central to her artistic practice. Q. How has Karen learned the stories represented in her paintings? Karen has been taught the traditional stories associated with women’s ceremonies alongside other younger women. This cultural knowledge includes understanding which stories and themes are appropriate for her to paint. Her work therefore reflects not only artistic expression but also knowledge entrusted to her through generations. Q. What is one of Karen’s key subjects? One of Karen’s principal subjects is Alpar, the Rat Tail plant seed story.

Q.What does Elaine hope collectors understand when they purchase Aboriginal art? Elaine hopes collectors see both the beauty of the artwork and the cultural stories behind it. Her goal is to connect people who love art with talented Aboriginal artists while helping create a positive and lasting impact for children in Australia. For Elaine, it is about sharing something she loves while giving something meaningful back. Gabriella Possum Grandmothers Country and Seven Sisters Dreaming, 2024

A significant shift occurred in 2013 during a residency at the Musée de La Grande Vigne in Dinan, France, where Fagan replaced her muted Chesapeake gray palette with a split-complementary palette in sync with the colors of Brittany. In France, she began exploring the tension between organic and man-made structures within the landscape. These investigations continued through subsequent residencies in Italy, notably in Loro Ciuffenna, where she developed a heightened awareness of earth hues and underground waterways and their unseen influence on surface forms. Fagan’s work is held in private, corporate, and institutional collections in the United States and internationally, including the Musée de La Grande Vigne, City University of New York, Camp Lejeune Mental Health Center, and Vir Biotechnology. Q&A WITH

TOM HUGHES & JEREMY BROWNE F O U N D I N G P R I N C I PA L S , H U G H E S B R O W N E G R O U P

A: At its core, it has always been about the partnership between Tom Hughes and Jeremy Browne, and the belief that the client comes first. Tom brought more than 35 years of experience, an incredible ability to listen with purpose, and a deep understanding of the business. When Jeremy joined him 21 years ago, they built a partnership on a handshake that was grounded in trust, collaboration, and a shared commitment to doing what was best for their clients. Neither of us has ever believed in “ego for ego’s sake.” We bring our individual strengths to the table and collaborate on whatever creates the best outcome for the client. That philosophy has shaped the team, the relationships we’ve built, and ultimately the reputation we’ve earned over the years. Our original motto was “A Trusted Name in Real Estate,” and after all these years, that remains exactly who we strive to be.

Q: You’ve represented some of the region’s most distinguished homes. How has your expertise evolved alongside the luxury real estate market? A: We were fortunate to recognize the potential of Northern Palm Beach and Southern Martin Counties early on. Twenty years ago, places like Pennock Point, Tequesta, Jupiter Island, Admirals Cove, and The Bears Club were already special, but the broader world hadn’t yet discovered what we knew was here. We had the opportunity to grow alongside these communities and watch Jupiter and the surrounding areas become a true real estate destination. That experience has taught us that luxury real estate is never simply about the price or the property. It’s about understanding the person behind the purchase–their lifestyle, priorities, family, interests, and vision for how they want to live. Whether it’s a waterfront estate, a country club community, a private island property, or a seasonal residence, our job is to listen, understand, and connect our clients with the place that feels right for them. After decades in this market, that local perspective is something you can’t replicate overnight.

Q: How have long-term client relationships influenced the growth of your business? A: Our clients have become much more than clients—they’ve become lifelong friends. Their trust has provided us with incredible opportunities, meaningful relationships, and invaluable knowledge over the years. Many have returned to us through multiple home purchases and sales, while also introducing us to family and friends. Those lasting connections are the foundation of our business, and we feel incredibly fortunate to be part of so many important life journeys.

Q: What has surprised you most about the evolution of luxury real estate over the past two decades? A: The biggest surprise has been how long it took for the rest of the country—and the world—to fully recognize what we’ve always known: Jupiter and the surrounding communities are truly extraordinary. Today, people are discovering everything this area has to offer—from beautiful waterfront living and world-class golf to exceptional dining, outdoor recreation, and a welcoming, laidback lifestyle. It’s a place where luxury and authenticity coexist, and we’re proud to have helped introduce so many people to this remarkable community.

Q&A WITH

LEGACY BUILDERS OF THE PALM BEACHES S C OT T S U L L I VA N & S O N S

A: What passes between generations is not only how to build, but how to care about what you are building and who you are building it for. My father taught me that quality isn’t something you inspect at the end; it must be present from the beginning—in how you prepare, communicate, manage details and respond to the unexpected. Now that my two sons are joining the business, that legacy means even more. They are learning the same values: take pride in your work, stand behind your word and treat every client’s home as your own. I hope they carry forward the quality, relationships and accountability that built the company.

Q: You have said a builder must sometimes “see through walls.” What combination of intuition, experience and restraint helps you understand what an existing home truly needs? A: The ability to “see through walls” comes from decades of hands on experience, technical knowledge and the instinct developed over a lifetime in construction. Whether building, renovating or adding to a home, that experience helps me identify potential problems, anticipate challenges several phases ahead and understand how today’s decisions can affect the project months later. You learn to think ahead, not simply react. When the unexpected arises, we can pivot quickly, solve it effectively and keep the project moving without compromising quality.

Q: Budget management and transparency are central to your process. How do you turn financial stewardship into a foundation of trust? A: Whatever the project’s size, our clients trust us with their money, home and vision. We must respect all three. That means explaining where their money goes, communicating openly as decisions are

made and managing finances with the same attention we give construction. After decades in business, that approach is part of the track record and reputation Legacy is built on.

Q: Legacy Builders is a family business, with relatives working in the office and on-site. How does that closeness shape the company’s culture and accountability? A: The family atmosphere extends beyond our relatives. We create a culture where every employee feels part of the family, takes pride in their craft and shares responsibility for each project’s success.

Q: “Legacy” carries particular weight where homes are loved across generations. What do you hope will endure in the house and the family’s life?

YEARS OF EXCELLENCE

20 +

Q: You learned the building profession from the ground up, following your father, Jerry. What knowledge passes from one generation of builders to the next, and how has that inheritance shaped the standards you won’t compromise?

A: Building exceptional custom homes has been part of our family for generations, and that history shapes the responsibility we bring to every project. With my sons joining the business, our family continues a standard established long before them. The homes belong to our clients, but our family name stands behind the work. Maintaining that standard, protecting our reputation and carrying it forward another generation is what Legacy means to us.

Q&A WITH

ANDREW & MICHAEL LEIBOWITZ BROKERS | OWNERS

Q: After 30 years specializing in luxury real estate, what’s the biggest change you’ve seen in the Palm Beach market? A: The Palm Beach area has experienced tremendous growth over the past three decades. We’ve been living and selling here since before many of today’s premier communities were even established, so we’ve had the unique opportunity to watch the market evolve from the ground up. One of the biggest changes today is the imbalance between supply and demand. Palm Beach has become one of the most desirable places to live, and while demand continues to grow, inventory— particularly within our country club communities—remains historically low. That creates challenges for buyers, especially those looking for a specific home style, location, or club membership. Fortunately, our experience and relationships provide insight that many buyers wouldn’t otherwise have access to.

Q: What makes country club living so appealing to today’s buyers? A: Buyers today are looking for the full resort lifestyle. They value amenities from racquet sports to dining to spa and golf and everything in between. Each club has it’s own character and vibe and there is truly something for everyone, allowing members to be as involved as they want to be. The best part about the clubs in Northern Palm Beach County is the proximity to West Palm Beach and Palm Beach which have truly exploded in the last few years. When our clients want to go “off campus” they have access to everything in a short 15-20 minute drive.

Q: You’ve built your reputation in some of South Florida’s most prestigious communities. What do clients value most when choosing where to call home? A: It’s honestly the people and where they feel most comfortable. People always ask us, “What’s the best community?” And we have to answer that there’s no one best community it’s what feels best to you and everyone is different. Some buyers prefer a larger more energetic community, and some might prefer smaller, more quiet and exclusive. Everyone prefers a different vibe and we don’t like to sell any one community or amenity. We like to present everything with our expert guidance and let our buyers choose what they love.

Q: What’s one misconception people have about buying or selling luxury real estate? A: “Luxury homes sell themselves.” In reality, even exceptional properties require strategic pricing, professional marketing, highend photography and video, targeted exposure, and an agent with relationships in the luxury market.

Q: What has kept the Andrew & Michael Leibowitz Team at the forefront of luxury real estate for three decades? A: Because we have been active in all of these communities since their inception and have remained a trusted presence for more than 30 years, we offer a depth of knowledge and market insight that only comes from decades of firsthand experience. Many of our clients return as their needs evolve, whether looking to move up, downsize within the same community or transition to a different country club or luxury community altogether. These lasting relationships have become the foundation for our business. Having navigated every stage of the luxury market, we understand its nuances, its cycles, and the unique considerations that come with buying and selling in Palm Beach’s premier communities. Above all, our reputation has been built on integrity, discretion, and an unwavering commitment to doing what’s in our clients’ best interests.

Q&A WITH

ROBERT FLOYD S A L E S A S S O C I AT E

A: There is a direct correlation between the time I dedicate to real estate and the results I achieve. Early in their careers, many agents—including me—become frustrated when they don’t know where the next deal will come from. Over time, I learned that the more time I spend studying listings, recent sales, and local and national trends, the more knowledgeable and confident I become. That preparation allows me to help clients understand current conditions, make educated decisions, and feel confident in their choices.

Q: How has your experience as a professional golfer shaped your approach to real estate? A: Professional golf gave me a strong competitive drive. I don’t like losing, but real estate has taught me to redefine what a loss means. A sale may fall through, a client’s offer may not be accepted, or I may not win a listing. While those moments are disappointing, I believe in getting back up and working harder. Often, that leads to finding a better home, negotiating a better price, or earning the next listing. Success isn’t about never failing; it’s about how quickly you recover and turn disappointment into opportunity.

Q: Why do South Florida’s golf and luxury communities continue to attract buyers? A: When I began in real estate nearly 25 years ago, I was still playing professional golf, so these communities were a natural fit. I knew the courses and understood the distinct character of each neighborhood. South Florida is arguably the winter golf capital of the world, with world-class options for every age, skill level, personality, and lifestyle. Palm Beach and Martin counties also offer exceptional beaches, weather, recreation, and culture. My role is to understand what each client values and use my experience to connect them with the right home and community.

Q: What has earned the loyalty of your repeat and referral clients? A: A referral or returning client is one of the greatest compliments a Realtor can receive. I’ve always tried to make clients feel as though they are my only client. I attend showings personally, remain available after closing, and help with renovations and vendor recommendations. I’ve even played golf with many clients. Those relationships often grow into friendships. When people know me personally, they understand my dedication and how deeply I care about their outcome.

Q: After more than two decades, what keeps you motivated?

YEARS OF EXCELLENCE

Q: You’ve spent more than 20 years helping clients navigate South Florida real estate. What has been your greatest lesson?

A: I genuinely love what I do, and my appreciation for real estate continues to grow. I enjoy discovering different homes, architectural approaches, and design styles. I also haven’t lost the competitive fire I had as a golfer. I continually study market trends, learn, and look for ways to offer clients something others may not. Aside from my family and children, real estate is my passion—and I don’t see that ever changing.

Q&A WITH

RYAN WATLEY O W N E R , WAT L E E C O N S T R U C T I O N , I N C

Q: When you founded Watlee more than 20 years ago, what did you believe the custom home experience was missing, and how has that original vision shaped the company you’ve built? A: Watlee was founded on the idea that the custom home experience was missing direct input from the buyer during the build process. That original vision established a company culture focused on uncompromising craftsmanship, devotion to architectural vision, and exceeding expectations by perfecting every detail.

Q: A home is both an expression of its time and a structure meant to endure for generations. How do you balance evolving ideas of luxury with the principles of timeless design and lasting craftsmanship? A: Evolving luxury is balanced with lasting design by drawing inspiration from architectural styles past and present, such as the timeless principles of Frank Lloyd Wright, while maintaining high standards of uncompromising craftsmanship across both modern and traditional builds.

Q: Watlee’s philosophy begins with the direct involvement of the homeowner. What have your clients taught you over the years about how people truly want to live? A: Clients want total transparency and real-time connection to their home’s creation. Standard blueprints capture square footage, but working hand-in-hand with homeowners reveals the daily routines that shape a home’s success—how a family navigates the kitchen on a busy morning, where they drop their keys, or how they like to entertain. Involving clients in early decisions, from structural blocking to exact outlet placement, ensures every detail is tailored to their lifestyle before walls are ever closed up.

52 | LuxuryHomeMagazine.com

Ultimately, our clients have taught us that true luxury is peace of mind—both in the clarity of the build process and in a finished home built around the way they live every day.

Q: South Florida’s landscape, climate, and lifestyle create a unique architectural character. How has building in this region influenced your understanding of what makes a home feel truly rooted in its surroundings? A: Building in South Florida requires designing homes that seamlessly merge indoor and outdoor spaces while standing up to intense sunlight, high humidity, and coastal weather conditions. The region’s unique environment drives an architectural approach that prioritizes natural light, climate-resilient materials, and open layouts that frame the surrounding tropical landscape.

Q: As you look ahead to Watlee’s next 20 years, what parts of the company’s legacy are most important to preserve, and where do you see the greatest opportunities for growth and innovation? A: Preserving a legacy means continuing to uphold a high standard of personal client collaboration, uncompromising craftsmanship, and hands-on site management. The greatest opportunities for growth lie in incorporating sustainable building technologies, smarthome automation, and energy-efficient design strategies that meet modern demands without sacrificing custom quality.

A: Over the years, I have learned that real luxury is about quality, craftsmanship, and how a material makes a space feel. The best materials are timeless, made well, age beautifully, and still look just as good years later. I have also learned that people notice quality, even if they cannot always explain it. The right materials make a space feel more custom, more valuable, and better built. That is the difference exceptional materials can make.

Q&A WITH

JULIE ROBERTS O W N E R , T H E PA L M B E A C H A R T C O L L E C T I O N

Q: Your career has been shaped by two seemingly different disciplines: the analytical world of finance and the intuitive world of art. Where do those perspectives intersect in the way you evaluate artists, guide collectors, and lead The Palm Beach Art Collection? A: Before starting The Palm Beach Art Collection, I spent many years as a financial executive at US Airways and later at Marriott. I also served on several boards, including those of two public companies, and provided strategic and financial consulting to several galleries, combining my business experience with my passion for art. What I do now as a gallery owner and artist draws on every skill I have developed throughout my career. I use my financial and consulting experience to run the gallery and to help organize, curate, and price art projects for collectors. I use technology to show collectors how art will look in their spaces, create AIgenerated concepts for commissions based on client input, and present options side by side—all of which help collectors make informed decisions. I also use technology for social media, which has become such an important part of how art is discovered, bought, and sold today. My art training and experience as a painter help me evaluate the technical abilities of artists who are interested in joining The Palm Beach Art Collection. I also rely on intuition and research to assess whether a new artist’s work will resonate with our collectors. None of these skills operates in isolation. They have become one integrated skill set, even though it took many years and several careers to develop it.

301.674.2671 www.ThePalmBeachArtCollection.com

54 | LuxuryHomeMagazine.com

Q: As younger collectors enter the market and digital platforms reshape how art is discovered, what do you hope remains deeply personal—or even wonderfully old-fashioned—about the experience of collecting? A: I love that technology has made art more accessible. Younger collectors can discover an artist on Instagram or through an online art marketplace, see how a piece might look in their home before purchasing it, and compare options side by side. I use these tools myself every day, and I believe they have genuinely opened the art world to an entirely new group of collectors. But I hope we never lose the personal dimension of buying art. Some of my best moments in this business come from simply sitting with a client, talking about what they are drawn to and why, and introducing them to artists whose work I think they will love. That kind of connection cannot truly be automated.

Q: What advice would you offer emerging artists who are hoping to partner with galleries like yours? A: I am fortunate to have many artists approach me about being represented by The Palm Beach Art Collection. Many are very talented but have not yet put in the time, work, or discipline required to meet enough of the criteria I consider when accepting artists for the website. My advice is to make a plan to “check all the boxes” over time, since most galleries will evaluate artists using similar criteria. I encourage many artists to stay in touch and approach me again when they are further along in their careers.

Q&A WITH

ROSS BALDWIN O W N E R , L U X U R Y S TA I R C A S E R A I L I N G S

A: My passion has always been creating architectural elements that leave a lasting impression. A staircase is more than a way to move between floors; it is often the centerpiece of a home or commercial space. Early in my career, I saw how exceptional craftsmanship and thoughtful design could transform a functional feature into art. When we founded Luxury Staircase Railings, our goal was to deliver custom work without compromising safety, quality, or aesthetics. Today, we create complete architectural experiences by combining innovative design, engineering precision, and skilled craftsmanship.

Q: Your services now include railings, exterior ironwork, architectural design, and renovations. What drove this expansion, and what projects best showcase your capabilities? A: The expansion happened naturally as clients asked us to do more. After completing a staircase, they often wanted matching glass railings, decorative ironwork, entry gates, balconies, structural steel, or remodeling services. We built an in-house team that could deliver a complete solution. Today, we manage luxury residential renovations and commercial developments, from planning and engineering through fabrication and installation. Whole-property transformations are especially rewarding because every custom element contributes to one cohesive architectural vision.

Q: How does your team turn a client’s initial idea into an installation that is visually striking, structurally sound, and built to last? A: Everything begins with listening. We learn how clients use their space and what they hope to achieve. Our architects and designers then develop concepts that balance beauty with practicality, while our engineers confirm structural requirements and building-code compliance. Detailed drawings and 3D visualizations help clients understand and refine the design before fabrication. During production and installation, our craftspeople closely monitor every measurement, weld, finish, and detail, creating work that performs safely and reliably for decades.

Q: How have 3D modeling, BIM methodology, and advanced fabrication techniques transformed your design process and client experience? A: These tools allow clients to visualize projects before construction and make informed design decisions. They also strengthen collaboration among architects, engineers, fabricators, and installers. By identifying challenges early, we can reduce delays, limit waste, and improve efficiency. Modern fabrication technology gives us exceptional precision, while traditional craftsmanship preserves the distinctive, handcrafted quality of our work.

Q: Looking back over the last two decades, what makes you proudest, and what is your vision for the company’s next chapter?

YEARS OF EXCELLENCE

20 +

Q: Luxury Staircase Railings is known for artistry, safety, and craftsmanship. What inspired you to enter this field, and how has your vision evolved?

A: I am proudest of the trust we have earned and the team we have built. Homeowners recommend us, architects return as partners, and talented craftspeople grow their careers with our company. Looking ahead, we will embrace new technologies, expand our design capabilities, and pursue increasingly ambitious projects. Our goal is to remain known for exceptional staircases while becoming a broader leader in architectural design, metal fabrication, and construction solutions. Above all, we will continue creating projects that unite beauty, function, safety, and lasting quality and give every client a finished space that feels distinctive, personal, and truly timeless.

Q&A WITH

BRAD & SHANNON BALL L U X U R Y R E A L E S TAT E A D V I S O R S

A: Integrity. Markets change, technology evolves, and trends come and go, but doing what’s right for your client never goes out of style. Too many agents tell clients what they want to hear instead of what they need to hear. We provide honest, expert advice—even when the conversation is difficult.

Q: How do you help clients find the right lifestyle?

We never base recommendations on earning a commission. What would we do if this were our own money or home?” Our goal isn’t one transaction; it’s a lifelong client relationship built on trust.

A: We begin with lifestyle—the house comes second. Luxury may mean keeping a boat behind the house, walking the beach each morning, joining a world-class golf community, or finding the right schools.

Q: What do today’s discerning Palm Beaches buyers and sellers value most compared with 20 years ago?

In the Palm Beaches, the community is often more important than the property. We help clients understand each area’s culture, amenities, social atmosphere, and financial commitments. Only after discovering where they want to live do we focus on what they want to live in.

A: Clients now expect a true advisor—not simply someone who opens doors or writes contracts. They want expertise across the entire real estate ecosystem, including construction, architectural design, market dynamics, law, financing, and title. Having renovated homes, built new construction, worked with designers, and collaborated closely with real estate attorneys, we provide insight beyond the transaction. Ultimately, clients value confidence in their representation: professionals who anticipate issues, offer clear guidance, and always act in their best interest.

Q: How has building your business as a husbandand-wife team shaped your clients’ experience? A: Our partnership is built on trust, communication, and putting people first. Clients benefit from two perspectives—Brad naturally connects with certain conversations and Shannon with others— helping everyone feel comfortable and understood. Many clients have become close friends with whom we’ve shared dinners, travel, and important milestones. Our licensed assistant, Vanessa Tarry, keeps every detail organized. Shannon leads many showings and daily client interactions, while Brad focuses on business development, negotiations, and new opportunities. Together, we provide three dedicated professionals delivering responsive, first-class service.

Q: Looking back, what legacy do you hope you’ve created for your clients and the market? A: We love what we do and expect to advise clients for as long as we can. But if we had to define our legacy, we hope people remember that Brad and Shannon Ball always did the right thing— even when no one was watching.

YEARS OF EXCELLENCE

20 +

Q: After more than two decades in luxury real estate, what has remained the foundation of your success as the market has evolved?

We don’t want to be remembered for the number or value of homes we sold. We want people to say, “If Brad and Shannon gave you their word, you could count on it.” If that’s our legacy, we’ll consider our careers a success.

A: Our partnership works because we genuinely complement one another. We each bring different strengths to the table, but we share the same values—integrity, responsiveness, and an unwavering commitment to our clients. There’s never any ego; it’s always about what’s best for the people we represent. Having two experienced professionals involved means our clients benefit from constant communication, broader market knowledge, and personalized attention throughout every step of the transaction. We truly believe that together we’re stronger than we are individually.

Q: You specialize in some of South Florida’s most sought-after luxury, golf, and waterfront communities. What continues to draw buyers to this market, and what trends are you seeing today? A: Palm Beach County continues to attract buyers because it offers an incredible lifestyle. World-class golf, beautiful waterfront properties, exceptional dining, private clubs, boating, and yearround sunshine create a combination that’s difficult to find anywhere else. We’re also seeing buyers prioritize lifestyle over square footage. They want wellness amenities, privacy, newer construction, lock-and-leave convenience, and communities that foster a sense of connection. Inventory in the luxury market remains limited in many of the most desirable neighborhoods, which continues to support strong demand.

Q: Luxury real estate is about much more than buying and selling homes. How do you create an experience that makes clients feel confident and cared for throughout the process? A: For us, luxury service is really about trust. Buying or selling a home is one of the biggest financial and emotional decisions someone can make, so communication is everything. We believe our clients should always know what’s happening, understand their options, and feel like they have trusted advisors guiding them—not salespeople. We anticipate needs before they arise, solve problems proactively, and remain accessible throughout the process. Our goal is that when the transaction is over, our clients feel they gained lifelong advisors and friends.

Q: In a business built on relationships, what is the most valuable lesson you’ve learned from your clients throughout your careers? A: We’ve learned that listening is far more important than talking. Every client has different priorities, motivations, and goals, and taking the time to truly understand those priorities allows us to provide better guidance and better results. We’ve also learned that trust is earned through consistency, honesty, and always doing what you say you’re going to do. Those relationships often extend well beyond the closing table, and that’s one of the most rewarding parts of what we do.

Q: As you look ahead, what excites you most about the future of your business and the evolving luxury real estate market in Palm Beach County? A: Palm Beach County continues to evolve in exciting ways. New private clubs, luxury developments, exceptional restaurants, and continued investment in the area are attracting buyers from around the world. We’re especially excited to continue growing our presence in the communities we know best while expanding relationships with both local and international clients. No matter how the market changes, there will always be demand for knowledgeable advisors who understand not only the real estate, but the lifestyle that comes with it. Being able to help people find that perfect fit is what continues to inspire us every day.

Q&A WITH

MARIUS FORTELNI DEVELOPER, FORTÉ LUXE

A: Real estate has always been part of my life. I grew up in Austria watching my mother develop properties, and from an early age she taught me that every great project begins with vision, perseverance and the willingness to take a calculated risk. That lesson has stayed with me throughout my career, from Europe and the Middle East to New York and South Florida. What continues to inspire me is the opportunity to create places that improve the way people live. Every property presents a new challenge, and I still enjoy imagining what something can become long before anyone else sees its potential.

Q: Your career has taken you from the New York metropolitan area, including Manhattan and the Hamptons, to South Florida. How have those distinct markets shaped your approach to luxury development? A: Every market has its own character, and I believe a successful developer has to respect that rather than force a formula. New York taught me the value of exceptional design, quality craftsmanship and maximizing every square foot. South Florida, on the other hand, is defined by its connection to the outdoors and the waterfront. Luxury here is about light, views and lifestyle as much as architecture. Those experiences came together at Forté Luxe, where we created homes that embrace the natural beauty of the site while delivering the level of quality and sophistication buyers expect from a luxury residence.

20 + Q: Forté Luxe reflects your passion for great architecture and unique real estate assets. How do your personal tastes and experiences influence the way you envision a project? A: I’ve always believed architecture should be beautiful, timeless and purposeful. It’s easy to create something different, but creating something that feels authentic and lasting requires balance and restraint. I become involved from the earliest stages of every project because I believe every decision matters, from how a building is positioned on the site to how natural light moves through a residence. At Forté Luxe, my goal was to create homes that feel elegant without being overstated and that allow the waterfront to remain the centerpiece of the experience.

Q: After four decades in the industry, what does Forté Luxe represent in your personal journey—and what do you hope it contributes to the future of luxury waterfront living in South Florida?

YEARS OF EXCELLENCE

Q: With more than 40 years of international experience in real estate development, construction, and finance, what first drew you to the industry—and what continues to inspire you today?

A: Forté Luxe represents the culmination of everything I’ve learned throughout my career. It combines an extraordinary waterfront setting with timeless architecture, thoughtful planning and an unwavering commitment to quality. I’ve been fortunate to work on projects around the world, yet opportunities to create something this distinctive are incredibly rare. My hope is that Forté Luxe will be remembered not simply as another luxury community, but as one that respected its surroundings, elevated waterfront living and demonstrated that boutique developments can create some of the most meaningful and enduring places to call home.

Q&A WITH

DONNA HUTCHINS S E N I O R D I R E C TO R O F S A L E S

A: One of the biggest lessons I’ve learned is that luxury real estate is really about people, not just properties. High-end transactions involve significant emotions, complex negotiations, and substantial financial decisions. My clients place an incredible amount of trust in me. My role is to stay calm when emotions run high, anticipate challenges before they become problems, and keep the transaction moving forward as smoothly as possible. If challenges arise, I handle the stress rather than transferring it to my clients. They’re busy and have entrusted me to handle the details, solve issues behind the scenes, and guide them with confidence. Every client has different goals, and taking the time to truly listen makes all the difference. Luxury buyers and sellers expect experience, discretion, and someone who can confidently navigate even the most complicated situations. At the end of the day, trust and long-term relationships are far more important than any single transaction.

Q: What do you believe has been the key to building lasting relationships with your clients throughout your career? A: Without question, it’s trust. My clients know I genuinely care about them and that my commitment doesn’t end at the closing table. I’m there long after the transaction is complete, whether they need advice, a recommendation, or simply someone they can count on. Being accessible has always been important to me. When my clients call, they get me—not an assistant or a call center. Real estate is one of the biggest financial and emotional decisions people make, and they deserve someone who is responsive, dependable, and invested in making the process as seamless as possible. Over the years, many of my clients have become close friends, and there’s no greater compliment than earning their trust and having them refer their family and friends to me.

20 + Q: Today’s luxury buyers and sellers have more information than ever before. What value does an experienced advisor bring that technology alone cannot replace? A: Technology has changed real estate and given buyers and sellers access to more information than ever before. I embrace it—AI, digital advertising, and social media are valuable tools that help me market properties and reach buyers. But technology can’t replace experience, relationships, market knowledge, and good judgment. I work personally with my buyers and sellers and understand property values beyond what you can find online. Through years of building relationships, I’m also often aware of off-market opportunities that may never be publicly listed. Strong negotiation comes from experience—understanding the dynamics of a deal, anticipating challenges, finding solutions, and protecting my client’s best interests. Technology is an incredible tool, but experience, knowledge, relationships, and personal interaction truly make the difference.

Q: Your career has spanned more than two decades across some of the country’s most competitive luxury markets. What has been the biggest lesson you’ve learned about serving high-end buyers and sellers?

Q: As you look ahead, what excites you most about the future of Jupiter’s luxury real estate market and your role in it? A: Jupiter continues to attract people from all over the country because of its incredible lifestyle, beautiful waterfront, world-class golf, and sense of community. It’s exciting to see the area continue to grow while still maintaining the charm that makes it so special. I’m looking forward to continuing to help buyers and sellers navigate this market and introducing more people to everything this amazing community has to offer.

Q&A WITH

ANNIE SANTULLI OWNER, ANNIE SANTULLI DESIGNS

A: My design philosophy has evolved over 20 years as I’ve grown, my clients’ lifestyles have changed, and the design world has evolved. But one principle remains at the center of everything I do: INTEGRITY. That integrity guides the relationships I build, the quality of materials I select, and the craftsmanship in the finished space. I never design just to follow a trend or create something that photographs beautifully. It has to be right for the client, the architecture, and how the space will be lived in. Design trends change, styles evolve, and every client has a different vision, but integrity is something I will never compromise.

Q: When beginning a project, how do you uncover what a client truly wants, especially when they may not yet have the language or references to articulate it? A: I start by really getting to know my clients - not just their vision for their home, but how they live and what they love. This often means connecting on a deeper, personal level. Early in the process, I encourage clients to set up Pinterest pages and other digital folders filled with anything that catches their eye, as well as items they definitely don’t like. Sometimes, discovering what they don’t want is as revealing as what they love. These choices tell me a lot about their personality and aesthetic. From there, I identify common threads and introduce new ideas to expand and refine their vision.

Q: How have tools such as 3D renderings changed your creative process and the way you collaborate with clients before construction begins? A: 3D renderings allow clients to experience a space before it exists, which can be difficult when looking at floor plans and samples. They let us experiment with scale, materials, lighting, and architectural details to see how things work together. We can make adjustments early, when changes are easier than during construction.

Q: You work across traditional, transitional, contemporary, modern, and eclectic styles. How do you ensure your own creative point of view comes through while still making each interior feel unmistakably personal to the client? A: To me, great design is never about making every project look like it bears my signature. It is about discovering what makes each client unique and guiding them toward a space that feels genuinely their own. Part of my role is to expose clients to fixtures, materials, artwork, and ideas they haven’t considered. I love seeing a client get excited about a unique piece or unexpected combination and gain the confidence to make a selection that feels personal and original. It’s within that collaborative process that my creative perspective shines. I offer my experience and vision to reveal possibilities clients might not see, but I always protect their voice. My aim is to enrich and elevate their personal style, designing a home that is unmistakably theirs.

Q: After more than 20 years designing homes from Palm Beach to the Hamptons, how has your design philosophy evolved and what principles have remained consistent?

Q: What is one lesson experience has taught you that you wish you had known at the beginning of your career? A: One of the biggest lessons I’ve learned is that inspiration can come from anywhere, and often, it comes from my clients. Each person has their own perspective, background, and way of seeing things, and I find that incredibly inspiring. That is why I have chosen to keep Annie Santulli Designs a boutique firm. I want to be personally involved with my clients and truly understand them. The closer I am to the people I design for, the more I learn from them, and the more inspired I become. I believe that exchange is what makes each project feel fresh, personal, and entirely unique.

Q&A WITH

MARTHA W. JOLICOEUR, PA E Q U E S T R I A N H O M E S & E S TAT E S O F D I S T I N C T I O N

A: There are two. Read the contract, and there are no short cuts. It’s also important to let people make transactions on their own time frame, especially when people are buying. If you push a deal, it might come back to bite you.

Q: How has Wellington evolved since you first began representing clients here? A: The biggest evolution is that people in the equestrian industry want to own property in Wellington. The competition showgrounds used to be leased, but once they were purchased and people knew that the horse show was here permanently, it changed the perspective. People bought farms and homes and now come for long stretches of time.

Q: Your career has spanned both international show jumping and luxury real estate. How has your experience as a competitor shaped the way you serve your clients? A: I’m at a point now where I was a competitive equestrian for as long as I have been a realtor. When I was riding, I was taught to keep putting in the work and to never give up. You can fall off one day and win the next. The same principles apply to real estate. I’ve watched deals that might be going south completely turn around. Perseverance pays off.

Q: What do you believe has been the key to building lasting relationships in such a close knit community? A: Having a reputation for honesty, integrity, and knowing the market. Many of my clients are repeat customers because they had a good experience.

I also genuinely like what I do. People ask me if I miss riding, but I find what I do now to be very rewarding. I enjoy helping sellers by making sure their listings are well-promoted and I also get so much joy out of helping buyers find the ideal property that truly suits their lifestyle.

Q: When you look back on your career, what accomplishment are you most proud of? A: I’m so grateful for my support group. Not only the people who work with me day to day but also the attorneys and contractors and other resources. Having a safety net of good people that you can lean on is very helpful, especially when navigating closings. The team around you is so important.

Q: What continues to inspire you after more than two decades in the business?

Q: Looking back on more than 20 years in equestrian real estate, what’s the biggest lesson you’ve learned?

A: I’m most grateful for the people real estate has brought into my life. Many began as clients and became friends long after the closing. Those relationships have also taken me to places I may never have experienced otherwise. I enjoy supporting new agents, learning from their different approaches, and connecting with fellow Realtors who share the same genuine love for what we do.

Q&A WITH

CAROL A. SOLLAK, P.A. P R I VAT E O F F I C E A D V I S O R

Q: What’s the biggest lesson you’ve learned in more than 25 years of luxury real estate? A: The biggest lesson I’ve learned is that real estate is really about relationships. Market knowledge and negotiation are important, but trust, discretion, and truly listening to your clients are what matter most. Many of my clients have become longtime friends, and those relationships mean more to me than any single transaction.

Q: How has Wellington’s equestrian market changed the most since you started?

Q: What do today’s luxury buyers value that they didn’t 25 years ago?

A: Wellington has grown from a seasonal equestrian destination into an international community where people want to spend more and more of their time. The level of competition, the quality of the properties, and the amenities have all changed tremendously. Buyers are not just looking for a home or a farm anymore. They are looking for a complete lifestyle that offers convenience, privacy, and access to the very best of the equestrian world. I’m especially excited about all of the new development happening in Wellington, from beautiful new homes and state of the art farms to the incredible new amenities that will continue to elevate the community.

A: Today’s buyers value their time more than ever. They want homes that are beautiful, but they also want them to be comfortable, functional, private, and easy to maintain. In Wellington, location is especially important. Buyers want to be close to the equestrian venues and have spaces where they can work, entertain, relax, and spend time with family.

Q: What has been the key to staying at the top of your profession for so many years? A: The key has been consistency. I’ve always believed in being prepared, responsive, honest, and fully committed to every client. I show up, stay available, and give each person my full attention. I also never take success for granted. The market is always changing, so staying at the top means continuing to learn, adapt, and work with the same energy and attention to detail that I had when I first started.

Q: When you look back on your career, what are you most proud of? A: I’m most proud of the relationships I’ve built and the trust my clients have placed in me. It means so much when someone comes back years later, refers a friend or family member, or asks me to help the next generation. Of course, I’m proud of the sales and milestones, but the relationships are what have made my career truly rewarding.

Q&A WITH

MADISON COLLUM G L O B A L R E A L E S TAT E A D V I S O R

A: I think that knowing what the area was, and what it is becoming helps me advise my clients to determine value and sustainability. I know which projects and communities have thrived, and which areas still have room for growth. I have an intimate understanding of the area, how each community lives, and have watched them grow over my 23 years in this industry.

Q: What trends are you seeing among today’s luxury buyers that would have surprised you five years ago? A: The buyers are younger. Pre-COVID we were very much a resort market. Now we are a year round destination. The influx of companies that have moved, and are moving, to Palm Beach County has changed the economic demographic significantly. They have brought with them high income earners that are young and have children. It has stabilized our market and I do not foresee that changing any time soon.

Q: What role does storytelling play in successfully marketing a luxury home? A: Each home has its own story, and many in the ultra luxury space are one of a kind. For custom homes, there is usually a reason they built and designed the home they way they did; to accentuate a certain lifestyle, for entertaining, the view, access to water or golf, etc. When a prospective buyer understands that, they may see the house and property differently.

Q: What has been the most valuable lesson you’ve learned throughout your real estate career? A: Reputation is everything. Not only from a client perspective, but also within the agent community. I’ve won bidding wars, negotiated better deals, and kept deals together because the other agent has confidence in me that I’ll do everything I can to get the transaction to the finish line, and I don’t play games. For me, the transaction isn’t about me, but about my clients and meeting their goals and expectations.

Q: If you could give one piece of advice to someone preparing to buy or sell a luxury property, what would it be? A: Find an agent that you feel comfortable ‘partnering’ with. Regardless if you are buying or selling, you will likely be speaking and working with this person for weeks to months. Make sure you enjoy speaking with them, trust them, and don’t cringe every time their name pops up on your phone. This is a partnership in my eyes. Let’s work as a team to get it done.

Q: How do you stay ahead in an industry that’s constantly evolving while maintaining a highly personal approach to client service? A: Communication is key, and I ask how involved they would like to be and how would they like to communicate. Phone call, text, email, or handle everything and just tell me where to show up to sign the closing statement. Some clients want the executive summary, and others want to know every detail, but the most frequent complaint about agents is lack of communication. We all have room for growth, and I try to make sure my clients are educated in the process, what happens next, updating them in real time with showing requests, feedback, and progress on the transaction. My goal is to make this process as stress free as possible, and by doing so, making sure the client is comfortable and knowledgeable throughout the transaction... if that’s what they want.

Q&A WITH

MARIE ROSNER B R O K E R A S S O C I AT E

Q: You work in luxury real estate without ever making it feel stiff or self-important. How do humor, warmth and a little irreverence help you create a better experience for your clients? A: Real estate involves significant financial decisions and often a great deal of emotion, but the experience should still be enjoyable. Throughout my career, I’ve had the privilege of working with highnet-worth individuals, CEOs, professional sports team owners, musicians and professional athletes. Regardless of someone’s accomplishments or position, authenticity matters. Warmth and humor create trust, allowing clients to relax, communicate openly and make confident decisions.

Q: You always begin by listening. After decades in real estate, what have you learned to hear beneath the words—particularly when clients haven’t yet discovered what they truly want? A: Clients often begin with a list of what they believe they want—a certain location, architectural style or number of bedrooms. Experience has taught me to listen beyond that list. I want to understand how they live, what matters to them and what makes a property feel right. Sometimes the home they ultimately choose is quite different from what they originally envisioned. Listening carefully allows me to recognize possibilities they may not yet see themselves.

Q: Jupiter Inlet Colony is an intimate community with a character all its own. What makes it so special, and what does someone need to understand before they can genuinely appreciate life there? A: Jupiter Inlet Colony is truly unique. Its extraordinary setting, privacy and natural beauty are certainly part of its appeal, but what distinguishes it most is its genuine sense of community. Neighbors know one another and look out for each other. There is an understated elegance and authenticity here that has become increasingly rare in South Florida. It is a place you really need to experience to understand why people become so attached to it.

Q: Your network extends far beyond real estate—from construction and design to entertainment, retail and local government. How do those relationships allow you to offer clients a level of service that goes well beyond a transaction? A: After decades in this area, the relationships I have built are among my greatest professional resources. My network crosses many worlds—from business and construction to design, entertainment, professional sports and local government. Whether a client needs a builder, designer, attorney, service professional or simply the right introduction, I can usually connect them with someone I know and trust. These relationships allow me to anticipate needs, solve problems efficiently and provide discreet, highly personalized service well beyond the transaction.

Q: You’ve built a serious career without taking yourself too seriously. What is one wonderfully quirky or unexpected moment from your years in real estate that still makes you laugh? A: There have been many. Working with accomplished people has taught me something important: no matter how sophisticated the property, client or transaction, we are all human—and something unexpected can always happen. Maintaining perspective and a sense of humor is invaluable. Some of my strongest client relationships and lasting friendships have developed through those unexpected moments when the best response was simply to laugh together.

Q&A WITH

DANA PEARSALL G E N E R A L C O N T R A C T O R / D E S I G N E R / R E A LT O R

Q: How does your dual expertise in design and construction set your firm apart? A: Every project begins with a vision for how I want the home to look, feel, and function. From there, every design decision is made to support that vision. Years in construction have taught me how to bring those ideas to life, while more than 30 years in luxury real estate keeps me focused on creating homes that are not only beautiful to live in today, but enduring in value tomorrow.

Q: How does your boutique approach influence every stage of the client journey? A: Being a boutique firm allows us to stay personally involved from the first conversation through the final walk-through. We intentionally take on fewer projects so every project receives the attention it deserves. Although I have a project manager, I stay personally connected to every project and spend a great deal of time on-site. It’s important to me that every detail reflects the vision we set from the very beginning.

Q: What defines luxury for today’s homeowners? A: To me, luxury comes down to two things: how a home feels and how it works. When every detail has been thoughtfully considered, people may not notice why they feel comfortable—they just know that they do. Natural light, bringing the outdoors in, and the way a home flows all contribute to that feeling. That’s the kind of luxury I strive to create.

“

Luxury isn’t about adding more. It’s about knowing when you’ve done enough.

Q: What do you believe sets an exceptional luxury builder apart? A: An exceptional luxury builder is always thinking several steps ahead. Every decision should support the next one, resulting in a home that feels effortless, cohesive, and beautifully resolved. That doesn’t happen because of one or two dramatic features—it comes from hundreds of well-considered decisions working together toward the same vision.

Q: What has been the biggest lesson you’ve learned from building homes at the highest level? A: The biggest lesson I’ve learned is that great design isn’t about adding more. It’s about knowing when you’ve done enough. Restraint is one of the hardest disciplines in design because every element should have a purpose and contribute to the home as a whole. In the end, the homes that leave the greatest impression are often the ones that say the least.

Q&A WITH

LORI McALEAR B R O K E R , A S S O C I AT E

Q: How do you help clients determine which private club community best fits their lifestyle—not just their wish list?

Q: Having worked alongside builders and developers, what details do you notice in a home that others may overlook?

A: Every private club has its own personality, and that’s something you won’t find in an amenities brochure. After decades in Palm Beach County, I understand the nuances of these communities— from golf and boating to dining, wellness, social culture and privacy. I spend time understanding how my clients actually want to live, then guide them toward the home and community where they’ll truly feel they belong.

A: I tend to look beyond finishes. I notice architectural flow, construction quality, lot orientation, natural light, privacy and the elements that influence future marketability. Just as importantly, I see potential—what could be enhanced, reimagined or positioned differently to increase appeal and value. That perspective helps my buyers make more informed decisions and my sellers maximize the value of their property.

Q: With your background in advertising and marketing, how has storytelling become an essential part of selling luxury homes?

Q: After decades in Palm Beach County, what continues to excite you about this market?

A: My career began in executive marketing, developing strategies for global brands and later marketing thousands of homes for South Florida developers. That experience shapes how I represent properties today. I don’t simply market a luxury home—I position it. Every property has a story, a specific buyer and a reason it should stand apart. My job is to identify that distinction, create desire around it and strategically bring it to the right audience.

“

A: I’ve watched Palm Beach County evolve into one of the country’s most desirable luxury markets, yet what makes it extraordinary has remained remarkably consistent: exceptional communities, waterfront living, world-class private clubs and an unmatched quality of life. What still excites me is using decades of local knowledge to uncover opportunities and provide the perspective clients simply can’t get from an online search.

WHERE THE WILD THINGS ARE

The Case for Letting Timeless Animal Motifs Roam in Every Home By Monica Dao

F

or centuries, animal print has stood as a sartorial and stylistic symbol of boldness. When 18th-century explorers returned to Europe with exotic animal furs in tow, they ushered in an era where animal motifs became synonymous with nobility and worldly refinement.

GIL WALSH INTERIORS | PHOTO BY NICK SARGENT

Christian Dior said it best, “To wear leopard print you must have a kind of femininity which is a little bit sophisticated, if you are fair and sweet, don’t wear it.” This is a sentiment that echoes in today’s interiors. For those daring to make a confident statement, animal prints—think leopard spots, antelope speckles or peacock plumage—add layers of drama and depth. Even a hint of wildlife can add exotic flair without overpowering an entire space.

GIL WALSH INTERIORS | PHOTO BY NICK SARGENT

For example, a well-placed zebra print pillow against a monochromatic backdrop introduces an organic and dramatic focus to a room. Rather than viewing animal print as a competing element, consider this question: what if animal print was treated as a neutral? When smartly placed and used in a muted colorway, it can become less of a pattern and more of a foundational texture. In Florida, where animal motifs have defined our subtropical landscape, they easily create a visual continuum with the outside.

Incorporating natural elements like rattan or bamboo seamlessly complement animal accents. These timeless patterns mix well with traditional, transitional or even ultra-modern visions. As Liz Levin of LL Design House explains, “I love weaving animal print throughout a space— whether it’s wallpaper, an upholstery moment or a stair runner—rather than having one favorite application. You must exercise restraint and edit intentionally to keep it sophisticated. It’s a motif I keep coming back to because it comes from nature, making it timeless. I find it to be a grounding element that also adds a bit of playfulness to the right space.” Animal prints serve as a subconscious reminder that in nature, each living being is born with its own unique patterns—just like no two human fingerprints are the same. Ultimately, that’s the overarching theme that every homeowner strives for, one that speaks to their own unique spirit and their singular joie de vivre.

THE PINNACLE OF COASTAL LIVING

N

estled along Jupiter Island’s most coveted stretch of coastline, Tranquility is a waterfront estate where contemporary architecture meets the quiet beauty of Florida’s natural landscape. Positioned off a private lane in one of the nation’s most exclusive enclaves, this newly completed residence is thoughtfully designed to embrace privacy, security, and connection to the water.

An Extraordinary Waterfront Setting + Private Beach

Set on 1.41 acres with 180 feet of Intracoastal frontage, the property offers sweeping blue-water views from nearly every room. The Brazilian Ipe dock extends into the water beside a thriving natural coral reef, creating a vibrant habitat for marine life right in the back yard. A private pathway also provides direct access to a secluded Atlantic beach, where sea turtles nest and humpback whales can often be spotted migrating offshore during the winter months.

Superyacht Accommodations

The grandfathered deepwater dock comfortably accommodates a superyacht up to 160 feet—a luxury amenity available to only a select number of waterfront estates in South Florida. No fixed bridges separate this estate from the open waters of the Atlantic ocean just 3.44NM away.

Designed for Indoor-Outdoor Living

Majestic banyan trees accented with colorful orchids lend a timeless character to the property, while a serene Balinese-inspired Zen garden welcomes residents and guests into an environment that feels worlds away from everyday life.

The collaborative vision of Affinity Architects, The Decorators Unlimited, and Parker-Yannette Design Group dissolves boundaries between indoors and out. Retractable walls of glass frame uninterrupted water views while filling the home with natural light and coastal breezes. Outside, resort-inspired amenities— including heated/chilled pool, oversized spa, fire, and water features—create an atmosphere equally suited for entertaining or quiet relaxation.

LOVE SHACK, BABY!

Amanda Lindroth’s Bungalow Revival is Where It’s At By Lauren Wicks | Photography by Dylan Chandler

I

t’s always meaningful when a designer is asked by a beloved friend to design their home. It means even more when the home itself already has a place in the creative’s heart.

That was the case when Amanda Lindroth took on this Gulf Stream cottage. Located on the site of the namesake school where Lindroth attended for nine years, the location’s serendipity and sentimentality added layers of excitement and nostalgia. Lindroth’s dear friend had purchased the house online and already had a vision before stepping inside. She coined it the “Love Shack” because of its quirkiness and coziness. The moniker proved a launchpad for Lindroth and her team who worked on imbuing a playful and laidback air. They were inspired by the Bahamian houses Lindroth has created across the Abacos, Eleuthera, and beyond versus the more proper American coastal homes.

LuxuryHomeMagazine.com | 91

“The client said, ‘I just really want it to be happy and light-hearted— It’s a beach house, not a palace or a mansion.’” says Lindroth. “I took her at face value, and she got herself a pink and green, silly, happy place in most of the house, plus a couple of rooms that have the gravitas needed for someone of her stature, because she’s a very proper person.” The design process for Lindroth always begins the same: Circulating a lot of beautiful imagery to gauge client response. Lindroth and her team “permanently scour Pinterest” to find images that will help create a home’s design story and educate them on the client’s true design sensibilities. Lindroth also has plenty of conversations before a single design element is selected to ensure that she’s figured out the client’s personality, lifestyle, and interests. Thankfully, in this case, Lindroth had decades of friendship to go off of and knew that her friend’s desire was to trade the Big Apple (and big winters) for a lower-key, but equally vibrant new chapter in South Florida. Lindroth’s team began by painting the floors—even painting a “runner” up the stairwell—and swathing the entry and living room in a watermelon pink. However, one of the less-than-endearing aspects of the home was the layout of the common areas, and Lindroth turned the original living space into the dining area and the entry hall into the living room to ensure important gathering spaces had copious natural light. The living and dining rooms highlight the client’s New York and South Florida lifestyles, blending items collected in the client’s former

home that she couldn’t bear to part with local Palm Beach finds and quintessentially Lindroth elements. The client’s beloved custom sofa upholstered with a giant ikat print from Quadrille anchors the living room along with matching stools and her beloved coffee table. The dining room’s beautiful antique breakfront was brought from New York. Lindroth cleverly skirted it in Quadrille’s Chantilly Stripe to cover up AV equipment while matching the walls and dining chairs. The table is adorned with papier-mâche flora and fauna from Casa Gusto, which also fills the China cabinet.

While the two boys’ bedrooms play up to color, pattern, and whimsy, the home’s family room offers a more neutral palette with pops of yellow, the client’s favorite color. There’s still plenty of richness and texture in this space, and one of Lindroth’s all-time favorite

The outdoor space was “a game of inches,” according to Lindroth, as there was no other yard or patio area to work with. That meant it had to serve as an outdoor dining room, seating area, and pool lounge space while still allowing people to move comfortably between furnishings. Lindroth brought a sense of tropical frivolity to the outdoor room with seating by O’Brien Ironworks and a custom awning that makes every day look like an excuse for a poolside cocktail party. Lindroth featured her friend’s Gulf Stream chapter in her newest book, Island Dreaming, published by Vendome Press. “It’s nice to have a client who knows what they want, and that’s my friend exactly.” And a Love Shack is exactly how to begin a new island—or peninsula— chapter.

Q&A WITH

THE MATT & NICK TEAM S E R H A N T PA L M B E A C H F O U N D I N G A G E N T S

10 OVER 10

Q: With more than 30 years of combined experience and $1.6 billion in closed sales, what distinguishes the Matt & Nick Team? A: We deliver immediate value. Our command of local inventory, access to opportunities beyond the public market, and ability to solve complex problems allow clients to move with confidence. SERHANT.’s global network, media reach, and marketing platform amplify our local relationships and outreach. Exceptional marketing creates interest; exceptional brokers convert that interest through strategy, judgment, and execution.

Q: What does “white glove service” look like from day one through closing? A: It begins with listening, understanding the client’s goals, and building a tailored strategy. From private showings and property preparation to marketing, inspections, negotiations, and closing, we anticipate needs and manage every detail. Clients always know what is happening, what comes next, and that we are accessible. Our role is to protect their interests, remove friction, and make even the most complex transaction feel seamless and discreet.

Q: Is there a client story that reminds you why you love what you do? A: During the COVID lockdown, we answered a call from a London number while floating in our pools. The caller wanted a $6,500 rental for his parents, who hoped to leave Canada for South Florida. Border closures ended those plans, but we stayed connected and continued providing value. Two years later, we sourced and sold him a private listing in Boca Raton’s The Sanctuary for $14 million. It affirmed our belief that every client and conversation matters, regardless of price point or where the relationship begins.

Q: What principle will you never compromise, regardless of market conditions? A: Sound business judgment. We assess every opportunity through the lens of value, risk, and long term financial positioning. In 12 years, we have never resold a home that a client originally purchased through us at a loss. We would rather recommend walking away or lose a transaction than endorse a decision we do not believe serves the client. Our responsibility is to protect their interests, not simply close a deal.

Q: What distinct strength does each of you bring to the partnership? A: Nick drives business development, marketing, positioning, and early client strategy. He creates momentum and develops the opportunity. Once a contract is signed, Matt leads negotiations, due diligence, problem solving, and closing, earning the nickname “Moser the Closer.” The division is natural and complementary. Nick creates the opportunity; Matt protects it and carries it across the finish line.

Q&A WITH

LISA WENNICK D I R E C T O R O F L U X U R Y S A L E S | B R O K E R A S S O C I AT E

A: A beautiful property is easy to admire. A “home” can be harder to find. I could present the view, the address, the finishes, but none of it holds unless the client can picture their own life unfolding within it. A home behaves differently the moment it holds a life rather than a floor plan, so I spend time understanding the people who will live in them. A true home is the one that enriches your lifestyle.

Q: What does genuine luxury mean to you—and how do you recognize it in a home? A: Genuine luxury is quiet. It is the light in a room in the late afternoon, the weight of a well made door, the sense that everything was considered and nothing overdone. For me, it lives as much in location and proximity as in the property itself; where a home sits can be one of its greatest luxuries. Beyond that, I look at the proportion of the rooms, the flow from one space to the next, and the quality of finishings and offerings. There is a warmth and soul, that’s what makes you want to stay.

Q: How do you understand what clients need and translate it into the right opportunity, intuition? A: I’m not sure it’s intuition so much as noticing, listening and understanding our market. As far as buyers, some don’t have clear ideas and I give them time to share it all, then distill it into real possibilities. I’ll often introduce locations or data they hadn’t considered, because part of my role is showing them what they can’t yet see. Other clients know exactly what they want, and it simply isn’t available. This is where professional relationships matter most. A trusted colleague may have something off-market or coming soon that is just right.

“

Q: How do you nurture long-term client relationships, and what do family referrals mean to you?

10 OVER 10

Q: After a decade in real estate, what distinguishes a beautiful property from a true home?

A: The majority of my business comes through referrals from past clients and colleagues. I’ve been entrusted with many of their friends and family members, nothing has been more meaningful. Working with and getting to know these clients has been incredibly gratifying. It is a thrill to share a lifestyle I love and am always happy to return to after finding inspiration in other beautiful parts of the world. Florida and Palm Beach County offer so much beyond its beaches; when the season begins, I love reconnecting in person through some of our exciting local events, charities and places like Glazer Hall and The Norton Museum.

Q: How has living abroad shaped your understanding of elegance, culture and home? A: Tokyo expanded how I interpret elegance, in simplicity and of course in the details. So much of the beauty there is in the precision, the refined presentation, and in what is left out. A single branch, an empty corner, space treated as valuable on its own. That aesthetic shaped the way I arrange flowers to this day, something I have always loved. London and Europe, rich in history and tradition, was a 180 degree turn; collected and curated layers and rooms that feel better for having been lived in over time, the same abundance I love in an English garden. Between them, I let go of the idea that there is one correct version of a beautiful home. What doesn’t change from place to place is the meaning of it. Home is wherever a person feels both comfortable and inspired, and for me, that always includes fresh flowers and a garden to wander.

A true home is the one that enriches your lifestyle.

Q&A WITH

BRIDGETTE CAPORASO F O U N D E R & P R I N C I PA L D E S I G N E R , SKETCH.A DESIGN STUDIO

A: I started in kitchen and bath design, which forced me to get precise: technical drawing, space planning, construction documentation. There’s no room for guesswork when building custom cabinetry. That early discipline still shapes everything I do. Beautiful design isn’t just a feeling, it’s the result of real technical rigor behind the scenes. When I moved into full-scope interior design, I made sure that same precision carried through every room.

Q: Luxury design has evolved dramatically over the last ten years. What do today’s homeowners value most that they didn’t a decade ago? A: Homeowners today want guidance, not just decoration. They look to us to navigate a vast landscape of design and construction decisions, and value a firm tuned in to what actually matters, not just what’s trending. I also see clients pushing back on predictable choices. On a recent condo near The Boca Raton’s Beach Club, our clients could have gone the expected all-white, sandy beach-house route. Instead, they wanted sophistication, so we leaned into darker finishes that gave the space a more elevated, hotel-suite feel. That willingness to move away from the obvious is something I’m seeing more and more.

Q: Your background spans both interior design and construction. How has that unique perspective changed the way you approach creating a home from the ground up? A: That’s the foundation of SKETCH.a design studio was built on. I began in the kitchen and bath, learning custom cabinetry and millwork at a technical level most interior designers never touch. As open-concept floor plans became the norm, I watched clients struggle to carry that same attention to detail into the rest of their home. So I built SKETCH to close that gap: a firm that treats an entire home with the precision most designers reserve for a kitchen. That shows up on every project, from cabinetry details to full architectural collaboration on ground-up builds.

Q: Many designers are known for a particular aesthetic, but your work is rooted in creating homes that feel timeless. How do you strike the balance between current trends and lasting design?

10 OVER 10

Q: You’ve spent more than a decade in the design industry. Looking back, what’s one lesson you learned early on that still shapes every project you take on today?

A: I believe great design begins with intention, not trend-chasing. On our Le Lac new-build in Boca Raton, I avoided the expected look. With so many new residents moving here, I wanted the home to feel intentional, so we leaned into a modern Tudor-style architecture, at home in Sun Valley as much as South Florida. It still had to work for everyday living, with details like plaster barrel ceilings and sculptural, comfortable seating. That’s the balance: materials with real presence, grounded in how a family lives, not what’s popular this season.

Q: After more than ten years in business, what continues to inspire you, and what excites you most about the next chapter for SKETCH? A: Craftsmanship itself keeps me inspired: the artisans and fabricators who bring every design to life. That’s why I founded The Wood Lab, a bespoke millwork and furniture studio, and why I’m building out Raven & Ooak, a retail concept and showroom still in development. SKETCH, The Wood Lab, and Raven & Ooak together form a vertically integrated ecosystem, with design, fabrication, and retail all under one roof. I’m also proud to serve as Membership Chair for the NKBA’s Treasure Coast Chapter, since mentoring the next generation, especially women, matters as much to me as any project. That’s what excites me most.

Q&A WITH

SHARON LOAYZA, PA R E A LT O R A S S O C I AT E

10 OVER 10

Q: Luxury isn’t just about price—it’s about lifestyle. How do you help clients find a property that truly fits the way they live? A: Every client is different, and every search is a unique experience. For some, luxury means waterfront living with breathtaking views. For others, it’s a world-class equestrian facility, privacy, or being close to family and the activities they love. I always ask my clients what makes them happy, where they see themselves, and what is motivating their purchase or investment. Those conversations help me understand how they live, what they value, and what they envision for the future. Once I understand their lifestyle, I can help them find a property that truly feels like home—not just a beautiful house.

Q: Equestrian real estate is a world of its own. What should buyers look for beyond the home itself when choosing the right property? A: The home is only one piece of the equation. Buyers should carefully evaluate the quality of the barns, footing, drainage, paddocks, riding arenas, and the overall functionality of the property for both horses and riders. Location is equally important, especially proximity to competition venues, veterinary services, and training facilities. A well-designed equestrian property should support the owner’s goals while providing comfort, efficiency, and safety for both horses and riders.

Q: Over the years, what has remained the most important part of earning your clients’ trust? A: Honesty, communication, and consistency have always been the foundation of my business. I believe trust is earned by putting my clients’ interests first, keeping them informed, and being available whenever they need guidance. One promise I have always made to myself is that I will never encourage a client to invest in a property that I would not invest in myself. Buying or selling a home is one of the biggest decisions people make, and I want every client to know they have an advisor they can trust long after the transaction is complete.

Q: How has being bilingual influenced the relationships you’ve built over the years? A: Being bilingual has allowed me to connect with clients on a deeper level by communicating in the language they’re most comfortable with. It builds trust, eliminates misunderstandings, and creates stronger relationships. More importantly, it allows me to serve a diverse community with confidence, understanding, and genuine care.

Q: Looking back, what life lesson has had the greatest impact on your career? A: I started my career as a young mother of two, and my children became my greatest motivation. I wanted them to have the same quality of life I had growing up—and even better. I came to this country with big dreams, worked hard, started from scratch, and never gave up. Every challenge was a lesson, and every success reminded me to stay humble and grateful. That journey shaped not only my career but also the way I serve my clients. I believe every client deserves honesty, respect, and exceptional service, regardless of the size of the transaction. When you genuinely care about people and consistently do the right thing, trust follows—and that has been the foundation of my career.

STEPHEN PETRUCCI OWNER, BELLA HOMES

A: From day one, the goal has been to build homes that combine exceptional quality, thoughtful design, and long-term value. We’ve focused on creating homes in some of South Florida’s most desirable communities while never losing sight of our commitment to craftsmanship and our customers. That consistency has allowed us to grow while earning the trust of homeowners throughout the region.

Q: Bella Homes has become known for blending luxury with sustainability. Why has that been such an important part of your philosophy? A: We believe luxury and sustainability should go hand in hand. By incorporating Florida Green building practices, energy-efficient technologies, and environmentally conscious materials, we’re able to create homes that are beautiful, comfortable, and cost-effective to own. It’s about building for today while thinking about tomorrow.

Q: What makes Bella Homes different from other builders in the South Florida market? A: We’re a full-service builder with a passion for innovation. Every home is designed with contemporary architecture, high-quality materials, and functional living in mind. We also embrace technology and eco-friendly solutions that enhance the homeowner’s experience while reducing environmental impact. It’s that balance of elegance, performance, and sustainability that defines our brand.

Q: As someone who lives and builds in South Florida, how does the region influence your approach to design?

10 OVER 10

Q: You founded Bella Homes in 2014, and the company has delivered more than 2,300 homes. Looking back, what has been the driving force behind that growth?

A: South Florida has a unique lifestyle that’s centered around the outdoors, natural light, and coastal living. We design homes that embrace those elements while delivering sophisticated interiors and functional spaces that fit the way people live today. Every project reflects our appreciation for the area’s vibrant communities and distinctive character.

Q: Bella Homes emphasizes that a home is a form of self-expression. What does that mean to you? A: A home should reflect the people who live in it. Our mission is to create residences that combine timeless architecture, precision craftsmanship, and personalized design so homeowners feel connected to their space. Whether it’s the finishes, technology, or overall layout, every detail should contribute to a home that’s as unique as its owner.

Q: As Bella Homes continues to grow, what remains your top priority? A: Our priority is staying true to the values the company was built on—quality, innovation, sustainability, and customer satisfaction. We want every Bella home to stand as an example of thoughtful design and exceptional craftsmanship while continuing to build communities that families are proud to call home.

Q&A WITH

CAROLINA BUIA BAREFOOT & LAURA GAMBINO LUXURY PROPERTY SPECIALISTS

With a decade of working together, Carolina Buia Barefoot and Laura Gambino of the CL Team have closed deals in four South Florida counties, worked with a multitude of fascinating buyers and sellers, and even delved into land and commercial transactions. This duo, born a few months apart, share a personal and professional history built on loyalty, trust and integrity. Those values are the threads that hold together their long-standing relationships.

Q: Laura, how did you get your start in real estate? A: I earned a paralegal certification as a minor in college and, after graduating, I joined a real estate law firm to determine whether pursuing law was the right path for me. That experience quickly made me realize my passion lay not in practicing law, but in the ever-changing, “no-two days-are-the-same” world of real estate. I quickly got licensed, launched my career with Douglas Elliman in Manhattan and then continued my practice into South Florida.

Q: Carolina, explain how your partnership draws from each of your strengths? A: Since Laura’s mother is a Realtor (and a part of our Naples team!) and her father a real estate attorney, she has literally grown up in the business and there’s little that she has not seen. Laura’s analytical acumen is key in coming up with our strategic pricing approach for sellers. When representing buyers, we’re known for being aggressive negotiators who can bring a deal to the finish line with confidence. As a journalist and media professional, I bring a targeted marketing strategy to each home. Our exceptional properties have received both local and national editorial exposure as a result.

Q: Laura, you focus on golf and waterfront communities, where are those markets headed? A: The post-Covid frenzy has calmed, but sales continue to stabilize even as inventory remains scarce. Our communities are continuously investing beyond the golf course and boat docks. On-site dining, racquet sports (Mirasol is about to unveil indoor pickleball courts!), the latest fitness equipment means that the experiential factor in our developments consistently exceeds expectations. Today, customers are not only coming from the TriState area, but from California, New England, the Midwest and even other parts of the world.

Q: Carolina, how does the CL Team differentiate themselves from the many agents out there? A: As partners, we bring high-level, collective-thinking into every deal, whether it’s navigating tense negotiations or executing creative staging. We’ve fostered strong partnerships in the financial, legal, construction and design fields. Also, because of our community involvement, we love working with those that are relocating. We have our pulse on the best medical professionals, restaurants, schools and so much more. Our relationships go beyond getting someone into a house, they are about including them in a lifestyle that we both love so much. (And yes, that includes VIP restaurant reservations and sharing the best colorist in town!)

Q&A WITH

JESSICA JULIAN LUXURY PROPERTY SPECIALIST

A: Growing up in the Midwest gave me values I’ll probably never outgrow: work hard, tell the truth, and treat people the way you’d want to be treated. Living in different parts of the country also taught me that every move is really a search for a better life, not just a different address. I think that’s why I don’t approach clients with a sales mindset. I’m naturally curious. I want to understand what they’re leaving behind, what they’re hoping to find, and how they want their lives to feel five years from now.

Q: Palm Beach offers remarkably distinct neighborhoods and lifestyles. How do you help clients discover where they will truly feel at home? A: I don’t believe people fall in love with neighborhoods because of architecture alone. They fall in love with how a place makes them feel. Some people light up around walkability and energy. Others instantly relax when they’re near the water. My role is to listen carefully enough to recognize those preferences, even unspoken. Once we understand the lifestyle they’re chasing, the right neighborhood usually reveals itself.

Q: In a market where the best opportunities are often discreet, how do your local expertise and trusted network create an advantage for clients? A: People often assume luxury real estate is all about having exclusive access. I think it’s more about earning trust. Over the years, I’ve built strong relationships with fellow agents, developers, architects, attorneys, and local business leaders because I enjoy collaborating. The best ideas and opportunities often come from working together, not working against one another. When relationships are built on mutual respect, everyone wins—especially the client.

Q: What have ten years in Palm Beach real estate taught you about anticipating the needs of luxury buyers and sellers?

10 OVER 10

Q: Your own journey brought you from Nebraska to Seattle and ultimately Palm Beach. How has that path shaped the advisor you are today?

A: Palm Beach has taught me that luxury is constantly evolving. Buyers today aren’t simply purchasing beautiful homes. They’re buying time, wellness, walkability, boating, privacy, community, or proximity to the people and experiences they value most. A successful strategy requires knowing which aspects of the home and lifestyle will resonate with buyers. The more I study the market and these changing priorities, the better I can help clients make decisions that serve them now and support the future they envision.

Q: As you enter your next decade in real estate, what ambitions continue to inspire and shape your work? A: I’ve come to realize that success isn’t something you chase, it’s something you build through consistent improvement. Every year, I ask myself how I can communicate better, understand the market more deeply, contribute more to my community, and create an even better experience for the people who trust me. I want to keep growing without losing the qualities that brought me here: curiosity, integrity, discipline, and care. If I continue improving and raising the standard year after year, I believe everything else will take care of itself.

Q&A WITH

DAVID DiNATALE C A P I TA L F U N D I N G | M A N A G I N G PA R T N E R

Q: What’s one piece of advice you would give to someone preparing to purchase a luxury home? A: Know your numbers before you fall in love with the house. I’ve seen buyers get emotionally attached to a listing, waive contingencies, or not get their financing lined up, and it costs them leverage in negotiations or puts them at risk of losing a lot of money. We’ve had situations all across the country where the buyer who won the house was the one who had the financing lined up before they made an offer, not after. Luxury deals move fast in South Florida. If your capital isn’t already lined up, you’re not really in the conversation.

Q: Can you share a deal where fast capital made the difference between landing a lot or losing it?

Q: What did year one in this industry look like for you — and what’s changed most since? A: Year one, I was still thinking like a lawyer, not a lender. I came out of law school knowing how to draft the legal contracts inside and out, but private lending isn’t about just the paperwork. It’s about analyzing a set of facts quickly and knowing whether the story makes sense and the numbers actually work. My first year I closed $10 million in transactions, mostly residential fix and flips, and honestly I was double- and triple-checking everything because I didn’t want to be wrong once. What’s changed most since then is speed and scale. Back then, a deal like a $2 million residential fix and flip might take 3-4 weeks to get comfortable with. Now we’ve got a track record, over $1 billion in closed loans, and I can look at a $4-5 million construction project in West Palm Beach and know within 30 minutes whether it pencils out or not.

Q: What deal made you realize private lending was where you could make the biggest impact? A: There’s not just one. There have been countless times we’ve stepped in to help good people in bad situations. A wife who lost her husband to cancer and needed a quick bridge loan until her property sold. A borrower whose bank backed out at the last minute, putting his $250,000 deposit at risk. A general contractor who sank his life savings into a project and got stuck with a maturing loan he couldn’t qualify to refinance through a bank. But most of our clients aren’t in crisis. They’re high-net-worth guys who value their time and know that speed and certainty win when there’s a real estate opportunity on the table. Most of them could easily qualify for a bank loan. They’d just rather pay a little more for capital and sleep well knowing the financing is already in place. We’ve closed countless deals in Jupiter and West Palm Beach in 7 days or less, so our client could put in a cash offer with no financing contingency while his competition offered more money but needed a bank behind them. Banks protect the bank. We protect the deal.

116 | LuxuryHomeMagazine.com

A: We recently had a deal in Palm Beach Gardens, Florida where the buyer had 3 days to close or the seller was moving to the next offer. A bank couldn’t touch that timeline, that’s 60 to 90 days minimum. We got it done in 3 days, for $1.125 million. That lot is now under development for a spec home being built by an experienced developer who knew exactly who to call when the clock was ticking. Without that capital showing up on time, that deal doesn’t happen, period.

Q: How has hard money lending changed the real estate market? A: It’s given investors a real alternative to waiting on banks. Ten, fifteen years ago, if a bank said no, your deal was probably dead. Now, private lenders like us close deals banks won’t even underwrite. That’s changed the pace of the market. Deals that used to take a generic 60-90 days now close in under 2 weeks, and that’s forced sellers and buyers both to move faster. It also gives you a massive competitive advantage on pending or potentially under-contract properties that you don’t want to miss out on.

Q: What math needs to work before an investor even calls a lender about a lot? A: Loan-to-cost and loan-to-value both have to pencil before you pick up the phone. I want to see purchase price, construction budget, and projected sale price or ARV all laid out. If the total project cost is X, and the after-repair value is Y, there needs to be enough spread for us to lend and for you to still profit. On a recent deal, a $125 million ultra-luxury estate on Indian Creek Island in Miami (neighbors on that island include Bezos, Zuckerberg, and Tom Brady), the investor came to us with a $30 million second mortgage request on an asset worth more than four times the loan amount. That’s exactly the kind of clean math that gets a fast yes. No committee. No back and forth. When the numbers are clean, the collateral is undeniable, and the borrower knows their deal, we move. That’s what a direct balance sheet lender is supposed to do.

LEGACY EDITION

Q: What opportunities are you seeing right now for spec-home builders in South Florida? A: Land is tight, but demand for new construction in the Palm Beach market isn’t slowing down. The builders doing well right now are the ones buying lots as close to the waterfront as possible, tearing down what’s there, and building new with lenders like us behind them. These homes run the full range. Some are fully-imported, high-end spec builds, others are just a clean, well-built home ready for a buyer relocating for work. Either way, the opportunity’s the same. Builders who move on the right lot before it’s marketed widely are the ones winning.

10 OVER 10

Q: What’s the biggest misconception investors have about construction draws and loan-to-cost? A: People think the full loan amount hits their account day one. It doesn’t. Draws get released as work is completed and inspected, that’s how loan-to-cost is supposed to work. I’ve had borrowers get frustrated waiting on a draw because they didn’t budget their own cash flow for the gap between finishing a phase and getting reimbursed. The lesson: line up your own working capital to bridge between draws, don’t assume the draw shows up the second the concrete’s poured.

Q: How do you push back on the idea that “hard money” means last-resort financing? A: I tell people the best investors I work with use hard money as a strategy, not a fallback. Usually, our clients don’t come to us because a bank said no. They came to us because they needed to close in order to make the deal happen, and banks can’t move that fast, full stop. Speed is the product. That’s not “last resort,” that’s a competitive edge.

Q: What separates a builder who profits from a spec project from one who gets cash-crunched mid-build? A: Contingency budget. Every time. The builders who do well build in 25% cushion for the unexpected: permitting delays, material cost jumps, whatever. The ones who get crunched priced the project way too tight and had nothing left when reality hit. It’s not the market that kills a spec project. It’s a budget with no room to breathe. Our team works really hard to creatively find a solution to free up more capital so the project can continue regardless of the unexpected, which makes us easy to work with on your investment projects.

Q: Ten years in, what still fires you up about this business — and what’s next? A: Honestly, it’s the same thing that got me into it. I like being the reason a deal happens instead of the reason it doesn’t. Closing a $50 million financing deal still gets me the same way a big at-bat did back at Miami. It’s technical, it’s high-pressure, and you either deliver or you don’t. What’s next: joint venture plans with local developers in my own backyard in Palm Beach County. We’re now structuring deals where part of the construction funding is at play with an equity partnership to help complete the project and sell it at top dollar, like the Noor – an ultra-private architectural estate in Palm Beach Gardens we financed not just as a lender, but as a partner. Capital Funding has done over $1 billion in closed loans so far. I want the next chapter to move even faster than the last one did, with real skin in the game.

Q&A WITH

PATRICK GAMBALE A G E N C Y P R I N C I PA L

Q: Which principles have driven Gambale Insurance Group’s exceptional growth and reputation? A: The foundation of everything we do is service. Our mission has remained the same for nearly 20 years: to provide every customer with the best service and value possible. By prioritizing our customers’ needs, treating them with respect and delivering meaningful benefits, we have built lasting loyalty throughout the Treasure Coast, across Florida and beyond. Today, Gambale Insurance Group is one of the largest captive agencies in the country, serving more than 15,000 policyholders. Despite that growth, we have maintained a local, personal feel. Our customers know that if the unexpected happens, we will be there to help them in their time of need. As I always say, we work for our customers—not the insurance companies.

Q: How do you deliver highly personalized service while operating at significant scale? A: It starts with having a strong team. Our agents are licensed and highly trained to answer customers’ questions, explain their options and help them find ways to reduce costs without sacrificing the protection they need. It may sound simple, but we also answer the phone—and if we miss a call, we return it the same day. That responsiveness matters. Regardless of how much we grow, every customer deserves to feel that their needs are understood and that someone is personally accountable for helping them.

Q: What does true protection look like for clients with complex assets and lifestyles? A: True protection begins with understanding that no two clients are exactly alike. We tailor each insurance policy to the client’s specific needs and priorities rather than taking a one-size-fits-all approach.

Our licensed agents are trained to ask the right questions, identify potential gaps and present appropriate options. The goal is not simply to sell a policy; it is to make sure each client is properly protected if the unexpected occurs.

Q: How has your athletic background shaped your leadership and competitive discipline? A: Competing as a Division I college athlete taught me qualities that I continue to apply in business, including discipline, consistency and the ability to perform under intense competition. It also taught me the importance of constantly improving, especially under pressure. Most importantly, athletics showed me how to build a team in which everyone understands their role. Holding people accountable and working together toward a shared goal directly translates to how we operate as an agency and serve our clients to the best of our abilities.

Q: Beyond business growth, what defines success for you today? A: Beyond growing the business, success means making a positive difference for our customers and within the community. It also means maintaining a healthy work-life balance and having enough time and energy for family, health and personal interests without experiencing burnout. Ultimately, success is having the ability to choose how I spend my time and the freedom to make those choices without major constraints.

Q&A WITH

MATTHIAS FRETZ EXECUTIVE DIREC TOR OF LUXURY SALES

A: The biggest change has been Jupiter’s evolution from a highly desirable regional market into a nationally recognized luxury destination. In 2016, many buyers were already familiar with Palm Beach, but Jupiter was still something of a well-kept secret. Today, affluent buyers from across the country understand the value of the lifestyle here—the boating, beaches, golf, schools, privacy and sense of community. We have also seen a major shift in buyer expectations. Buyers are more informed, more design-conscious and less willing to compromise. They want newer construction, exceptional outdoor living, smart-home technology, hurricane protection and turnkey quality. At the same time, the range of what is considered “luxury” has expanded significantly.

Q: Your background is in Marketing and Hospitality from FAU. How has that shaped the way you serve clients compared with a more traditional real estate path? A: Hospitality taught me that exceptional service is about anticipating clients’ needs and making every interaction seamless. Marketing taught me how to position a property, tell its story, and reach the right audience. Together, those disciplines allow me to provide strategic marketing while delivering a highly personalized client experience.

Q: Clients describe you as a consummate professional who supports them from offer to closing and beyond. What does that post-sale support typically look like? A: Closing is just the beginning. I continue helping clients with trusted local resources, contractors, designers, club introductions, property management, renovations, and ongoing advice whenever they need it.

Q: Where do you see the $1M+ Jupiter market heading?

10 OVER 10

Q: You’ve been the No. 1 agent at Douglas Elliman Jupiter since 2016—what has changed most about the luxury Jupiter market since then?

A: I expect a more selective but healthy market. Turnkey homes, waterfront properties and exceptional locations should continue to outperform.

Q: What is the biggest mistake buyers make? A: Focusing only on price instead of long-term value. The best property is often the one that fits a buyer’s lifestyle and is difficult to replace.

Q: What is your best advice for sellers? A: Prepare the home thoroughly and price it correctly from day one. Professional presentation and realistic pricing create urgency. Additionally-a pre listing home inspection can help prevent any surprises during a buyer due diligence period.

Q: Where is the market heading for the remainder of 2026? A: I expect a balanced market. Exceptional homes will continue to perform well, while overpriced or outdated homes may take longer to sell. Jupiter’s long-term fundamentals remain very strong.

Q: What do out-of-town buyers most often misunderstand about Jupiter? A: Jupiter is made up of distinct micro-markets. Waterfront access, dockage, golf memberships, neighborhood rules and construction quality can dramatically impact value, even within a few miles.

Palm Beach Symphony’s CEO is Spreading Music Beyond the Concert Hall by Carolina Buia

P

ast and present philosophers have viewed the study of music as vital to humanity. Aristotle said that music must be studied not just because it’s enjoyable, but because it “cultivates judgement and character.” Martha Nussbaum, University of Chicago’s professor of law and ethics, recently said on public radio that opera “creates emotions of love and reciprocity” and is vital to our democracy. Perhaps Nietzsche was the most succinct: Without music, life is a mistake! And make no mistake, Palm Beach Symphony’s long-serving CEO, David McClymont, has made it his personal score to ensure that music education is fostered early and throughout a child’s journey. “As a father of four, investing in our youth is paramount,” says McClymont. “The Symphony’s goal is to make classical music relatable, affordable and welcoming to people of all ages, backgrounds and walks of life.” The Symphony’s programs have reached over 100,000 students in the community through concert series, artists-in-residence programs, and STEAM nights at the Cox Science Center and Aquarium. Last December, at its ninth annual Holly Jolly Symphony Fête at the Kravis Center, the Symphony’s elves

G O O D W O R K S : PA L M B E AC H SY M P H O N Y presented 31 instruments—including 27 brand-new ones—to students and educators from three Palm Beach County Title I schools that participate in the Paul & Karen Levy Residency Program. This donation included the milestone 1,000th instrument gifted since the donation program began in 2016. Another powerful initiative is the Lisa Bruna B-Major Award, which gifts an advanced level instrument or major accessory to up to three high school seniors annually who intend to pursue music at the college, university or conservatory level. The B-Major Award was launched in 2018. In a bittersweet move, McClymont renamed it the Lisa Bruna B-Major Award the following year in honor of Bruna, the Symphony’s former Marketing and Communications Director, after she passed away from cancer. Its first recipient, Valentina Paolucci, received a Cremona copy violin made in Italy circa late 1700s—early 1800s. “This instrument, with its beautiful dark tone, propelled me to new heights,” says Paolucci. “No matter how much you practice, you can’t get to a certain quality of sound without help from the instrument itself. I was in high school, working two jobs, waking up at 6 AM just to practice before school, trying to save for an instrument. Despite my efforts, I couldn’t save up enough by the time college auditions came around. I was very frustrated using my student violin before I won the award.”

Paolucci accepted a full ride to study violin at the The Frost School of Music at the University of Miami and later completed a master’s degree in Orchestral Conducting at Juilliard, also on a full ride. Today, Paolucci conducts and performs around the world; she pays her good fortune forward as co-founder of Through the Staff, a non-profit offering free music lessons to underprivileged children. “Palm Beach Symphony changed my life,” says Paolucci. “Today, I’m committed to bringing people together through music and helping others discover the same joy, confidence, and opportunity that Palm Beach Symphony gave me.” Ready to start the Symphony’s newest season, McClymont is looking forward to setting a community engagement record. “We hope to see everyone from students to teachers to surfers to CEOs in our audience,” he says. “Our ambitious, seven-show Masterworks Concert Series features some of the finest soloists in the world, as well as the world premiere of our Music Director Gerard Schwarz’s new Symphony. This is a season built to celebrate where we’ve been and where we’re going.”

If you have an instrument to donate, please contact the Palm Beach Symphony at 561-655-2657.
