INSIDE
IT’S OUR 11TH BIRTHDAY! WIN, WIN, WIN Yes, 11 years old! Doesn’t time fly? As many of you know it started off as a “bright idea” when we were working together at the Liverpool Echo and came to fruition in July 2006 and we started by distributing 8,000 copies (now 15,000 copies) of the West Derby and Croxteth Park LINK. In 2007 we launched South Liverpool LINK (now 28,000 copies) and the Liverpool LINK now has a total monthly distribution of 43,000. We have firmly established ourselves as a favourite community paper and we remain a totally independent business. We are the first to
recognise that the success of The LINK is entirely down to you – our readers and our advertisers. So we would like to thank you all for your constant support and loyalty over the last 11 years. We thank you, our readers, for supporting our advertisers. We would also like to thank all our regular contributors who have helped us so much over the years with their great articles: Stephen Guy (whose wonderful local history articles continue to inform and entertain); Anton Valdemart for his Strange Tales; Jim Stanway (South Liverpool FC); Peter
Harrison (Alder FC); Mick Titherington (Stoneycroft FC); Paul Coshott (Fighting Fit); Chris Thomas (Liverpool Sefton Hockey Club); Jade Ainsworth (Life ‘n’ Style); all the other readers who kindly send in articles and, of course, Peter (my husband) who does all our competitions/quizzes and who writes and edits many of our articles for us. And where would we be without our designers and printers and of course our distribution team? Here’s to the next 11 years! Best wishes and many thanks to you all, Moira, Dawn, Carol and Colette
MOTORING’S GOLDEN AGE By Stephen Guy
TRAVEL was transformed with the arrival of efficient cars and motors which replaced horses as the main form of transport on our roads. ailways had largely emptied the old coach roads that crossed
the countryside. It was mainly in built up areas where streets remained busy with traffic. any mail and stage coach crews had switched to working for the railway companies as main lines and branches spread virtually everywhere. or short ourneys horses
remained kings of the road. ntil dwardian times many well off families employed coachmen to drive their carriages. oachmen and grooms often lived in mews and above stables where they tended the horses. eparate accommodation known as groom s cottages were

Pioneering motorists and their chauffeurs had to be able to deal with mechanical breakdowns as there were few backup services. The pocket-sized Contour Road Book, published in gave specific details of an impressive 1,100 journeys between various destinations in England and Wales. Large numbers of people must have been employed to gather this information filling 890 pages printed on tissue paper. This was one of series of books and maps produced by Gall & Inglis crammed with facts and figures to aid motorists when many roads did not have paved surfaces.

“I have been using the South Liverpool Link for advertising for the past year and a half. I have found it to be the most effective and cost effective print marketing in the area. Particularly useful as it is delivered through my target market’s letterboxes as well as being available at local businesses. I track success by the number of mentions I get and new customers advertising brings in and The Link is the only print marketing I now do. Prices are good and the service from Moira and the team at the Link is excellent. Would recommend”. Sitting pretty Strange Tale – By Anton Valdemart THE soothing melody drifted across the parkland in the cool summer evening, easily heard through the open first floor window of andlewick Grange. “Just like the ivy on the old garden wall we ll cling together … “, lilted the baritone voice. eonora smiled and went to the window. familiar figure sat on the rustic bench on the edge of hildwall Woods. oward often sang to make his presence known. The couple met on the bench because it was private yet within sight of the range home of eonora s strict father ean ilshaw. They could see the elderly clergyman in his study. When the Dean stood in the window and lit his pipe it was the signal for eonora to come home. The couple enjoyed summer evenings sat together looking over the valley. he iron bench was made to resemble interlacing branches, forming a comfortable seat. “You look so pretty sitting there oward would say.
eonora had known him since they were children playing in the woods. hey had formed a strong bond walking under the spreading branches of ancient oaks and pondering the mysteries of secret pools. oward wandered through the glades with the grace of some wild creature of the greenwood. His voice reminded Leonora of booming sounds
created by huge boughs swaying in winter gales. They loved the popular music hall song likening lovers to ivy. The clinging plant was everywhere covering walls and trees creating havens for wildlife. his would be their last meeting for some time. oward was going to wit erland on a business trip associated with his family s merchant bank. he last of the swifts were
circling overhead preparing to head south when eonora sat alone on the bench thinking of oward. He had been gone three weeks. In her hand was his latest letter which had arrived by the evening post. oward wrote enthusiastically about walking among the rocks and boulders in the lps. Leonora thought fondly about her absent love, springing among the crags like an alpine goat. Then she heard the lilting melody faint at first but getting closer: “Just like the
ivy on the old garden wall …” oward she e claimed turning around. familiar figure was on the edge of the wood beckoning her. She called happily: oward your home and followed. He stood in a clearing facing her. Leonora gasped, unable to believe her eyes. oward had been transformed into a figure resembling the legendary Green Man. His head, body and limbs were made of green fronds stems and shoots while his

hair resembled twigs. Most horrifying of all, he was flat like a cut out figure in a toy theatre. oward faded from view and Leonora ran home crying. he funeral was packed. “Terrible accident,” Dean ilshaw told the archdeacon. eonora doesn t know of course. oward was killed by a runaway boulder that came crashing down through the alpine woods. e was s uashed flat. ■ ead my ne t trange ale Sticks and Stones in the ugust ink.

This month we speak to Helena Mitchinson, Partner at GAD LLP Solicitors and Residential Property expert who addresses some of the issues people may have before they have appointed a solicitor with their sale or purchase Helena specialises in private client work including residential property sales and purchases, re-mortgages and transfer of equity/ matrimonial transfer, freehold and leasehold property. She deals with these matters on a daily basis. It can be a stressful time when buying or selling a property, especially for first time buyers who will have questions to ask once they have found the property they would like to buy. Helena is here to answer some of those questions you may have.
referred to one by my mortgage lender?
I have just found a property to purchase and put in an offer. I am unsure as to how to appoint a solicitor and what their fees will be. Can you assist?
I have read in the media that there have been some problems with interception of e-mails and cyber security.
Most solicitors will provide a written costs estimate for you detailing their legal fees and disbursements which are additional items that you have to pay for such as Stamp Duty, Land Registry fees, Search fees. Some solicitors charge an additional element for acting for your lender. With the objective of transparency any fees that you are charged during or on completion of your matter should be set out in the costs estimate. If you have a Help to Buy ISA you should mention this to the solicitor as there is usually an additional charge in the approximate sum of £50.00 plus VAT for the additional work in dealing with this. Please bear in mind that the lowest cost price you are given may not be the best for you, it may be the case that your local solicitor charges a slightly higher fee than a conveyancing factory where your matter is dealt with by a legal team who may work in an office away from you. What is a panel solicitor as I have been
In order for a solicitor to act for both you and your lender they need to be appointed to your lender’s panel. Each lender has criteria and their own panel of solicitors. Some lenders choose not to accept smaller firms of solicitors or sole practitioners. If you approach a solicitor with costs estimate you may wish to ensure they are on your lender’s panel to avoid the involvement of two sets of solicitors or two sets of legal fees.
We take the issue of cyber security very seriously and use independent expert advisors. Our standard advice to our clients is that we will write to them initially by post in the vast majority of cases with our bank details set out on our letterhead. We will not contact them by e-mail during the course of their transaction to advise of any change of bank details. This is the ploy often adopted by scammers. If in doubt always telephone the solicitor and speak to them to confirm before making any transfer. We are also have the Cyber Essentials accreditation which means we have had to evidence how secure our systems are. I am being pressed by parties in the transaction to proceed quickly – how quickly can you start working for me? Once we receive your substantive instructions to proceed we will issue you with the initial client care package, our evidence of identity requirements and request for you to supply documentary evidence of your source of funds.
Once we have received the signed/receipted client care letter, you have attended our office with evidence of identity then we should be able to commence working for you.
such as the last pre-completion searches and send a completion statement to you detailing the balance needed from you to complete the transaction.
How long can I expect the conveyancing transaction to take?
When is Stamp Duty payable?
It is difficult to be specific at the outset as the length of time is dependent upon many different circumstances. As a rule of thumb our advice is that a standard transaction can take between 6 and 12 weeks. The more parties there are within a conveyancing chain, the more likely it is that there may be an issue in one of the transactions which has the effect of delaying matters. Your conveyancer will identify any obvious title issues which require investigation. There may be missing certificates or documentation or windows may have been installed without the correct consents. The title may be leasehold resulting in additional factors and considerations. Your conveyancer should keep you appraised and updated as much as possible. What is exchange of contracts? Exchange of contracts is the point at which your matter will become legally binding. The date on which completion takes place and parties in the chain move is agreed at exchange of contracts. By this time a seller/buyer will have signed the contract in readiness and the solicitors in the chain will agree that the matter is to become legally binding. A 10% deposit is paid and from an insurance perspective risk passes to the buyer from exchange of contracts. Your solicitor will have asked to see a copy of your Buildings Insurance Policy in readiness. The solicitor will then put in hand completion arrangements
Stamp Duty itself is payable within 30 days of the effective date of the transaction. Irrespective of whether you actually have to pay any Stamp Duty Land Tax your solicitor must file the return to HM Revenue & Customs also within this deadline. In practice your solicitor will expect to be in funds for the Stamp Duty Land Tax before completion of the transaction so that it can be discharged either on completion or within a few days thereafter. Gymophobics celebrates its third birthday ... CLAIRE and her team of Instructors have enjoyed welcoming ladies from across South Liverpool to the Gymophobics Centre on the corner of Green Lane and Allerton Road since July 2014. “This is the best job I have ever had,” says Claire. “It is a real privilege to work with so many lovely ladies and to help them not only change their shape but change their lives for the better.” Gymophobics makes exercise easier than you ever thought possible. The unique air machines on the circuit take the hard work out of the workout. Just two or three 30 minute sessions each week makes targeted e ercise easier to fit into a busy lifestyle. It s not ust the figure improvement members achieve that makes their visits so worthwhile. he health benefits are pretty amazing too! Regular exercise helps to increase energy levels as the result of improved oxygen circulation and ladies find
they sleep more soundly and wake refreshed. Research shows that regular exercise can dramatically reduce the risks of cardiovascular disease and even some cancers and there is now plenty of evidence to show that the risk of heart attack, stroke, thrombosis and high blood pressure is three times more likely if someone is overweight and doesn’t take regular exercise. There’s no need to train like an athlete to get great results at Gymophobics. ll ages fitness and ability levels are catered for. Ladies look forward to their visits and enjoy the relaxed, sociable atmosphere where friendships are made and no one feels intimidated. Each member receives a lifestyle prescription which includes their gym sessions plus a home exercise routine and walk programme to promote heart and lung health. Nutritional advice is always available with particular emphasis on reducing carbohydrates to
boost weight loss. Gymophobics’ holistic approach to improving health and wellbeing is why so many ladies who have not exercised before love what is on offer. Regular reviews ensure that the level of challenge is maintained to enable them to reach their goals quickly. Here is what some of the ladies of South Liverpool think of Gymophobics (as featured on our website) www.gymophobics.co.uk/ gyms/South-Liverpool: ‘Since the 17th January I have consistently improved, physically and mentally. This has totally improved my confidence and outlook on life - all thanks to climbing those stairs to Gymophobics. Thank you!’ Lorraine ‘Highly recommended, back into size 12 clothes. July’s dog of the month – Hugo HUGO is a two-year-old Terrier Cross who is quite a cheeky boy. He loves to play, one of his favourite things being leaping on the brush with glee whenever anyone wants to do a spot of cleaning! He is at Dogs Trust through no fault of his own, and is looking for a kind and patient family to become a part of. Hugo is looking for a family that will show him kindness – he has had some ill advised handling in the past and needs someone with patience who will guide him into his new life. He isn’t overly enthusiastic about the company of other dogs but he will walk with some of the females at the centre, however he will need to be the only dog in the home. This sweet little man can live with children aged
16 and over. If you think Hugo could be the four-legged friend you are looking for, you can visit Dogs Trust Merseyside on Whiston Lane, Huyton, L36 6HP. Open 12pm-4pm every day except Wednesdays, when it is closed.

THESE days, I seem to be coming across a lot more people who feel overwhelmed and I do myself sometimes. Too much to do, too little time to do it in. Technology has certainly contributed towards this. More and more people seem to be spending a lot more time in work-related after activities than ever before (emails, phone calls, etc). While becoming an NLP practitioner, one of the most powerful tools I learnt was ‘chunking’. In other words, breaking things down (mentally). Before we get overwhelmed or stressed out about a situation, we must
try and spend a moment thinking about the outcome we really want and then break down the movements we need to take to get there. It might be in a business or relationship situation or you might be going through a workout or maybe sparring in a class. So here are some tips that I hope will help you, if you are currently feeling overwhelmed: ■ What can you do now that will help you to start moving forward? Maybe make a list. Really break it down into small steps. Maybe think of a role model. What would they do in the current situation? ■ Try and spend moments throughout the week regaining your focus. Maybe attend a yoga or meditation class. It’s vital that you stay calm internally. ■ Question your assumptions. Too often we do things, both professionally and personally, because we just assume that we have to. If you ever find yourself in this situation ask yourself, “Does this really need to get done? What would happen if I didn’t do it?”. ■ Get support from friends, family and colleagues. ather than maybe firing out your difficulties maybe ask them for advice on what’s worked for them. ■ Say no – if you need to. Some people don’t set any boundaries for themselves, and end up taking on much more than they can accomplish Hope the tips help! ■ Kids Ju Jitsu Classes: classes on right throughout the summer holidays Women Only Training Programme: new programme starts second week in July. Spaces now limited.

The staff there have been brilliant caring for this cat, providing food and shelter for him, but now it’s time he had a proper home. e has definitely been someone’s pet at some stage before, in desperation, he sought food and shelter with the kind people at Heys Court where the staff named him Heys. Now he’s been neutered and microchipped, he’s waiting patiently for someone, maybe someone just like you, to give him the home he surely deserves after living on the streets for all this

before mixing them into the butter and sugar. Continue to mix this while gradually adding milk, mixing until you have a smooth batter. Then whisk your egg whites and gently fold them into the batter mixture. Melt the extra butter (approximately 30g) and use a pastry brush to generously butter the moulds. Once they’re buttered, evenly distribute the cherries between the moulds. If you do not have moulds, you can also improvise by filling muffin tins with thick muffin papers. Finally, pour the batter on the cherries, then place the moulds on a tray and put the tray in the oven for about 25 minutes or until golden brown. Once they come out, allow them to cool slightly and dust with icing sugar for a final flair. This cobbler is best made-to-order and fresh. You can, however, pre-butter the moulds, though the batter is best used immediately before the egg whites collapse. Chef Maynard serves it warm, but it can also be served cold with vanilla ice cream or whipped cream (or both!). Want to try your hand at even more complex dishes alongside Chef Maynard at his gourmet cooking school in the Loire Valley of France? You can find their cookery holidays on GoLearnTo.com, which offers a range of cookery and other activity holidays including painting, horse riding, photography, yoga, and jewellery making that inspire you to learn as you travel.

Fibromyalgia (FM) is a medical condition characterised by chronic widespread pain and a heightened pain response to pressure. Other symptoms include severe fatigue, unrefreshing sleep, restless legs, bowel/ bladder problems, numbness/tingling, and sensitivity to noise, lights or temperature plus memory problems.
It is frequently associated with depression, anxiety, and post-traumatic stress disorder. It’s not about benefits or monetary gain for ourselves. We want to get better treatment for people with fibromyalgia. We want to educate the wider community and public so as to banish the stigmas and support others like
ourselves through our support group and our Facebook page. We want to get the help for fellow sufferers which they deserve and get our voices heard. Fibromates meets every month: phone Anne on 07912 084549 Fibromyalgia is currently classified as an Impairment in Schedule 1 of the Equality Act 2010.

The most important meeting in modern music history ...
FROM Wednesday July 5 to Sunday July 9, St Peter’s Church and Bishop Martin CE Primary School in Woolton will open their doors to welcome the world as we celebrate the 60th anniversary of the most important meeting in modern music history! On 6th July 1957, when a young Ivan Vaughan introduced John Lennon to Paul McCartney, no-one dreamed that this meeting between two seemingly ordinary Liverpool lads at St Peter’s Church Fete would result in the birth of the Beatles and would go on to change the world. The 60th anniversary of the “fete-ful” meeting that took place on what is now the playing field for ishop
Martin CE Primary School and in St Peter’s Church Hall will be celebrated over the five days. The Church, where John was a choirboy, the Church Hall, where Paul ‘auditioned’ to join John’s band and the bell tower where John once tried his hand at bellringing will be open with free admission, tours, refreshments and live music. On the day of the anniversary itself, Thursday 6th, there will be a recreation of events from 60 years ago including a traditional Garden Fête in the school grounds with the crowning of the rose queen, a procession around the village led by the Quarrymen, and a Grand
Dance in the church hall organised by The Cavern Club. During the week, there will be a full programme of events including live music from The Quarrymen, The Prellies, and the Babyfaced Beatles, tours of the church, church hall and bell tower, a Beatles singalong, a special screening of ‘A Hard Day’s Night’ and the opportunity to purchase exclusive souvenirs and hear the bellringers chiming Beatles tunes on the church bells. The week will end with a special Beatles themed church service and party in the church hall. The events of that day, 60 years ago, showed that magic can happen
anywhere, even at a local village fête, when a community comes together. The importance of community is still a major theme of the mission of St Peter’s Church and the ethos of Bishop Martin CE Primary School, and we are all excited to welcome the world as we prepare to celebrate our community and this very special anniversary. We hope you can come and join us! For further details on all the anniversary celebrations see our website at www. beatlesatstpeters. co.uk or contact us at beatlesatstpeters@gmail. com
Congratulations JC By Chris Thomas
JAMES Cunliffe (more commonly known as JC), chief coach at Liverpool Sefton Hockey Club, won the Coaching Impact of the Year Award at the recent England Hockey annual awards ceremony in Leicester. This is a fantastic achievement for James, with the award being specially created in order to recognise his achievements. The only other winner of a coaching award was a certain Danny Kerry, who just so happened to win an Olympic gold medal with the Great Britain ladies team the previous summer. James returned to Liverpool Sefton, the club where he started his career as
a teenager, last summer. His impact was immediate, with the players returning to preseason in July – something that had been unheard of in recent years. It was clear even at this point that the men s first team would be having a good season. And this turned out to be the case, with the side winning the league title and gaining promotion back to the North league. ames influence didn t start and finish with the men s first team. His training sessions attracted record numbers for the men’s section and all the men’s teams were able to benefit from his knowledge. The men’s third team gained promotion from their league and the club were
able to bring back a men’s fourth team. He also helped with junior coaching which resulted in the club entering a team into the Under 18 National Cup competition for the first time. Next season James’s role at the club will increase further, as he will also take over as head coach of our ladies’ National League team. There has been no rest for the wicked and James has held a number of planning meetings with his teams and training has already started for next season. The awards ceremony was a wonderful evening for the club, with nominations in other categories and an opportunity to mix with some of the stars of England Hockey.

The LINK Charity Golf Day – please get involved DEAR Advertisers, Readers and Local Businesses, As part of our 11th birthday celebrations I am delighted to inform you that we (The LINK – South Liverpool LINK and West Derby & Croxteth Park LINK) have joined up with Lee Park Golf Club to bring you an Inaugural Charity Golf Day in aid of unflowers charity. The Golf Day will be on Friday 4th August 2017 in order to raise funds for a wonderful local charity unflowers . I am really proud of the fact that The LINK is part of your local community and we have supported many charities in one way or another over the past 11 years; we have chosen unflowers supporting
people living with cancer throughout Merseyside) in Aigburth as our charity for this fundraising event. The golf day is open to ladies and gentlemen (pairs) and we are hoping you will support this really worthy cause (For full details please see the main advert on this page). Without our advertisers there wouldn’t be a LINK. We know that you have enjoyed receiving your free copy of The LINK for many years and we have enjoyed bringing you, our local community, details of local services, local stories and what’s on. Now we are appealing to you, our South Liverpool and West Derby & Croxteth Park advertisers, readers and local businesses to please
About Sunflowers SUNFLOWERS is an independent registered charity (no. 516462) with a single aim: to support local people affected by cancer. We operate from our HQ at 21 Aigburth Road, L17 4JR, and in 2016 we celebrated achieving 30 years of supporting cancer patients, survivors and carers in Merseyside. Our services are free or highly subsidised (max charge £5). Anyone over 18 who lives in Merseyside and is affected by cancer can register. That includes cancer patients, survivors and carers and there’s no need for a doctor’s referral. We are open Monday to Friday 10-4pm. We also operate some events and courses in the evenings and at weekends throughout the year. We have around 400 clients at any one time and deliver over 150 cancer support interventions each week, with the vast majority of our services being provided by volunteers.
The services we provide aim to help our clients maintain or improve their mental wellbeing and physical health and to lead a healthy lifestyle. The services we provide have changed over the years and currently we offer counselling, complementary therapies, exercise classes, ‘Get Well Stay Well’ day retreat, art and craft therapies, support groups and social opportunities It costs roughly £100,000 per annum to run our service and sadly our NHS funding is in the process of being withdrawn entirely as a result of the recent local NHS cuts. We are within a hair’s breadth of being sustainable, meaning that with more development, investment and time, we could soon achieve the position of not needing to rely on NHS funding to remain open. Emma Squibb (CEO/ Project Manager): emma@ liverpoolsunflowers.com www.liverpoolsunflowers. com: 07940 045151.
About Lee Park GC LEE Park Golf Club is a challenging mature parkland course, where accurate driving is essential for par golf. ‘Best parkland greens seen’ says their independent R & A agronomist. The main greens are in play all year – great drainage – and never closed. It has a deserved reputation as the’ Friendliest Club on Merseyside’ see independent golfer’s reviews on GolfShake website. The course is now recognised as a wildlife oasis; in 2015 the club came second to Royal St David’s in the UK Golf Club of the Year for the Environment and then in 2016 came second to Carnoustie in the UK Operation Pollinator award. Our other claim to fame
is that in the early history of Lee Park, when John Lennon formed The Quarrymen at the age of 16 in the summer of 1956, he played at the club their first ever paid appearance! Paul McCartney made his debut with the group in October 1957 at 15 years of age, George Harrison at 14 years of age and Stuart Sutcliffe at 17 years of age. heir first full time drummer was Pete Best, who joined in August 1960 and was then replaced by Ringo Starr in August 1962. After several name changes – including the Silver Beetles they finally by ugust become the Beatles – their name changed as a tribute to Buddy Holly and the Crickets – and the rest, as they say, is history!
this a great success and raise as much money for unflowers as we can. Thank you very much in advance for getting involved. We will be beyond grateful for your help and will update you all next month. Moira (editor), Dawn, Carol and Colette
get involved and to please kindly help us raise as much money as possible for this wonderful charity. What we are appealing for ■ We are appealing for pairs of golfers to play on
the day (see main advert on this page). ■ We are also asking you to support our chosen charity by donating money which is desperately needed at unflowers. ust think we print 43,000 papers every month so imagine the
amount of money we could raise for unflowers with just a small donation from a fraction of those readers and advertisers. Wow! ■ We are asking businesses to donate ‘decent’ prizes for the golf day raffle. Please help us to make
