Mayor’s Statement Prior To Vote On Special Use Decision The Village of Floral Park Board of Trustees has on its agenda this evening a vote to approve Stella Cerrone LLC’s application for a Special Use Permit to construct below-grade (underground) parking facilities for a proposed mixed-use residential development at the Jericho Turnpike and Van Buren Avenue sites. The Board would like to thank all the residents and businesses that have come to the meetings to ask questions and provide insight for this proposed project. These comments combined with the evaluation by the Village’s professional consultants and departmental representation aided in the Board’s comprehensive review and has led to a decision with conditions that enhance the future outcomes. This decision does not approve the full building project in all respects. It specifically grants approval for the underground parking component, while requiring the applicant to return for additional approvals from other Village boards (e.g. ZBA, ARB, etc.) and the Board of Trustees for future elements such as: • building height / zoning relief • architectural review • senior housing component •proposed restaurant uses or any other business requiring a special use permit The Board in its substantial review of the numerous documents submitted and testimonies given by the applicant and its various representatives, responses to questions asked and issues raised by the Board and the public at the two public hearings has determined that: • the application complies with Village zoning provisions for below-grade parking • traffic studies showed no significant adverse traffic impacts • sufficient parking will be made available by using underground parking The Board also will be voting on issuing a SEQRA Negative Declaration, meaning it found no significant environmental See page 2
