2025 brought stability to Colorado’s Front Range after several years of unpredictability. In Q4 the market experienced more confident and informed buyers. Median sales prices saw a slight increase of 0.3% throughout the area, with Denver Metro holding steady compared to 2024.
Fueled by an increase in inventory and slightly lower interest rates, which remain around 6% (or finally, a little less), stability is replacing speculation. Overall, the Front Range saw a 2.5% increase in the number of properties sold in 2025 compared to 2024. Demand in Northern Colorado remains strong with a 10.7% increase in properties sold, and a 1.5% decrease in median sales price from $538,000 to $530,000, proving well priced homes in growing areas were desirable.
Boulder and South Metro also saw growth at just over 6% in the number of properties sold, with a median sales price in Boulder at $737,500 and $716,000 in South Metro. With more buyers thinking long-term, homes based on lifestyle and value, not short-term market swings, were in demand in 2025. Boulder’s
proximity to the University of Colorado, the Flatirons, Denver, and skiing, are reasons it remains a stronghold in the Colorado market. While South Metro offers golfing, neighborhood trail systems, and proximity to both Denver and the Denver Tech Center, creating a work-life balance for many.
