Orenda Home Group | Keller Williams Luxury Home Magazine spoke with Jamie Milam of the Orenda Home Group of Keller Williams Realty SouthPark to discuss her team’s personable approach to luxury real estate in Charlotte, and how she has quickly grown into one of the area’s most successful agents, selling and finding dream homes for her clients in an unbelievably active market. From suggestions to sellers on how to ready their homes for market, to aspects buyers and sellers often overlook when finding that perfect agent fit, Jamie proves she is an expert in the luxury field. Q: Tell us a bit about yourself and your background! A: I moved here from Oklahoma at the beginning of 2015. My degree is in marketing, and prior to real estate I had been in the medical sales industry serving as the national director of sales. Between those two professional backgrounds, I became really comfortable educating others about services, addressing concerns, and identifying the appropriate targets for our clients. I believe those are elements that have contributed to me connecting with seller clients naturally, in a more elevated manner than most. On a personal side, I became a mother at a young age, which accelerated the necessity to mature. I have really gravitated to nearly all things related to a growth mindset. Being attentive to my energy and my verbiage has become an intentional practice as often as possible. I’ve heard numerous times from clients that they’ve appreciated my positive energy and how I always kept them assured even in challenging moments. I do truly believe that gratitude can elevate our energy in an instant. Sometimes that means trusting that even those challenging moments may be something to be grateful for, because it’s better to have them arise and learn something from them. Of course, expertise and experience must play a role in navigating the challenges to find appropriate solutions. When I’m not actively serving clients, in my spare time I enjoy reading, red wine, live music, time at the beach, and watching the Carolina Panthers with my son, Caleb, who is a football fanatic. Q: What is the most important aspect of the client experience for you and your team? A: When delivering a client experience, it’s most important to me that our clients know that they are not just a transaction to us. My goal is for each of our clients to feel like they became friends and part of our real estate family. We always want to make sure they feel like they know what is coming up next in the process so that they never feel lost. Our team

sprinkles in little special moments throughout the process, and we host a couple of annual events for all of the families we’ve had the privilege of working with. Additionally, we connect them with any third party professionals before, during, and after the transaction so that they always have access to vendors that we trust. Q: What should all sellers and buyers know right now when it comes to luxury real estate here in Charlotte? Are there any trends you have been seeing, or is there anything sellers forget to do when they go to put their home on the market? A: When it comes to luxury, it’s not just a price point, it’s an experience. As home prices continue to increase in the greater Charlotte area, buyers are certainly expecting for the home to offer certain finishes or experiences outside of just location. I always tell my seller clients that this experience begins from the first look online at their listing photos. This is absolutely an area that shouldn’t be missed. What many don’t realize, is that the experience begins before the photographer arrives. We bring in an interior designer as a part of our listing package to help us position each room at its best, so that we can deliver the entire home as a cohesive and enjoyable viewing experience for potential buyers. It’s imperative that buyers can see themselves living in this home in order for them to become more emotionally attached to the property. Sometimes the staging is very simple and sometimes it’s more complex, but it’s always with the goal to net our clients the most amount of money. Beyond that, it’s important that as a selling specialist, we put the most amount of eyes on each listing as possible. From digital and print marketing, to sending it to our global luxury agent network, to prospecting for buyers daily, the “listing” job certainly doesn’t end once it’s entered into the MLS.

“When it comes to luxury, it’s not just a price point, it’s an experience.” Q: What makes your team stand out over all the rest? A: When building out my team, I’ve always put a major focus on identifying members who really understand the grit and the grind in this business. It’s not always glamorous, however, it’s imperative that we consistently remember that we are here to help our clients meet a major goal in their life journey, and to include a focus of making a positive impact during that special time which we are blessed to be a part of. I view each of my admin team members as an extension of myself and expect VIP treatment for each of my clients. When someone reaches out to our team to assist them in their real estate needs, they get a full service team available to them. I am grateful to be able to offer our clients the assistance of a showing agent so that they aren’t only limited to my showing schedule and they don’t miss out on the newest listings on the market. We have a transaction coordinator that assists me the moment a contract is accepted, all the way to the closing table. We have members that assist me with the focus on marketing aspects and operationally to ensure we remain on track with all of our day-to-day. Quite frankly, they really are my heroes. A part of Keller Williams’ belief system is recognizing that success is truly built by achieving results through people, and I wholeheartedly believe that even down to our team level. We do that here for each other, for our clients, and even for our vendor partners. To us, our clients are the core of our business; they are our VIPs. Without our clients and their trust, we don’t have a business. My personal goal is to provide a service to them that they appreciate so much that they’d absolutely want to recommend us to their friends and family, because they know that their real estate needs would be smoother and happier when working with us.

Q: What should people keep in mind when choosing their real estate agent? A: The real estate market historically has ebbs and flows. And while the market certainly is currently still hot, it’s critical that consumers understand that there is still so much more to navigate when selling or buying a home. It’s more than just putting a home into the MLS or picking one out to show. It’s much more than just presenting or writing offers. Working with a knowledgeable agent who can expertly guide you through different strategies that best fit your needs will undoubtedly make your experience better, and either make you more money or save you more money. It is not a ‘one size fits all.’ This is one of the largest assets in most people’s lives, and it is something I absolutely take very seriously. That trust humbles me every day.
