Letter from the President

The difference between watching a market and working it often comes down to one thing: who’s holding the reins. Right now, the Front Range is not a place for passive participation. It is a landscape that favors those who can read movement, trust their footing, and act with both control and conviction. There is a discipline to it, equal parts instinct and design, where a clear blueprint meets the confidence to move.

This market does not reward hesitation. It rewards precision. Success is defined not by access to opportunity, but by control of it. Knowing when to move, where to lean in, and how to shape an outcome before it fully takes form.

After years of extremes, Denver has recalibrated. Prices have softened, inventory has expanded, and the market is behaving more like a healthy, balanced system again. Buyers have options, and they are using them. Pending sales are rising even as closings lag, a signal that demand is returning with intention rather than urgency. This is a moment defined by disciplined optimism, where opportunity exists for those prepared to approach it with strategy.

At LIV Sotheby’s International Realty, we view the market as something to be directed, not followed. Our advisors take the lead with intention, with strategy as the North Star. They set the pace, define the terms, and move with a steady, informed confidence that turns complexity into advantage.

Across the Front Range, inventory evolves, demand recalibrates, and moments of opportunity surface quickly and disappear just as fast. In this environment, pricing isn’t a strategy anymore; it’s everything. Precision at every stage defines the outcome.

There is a discipline to mastering your position. A willingness to act decisively, guided by insight rather than noise. This is where expertise matters most, and where outcomes begin to separate.

This season, the opportunity is not simply to participate in the market, but to command your place within it.

Your partner,

Shannel Ryan President, Colorado

It isn’t something we reference, its something we live with. In the land, in the rhythm of the day and in the way people move. Power. Independence. Endurance. Freedom. Forward motion. Not ideas, habits. As the sun breaks over the Front Range, riders are already out. Quiet trails, breath in the cold air. Coffee at the barn. Leather, dust, routine. A day already in motion before most of the city has woken up.

The Lunar New Year marks 2026 as the year of the fire horse. It comes around in the Chinese zodiac every 60 years. The last time we saw it was in 1966. The fire horse years aren’t subtle. They carry energy, independence, and a certain edge. Back then, the Front Range was also in a moment of shifting. Denver was shedding its cow

town skin and stepping into something faster, sharper, and more urban.

16th Street was alive with storefronts, neon, conversation. Thirty-one stories counted as tall. The Botanic Gardens had just opened and I-70 was two years old. The Denver Broncos celebrated their seventh season in the AFL. In what has felt like a recurring dream for die-hard fans, our beloved Broncos tallied four wins and ten losses that year.

The National Western Stock Show marked its 60th year. Skijoring cut lines through Leadville and Steamboat Springs. Denver International Airport was about 30 years into the future, and the equestrian lifestyle was ever present, with plenty of open space and horse communities.

The Denver Broncos arrived in 1960 as part of the AFL, and by 1968 the city of Denver purchased what became Mile High Stadium. The first winning season came in 1973. Since then, the story has been written in division titles, conference championships and a fan base that stays loyal no matter what.

The team’s live mascot, Thunder, entered the scene in 1993. The current mascot, Thunder IV, is a beautiful grey Arabian gelding. Bred and raised by owner Sharon Magness Blake, like those before him. Trainer Ann Judge-Wegener has been Thunder’s rider over the past three decades. The horse encapsulates the “Broncos Country” spirit and is a force felt throughout Empower Field at Mile High.

Thunder has his own stall at the stadium, and he spends time with Magness Blake and her husband prior to each game. He was present during all three Super Bowl wins and has his own

stallion-sized Super Bowl ring. Thunder’s main character energy spans the stadium and the socials–uniting the in person and virtual fandom with the spirit of the west.

The highly recognizable Thunder and “D” logo ran from 1970 to 1992, after which the team used an updated version in 1993–1996, before it finally settled on the current logo dubbed the “cyber horse.” In rotation since 1997, the new logo represents Thunder as a powerful horse with a fiery eye and mane.

Here, horses show up everywhere. On helmets, sweatshirts and throughout the stands. Seventy-five thousand fans proudly showcasing our legacy. The Denver Broncos are more than a team. They’re a pulse. A relentless drive the state sees in itself. The ubiquitous orange and blue stand as a modern expression of today’s horsepower, fandom fueling momentum throughout our land.

Every January, Denver changes pace, our Western heritage unmissable as the National Western Stock Show moves in. The NWSS is as ingrained in Denver’s footprint as the Denver Broncos are. One of the country’s most celebrated livestock, rodeo and horse show events, it starts with hooves on pavement, parading over 30 longhorn cattle through the streets of downtown Denver.

“For us, the parade is telling our Western heritage story right there on the streets of Denver,” says Wes Allison, President & CEO of the National Western Stock Show. “The parade is the kick-off to what we do. We have people who plan their trips around the parade and the Grand Champion Steer at the Brown Palace afternoon tea.”

For 80 years, the Grand Champion Steer and Grand Reserve Steer have received the red carpet treatment at the Brown Palace Hotel, where guests enjoy afternoon tea with the steer in the famous atrium. The excitement around this annual gathering extends far beyond Denver’s streets and the showgrounds, especially for those passionate about equestrian lifestyles and agriculture in Colorado.

The NWSS is an enduring cultural institution that draws visitors from all over the world. Over the 16-day run, the show features world-class livestock exhibitions with more than 15,000 animals, professional rodeos, world-class horse shows, and a celebration of Western culture.

Allison says, “The rodeo holds a special place for families who come every year. Those traditions help influence what we do. We can educate you on the rural to urban story of the Colorado farmer and the American farmer.”

Denver is invested in the future of equestrian sport and community. The National Western Center’s master plan includes a state-of-the-art equestrian center designed to host year-round events, including modern facilities tailored to both competition and animal care.

“Denver has a great equestrian scene, and things ebb and flow in the industry. The quarter horse exhibition and shows used to be the most influential. Now we have the Rocky Mountain Quarter Horse Association, Western, British, Hunt, and Cedar trained horses,” notes Allison.

This development underscores Colorado’s deep roots in ranching and equine culture while enhancing Denver’s appeal to riders, trainers and breeders. Established in 1906, the show has grown into one of the state’s defining draws.

“The livestock show is our most influential. Beef cattle can produce $15 million in sales over the 16 days,” said Allison. “Those genetics attract people from 30 countries and all 50 states.” He adds, “We are proud to be part of this industry and the mystique of the cowboy.”

Combining heritage with innovation, this year’s show featured newly opened buildings such as The Legacy, CoBank Arena, CSU SPUR, and the Sue Anschutz-Rodgers Livestock Center, part of the larger revitalized National Western Campus just north of downtown Denver. This is the new headquarters to the Western Stock Show Association.

Looking ahead, Allison keeps it simple, “We have to continue to entertain and educate. We need to embrace technology without losing traditions and continue to embrace the equestrian world and find opportunities to show more seasoned riders who may have grown up riding but gave it up for a time and are looking to ride again.”

Denver International Airport is famous for its many eccentricities, but perhaps none as familiar as the Mustang, the 9,000-pound fiberglass and steel sculpture that has greeted visitors and locals alike for 18 years. Artist Luis A. Jiménez, Jr. created the art installation after the City of Denver commissioned him in the mid-1990s when the current airport was under construction.

At 32 feet tall, Mustang is the largest sculpture of the artist’s career and is layered with meaning. The blue color is a nod to Jiménez, Jr.’s love for traditional Mexican muralists, while the rearing of the horse symbolizes the West’s freedom. The glowing eyes honor the artist’s father, who owned a neon sign shop.

“DEN is internationally recognized for its public art collection, which is known to be quirky, bold and uniquely Denver,” says Samantha Weston, Public Art and Exhibitions Manager, Denver International Airport. “The Mustang sculpture is an icon of the Denver area and is often referred to as the protector of the airport. It symbolizes the freedom, resilience and adventurous spirit of the Rockies.”

Based on height alone, the Mustang would have no problem getting a date online were it not for his checkered past. Jiménez, Jr. died in 2006 in a fatal accident while working on the sculpture when the bust fell on him. In his honor, friends and family completed the sculpture and the final project was installed in 2008.

With snow, hail, high winds, and 300 sunny days a year, the weather at DEN can be harsh, requiring special considerations to maintain Mustang’s shiny coat and definition. The Art Department takes special care of all the artwork in the collection, but Mustang gets extra love, through annual maintenance priorities, like cleaning the sculpture, and repairing minor cracks. They touch up paint and apply a clear protective sunscreen-like coat to help deal with UV exposure and to preserve the vibrant color. The conservators ensure the structural and electrical elements are show-ready.

Public reaction to the horse was mixed, with many locals nicknaming it “Blucifer.” DEN refers to the artwork by its proper name, Mustang, which its creator gave it. “Regardless of whether people love the sculpture or not, everyone remembers it—making it one of Denver’s most discussed public artworks. The artwork has inspired t-shirt designs and posters, as well as personalized license plates and tattoos,” says Weston.

Weston adds, “Mustang is an unforgettable first impression for travelers that can be seen from Peña Boulevard, the Westin Hotel and even from DEN’s runways.” Denver is lucky to have you, Mustang.

Out here, independence isn’t something you talk about. It shows up in how people spend their time. Nothing represents the Wild West’s independence like the sport of skijoring or “ski driving.” Originally a means of necessary transportation in the Scandinavian winter centuries ago, skijoring has become a sport popular in the Western U.S. involving a horse, rider and skier navigating obstacles at high speeds.

Entering the United States via Lake Placid, New York, in the early 1900s, skijoring made its way to the mountain towns of Jackson Hole, Wyoming and Steamboat Springs, Colorado by the 1930s. After World War II, the

10th Mountain Division returned to Colorado where they trained at Camp Hale in Leadville. With a dream of creating something new: ski towns and and a different way of life, they had their cowboy friends attach a rope to the saddle and ride the horse while they held on as it ran at high speeds down a long straightaway.

In 1976, Denver listed skijoring as an exhibition sport in its bid for the Winter Olympic Games. The city won the bid and became the first ever to decline hosting the games. Thus, skijoring remained unknown. Now, in this highly specialized competitive sport, skiers must navigate a series of jumps and gates while maintaining high speeds.

Skijorer Malcolm Seamans, ski raced through college, but after moving to Denver seven years ago for work, heard about skijoring and had to give it a try. Last year, he went to Leadville to find a rider looking for a skier, was randomly paired with rider Janelle Urista, and they won on the first day and a team was born.

He has nothing but praise for Urista and credits her with his success. What Seamans enjoys most about participating is the tightknit community—from the riders, skiers and organizers to the volunteers who make the events happen. “Everyone loves it so much,” explains Seamans. “I had high expectations for myself with my early success. Sometimes I need to take the pressure off and remember I’m doing this because I love it.”

With winter adventure sports’ growth and Western rodeo culture’s popularity, skijoring feels like a winter extension of rodeo and ranch culture where the relationship between horse and rider is paramount. “Three heartbeats, one

team” is a term often used in the sport because it involves strategy between the skier, rider and horse.

“Right now, the sport is exploding in popularity. It’s almost growing too fast, and we’re trying to keep up, but it’s a great time to be a part of these conversations on how we can continue with the integrity of the sport while going through a massive growth phase,” says Seamans.

At the 77th annual Leadville Skijoring event in 2025, Seamans and Urista took first place in the sport division, finishing the course in 16.96 seconds on her horse, Zeva. The outfits, technicality, energy and culture continue to draw participants and spectators alike.

“I’m from Colorado” used to invoke a feeling of the Old West, of horses and stagecoaches, the gold and silver rush, and an untamed energy. Today, that part of our history is still woven into our state but is a daily way of life in the many equestrian-friendly areas including Cherry Hills and Greenwood Village in Denver, Parker, Elizabeth, Boulder County, and Colorado Springs.

Jennifer Bonicelli grew up with it. A fifth-generation Colorado native who learned the ropes from her grandfather, a true cowboy. She stepped away as school, competitive athletics, career, and family took hold. Bonicelli picked it back up ten years ago when friend and former Miss Rodeo Colorado encouraged her to get back in the saddle.

Bonicelli was immediately all in. A horse of her own, training, and then a drill team—Colorado Stars and Stripes—who perform at events such as the NWSS and the Greeley Stampede. “I’ve always had the Western culture lifestyle in my blood. I love being on my horse, outside. Being on the drill team, I ride in big rodeos around the state, so I am living a fun piece of rodeo life.”

Ask her about a moment that captures it and she doesn’t hesitate. The Greeley Stampede. Flags lined up on horseback. Longhorns in the arena. The anthem playing. A stillness before everything starts. “Riding at the Greeley Stampede, I was part of the grand entry where we do a routine and 10 of us line up on horseback holding flags. Someone from the drill team will run the Colorado flag and Miss Rodeo Colorado runs the American flag. There are longhorns, the national anthem is playing and there is an opening prayer. It’s very emotional and we all get teary-eyed. I think that perfectly describes Western culture in Colorado.”

Her long view is simple: land, mountains and space to expand in the Western Slope. This lifestyle requires a

connection to land and nature, with wellness, freedom and a slower way of life.

“What you bring to the barn that day, the horse feels. They feel it when you’re tense and they become tense. It’s a lifestyle that teaches you a lot about yourself, your emotions and managing them. Just being around horses is a real benefit of the lifestyle,” says Bonicelli.

As Colorado moves toward its 150th year, the pace picks up again. The fire horse has a way of doing that. Energy and momentum and a push forward without permission. Here, the spirit shows up everywhere. In the stadium, at the airport, on the trails snaking through our cities. It’s still the same idea as our Western origins.
