Financing Drives Price: Why the
Buyer’s Loan Should Matter to You
How lenders, loan terms, and Remaining Economic Life shape the deal— often more than price tags.
When most sellers think about putting their poultry farm on the market, one question rises to the top: “What do you think my farm is worth?”
It’s a fair question—but here’s the truth: your farm’s sale price is shaped as much by the buyer’s loan as it is by the farm itself.
That may sound strange. After all, it’s your farm, your land, your buildings, and your hard work. Why should the buyer’s loan matter so much?
Because in poultry farm sales, financing drives value. The way a buyer’s loan is structured—their down payment, loan term, and interest rate—determines what they can actually pay you. And that can change the final sale price by tens of thousands of dollars.
Let’s break it down.
The Power of the Lender
Poultry farms are big, income-producing businesses. Most buyers can’t pay cash, so they turn to lenders. That means banks and loan programs have a great deal of influence on what your farm will sell for.
Here’s the key: lenders don’t base their loan decisions just on what the farm looks like or how many houses you have. They look at cash flow.
Cash flow is how much income the farm produces, minus expenses and loan payments. The better the cash flow, the more money the lender is willing to finance.
That means the buyer’s financing choices—how much money they put down, what kind of interest rate they get, and how long their loan lasts—directly change what they can pay you for your farm.
Most agents don’t talk about this. At the PoultrySouth Team, we make sure our sellers understand it right from the start, and we work to put power back in the seller’s hands by dealing with these issues up front.
REL is the number of useful years left on the farm in the eyes of the bank and appraiser. If your farm has 10 years of REL, the lender is not going to give the buyer a 20-year loan. They may only allow 7 or 8 years. And that has a huge effect on what a buyer can pay.
Imagine this:
• On a 15-year loan, the yearly payment on a $1 million loan might be about $107,900.
• On a 10-year loan, the yearly payment on the same $1 million jumps to about $139,500.
That’s an extra $31,600 per year in payments. The farm’s cash flow can’t carry that higher payment, which means the buyer has to offer you less money just to make the deal work.
That’s why every year of age matters. Every year your REL drops, the buyer’s loan term shrinks—and so does their offer.
The Sensitivity of Interest Rates
It’s not just loan terms that matter. Interest rates are another make-or-break factor.
Even a small change in rates can have a massive impact on cash flow. For example:
• A $1 million loan at 7% over 15 years = about $107,900 per year in payments.
• The same loan at 6.5% = about $104,600 per year.
That’s nearly $50,000 saved over the life of the loan—and that savings can be passed on to you in the form of a higher offer.

Loan Terms Matter More Than You Think
Most poultry farm loans today run between 7 and 20 years. Which loan term a buyer gets depends on the farm’s Remaining Economic Life (REL), the buyer’s financial profile, and the lender’s rules.
When rates went up recently, buyers simply couldn’t pay as much for the same farm because more of the cash flow went to interest. That shrank the buyer pool and slowed deals. Rates have eased a bit, but the lesson remains: financing conditions directly impact your farm’s market value.
Down Payment: Cash is King
Another major factor is the buyer’s down payment.
More down payment = better cash flow = higher price the buyer can pay.
Traditionally, poultry buyers leaned on collateral (like land) instead of cash. But in today’s market, the strongest buyers bring real cash to the table. That lowers their loan amount, improves cash flow, and allows them to make better offers.
This is why you may hear about certain buyers seeming to pay
more. They’re not getting “special treatment.” They’re simply bringing cash down payments that make the deal work better for everyone—including you as the seller.
Government-Backed Programs Drive the Market
The overwhelming majority of poultry farm loans today are backed by FSA (Farm Service Agency) or SBA (Small Business Administration) programs.
These programs lower the lender’s risk and give buyers access to:
Yes, these programs come with red tape and restrictions. But for sellers, they’re a major benefit. In fact, they set the baseline for the entire poultry farm lending market. These are governmentbacked loans that enable the market to function.
Not Every Buyer Is the Right Buyer
One of the biggest mistakes general agents make is assuming that any prequalified buyer is a good fit. At the PoultrySouth Team, we know better. Not every buyer who can buy a farm is the right buyer for your farm. That’s why we don’t just accept a lender’s prequalification letter. We put every buyer through our proprietary PoultrySouth Team prequalification process.
We gather detailed information and match buyers to farms carefully, based on hundreds of past transactions. That means we bring you buyers who can actually close—without wasting your time or risking your operation.
Myths and Misunderstandings
One common myth we hear is that “foreign buyers” get special government help to buy farms. That is not true.
The difference is simple economics: some buyers bring cash down payments, while others try to finance 100%. The ones with cash look stronger to lenders, have better cash flow, and can pay more. That’s it.
Setting Real Expectations
As a seller, it’s important to know: the buyer’s financing isn’t something you can control completely. But you also don’t have to leave it up to chance.

The Risk of “Sign-and-Hope” Agents
Here’s the danger of hiring a general agent who doesn’t understand poultry farm financing:
They throw the deal to a lender and hope it works. Maybe it does. But more often, the seller ends up six months into a contract only to be told the deal won’t close unless they accept a lower price. By then, they’ve lost time, energy, and negotiating strength.
