LIFESTYLE LETTER
Explore Earth Day On April 22, 2022, And Every Day Spring symbolizes new beginnings. Nature reveals its beauty through budding trees and flowers, and fresh, temperate air invites us to spend more time outdoors. As we prepare gardens and flowerbeds, new life awakens joy in the beauty of our world and the desire to explore it. And for those of us without a green thumb, the local markets are gearing up for a busy season of visitors to enjoy fresh produce from local farmers. There are a multitude of diverse spots around town to discover, whether it's a new restaurant with a great patio to enjoy with friends and family, a hiking trail to take in nature and the surrounding scenery or a niche boutique hotel for a relaxing staycation. This year marks 52 years since Earth Day was founded. What was a day of environmental education now is a global observation. For our April edition, we wanted to share how some of our neighbors explore both locally and globally. We'd love to hear from you about your favorite hidden gems in town and your go-to travel destinations, so drop us line or share it with us on Facebook or Instagram. We also send gratitude to those local companies who are allowing us to explore our passions for local art by their financial sponsorships of the city's Gallery Walk on May 6: Sunset Hill Jewelers & Fine Arts Gallery, Lamb McErlane, PECO, The Master’s Baker, Visual Expansion Gallery, Align Spaceand Northwestern Mutual. Here's to a happy spring, full of adventure with peace and sunshine.

With significantly more people now working from home or combining hybrid work approaches, it can be tempting to 'steal' that extra bedroom to parlay it into a private office. But what happens now when the bed setup is truly needed? One organizational professional says the terrific news is that homeowners can take care of both needs with functional, stylish wall bed executions. Charles Palko, general manager at Closet Factory Philadelphia, says, "Our Murphy bed multipurpose space will reflect the style of your choosing, whether it's contemporary, eclectic, Asian or traditional. We have the elements you’ll need to achieve your favorite look. You’ll also find the materials, finishes and embellishments you prefer to personalize the design so that it fully complements your space."

In fact, Charles outlines a variety of other beneficial options, such as Murphy bed designs with kitchenettes that are perfect for relatives' visits; a teen room with media arrangements; a dynamic living room wall unit; a wine bar for a guest room; a tween style bed for children; and micro living designs for urban spaces. Closet Factory clients can add custom-made drawers, doors and shelving into their Murphy bed projects to enjoy the space in a variety of ways. "If it’s simplicity you're seeking, then our simple bed enclosures will work well for you. If you’re envisioning an entire room of cabinets, then we'll provide a solution that's built to optimize your entire space while seamlessly blending with any existing décor. Our custom wall beds and cabinetry are always designed with functionality in mind, while seeking to expand the usable space and completely enhance the look of any room in your home," he adds.

Complimentary virtual and in-home design consultations can be arranged. Charles outlines their straightforward process as first collaborating with clients to uncover wants and needs, doing a site measure, discussing a workspace wish list, inventorying home equipment, reviewing budgets and establishing a timeline for delivery. Then they use 3-D design software to compose each unique space, followed by personalizing the built-ins, with clients approving the final design. "Along the way, we can share plenty of inspirational images to help with decisions," he says. "Simply put, if you’re not happy, neither are we. This is why we put so much emphasis on the collaborative process between you and your designer." "Our results are elegant, flexible and transformative," he adds. EXAMINE THE JOY OF SUPPORTING THIS NOKILL ANIMAL SHELTER THROUGH TIME, TALENTS OR TREASURE
Rescue
Luckily for homeless, abused and unwanted dogs and cats, Lucky Dawg Animal Rescue exists in the Brandywine Valley region as a no-kill, foster and shelter-based, all-volunteer animal rescue. Lucky Dawg is dedicated to saving animals, as well as educating the public, assures Mary Bauer, the organization's founder. The idea of this nonprofit began years ago with a sweet senior dog named Harry. Mary says she assisted a couple who found themselves in a tough situation, living in their car, with no way to provide Harry with the life he deserved. So, Mary and her family made Harry a part of their pack in their home. "He was a gentle, loving old pittie who made every day special. Everyone who had the pleasure of meeting Harry fell instantly in love with him and his breed. With such a negative stigma on pitbulls, Harry was the true spirit of the pittie personality we know and love," Mary recalls.

Harry lived the rest of his years with only the very best life had to offer, Mary is happy to say. She dedicated the rescue to Harry, partially as a reminder to strive to always be the type of people who would make him proud. She and the founding members achieved the group's nonprofit status during November of 2017. As of September 2020, Lucky Dawg Animal Rescue relocated to a 5.3-acre property in Avondale. They now have the ability to house dogs in a kennel that's attached to Mary's living residence, in addition to housing dogs with foster families, until forever homes are found. She says a lot of renovations have been accomplished, and volunteers continue to fix up the property, which was a former boarding/training kennel. The Avondale property provides fenced-in areas where dogs can enjoy the outdoors. Mary says volunteers sign up several times per day to go to the facility to care for and exercise the dogs in the yard. "We're always looking for more volunteers and dog walkers," she adds. "Every aspect of the nonprofit is in the hands of the people who are dedicating their time, talents and treasures to help make a difference in the lives of our rescue animals." In addition to rescuing dogs, Lucky Dawg also rescues cats and kittens, which are primarily based in foster homes. Lucky Dawg also has cats and kittens for viewing and adoption at two local locations: Petco, 680 Downingtown Pike in West Chester, and Concord Pets, 642 Lancaster Pike in Frazer. In 2021, Lucky Dawg adopted more than 400 dogs and cats combined. "Through our mission and our message, we have saved the lives of many cats and dogs. We do things because we love the animals," Mary says. Those interested in fostering, adopting, donating or volunteering may email LuckyDawgAR@gmail. com or search for "Lucky Dawg Animal Rescue" on social media.

ECO-FRIENDLY POWERWASHING LOCAL PROFESSIONALS COMBINE STATEOF-THE-ART EQUIPMENT WITH TOP TIER SERVICES TO DELIVER CUSTOMER RESULTS Bob Judge, owner of West Chester-based Judge Mobile Wash, is a self-professed perfectionist. That trait translates to an advantage for the company's residential, commercial and industrial customers for safe powerwashing. ”One of my greatest rewards is hearing from customers after jobs are completed and complimenting us on the professionalism of our crew and a great job done," says Bob. Whether it’s a commercial property, a vehicle fleet, an apartment community, or spill response, Bob says Judge Mobile Wash has a team of experienced and reliable employees who share in the satisfaction of a job well done. In fact, he says his team members are fully licensed, bonded and insured, so customers can expect consistently clean results. He adds that he and his staff understand that the appearance of one's property is an important part of customer service and satisfaction. Restoring a property to its original beauty is among the reasons Bob says he continues to love his profession. “Being able to see immediate results gives me true satisfaction. However, making a family or business owner happy is of utmost importance," he adds.

The company provides powerwashing for home and building exteriors, roofs, decks, driveways, concrete, pool decks, garages, aluminum siding, vinyl siding, awnings, windows, sidewalks, trailers/truck beds, graffiti removal, parking structures, heavy machinery and vehicle fleets. Marge Mash, Judge's office manager, says their care and individual attention to customer needs make a huge difference in the quality of their work. "That's what sets us apart from other companies. We treat our customers' property as we do our own home.” "We're 100 percent environmentally compliant, and we're careful to protect and cover the landscape. If there's a paint or hydraulic spill in a community, we boom and reclaim waste. Our company is at the forefront of technology and industry trends whether it’s equipment processes, techniques, training of technicians, cleaning agents, regulations or relationships," asserts Ken Davis, Judge's operations manager. Suzanne Pruchnik, Judge's sales manager, says the best feedback that customers share with her is the 'wow' factor. “Clients often can’t believe their houses are like-new again. To me, it doesn't matter how big or small the job is, they're just as equally important, and I take pride in helping our clients get the best results." The Judge Mobile Wash staff offer both one time and routine maintenance contracts to commercial properties. Bob says the company exceeds all known standards of excellence, including the EPA and Stormwater Management Agency guidelines. 821 East Washington St., West Chester office@judgemobilewash.com 610.692.9274 JudgeMobilewash.com

Relax + Renew At Peter’s Salon & European Spa
30
S ELF CA R E | BEAU TY
Founder of Lou’s Barbershop, Ludwig ‘Lou’ Thiel cut the hair of Michael Thiel back in the day.
Four generations of a local family this year are happily celebrating the 60th anniversary of their West Chester personal care business. Current professionals at Peter's Salon & European Spa say they delight in providing clients with pleasing, personalized results that come from combining their honed experience with contemporary styles, techniques and products. Starting this family legacy was Ludwig "Lou" and Maria Thiel, who first operated Lou's Barbershop. Their son, Peter, and his wife, Alice Thiel, then were among the first Philadelphia-region businesses in 1962 to offer complete and true European day spa and salon services. Although the Thiels since retired, leadership of Peter's transferred to their son, Michael, and the salon is still all about providing complete personal attention to every guest. "Our parents were an ambitious, forward-thinking couple that immigrated from Europe. They spread passion about beauty to everyone," says third-generation co-owner Michael Thiel, who manages the salon/spa with his sisters Tina, Suzanne and Karin. "Our clients view their hair, face and skin as a beneficial investment. And we feel very fortunate that clients trust us as experts to turn those investments into their best assets," says Tina. From their location at 1009 West Chester Pike West, their beauty professionals provide a range of services,
including hair, skin, body and nail care in a luxurious environment. They specialize in cosmetic makeovers as well as hair coloring -- including low light techniques and highlights. Michael started working at Peter's while attending high school. He even met his future wife, Carol, when she interviewed for a job at the salon. Tina, Suzanne, Karin and Michael are actually third-generation hairstylists, starting with their grandparents on their father's side; two now also have daughters as fourth-generation stylists. Michael says every service, product and technique is meticulously selected and combined with expertly trained, experienced personnel. "We pride ourselves in being a business where everyone is treated as a friend. It's a very comfortable and inviting environment. The spa was created by my mother, who felt it was the future of the salon industry to incorporate skin and body care as part of overall health and wellness. Our spa is much like our salon in that it's warm and professional, with an emphasis on each individual's specific needs," Michael says. In the classic elegance of two spacious floors, Peter's Salon clients indicate this beauty and wellness oasis is their special, local retreat -- especially their signature spa facials. 610.436.6464 or 610.692.6722 PetersSalonAndSpa.com
Spring is the perfect time to freshen one's look and appearance, such as securing one of the following services from Peter's Salon & European Spa: vitamin C facial, spray tanning, hair color lock reconditioning, balayage highlights, keratin color lock treatments, hair painting and hair conditioning serums.

real esta te trends WHAT’S PREDICTED IN LOCAL HOME SELLING AND BUYING RESULTS AS SPRING MARKET HEADS TO SUMMER MARKET?
ARTICLE BY JULIE BROWN PATTON
34
O PE N H OU SE | HOM E + DE S I GN
“We’re excited about the upcoming spring season,” says Vince Range, chairperson of Tri-County REALTORS in Malvern. "Inventory's been tight but new listings numbers were up across the region for January, and average days on market held steady at 22, compared with the previous month. The Tri-County area currently has 180 more listings since the beginning of the year, compared to December 2021.” Vince says buyers seem to still be willing to pay above-asking prices, and active listings are receiving multiple offers. He adds that the summer market appears to be heading toward being a strong seller’s market due to low supply. In addition to existing home sales, Vince notes that rental prices continue to have a higher premium due to the lack of rental inventory. Nationally, median rental prices rose 19.8% year-overyear in January. For comparison, the monthly costs of buying a home with up to two bedrooms have seen an 11% year-over-year jump, according to Realtor.com. Vince says new construction sales are taking longer to get to settlement due to short supply of materials, but that challenge slowly has improved.
Bucks County Realtor Christopher Beadling and president of the Pennsylvania Association of Realtors says quite a bit of how the real estate market will fare during summer months is dependent on what could be deemed 'COVID comfort levels.' He explains that while economics plays a large role in the formula, such as mortgage rates affected by the interest rates set by Federal Reserve officials on March 17, individual comfort levels have been affecting whether some would-be home sellers will allow public guests into their homes. "We're all feeling the market out every day, tracking multiple factors. But one factor that's changed is that some employees who were working from home temporarily have been given the green light to work from home permanently. Those employees may then be seeking to move into larger space residences, so they have office space," says Christopher. Christopher says the shortage of new home construction that started during 2008-2009 is still impacting overall inventory.

Chester County had been operating for nearly a century when the Declaration of Independence was adopted in Philadelphia on July 4, 1776. In fact, it was one of the three original counties of Pennsylvania, established by William Penn in 1682. So, it stands to reason this county's current residents would be eager to get a headstart on planning the region's celebration of the nation’s 250th birthday in 2026 by establishing the America250PA Chester County Commission. “We have so much to be proud of in Chester County, including the contributions we've made and continue to make to America’s history,” says Chester County Commissioners’ Chair Marian Moskowitz, adding that they're seeking 10 to 30 ‘America and Pennsylvania Proud’ residents, of all ages and from all areas of the county, who want to help plan these festivities. Commission members will serve for up to three years. Chester County representatives will coordinate activities with the statewide group, America250PA. “In the short term, the commission will determine where Chester County wants to plant a liberty tree in May, part of Pennsylvania’s Liberty Tree program. Similarly, they'll chart our approach to the Bells Across PA program. Those are more symbolic activities. The commission will then have input into a historic heritage tourism plan," says Chester County Commissioner Michelle Kichline, who represents the county on the America250PA County Advisory Committee, and who is a board member of the Chester County History Center. America250PA is focusing on 14 areas around which to create celebratory activities. One of them is agriculture, with Pennsylvania having 59,000 farms and the largest rural population in the nation. Other categories include arts and culture; commerce and workforce; diversity; education and innovation; the environment; government; health care; history and preservation; legacy; nature; military; veteran’s and women; technology; and tourism. America250 represents a coalition of public/private partners to create initiatives and programs that honor the first 250 years and inspire Americans to imagine the next 250. The America250PA Chester County Commission was created to celebrate Pennsylvania’s leading role in the commemoration of the U.S. 250th anniversary in 2026.
