The 2025 Dallas Luxury Real Estate Market Review

In 2025, the Dallas Fort Worth metroplex transitioned into a more balanced housing market. Median home prices softened modestly, while days on market lengthened across much of the region. The luxury segment, however, demonstrated continued resilience.

Within DFW’s core luxury neighborhoods, pricing remained firm, reinforcing the importance of location, quality and informed market positioning. Sellers in established luxury enclaves largely retained leverage, particularly where supply remains limited.

In neighborhoods such as Highland Park, Preston Hollow and Southlake, turnkey properties averaged 45-90 days on the market, outperforming homes requiring substantial renovation or corrective pricing. Approximately 30-40% of luxury listings experienced at least one price adjustment, highlighting the critical role of precise initial pricing.

Ongoing corporate relocations and executive migration to Texas continued to underpin demand for luxury housing. Despite elevated interest rates relative to the 2020 -2021 period, luxury buyers remained largely insulated, with up to 88% of transactions completed in cash. International buyers also remained active, viewing North Texas as a stable and strategic market.

Buyer expectations evolved further in 2025. Resort-style amenities commanded premiums, multigenerational floor plans gained momentum, and sustainability and energy efficiency became increasingly influential, especially among younger buyers. Dedicated home offices remained a requirement, even amid broader return-to-office mandates.
