FIRST FLOOR PLAN
CANOPY HOTEL CHARLOTTE, NC Canopy Hotel by Hilton in Charlotte’s upscale SouthPark neighborhood seeks to create a gracious atmosphere steeped in southern hospitality by creating residential-themed common areas. Meeting and function spaces include a study and library with a rich dark color palette brightened by art and accessories. A verandah with generous patio takes advantage of the temperate climate to create an outdoor gathering and event space. The essence of the design is a welcoming, comfortable space for the community and visitors alike.
AC MARRIOTT SOUTHPARK HOTEL CHARLOTTE, NC LS3P planned and designed this new 162-key AC Marriott hotel in association with Thomas Point Ventures. Nestled alongside the original SouthPark Marriott, this new brand of hotel experience offers modern guest rooms, 24-hour fitness center access, conference/ business area, and contemporary lounge and co-working spaces. A rooftop bar offers expansive views of the SouthPark area. The eight levels of the hotel include two-bay suites on each floor in addition to the standard double, queen, and king rooms. The project also features a two-level, 170-space parking deck off the back of the building. This project is currently under construction.
BEFORE
COTTON SAIL HOTEL SAVANNAH, GA This historic preservation and renovation of an antebellum cotton warehouse transformed a massive five-story structure spanning Savannah’s Factor’s Walk into a charming high-end hotel. The original construction included angled walls which likely took advantage of specific light conditions; this historic novelty contributed to major structural issues which required extensive stabilization and repair. The new design integrates modern finishes with original exposed brick, and reclaims 200 year old heart pine roof beams as guest room floors. A new roof monitor references the building’s industrial past while incorporating a distinctive architectural element that respects the scale and texture of the original construction.
THE INN AT ELON ELON, NC This 78,000 SF full-service hotel offers 80 guestrooms, a restaurant, bar, and meeting facilities including an elegant ballroom. The traditional Georgian architectural style with brick cladding, white columns, and expansive windows complements Elon’s historic campus. The refined interior features a palette of sophisticated neutrals and rich detailing such as a coffered ceiling and warm wood accents. LS3P is responsible for both architecture and interior design for the project, which is scheduled to open in Fall 2019.
MARRIOTT CITY CENTER RENOVATION CHARLOTTE, NC This design and construction project for the Marriott company created a showcase for recent hotel rebranding efforts. This new “test” facility has become a prototype which other Marriott owners can visit and explore. A new exterior wall at the coffee shop and atrium is designed, permitted, and built as both an exterior and an interior wall to accommodate future demolition of the atrium. The assembly features black curtainwall with zinc panels, solid stained ash wood siding, and terra cotta accents mounted in a rainscreen assembly. LS3P served as Architect of Record in association with Rockwell Group as Design Architect, and approached this project as a collaborative partnership through design, construction, and permitting challenges. Barringer, the general contractor, subcontracted Land Ron to handle all 450 guestroom remodels, which included all new plumbing and removal of drywall down to the open studs. The project also remediated areas of non-code compliant construction which were uncovered during the process, and the design team planned the construction so that the hotel remained operational throughout the renovation.
LIBATIONS AT THE DOUBLETREE BY HILTON CHARLOTTE, NC LS3P designed the new restaurant, lounge, and renovated conference rooms for this 187-room hotel as well as renovations to the guestrooms currently in progress. Libations Kitchen & Bar offers a casual yet sophisticated uptown dining experience in the heart of Charlotte’s Gateway Village. The finishes and atmosphere are inspired by the process of creating spirits, drawing from a palette of natural earth tones and accents of blues and greens. Natural textures and a variety of seating options provide a comfortable, relaxing, adaptable place where guests can gather and interact. The bar transforms from day to night, and the meeting spaces accommodate a multitude of activities. Modifications to the second floor included relocation of administrative space and refurbishment of three meeting spaces.
HILTON HOMEWOOD SUITES AT COASTAL GRAND MYRTLE BEACH, SC This 105-key property modified an existing prototype to suit its coastal environment at the request of the developer, and adjusted room types to suit the needs of its Myrtle Beach resort destination. The 85,850 GSF design includes both building and exterior spaces. LS3P also served as interior designer for the project, developing an excellent working relationship with Hilton to maintain the client’s brand while reflecting a coastal design character.
110 ANN STREET HOTEL SAVANNAH, GA This 215-room hotel blends timeless materials with a contemporary aesthetic to complement Savannah’s historic built environment. The form, broken into four slender volumes to bring the massing to a pedestrian scale, creates a welcoming streetscape. A materials palette of dark brick and stone with generous glazing at the ground level uses modern detailing and subtle delineation of the facades for texture and visual interest. The 151, 689 SF property features a glass and metal skybridge connecting two volumes at the upper levels, framing and inviting pedestrian walkway beneath.
LARK HOTEL SAVANNAH, GA This 55-room boutique hotel features a courtyard, restaurant, and upscale lobby at the intersection of Bay and Habersham Streets. The project will also restore adjacent buildings as part of the hotel, which will total approximately 28,000 SF. The four-story property draws from a palette of buff brick, metal, and glass to complement its historic district neighbors. Careful detailing and attention to scale help to root the building into its pedestrian-friendly environment, while a lantern-like element delineates and defines the entry from Bay Street.
DESOTO HOTEL SAVANNAH, GA This major renovation for The DeSoto included a total refresh of all guestrooms and public areas of the hotel from lobby to meeting rooms to restaurants in conjunction with the Owner’s interior design team. Located in the heart of the Historic District, The DeSoto was rebranded as a boutique independent hotel for Southerly Hotels in 2017. LS3P transformed the former dining area with the addition of a show kitchen, reconfigured the food service to improve operational efficiency, and developed designs to refresh the existing bar and create an outdoor dining venue, the 1540 Room. Outdoors, the renovated pool deck features upgraded finishes and sun shading.
THE SPECTATOR HOTEL CHARLESTON, SC The design for the Spectator Hotel began with the goal of creating the best hotel in Charleston. Every detail, from the timeless exterior to the luxe interior finishes, was crafted to create an extraordinary guest experience. Forty-one luxurious guest rooms with ten different furniture settings provide rooms tailored to the needs of all guests. Suites have stunning framed city views, and even the hallways, which are accented with mirrors, art-filled niches, white wainscoting, and deco sconces, feel like special spaces. This upscale hotel quickly established a sense of place and identity by re-imagining traditional materials and architectural elements in a timeless way. The prominent corner site offered an opportunity to establish a grand presence, engaging pedestrians and animating the façade with a stunning lobby and inviting street-level lounge. The two-story entry volume grows to four stories at the interior of the site. Subtle variations in the planes of the façade create dimension, depth, and an interplay of light and shadow. A classic black metal canopy delineates the grand entrance into the lobby. High ceilings, a marble fountain, elegant lighting, and custom millwork all frame the minimal check-in desk. The lobby flows into an upscale library and lounge with a variety of seating areas to welcome guests. The intricately detailed dark wood of the back-of-bar space contrasts with the white marble bar top. The coffered ceiling, inset with antique mirrors, draws the eye upward and animates the space. Dark wood, sculptural metal light fixtures and a rich color palette of deep blues with gold and white accents define the space.
LA QUINTA DEL SOL BRUNSWICK, GA The 88-room Savannah prototype for the Windham Hotel Group’s Lan Quinta Del Sol maximizes efficiency with a compact footprint for the guest rooms and expansive lobby and public spaces. The 54,505 SF hotel features a contemporary form in a familiar palette of materials reinforcing the company’s brand.
