Texas unemployment rate drops below 4% Texas continued a 14-month streak of record employment in December, according to a report from the Texas Workforce Commission. And the state’s unemployment rate dropped to 3.9%, the first time it fell below 4% since the forced business closures at the onset of the coronavirus pandemic.
Citizens attending City Hall now receive free parking. Since Jan., the City of Fort Worth provides free parking vouchers for residents attending the morning City Council meeting. Attendees receive a voucher from the City Manager’s Office front desk, located on the third floor of City Hall, 200 Texas St. The vouchers will be available from 9:30 am. to 2 pm.
Work continues on the I-820 East Loop project. The construction team is expected to complete approaches to the State Hwy. 10 bridge crossing I-820, the new bridge for the I-820 southbound main lanes over State Hwy. 121, and the Trinity Railway Express by next winter.

Abstract artist Roma Osowo, a DFW-based mother of two, is known for her colorful paintings, prints, crossbody bags, and other goods. A social media sensation, you can find her work in places like Target, Home Goods, and TJ Maxx. How did she get to where she is? With a lot of support, prayer, and hard work. Osowo began her journey as a child living in the British Virgin Islands. At 11, she told a friend she wanted to be an artist when she grew up. In college, she would give away paintings to friends as a way of thanks. It was her go-to creative outlet; it brought her joy. When asked how she came back to art after marriage and moving to the United States, Roma says, “It’s a lot to move to a new country. We were just trying to survive all the change. CONTINUED >

The more distance I put between myself and painting, the more it became almost an afterthought. I didn’t paint for almost a decade.” She was a homeschooling mom with a degree in marketing, but deep down, she knew there was something else she should be doing. “What is this thing? I know it’s there,” she remembers saying. In December 2016, when asked by her husband why she had stopped painting, Osowo said, “I didn’t have the answer. So I went out and bought a watercolor set, and then I bought some acrylic paint, and within two weeks, I was painting at night in the garage.” Her husband took one look and said, “This is what you’re supposed to be doing. I have no doubt.” At the start of her journey, she hid her work; she was afraid to put it out there. After hurricanes devastated the British Virgin Islands in 2017, she announced to her (now public) Instagram account that she would donate all the proceeds from purchased artwork to victims of the tragedy. She immediately saw a positive reception from followers and friends. “It was a confirmation people would buy my work,” she says. Be Happy—the first picture posted on her account—is now her most successful series. Osowo pulls a lot of inspiration from her home country. “Being from the BVI, I’m drawn to vibrant colors. My mother’s house is bright yellow, the festivals are colorful, and the ocean is a mix of dark blues, navy, and teal. I work with what evokes joy; that’s how I want to live my life. I want to be surrounded by things that uplift me.” How does this busy mom fit her creative process into her family’s schedule? She now has a dedicated studio that’s only 30 minutes away from home. She’ll drop the kids at school and head in, where she’ll start by simply putting paint to paper. “I go in even when I don’t feel like it because I know inspiration comes when we just begin.” Her dedication has paid off. She hasn’t had to reach out to brands for collaboration opportunities. They’ve come to her through her social media followers, her connections with fellow artists, and many other ways. The last of the winter frost is fading away, and spring has finally descended upon Texas. Hibernating West Fort Worth families are emerging from their holdfasts and looking for ways to enjoy the season's sunshine. Today, there are newer and better ways to utilize outdoor spaces to maximize a family's time spent outside. And homeowners are flocking to these solutions in droves to combat the volatile temperatures and gusting winds of the West Texas landscape. "The best way to do this is with outdoor, motorized screens," says Aaron Sorrells, owner of Blinds Brothers in Fort Worth. Porch enclosures with retractable screens have been steadily gaining popularity in recent years. "The outdoor, retractable screens are great for making your patio usable year-round," continues Sorrells. "People pay a lot of money to put in a patio and then are crushed when they only use it 15% of the time." And while West Fort Worth has long been renowned for its bugs, something the screens also protect against, another pest, well-known to residents, is the wind. A recent study found that wind speeds in DFW rival
and even surpass those of Chicago. "The wind is a big reason we recommend retractable screens over the basic, bug screening people used to use," says Sorrells. "The best way to do a four-season room is to use screening that cuts down wind, sun, bugs, and allergens." And while it's not cheap, Sorrells says neither is putting in a patio, "But you'll maximize your time out there and even cut down on sun damage to your furniture and patio structure, saving you money in the long run." And if you've lived in Texas long enough, protecting yourself from allergens goes without saying. Pollen blooms are not strictly reserved for the spring either. Ragweed notoriously plagues central Texas throughout the fall months. And Mountain Cedar, also called Ashe’s Juniper, pollinates in winter. "Screens that eliminate these types of allergens can really transform a family's ability to enjoy the outdoors in Texas," affirms Sorrells. "Our company has countless success stories concerning this issue." Something else Texans stay vigilant about is pool fencing. When summer temperatures reach blistering levels, CONTINUED >

homeowners with pools are undoubtedly better off, but child safety advocacy groups and children's hospitals all recommend pool owners install fencing around the feature to protect their littlest swimmers from venturing too closely without supervision. Sorrells says families are turning to retractable screens for this issue as well to keep their backyards both safe and sightly. "Kids can freely play in a screened-in patio without the parents worrying they'll wander into the pool," says Sorrells. "And cats too. if you have any pets wanting to enjoy the outdoors without the fear of them wandering away, a retractable patio is a great solution." In addition to the retractable screens, Sorrells says that Texans should also check out protective shutters. The shutters enclose the porch and any existing screens to wholly protect the investment when residents are out of town. And so far, the popularity of retractable screens seems to be only picking up steam, with patio owners all over Fort Worth jumping in on the trend. "I had a customer tell me once that it must be nice selling a product that changes people's lives," says Sorrells humbly, a reminder that innovation outdoors continues to make Texas an easier place to live.

WHERE DO YOU SEE THE REAL ESTATE MARKET HEADED? What we see today is considered normalization; the Fed had no choice but to raise the rates to
fight inflation. In 2023, buyers won't be outbid by people with all cash offers over the asking price. Locally, we've started to see the confidence on both the buying and selling side of things—people don’t need to rush a purchase or sale like in 2021-2022.
WILL INTEREST RATES COME DOWN THIS YEAR? I don't know what the interest rates will do past today, but we have seen a little dip which is encouraging for everyone. With the stabilization of pricing, I don't think there will be a "crash," as there’s still low inventory and great demand in the DFW area.

Homemade Smash Burgers INGREDIENTS BURGER + Makes eight 4-ounce patties + 1 pound Hanger steak (cubed) + 1 pound New York strip (cubed) + Kosher salt + Ground black pepper SAUCE + 1 cup mayo + 2 1/2 tablespoons ketchup + 1 1/2 tablespoons hot honey + 1 tablespoon hot sauce + 2 teaspoons Cajun seasoning + 1 1/2 teaspoons Worcestershire sauce *Mix all ingredients and place in fridge until ready to use.

INSTRUCTIONS 01 Using food processor or food grinder, grind the cubed meat into a coarse grind. 02 Using your hands, form 4-ounce meatballs and place on a tray. 03 Heat griddle top to medium high, and place meat on griddle spaced out about 6 inches apart. 04 Using wide, rigid spatula, smash burger down flat (roughly 1/4-inch thick) and sprinkle a pinch of salt and pepper on top of each patty. Cook for 2-3 minutes, or until the edges start to brown and crisp. 05 Flip burgers over and repeat salt and pepper. 06 Cook an additional 2 minutes or until burger is thoroughly done. 07 Remove and place on bun.

DOUBLE FRIED FRENCH FRIES INGREDIENTS + Russet potatoes (figure 1 medium per person) + Pinch of sea salt + Oil for frying + Grated parmesan (optional topping) + 1/4 cup chopped parsley
INSTRUCTIONS 01 Hand-cut or use French fry cutter to cut raw potatoes into uniform size. Put into a bowl and cover with water and place in fridge overnight to soak. Drain water and place on a baking sheet lined with paper towels. Place back in fridge to dry out until ready to cook. 02 Set up your deep fryer with preferred oil (I use peanut oil) and heat to 300 degrees. 03 Working in batches as to not overcrowd the fryer and drop the temperature by too much, fry the potatoes for 5-6 minutes. 04 Once all the fries have been initially cooked, raise temperature of oil to 375 degrees. 05 Place fries back into oil and cook for 6 minutes or until preferred doneness. 06 Drain and dump into large mixing bowl and sprinkle on sea salt. Toss to coat. 07 Sprinkle with parsley and serve.

in Kitchen Design A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone.
When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while

others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.
HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen.
BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen. CONTINUED >

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.

You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens.
