The balance of modern and traditional can be seen in the substantial moldings in the lobby and dining areas and the pareddown profile of the contemporary gray paneling. Pops of blue accent the bar area, along with a modern circular coffered ceiling that unifies the public spaces. Patterns in the carpets and flooring are custom with a vintage flair, and custom railings around the Commons area, finished in a soft gold to complement the light fixtures, speak to the ceiling pattern. Arches, a prominent theme in surrounding residential architecture, provide a stately familiar element. Gathering spaces and engaging amenities throughout the campus provide spaces to build relationships, welcome guests, enjoy a fitness routine, or attend a community event. The bar, formal dining room, and private dining spaces offer a range of options for socializing and entertaining. Other amenities include a multipurpose room, art room, chapel, card room, billiards room, fitness areas, pool, and full-service salon.

This complex offers independent living options as well as assisted living and memory care units with easy access to shopping, dining, entertainment, and the cultural amenities of nearby Charleston. The architecture reflects coastal traditions with broad porches, low-slope roofs, and brick accents with contemporary yet timeless detailing. The interior design is modern and crisp, with the color palette, textures, and patterning recalling nearby maritime forests and marshlands. Independent living units offer full island kitchens, high-end finishes, and walk-in closets; assisted living units feature kitchenettes. The residential wings define richly landscaped courtyards. A double-height lobby frames views extending to the outdoor terrace, a grand outdoor area with an expansive patio for dining, open lawn, and infinity pool. Amenities include a full service bar, bistro-coffee shop dining, indoor and outdoor dining, state of the art movie theater, fitness center, wellness activities, yoga center, multipurpose auditorium, and “Intellegenia Bar” where residents may seek assistance with their latest device or share ideas.

The Barclay offers 166 independent living units and 126 healthcare units including skilled nursing, memory care, and various levels of assisted living on separate floors, each with dining areas, living spaces, and salon support. The healthcare tower features skilled nursing and multiple levels of assisted living with independent dining rooms and service kitchens, activity areas, private exterior courtyard space, and a full OT/PT clinic. Offering a wide range of unit plans, each with its own unique features and views, The Barclay creates a truly individualized experience for residents. This development also feautres a wide range of resident amenities, including an indoor pool, spa, fitness area, common living room and library, card room, billiards room, arts room, and flexible multi-use space located on the ground floor for easy access along the primary path which opens to expansive north and south facing terraces. Four dining options include a grill, bistro, upscale private dining room, and a bar/coffee shop.

This addition made to the existing Joseph P. Riley, Jr. Park builds in and encloses an over 6,000 SF area above the 1st base line seats, creating a private Club Level amenity space. Guests enter the Club Level via the rear balcony and are presented with 360 degree views. Special care was taken to design a space that fit within the existing facility but would also cater to high end corporate events and weddings.

Owner Ben Navarro – a Charleston-based entrepreneur and philanthropist – is committed to growing the sport of tennis in the Lowcountry by expanding the former Volvo Tennis Stadium, now Credit One Stadium. The formerly 7,000-seat stadium has been expanded to host over 10,000 fans with enhanced broadcast capabilities, allowing for greater visibility in the sport both locally and nationally. The renovation and expansion creates a worldclass player and patron experience, including a stagehouse with spaces for player amenities, broadcasting, private guest suites, VIP club level, and player lounge. When not being used for tennis, the stadium will function as a premier event space. LS3P provided interior design services for an approximately 49,000 SF upfit – including furniture selections and specifications, art, and accessories in the interior, along with exterior color selection for stadium seats. Key program spaces include premium hospitality suites with unmatched views and player wellness facilities.

CARMEL COUNTRY CLUB C harlotte, NC

The new design includes a 27,000 SF addition and updates to the existing 43,000 SF of facilities. The transformation begins with the reimagined entry with a gabled port-cochere, monumental doors, and elegant stair, leading into a grand lobby with an open reception area with timeless finishes and refined furnishings. An elegant, spacious new ballroom with floor-to-ceiling windows, a neutral palette, and statement lighting will provide space for weddings and other milestone events, with two grand staircases leading to an outdoor terrace below. Member amenities include an updated ladies’ locker room with steam room, sauna, and massage room; a men’s locker room and grill; a “tween” room for younger members; an array of gathering spaces; and expanded outdoor seating for dining areas. Private event rooms blend modern and traditional elements to accommodate dining, meetings, and celebrations, and the President’s Room and Board Room reflect the new aesthetic. The inviting Club Lounge is filled with bold accents and local art, and a fast-casual dining area features a barista area and grab-and-go options.

PRIVATE CLUB C harle s ton, SC

The renovation to this private club takes advantage of one of the best sites in an historic city in South Carolina. The building, originally built as a Shrine Temple in the early 1960’s, was transformed into high-end Private Club that includes a Ballroom, Informal Dining Room, Lounge and Formal Dining Room. The aesthetic of the interiors reflects the rich traditional heritage of the city, with traditional moldings, and other high-end finishes. New large exterior windows grace the interior spaces with incomparable views to Charleston’s harbor and historic sites in and around the harbor. Design inspiration drew from two rich sources: the southern traditional heritage and the maritime heritage. Traditional composition, moldings, materials and patterns used are familiar to southern traditional design. Maritime motifs and patterns were woven into this rich tapestry with wood moldings that resemble rope and patterns in the custom carpet that allude to maritime themes.

An award -winning re novat ion ro ote d in the h istor y of Charle s ton.

Located in Charleston’s Historic District, renovations to The Vendue artfully knit together five historic buildings dating back to the 1780s. On the building’s exterior, large windows and new entry canopies were added to draw connections with the streetscape. The popular rooftop bar was also upgraded. Inside, a new walkway creates both a visual and functional connection through the hotel’s first floor where walls once separated two of the structures. The interior renovation includes a bar, dining area, lobby, cafe, and select rooms.

THE INN AT ELON Elo n, NC

This 4-star, 80-room boutique hotel is nestled within Elon University’s botanical gardens and is designed to blend seamlessly with the Colonial/Georgian Revival aesthetic of the existing campus. The interiors are timeless, classic, and polished, but also embrace contemporary elements to create a memorable guest experience. The materials palette is elegant and neutral with accents of the University’s branded maroon color. The exterior materials palette of brick cladding with white columns and expansive windows also includes residential references such as patios and awnings to distinguish the Inn from the academic buildings. Program spaces include a restaurant, bar, meeting facilities, and ballroom. A native “Elon oak” which was harvested onsite is used in feature elements throughout the interior. The design embodies the University’s environment and culture and draws from the metaphor of the oak tree: like acorns seeding the future, 100% of hotel profits fund University scholarships.

THE VICTORY AT SUMMERHILL Atl anta , GA

Located in Atlanta’s Summerhill neighborhood, The Victory at Summerhill breathes new life into a historic community. The building evokes a modern, playful color palette emboldened by the historic structures of downtown Summerhill, including unique wallcoverings and wall tiles that complement the transition of color throughout the flooring. The design of this multifamily project was inspired by local landmarks, including Turner Field (now Credit Union Stadium), the 1996 Summer Olympic Games facilities, and the headquarters of Delta Airlines and Coca-Cola, respectively. Seats from Turner Field adorn the lobby of The Victory, while memorabilia from Olympic games and Andy Warhol’s Coca-Cola pieces are displayed in the clubroom, and vintage Delta Airlines posters are featured in the leasing offices. The Victory at Summerhill includes 276 units ranging from studio to two-bedroom. A detached clubhouse features co-working pods, vintage arcade games, and library-style tables for collaboration.

The building’s form engages the street with residential-scale components designed to break down the building’s mass as it steps back from the street. Like the exterior, the interiors reference the city’s historic architectural detailing. Features include high-end finishes with bold, student-friendly geometric patterns. A rooftop soaking pool, fitness spaces, study lounges, and built-in niches and gathering spaces provide student space outside of the residence areas. The amenity corridor recreates the experience of meandering alleyways; porcelain tile slabs lining the corridor resemble the color of wrought iron and the texture of plaster. Handmade wall tile installations create a sense of movement and mimic the growth of a native creeping fig, while a vaulted concrete and structural glass paver system provides filtered light from above, reminiscent of dappled light shining through a tree canopy on a leisurely garden walk. A recurring art deco motif and subtle diamond pattern are used throughout the facility to pay homage to the site’s history as the former home of the Lincoln Theater, a historic African American movie theater.

10 WEST EDGE MODEL C harle s ton, SC

This well-appointed model unit sets the tone for the multifamily property while enticing prospective residents. This particular unit also serves as an amenity perk, allowing residents the opportunity to book it “hotel style” for their guests to stay short-term. Light, neutral tones provide a backdrop for warm, earthly textures and carefully selected accessories. The result is a home-like aesthetic that welcomes future residents and guests alike.

THE LOCAL

S u g ar Hill, GA

This multifamily project is the cornerstone of a revitalization effort in downtown Sugar Hill, GA. A crossroads of urban living and small-own charm, The Local is centrally located to optimize walkability throughout the downtown area – strengthening a sense of community while enjoying the luxuries of upscale urban amenities. The Local comprises a wood-framed structure with 315 units, ranging from one to three bedrooms. Inspired by its location, the building’s interior reflects a modern take on Southern charm. Each interior space is a reflection of a suburban community: the leasing office pays homage to a welcoming kitchen and dining area; the coffee shop is a nod to a traditional Southern front porch. The clubroom represents a formal living space, the mail room draws on a small-town library aesthetic, and the fitness area is inspired by a local high school gym including reclaimed gym flooring and a score board that has been refurbished into a clock. The Local is truly where Main Street meets modern living.

ANSON HOUSE C harle s ton, SC

Each unit of the six-story building contains high ceilings and tall window walls that flow seamlessly to open the entire space to the outdoors. Unique entrance foyers open into graciously proportioned rooms. Building amenities include semi-private elevators serving two units per floor, and a private elevator that accesses the penthouse condos. One of the penthouses contains its own art gallery. Each unit has a spacious terrace that dimensionally allows for full entertaining, and is very much akin to the true Charleston piazza. The top of the structure “crowns” the building with penthouses set back far enough to provide a high degree of planting, terraces, and pergolas, avoiding the flat top so common in large new buildings. These terraces provide expansive views of the harbor and Ravenel Bridge. The centerpiece for the building’s ground level is a public fountain with seating. First-floor piazzas have stairs to the ground to reduce the feel of removal from the public realm. Together with the intense planting and brick-like paving, these piazzas complement the adjacent Concord Park project, creating a true urban experience.

THE CROWN OF QUEEN CITY C harlotte, NC

This new multifamily development integrates museum-quality contemporary art as a central focus. The overall design directive from the client was “modern Victorian” which the designers translated as “timeless tradition with an edge.” By incorporating timeless elements such as black and white stone-look flooring and Victorian-inspired amenities, the property appeals to the younger demographic who is now gravitating towards the city center. The design references Charlotte’s royal history and opulence with 260 high-end residential units in studio, one-bedroom, and twobedroom options. The interior strategy features “jewel box” spaces facing the street, each glowing with a different color at night for visual impact. The open-plan units offer sophisticated finishes, integrated technology, and an array of amenities. The program includes a leasing office, mail room, ground-floor coffee shop, fitness areas, bike storage, a solarium, and sky lounge. The roof deck includes Charlotte’s first infinity pool overlooking the skyline.

The buildings’ shingle-style vocabulary continues beyond the brick foundation with the classic look of weathered shingle siding, scalloped shingle banding, dark trim, window shutters, and gracious screened porches. The earth-toned color palate consisting of muted reds, browns, and greens creates a harmonious transition from the architecture to the surrounding natural environment. Every unit has 2 entrances from the open-air stair and elevator porch tower, which provide convenient front-door service as well as access to the unit’s private refuse chute rooms. Arched entryways and wrought iron lamps punctuate the front entrance door, which opens into a stone-floor entry foyer. The units feature an open kitchen adjacent to the formal dining and living room, with a generous breakfast porch and outdoor summer kitchen that spans the entire length of the living space. This provides convenient access from both the kitchen and the living area. Fullheight double-hung windows are located throughout the units, which frame spectacular views of the nearby oaks and introduce abundant natural light into every unit.
