As we look ahead in 2026, I find myself reflecting on both the momentum we’ve built and the purpose that continues to guide us. After several extraordinary years of growth across Southwest Florida, the market has naturally shifted and is settling into a new rhythm that allows us to focus on what truly defines London Bay: creating places that capture our commitment to The Beauty of Here.

This past year has been one of steady progress and inspired evolution. Reliable power and comfort are safeguarded as well and dedicated backup generators keep essential systems running. Even the elevator cores are flood-proofed at the main level and programmed to stop above potential flood zones, allowing them to return to service sooner.

Estero Bay finally has its table by the water. Acqua Bistecca: A Michael Mina Restaurant just opened at Saltleaf Marina, adding a tangible new layer to the coastal village, filling a long-standing gap in Southwest Florida’s dining scene — true bayfront cuisine. Open to residents and the public alike, it’s a setting designed to be both an everyday amenity and a regional draw.

Here, “acqua” meets “bistecca” — water and steak — in a menu that blends wood-fired cuts with pristine seafood and a refined Italian influence. Steak brushed with red Lambrusco butter, saffron risotto with ossobuco, and oysters finished with negroni mignonette headline a menu that captures the area’s influence alongside Mina’s signature approach.

Acqua Bistecca first debuted in Washington, D.C., with Saltleaf following as its second location. The concept, inspired by the convivial spirit of Italian cuisine, is quickly establishing itself as a signature in Mina’s portfolio.

Opened in February, Acqua Bistecca draws locals to Saltleaf for coastal cuisine, waterfront views and a vibrant sense of community.

The menu blends Gulf Coast freshness with flame-kissed flavors, family-style dishes, handmade pastas and a curated selection of wines and cocktails.

“Southwest Florida is undergoing an incredible transformation, with Estero Bay set to become a prime destination for luxury living and leisure anchored by Saltleaf and The Ritz-Carlton Residences, Estero Bay,” says Chef Mina. “With the golf course, marina and residences creating a world-class community, I was inspired by the vision and wanted to be part of shaping what’s ahead. Acqua Bistecca felt like the perfect concept for this setting — a restaurant that embraces the waterfront location, nature, and complements the resort-style lifestyle that will soon define the area.”

Inside, Meyer Davis Studio has created an environment that feels both relaxed and refined. Natural textures and sculptural lighting guide the interiors, while the outdoor dining terrace sets the stage for evenings framed by Gulf Coast sunsets. Behind the walls, DeAngelis Diamond built a structure that elevates the guest experience and empowers the back-of-house with efficiency, state-of-theart equipment and space for creativity.

Set within the 500-acre Saltleaf community, Acqua Bistecca anchors the waterfront with an experience made to gather, designed for community and shaped by the relaxed rhythm of life on Estero Bay.

Chef Michael Mina, the visionary behind The MINA Group, is celebrated for his high-end restaurants including Michael Mina (Las Vegas), Bourbon Steak and Orla.

The final phase of construction at Saltleaf Marina added boat lifts across resident-owned slips and completed the outfitting of the onsite ship store.

Charting a course for adventure

After breaking ground in March of 2023, Saltleaf Marina is now complete — its slips, lifts and services in place, ready to welcome the community’s first residents this spring. As the centerpiece of the neighborhood, this is where “salt life” takes true form, transforming Estero Bay into a backyard for exploration, recreation and connection.

The marina’s design delivers just as much ease as it does access. 72 slips welcome vessels up to 35 feet, with daily launches flowing seamlessly from the dock. Memberships give residents, even those without a boat, opportunity to enjoy the marina, whether through the charter program, curated excursions, world-class fishing charters or watersport adventures. Even fueling and provisioning are managed on-site, so boat ownership feels less like a responsibility and more like a reward.

Onshore, a resort-style ship store adds convenience and character, offering resort wear, Saltleaf-branded goods, ice cream and other boat day essentials.

“Marina-front living is the new beachfront living,” says Taylor Masiero, Director of Marina Operations. “It provides the same connection to the water that people are in search of when buying property in Florida, but offers many more options for activity. The possibilities are endless.”

Curated marina programming will bring the Saltleaf community together through shared waterfront experiences — from curated excursions to events that celebrate life along the bay.

Residents can easily reach the Estero Bay Aquatic Preserve, barrier islands, and Gulf waters via New Pass — with sunsets on the horizon and home just minutes away.

On the former site of Weeks Fish Camp, Saltleaf Marina renews a long-lost gateway to the Gulf through thoughtful dredging and restoration.

Tournament and corporate play helped make 2025 a landmark year, drawing thousands of new players and affirming the course’s place among the region’s finest.

Par for the course? Hardly.

When Saltleaf Golf Preserve broke ground in 2022, London Bay Development Group marked its first-ever recreational venture. A $25 million investment in a complete redesign followed, drawing on some of the most respected voices in golf and landscape design to create a course shaped with both intention and care.

The result has been nothing short of successful. With two full years of play now complete and its third season underway, the course has earned recognition as a standout in Southwest Florida. Both locals and visiting golfers have embraced it, drawn to its thoughtful routing, European-inspired features and the unique sense of place that comes from playing alongside hundreds of protected acres on Estero Bay.

“This renovation is a tremendous improvement to the area, and the landscaping team has done an incredible job of using the environment to create the course rather than working against it using artificial challenges,” said Mark Lye, former professional golfer and future resident at the neighboring Ritz-Carlton Residences, Estero Bay. “It’s pretty darn good. The perfect balance of playability and difficulty.”

“Play by the Bay” captures the essence of Saltleaf Golf Preserve — a bayside course framed by a landscape that can’t be replicated.

The SWFL Celebrity Golf Invitational returned for the second year in a row, blending championship play with purpose for St. Jude Children’s Research Hospital.

The 18-hole championship course, known as The Preserve, challenges seasoned players with informal bunkers, revetted walls, ample water obstacles and natural boundaries shaped by native trees and brush. Complementing it is The Leaf, a 9-hole Par 3 short course designed for walking rounds, quick play and introducing new golfers to the game.

Since launch, offerings have grown to include on-course beverage service, private instruction, an online golf shop and customizable group packages that accommodate everything from corporate outings to community tournaments, including its role as a two-time host of the SWFL Celebrity Golf Invitational benefitting St. Jude Children’s Research Hospital.

Players often point to a few recurring themes: the warmth of the staff, the exceptional upkeep of the course, the rare chance to golf in Southwest Florida without homes crowding the fairways and the thrill of wildlife encounters — from birds to gators.

2025: A year of milestones

Every project has a moment where plans turn into proof. For Saltleaf on Estero Bay, that moment was the year of 2025. From construction milestones to sales achievements and lifestyle unveilings, the vision turned from concept into a tangible view of the resident experience.

“I had the opportunity to help launch this project and it’s incredible to watch Saltleaf come to life before our eyes,” says Clay Miller, Sales Executive at The Ritz-Carlton Residences, Estero Bay. “It’s developing into something I know the people moving into this community will love — and I think Bonita Springs and Estero will love it too. It’s here and it’s all finally happening.”

The Ritz-Carlton Residences, Estero Bay told the story of tangibility best with the topping out of its first 112-residence tower. As the community’s first residential offering, the milestone carried weight across every team, knowing its success would set the foundation for all that follows. The moment was first marked in traditional fashion with Coastal Construction and project partners, then celebrated again with an “Over the Top” evening for owners — the red carpet unrolled, champagne flowed and the tower glowed against the night sky.

Shortly after, the community welcomed Chef Michael Mina of The Mina Group as the official restaurant partner. His newest concept, Acqua Bistecca, set expectations high for waterfront dining at Saltleaf Marina and signaled the caliber of lifestyle experiences owners — and the larger Southwest Florida community — could anticipate.

Momentum continued as the second tower at The Ritz-Carlton Residences, Estero Bay broke ground, reinforcing buyer confidence in the project’s timeline, which remains on track for a 2027 completion. In the same week, Acqua Bistecca’s structure topped off, led by the DeAngelis Diamond team, preparing the next piece of Saltleaf for delivery.

At the water’s edge, dredging at Saltleaf Marina reopened direct access to Estero Bay for the first time in many years. Phase three of construction followed, adding lifts and power to resident-owned slips.

This proven process was essential for a couple who owned a Gulf home in the Southwest Florida area. Built in 2000, the residence was perfect as a beach escape for their large family but had become outdated, battered by time and Hurricane Ian. London Bay Renovation, renowned for seeing beyond the walls and into a property’s true potential, reframed exteriors, leveled uneven floors, relocated the kitchen to take advantage of an open floor plan and extended the outdoor living space with a new alfresco kitchen.

Throughout the whole-home renovation, transparency was key. Weekly photo updates and prompt communication ensured the homeowners felt involved, even from afar. The result was beyond their expectations. “London Bay Renovation took what was tantamount to building a new home and brought everything up to the highest standards. It doesn’t look like a remodel; it looks brand new,” the client marveled. “We’re very picky about everything and just seeing it for the first time was so exciting and satisfying.”

Relying on videoconferencing and meticulous progress reports, the team guided the homeowners through a complete transformation of their 4,000-square-foot Naples residence. Space-blocking walls and cabinetry were removed, creating flowing light-drenched rooms, an open layout and elegant coastal design.

The renovation also included a redesign of the kitchen floor plan, a fourth guest room and additional storage. Large, renovated bedrooms accommodate two master suites, offering indoor sitting areas and direct access to terraces with Gulf and beach views. In the primary master room, separate walk-in closets were combined into a spacious wardrobe room while a linen closet in the updated bathroom was reconfigured into a built-in dressing table.
