Weather-wise, March is probably the most unpredictable month of the year. It's the transition month from winter to spring. The North winds can prevail right into April, but the sun's getting stronger and subtropical airflows are trying to push into our region, resulting in some occasionally strange and extreme weather. Still, it's the month when spring officially starts and the time when our minds turn to thoughts of renewal, often for our homes, yards and gardens. That's why March is our Home Issue. Our cover this month is of a home here in West Hartford on Woodridge Lake that underwent a major remodel overseen by Wolfworks, a local Design/Build company that specializes in both new homes and remodeling and whose team members believe in creating "spaces that look great, work well, and feel good to be in." We have a story about that renovation along with eye-popping photos of their work. We checked in with local realtor Paula Fahy Ostop, a Realtor and Team Leader at the Marshall + Ostop Team with William Raveis in West Hartford, to get her take on what the local real estate market will be like this year. “Out with the old” is the idea behind the locally family-owned and operated junk removal company, Junk Bear. Owner Rob Paradis began the business in 2019, working evenings, weekends and lunch hours with his mid-size Toyota Tacoma and a small utility trailer to clear out junk and clutter for area family and friends. The company’s home-improvement focus during the past several years allowed Rob to leave his corporate job as an operations manager. His small, part-time business, based in Southington, has now grown into a full-time operation servicing five mid-state and northwestern counties. The

When you visit the new home of Relax The Back store at 973 Farmington Ave., you might never want to leave. The store’s congenial owner, manager, or sales staff will cajole you into sitting in one of their many medical-grade massage chairs and you might think this will be like one of those chairs at the nail salon that you sit in while you’re getting your pedicure. But they are vastly different, and once you sink into one you’ll never want to leave. “People come here in pain and leave with an amazing sense of rejuvenation,” says Doug Faggiani, the store’s owner. Relax The Back sells medical-grade massage and zero-gravity chairs, along with ergonomically-designed bedding and office furniture. Their chairs are designed to take all pressure off the spine, allowing it to relax into its natural curve and relieve stress. “Zero gravity chairs position your body in neutral posture to make you feel weightless, stressfree and energized. They work by helping your body relieve pain and pressure by putting you in a neutral spinal alignment,” says Betty Hogan, manager of Relax The Back. The chairs can alleviate a wide-range of medical maladies that people spend thousands of dollars trying to cure, she added,

such as sciatica pain, plantar fasciitis, back pain, and migraine headaches, to name a few. The chairs improve posture, blood circulation and pressure, eases muscle pains by relaxing your muscles, and reduces physical and mental stress. At the same time, they provide professional-level massage through a series of electronic air movements, all while you’re in the zero gravity position. One of their chairs, which Jah John, the store’s sales manager, refers to as “The Chair Doctor,” has an electronic monitoring system that scans the body, determines greatest points of stress, and targets them for massage while displaying its progress on a computer monitor attached to the chair. “Anyone who sits in one of our chairs understands the value of decreasing stress on your body and eliminating pain that you have,” Doug says. “The wellness aspect of our products is tremendous.” Doug knows first-hand about those benefits. His son has cerebral palsy and uses a wheelchair. Doug for years has researched ways to help him alleviate body aches and pains. Then Doug was in a car accident that left him with a spinal cord injury and debilitating pain. He walked into a Relax The Back store in Irvine,

California a few years ago, sat in one of their zero gravity chairs, “and from then on I was pain free.” The experience led him to meet with the CEO of Relax The Back to learn more about the products and then he bought the local franchise on Farmington Avenue in 2017. It’s been a rollercoaster few years for real estate, particularly here in the Northeast. The pandemic brought a significant economic downtown, but paradoxically, it also brought real estate value increases. Fueled by low-interest rates and a move toward working from home, millions of people began buying up homes creating, in some areas, double-digit increases in real estate values and a dearth of available properties. So what will 2023 bring, now that we’re seeing inf lationary prices and rising interest rates intended to slow down consumer buying across the board? Nationally, experts say real estate prices will continue to drop as interest rates remain higher or keep going up. But the decreases will be a correction to values that were inf lated, not a crash in real estate prices, they say. In terms of Connecticut and local real estate markets, those forces haven’t brought much of a change in prices or demand, local experts say. In West Hartford, the trend of homes selling quickly and above their asking prices continues unabated, says Paula Fahy Ostop, a Realtor and Team Leader at the Marshall + Ostop Team with William Raveis in West Hartford. That’s because there is still a low inventory of homes available in West Hartford and the town remains a popular option for families seeking excellent services and education options. “The trend has been pretty consistent since the fall of 2019 when we started to see inventory decrease and buyer demand increase. Since 2020 our inventory decreased 16 percent and prices increased 23 percent.

Mortgage rates hit historic lows which encouraged people to purchase a home instead of rent. Although mortgage rates have increased, our inventory continues to decrease. If a West Hartford home is properly prepared and priced for the market it will receive multiple offers. Even in down markets West Hartford maintained its real estate values. The town has so much to offer home buyers. Strong services, well-regarded public and private schools, a thriving entertainment district and endless options for recreation. It’s a special place.” While online home sale sites are popular, the fluctuating real estate market makes it more important than ever for home buyers and sellers to seek out a qualified agent, Paula says. “The market changes so quickly. Agents look at a lot of different data points when we’re working with clients,” she says. For instance, she adds, when pricing a home she reviews data from comparable home sales in the region as well as appraisals for comparable properties. But Paula says she’ll also take into account the demand for this type of home in the local market and its competition. Another benefit to working with a knowledgeable local realtor, she adds, is the value of networking that goes on between agents. “We’re consistently working and talking with each other, sharing information about the local market. Having updated and accurate information is so important, especially now. And a local realtor knows what’s coming online and is familiar with the properties that are already out there, so we can let clients know right away when something hits the market.” That knowledge base is especially important for first-time home buyers, she adds. “I am often asked how first-time home buyers can compete in a sellers market. We have had great success with first-time homebuyers. There are many opportunities and strategies available to them, so they should not be discouraged.”

Wolfworks is a team of architects and builders working together as one. Over four decades they’ve worked in every corner of West Hartford. They’re rooted here. You’ll find some of that finely crafted work featured in Sarah Susanka’s “Not So Big House” series. They launched the first wave of restaurants in West Hartford Center, beginning with Arugula and the Elbow Room in the late 1990s. When a client asked why they weren’t allowed to build a front porch they helped get the zoning changed to allow all homes to build porches beyond the front setback line. When founder Jamie Wolf applies for a building permit at Town Hall, he recalls the space was once where he took shop class when it was Hall High School. There are those roots. Wolfworks recently completed a series of projects to transform a home overlooking Woodridge Lake to serve the family and their active lives. A previous addition was transformed to create a dramatic kitchen living area, connected to the rear yard and pond views. Only 100 square feet needed

to be added to sneak in a spiral stair up to the primary suite, which includes a full bath. It overlooks the kitchen gathering space and even from the bedroom, you can see the pond. A new entry porch leads through a welcoming foyer to an extended living and music room. The centerpiece of the project is the dramatic kitchen and dining area. This is the convivial hub for the home’s lively family. A clever structural design allowed for the installation of a four-panel sliding door with upper windows (all triple glazed for efficiency) that match the shape of the wall, leading out to the yard and pond views. A bold painted frame surrounds this shape, including a band of lighting along the inside of its perimeter. Inside oak beams follow the ceiling slopes and integrate lighting to fill the room. An airy sculptural light fixture floats above the dining table. The client’s own creativity is on full display, not just in art found throughout the home, but in the vision she had for a floating canopy above the long kitchen island. The

structure contains lighting and exhaust while supporting a space for potted plants to sit above it. This open kitchen is notable for the light and views and the absence of visible upper cabinetry. Two features make this possible. The one wall in the kitchen is crafted to conceal refrigeration and storage, including pocket doors to a bar and coffee station. Behind all this is the actual pantry, with a second sink and dishwasher and including a chalkboard wall for logging family chores and maintaining the shopping list. Over the course of several projects they refinished the exterior, modernizing the style and adding insulation and air sealing to dramatically reduce energy use and significantly improve comfort. They even worked in an outdoor shower at a sheltered side entry for coming and going from the pond. This project was about more than just good looks and convivial living. Projects like this can mean a phased approach, completing projects as resources allow”. Wolfworks has earned more than their reputation for design and craft. They’ve won energizeCT’s “Net Zero Challenge” four times with new homes that produce as much energy as they use annually; the meaning of Net Zero. Their deep energy retrofits of existing homes like this one, are just as remarkable. Their mission is to contribute to the solutions to climate change rather than perpetuate the problem by building conventionally, without environmental sensitivity and awareness. This includes being aware of the carbon cost of the materials they build with.
