“There is nothing like staying at home for real comfort.” This quote from one of my favorite authors, Jane Austen, sums up what many of us feel about our homes. Whether we seek home for comfort, shelter, or function, there is no getting past the fact that home has taken on even greater importance in the past two years. While travel has been limited, remote work has been normalized, and most students did at least some of their school work virtually, our homes have done more duty than ever before. The added time and activity at home has caused many homeowners to take a hard look at their spaces and consider making changes. This issue focuses on ways to maximize the function and enjoyment of your home. Without making major investments or causing huge disruptions, you have endless ways to take the space you love and make it better than ever. We have a rich community of local businesses who can make that happen for your family, whether it’s adding a deck, installing landscape lighting, or bringing new life to a beloved but tired piece of furniture. I will admit that as winter grows old, I tire of it and my thoughts turn to the outdoors. But for now, I am content to appreciate the warmth of home and cherish the things that make my home the perfect place for my family. It’s not perfect, but it’s perfect for us. I hope your home brings the same comfort and safety to your family.

weather and yet still provides beauty in the winter. Homes with pools, Jacuzzis, kitchens, pergolas, and gardens are currently selling for exponentially more. WSLS: WITH ALL THE AVAILABLE HOME IMPROVEMENT PROGRAMS AND INSTRUCTIONAL VIDEOS, PEOPLE TRY TO COMPLETE PROJECTS INDEPENDENTLY. WHAT IS APPROPRIATE FOR HOMEOWNERS TO ATTEMPT, AND WHAT PROJECTS SHOULD A PROFESSIONAL DO? BJG: Any structural change needs professional guidance. Additionally, homeowners should never tackle projects that have to be approved by building code, such as new electrical work or plumbing. If a fence has been added, make sure the installation company adhered to property lines. Recently, a company installed a beautiful vinyl fence that was over my seller’s boundary. My legal team had to find the proper people to sign off and approve that the fence be left with an encroachment allowance for the life of the fence; it took my seller hours to coordinate the sign off. There are so many items to investigate prior

to listing a home that it’s imperative to have a team. I have assembled a collection of pros who can address and resolve these random issues in a timely and amicable manner. WSLS: IF A HOMEOWNER IS READY TO SELL SOON, WHAT ARE THE CRITICAL ITEMS TO ADDRESS? BJG: Call me to get a game plan. If you have six months, you have time to landscape, paint, and increase your curb appeal. My photographer can showcase the landscape in the most positive light. Hiring a home inspector ahead of time identifies problems: you then have time to prepare, get quotes, repair items vs. paying last-minute contractor pricing or worse yet, over-crediting a buyer for items that could have cost you 30 percent less to address.

Things you can do independently are geared toward neutralizing the majority of the home. If neutralizing isn’t completed, the potential buyers see a “to do list.” Replace the worn carpets with a low Berber or introduce some hardwood. Deep-clean hardwoods with a light refinish; make sure they are gleaming. Give the bathrooms mini-updates: vanity replacements are cost effective and new fixtures for bathrooms are inexpensive and completely modernize those areas. PUTTING HOME WITHIN REACH Habitat for Humanity Forms Partnerships, Builds Homes, and Creates Opportunities Although most people have heard of Habitat for Humanity, they may not know specific and accurate information about the nonprofit organization. Deborah O’Mara, the Family Services Manager at the Greater Springfield Habitat for Humanity (GSHFH), shares that one of the biggest misconceptions is that they give away houses for free; however, this is not the case. GSHFH is just one of 16 Habitat affiliates across the state of Massachusetts that focuses on assisting lower-income families by offering the opportunity to obtain their own home with an affordable mortgage. The families help to build their houses — and repair them over time — alongside volunteers and professionals who teach them the necessary skills. (The construction supervisors always make certain that everything is completed according to code.) The partnership of all of these groups not only creates the actual homes, but also additional opportunities for the residents, as well as future generations. The organization’s mission is to change lives for the better by providing stability in a new, safe, and decent place in which to live and raise a family. GSHFH, located in West Springfield, was established in 1987. They serve qualifying residents in Hampden County. They typically build two or three houses annually, and according to Deborah, they also “complete a small number

of home repair projects as funding allows” for families in need who may have difficulties maintaining their houses due to aging or health issues. One such couple in Agawam recently reached out to GSHFH. Mariann is the caretaker for her husband, who has suffered with Alzheimer’s for the past four years. Getting around is a challenge. She shares, “I was so unsure of how to take him down the stairs. If he falls, I’d go with him.” Mariann received the welcome news that Habitat could provide assistance through the home preservation program. Qualifying homeowners can receive affordable microloans for help with general home repairs, home weatherization, landscaping, and accessibility modifications. GSHFH partnered with Able Home Accessibility, Inc. to build a ramp on the couple’s house. Deborah says that partnerships such as these are what make these projects possible. She adds that Able Home Accessibility “was willing to work with us. They were happy to help a family, and they did a wonderful job.” Greater Springfield Habitat for Humanity has a number of ways that people can volunteer to help. Simplicity. Appetizers are generous piles of a few different things – olives, hunks of parmesan, spiced nuts, torn bread with herby oil to dunk in, sliced Persian cucumbers with a pool of labne or Greek yogurt, olive oil, and flaky salt for dipping. I look for recipes that are simple or that I’ve made 100 times before that are always crowd pleasers and leave me plenty of time to enjoy my company. The whole point of a beautiful evening together is to make sure you, the host, are relaxed and comfortable, because your guests will take their cue from you.

MATT COLLINS IS HELPING FAMILIES PLAN FOR TOUGH TIMES
Insurance professional Matt Collins often finds himself in peoples’ lives at times of stress and challenge. He takes great satisfaction from offering workable solutions to financial problems. Debt-remediation and insurance solutions are about preparing people for the inevitable bumps that life delivers. Foreclosures often result from medical scenarios, such as a heart attack or cancer diagnosis, but planning and protection can save families from losing their homes. The planning and advisory processes take time and trust. Simply put, people don’t like to think about what’s going to happen when they pass away. “I tell people, ‘This might be an uncomfortable conversation,’ and I’m upfront about what to expect,” Matt says. “People's defenses are up in this scenario. I like to be up front with the obstacles right away.” “Doing the right thing for my clients is my top priority,” says Matt. “What makes sense for them is my bottom line.” Matt works with Symmetry Financial Group, offering insurance products that serve as investment and savings tools. One of their specialized programs, Debt-Free Life, is achieved through a whole life insurance product. “We go through a financial fire drill, getting real numbers on the client’s entire financial picture, then we use technology to identify inefficient spending within that picture,” says Matt. “We redirect inefficient spending into a savings program with compounding interest….this is not your grandfather’s life insurance. It can do so much more than people realize.” Matt has made a career out of helping people in difficult circumstances. “I’ve always been drawn to that kind of work,” he says. “Helping people prepare for tough times is helping people in the best way possible.” Before landing in Westfield, Matt spent time as a volunteer firefighter, EMT, and as a law enforcement park ranger with the National Park Service.
