Thankful to Be at Home in Westminster What does it mean to be home? To have a home? To be stuck at home? To fear for the safety of your home? We've all wrestled with these questions over the past couple of years. We've had to stay at home much more than we're used to because of COVID. And then when the Marshall Fire raged through our area on December 30, 2021, we watched in shock and sadness as our neighbors in Superior and Louisville lost so much, so close to our own homes. We all know someone who lost everything, and it's been a wake-up to the realization that we are all so very blessed to have these four walls and this roof protecting the people we love and sheltering all our memories. We hope you, our valued readers, will enjoy our first "Home Issue" of Westminster City Lifestyle. We hand the mic over to local expert voices in the areas of home design, home maintenance, and professional home services to bring you tips and fresh ideas for taking care of the place you call home. We also want to take moment to honor the memory of our colleague Bruce Murphy, who passed away in November of 2021. Bruce was a Farmer's Insurance agent, and the very first person to believe in our publication enough to sign on as a partner. His characteristic wit and calm assurance that "all is well" endeared him to his family, friends, and clients. We can't say enough about how thankful we are to Bruce for believing in our little (and growing) community publication. Blessings of peace to your family and your Westminster home. ROOM 1 - MIDCENTURY MODERN Midcentury refers to the mid-20th century simple, functional wooden pieces made from teak and curved shapes. Colorado has many authentic examples of Midcentury Modern architecture and honoring that in a space that is being re-designed and renovated makes for a fitting style. We like to keep with the bones of the existing house and just enhance it. This style originally evolved in response to a post-World War II environment. This was a marriage of the newly evolved mass production and technology and reflected a refreshed and more optimistic outlook to the future. This space was designed for a local Westminster resident. Their aesthetic was true to the simplicity of the Midcentury Modern style, but with elements of technology in the art work.

HOME EXTERIOR CHECK UP What To Look For, What Homeowners Can Do, When To Call An Expert ARTICLE BY RYAN NYBERG PHOTOGRAPHY BY JOB MARTINEZ Your home protects you from the harsh elements all year long. Inspecting your roof and gutters to ensure they are working properly should be done twice per year: now at the beginning of spring and again before the start of winter after all the leaves have fallen. These inspections will help you prolong the life of your roof and ensure you stay protected for years to come. Here are the most common areas to inspect. Shingles – During winter, shingles endure drastic temperature changes, added weight from snow and ice, and high winds. Look for any shingles that are missing, damaged or stained. Stained shingles can show leaking or ponding water areas. Keep an eye out for nails that have pushed up through the shingle. Any visible nail should be flush with the roof and covered with sealant. Debris – The roof should be always clear of debris. Leaves, branches, and other debris can trap moisture on the roof, which can cause mold/algae growth. Debris also can cause water ponding and ice, which damages shingles. Cut away any branches in contact with the roof to prevent shingle damage. Gutters and Downspouts – The importance of gutters and downspouts is to move the water away from the property. If they are clogged with dirt and debris, the water will not drain properly and can back up onto the roof or flow over the edge of the gutter. Removing debris and rinsing with a hose to clean any additional dirt will ensure your gutter system is working properly for the spring and summer rainstorms. Gutter guards do an excellent job of keeping leaves and debris out of the gutters but should still be flushed of dirt to prevent any back up of water.

Ventilation – Animals and birds like to nest in vents in the roof/attic area. Blocking of these vents does not allow proper air movement. As warming temps creep in, it is important for the ventilation to keep roofing materials from overheating which causes deterioration. Flashings – At the edges of the roof and where the roof meets the siding, skylights or chimney, metal flashings are installed to ensure water does not penetrate these areas. Flashings can come loose or bend and lose their tight seal to the roof. Damaged flashings and surrounding shingles should be replaced. CONTINUED >

“THESE INSPECTIONS WILL HELP YOU PROLONG THE LIFE OF YOUR ROOF AND ENSURE YOU STAY PROTECTED FOR YEARS TO COME.” Caulking – Caulking is used to seal up areas that would otherwise be exposed. From ventilation and pipe boots to exposed nails in the ridge cap or flashings, caulking tends to deteriorate faster than the rest of the roof. Scrape away cracking or peeling caulking and install new caulking to ensure a watertight seal of all penetrations. Attic – Looking in the attic is a sure-fire way to find any existing leaks. The roof decking will show signs of wetness or staining from previous leaks. By the time a leak is seen within the property, it has been leaking in the attic for an extended period of time and could be growing mold or mildew. If the attic ceiling is covered with insulation, inspect the insulation for signs of water damage.

With over 1,000 homes lost in the Marshall Fire, our neighbors are dealing with the challenges of rebuilding after total home loss. They are also dealing with the complexities of navigating this process as one of many. This event has put insurance coverage front and center for all of us. There are several things to consider when choosing homeowners coverage and things you can do to protect yourself in the event of a loss. Working with an insurance professional to understand the coverages available is critical to putting together a package of protection. Here are some of the coverages that have had public discussion recently: DWELLING COVERAGE: This is the amount your home is covered for in the event of a partial or total loss. This includes the structure, and anything permanently attached. The amount is determined by a replacement cost estimator that considers the size and finish of your home, as well as local material and labor costs. You can insure for the base dwelling coverage. You can also add an additional percentage above the base coverage or insure for full guaranteed replacement cost. ADDITIONAL LIVING EXPENSE/LOSS OF USE COVERAGE: this is coverage available if you must be out of your home due to a

covered claim. This covers additional living expenses incurred due to a loss. Homeowner’s policies offer a myriad of coverages, in addition to the two outlined above, that should be discussed to design a policy that is the best fit for your personal situation. One action homeowners can take right now is to create a home inventory. This helps determine if you have the right amount of coverage for your personal property and is a record that is immediately available in the event of a loss.
