Lending a Furry Paw to Enhance Therapy ANIMAL ASSISTED THERAPY PROGRAMS OF COLORADO

An Arvada organization is elevating the counseling experience by highlighting the bond between humans and animals. Clinical waiting rooms, couches, and serious doctors might come to mind when thinking of therapy. Assisted Animal Therapy Programs of Colorado is revolutionizing this idea by bringing furry friends into the mix. The non-profit, founded in 2010, offers a new form of therapy with both licensed mental health professionals and rescue animals. With more than 12 species, from donkeys to bunnies, AATPC has a match for every client. Development Director Becki Taylor says, “They have their own backstories and their own temperaments.” Every animal was either rescued or re-homed before becoming a member of the AATPC team.

AATPC’s furry friends can participate in therapy in a variety of ways. The client can play with one of the animals outside while talking to the therapist or sit inside with one of their indoor animals. While the animals are cute and lovable, they also serve a vital purpose in providing effective therapy to the community. University of Tennessee research compared 10 studies on the effectiveness of animal assisted therapy and found that depressive symptoms were decreased in every case, no matter the species involved. Animal assisted therapy has been shown to calm stress hormones and release endorphins. At A ATPC, clients build relationships with the animals, and that enhances the therapy experience. Those connections can be meaningful enough to keep clients coming back to see the animals. Taylor says, “When therapy is complete, saying goodbye can be difficult.” While animal assisted therapy is helpful for all ages, over 80% of AATPC’s clients are under 24. The ranch offers specific

youth programs to connect with the younger generations. Certain animals work especially well with children with behavioral issues. Rabbits have been known to thump their feet when the child is getting elevated, which allows the child to understand the effect their behavior is having and work to calm the rabbit. AATPC was founded almost by accident. Two doctors, Dr. Linda Chassman and Ellen Winston, had a traditional family practice before their pets, Mazey and Sasha, inspired them to bring animals into the mix. Now, AATPC has a six-month waiting list and plans to finish a new wing with six counseling rooms by the end of the year. AATPC has served Arvada, Westminster and surrounding communities for over a decade. Clients with limited resources are allowed to pay within their means which expands AATPC’s services to the entire community. NOW LET'S TALK THROUGH THE TOP THREE CHALLENGES: 1. What if we're not a sporty family? Don't let this stop you. In some ways, it's even more important to invest in this because you're less likely to get the above advantages in another way. 2. Where do we find the time and energy? The best time is usually after dinner 2-3x per week and once on the weekends. The energy comes from the fun. This may not be there on day one but, you can increase this a lot over time (see tips below). 3. What if we can't think of a sport we can all do together? This may take a little imagination but, there are a number of sports that can work for different age groups at the same time.

A FEW TIPS: • Involving everyone at every level: We did tennis for awhile and our two-year-old had a cart she would push around the court picking up the balls. • Gamify it: What makes video games addicting is the frequency of positive reinforcement. Find things you can track and celebrate to help everyone feel the progress. • Associate it with yum: Create traditions around certain snacks, meals, drinks, or treats that are reserved for family sports time. • Reduce friction: If equipment is involved, make that as easy as possible. Put things into a bag and leave it in the car or by the front door. Don't make getting ready for a sports time a project in itself. • Make it automatic: Put it in your schedule and just automatically do it. Try not to make each time you play a decision-making process. You'll find excuses to say no. • Pick the one you like best: The parents' ability to sustain this activity is usually the biggest variable in perseverance. So make it easy on yourself and; pick something you enjoy doing most and work to get your kids to love it. Once you choose a sport, get the equipment, schedule the time, and start to learn the basics, the fun and teamwork will begin to grow. Be disciplined for the first month. It gets easier. The memories and bonding you'll experience will fill your family with a sense of togetherness as you leave countless hours of screen time in the dust. Siblings Petey and Olive are Staffordshire terrier mixes who love to spend their days in the Colorado sun, hiking or playing fetch with their best friend and human, Sharon Hodge. The Real Deal On The Housing Market

The housing market is a hot topic on people's minds and pocket books these days. Honestly, it has been for many years. If you own a home in Colorado, even if you have only owned for 6 months, you’ve likely seen equity growth and reaped the benefits of homeownership. As we watch the stock market squirm and crypto crush dreams, real estate is holding strong with the anticipation of continued growth, despite what you may be hearing from the news channels. So let’s take a look at the data and break down the numbers to understand what it all means for the future of our housing market. As of the writing of this article (July 11th) our housing market has certainly entered a different mood than she was in, in early 2022. Buyers went through competing against 20+ offers, offering $50,000+ over ask price and waiving contingencies to little competition and paying 98-102% of list price, virtually over night. This market is keeping us realtors on our toes and we anticipate she will continue to do so. As of today we are finally seeing inventory increase to numbers we haven’t seen since 2019. Now, I know a lot has happened since good ‘ol 2019 but if we can just revisit that time, no one was screaming “Market Crash”. In fact, 2019 was still a GREAT year in real estate. It was the last time we had more than 5,000 active listings in the Metro Denver area. Today we have approximately 5,500 active listings, or 1.3 months of inventory. In order for us to see a balanced market we need to have 25,000 active listings, or 6 months of

inventory. A balanced market doesn’t favor the buyer or the seller; it’s simply a decent time to be on either end. In other words we are 22% of the way there to a balanced market. Still thinking the bubble may burst? Let’s talk about that! In order for “the bubble to burst” three things need to happen; we need to have an over supply of homes on the market, which seems to be a far cry as according to Freddie Mac we need 3.8 million more homes nationally in order to meet demand. The second factor into a housing crash or “bubble burst” is a lack of equity in homeownership. This too is incredibly unlikely as the Denver Metro area has experienced double digit growth year over year for nearly 10 years in a row. Meaning, homeowners have a lot of equity in their homes from which they can borrow against or sell the home to obtain the equity. The third and final factor for a “bubble burst” is a widespread loss of jobs. With the unemployment rate today of 3.6% (compared to 9.9% in 2009) it is looking increasingly less likely that we will experience a downturn in the housing market. “Rachel, then why is the media telling me the housing market is crashing?” I’m glad you asked! The media is right about one thing, the market has indeed changed. Gone are the days of barely getting the sign in the yard before a buyer swoops in with a crazy cash offer and closes in two weeks. In today's market, sellers expectations need to be similar to what we saw in the 2018/2019 markets. We will continue to see days on market increase. Right now they are

up from a low of 4 days earlier this year to an average 29 days on market today. Instead of receiving offers 10-20% over list price, sellers will continue to see offers within 98-102% of list price. Home buyers who stayed on the sidelines the last two years and missed the boat on those low rates will continue to be crunched unless they make a move soon. Because housing supply is still well below demand we will continue to see home values rise, though at a more reasonable rate of 5-8% year over year vs the 12-20% we have been experiencing. As well, interest rates will continue to go up until inflation is under control. The Fed expects to raise rates at least two more times yet before year end. Our buyer clients are being advised to hop into the housing market now with the plan of locking in a lower purchase price on the home with a plan to refinance your interest rate once inflation is under control and rates stabilize again. If a homebuyer can afford the home today at a higher rate, they will most certainly be able to afford the home in 2 years when those rates are back down and their payment can be lowered. If you’re on the sell side, hiring an agent who is well equipped with market data and has proven pricing strategy, staging a home, and using a strong marketing plan is going to be paramount in achieving the highest possible sales price alongside minimum days on market. Sellers will have a little more work cut out for them in prepping the home for market and highlighting the best features of the home. Buyers are going to have more options, so making your home stand out from the rest will help achieve the best results. After the snow melts, outdoor enthusiasts travel to Telluride for its summer festivals, hiking and biking trails, rafting down the San Miguel River, tasting innovative foods, and strolling through the historic mining town surrounded by 13,000 to 14,000-foot peaks. Some choose to stay in town while others gravitate to the hotels and condominiums in the Mountain Village. A convenient and free gondola ride separates the two locations. If you avoid busy driving times and construction delays, Westminster residents can escape the Denver metro area’s summer heat and reach Telluride in about six hours. However, be sure to pack rain gear if your visit coincides with the rainier months of July and August.

SUMMER FESTIVALS For decades, festivals have been a part of Telluride’s culture. As the days are getting longer, visitors can watch colorful hot air balloons float gracefully over the valley, listen to bluegrass music, or be inspired by yoga and meditation experts. Wine, architecture, and jazz are the focal points in the summer while film, blues, and cars are the main draws in the fall.

HISTORY BUFFS A printed version of the Historic Walking Tour can be found inside Telluride’s Summer Visitor Guide and can also be downloaded from the Visit Telluride website. The map pinpoints fourteen designated spots that highlight key structures from the 19th century. For the town’s hilly streets, I recommend wearing comfortable shoes and carrying a water bottle. The Telluride Historical Museum, a former hospital, introduces visitors to the Native Americans who first inhabited the region, to the people who started the primitive mining camp, and to how the community developed into a year-round destination. This building is on the route of the self-guided walking tour.

WATER ACTIVITIES From May to October, outfitters offer halfday and full-day rafting trips down several local rivers. Experienced paddleboarders can take advantage of picturesque high alpine lakes while newbies can learn a new skill. Inner tubes can be purchased and rented. Local guides can direct any angler with a Colorado fishing license

From the crowded parking lot, hikers can see Colorado’s tallest free-falling waterfall measuring 365 feet. After a summer thunderstorm, slippery and muddy conditions may make the steep journey challenging. Crowds also congregate along the Bear Creek Trail. This trail is at the end of South Pine Street. Distant waterfalls feed a fast-flowing river that snakes its way through the canyon floor. Families and individuals with limited mobility can meander on the Telluride River Trail, a flat four-mile path that runs adjacent to Town Park where pedestrians can stop to view a small waterfall. After enjoying a dinner in town, take the gondola to the San Sophia Terminal where you can observe majestic sunsets.

For Mediterranean inspired entrees consider The Village Table. This restaurant offers shareable entrees and an expansive bar menu. Memorable meals at top notch restaurants are plentiful. Two suggestions include Eliza Gaven’s award-winning 221 South Oak and Chad Scothorn’s Cosmopolitan Telluride located in the Hotel Columbia. The former introduces customers to creative vegetarian cuisine showcased in Gaven’s cookbook, Hold the Meat, while the latter location offers a contemporary menu showcasing meat, fish, and poultry entrees, as well as wines and craft cocktails. Before leaving Telluride, relax at the Telluride Distilling Company Tasting Room to sip a popular wintertime drink, the Chairlift Warmer, or a favorite summertime cocktail, the Peach and Strawberry Mule.

EXPLORING From 4X4 off-roading to mountain biking and hiking, the surrounding region has countless paths and roads to explore. Bike rentals are available, and guides can arrange 4-wheel drive tours to secluded spots and ghost towns. Fortunately, a selection of Telluride’s popular hiking trails is conveniently located near Telluride and the Mountain Village. Dozens more trails are within an hour’s drive. The Jud Wiebe Trail can be accessed at two trailheads. This three-mile moderate loop trail was created with multiple switchbacks to accommodate a 1,300foot elevation gain. From the dirt and gravel path, trekkers can periodically witness panoramic views of the town, the rest of the valley, and the adjacent ski mountain. Along the route, there are orange and black butterflies. One can also experience the soothing sound of
