Howard served as Director of the School of Music at the University of Tulsa from 2013-2020. He will be retiring from full-time teaching at the end of the current 2021 spring semester but plans to return in the fall to teach music in an adjunct capacity at TU. As Louis Armstrong also said, “Musicians don’t retire; they stop when there is no more music in them.”

The buyers drove the price up. Especially in a seller’s market, don’t overprice the house.
WHAT DO YOU WISH MORE PEOPLE SELLING THEIR HOMES KNEW?
Stacey Smith, DVM
Right now, I would put a huge focus on decluttering and cleanliness. I don’t think there could be too much cleaning going on. If the focus is on getting rid of stuff and making everything super clean, then people are going to overlook wallpaper or something they don’t like. Sometimes home-owners think they need to remodel and they don’t always need to. Sometimes people think they need to remodel a bathroom when a new light fixture, cleaning and light staging can do wonders. You can’t get dollar for dollar out of most renovation projects. Right now, and in any market, don’t overspend if you don’t have to.

Should My Name be Taken Off the Mortgage? In many divorces, the marital home is one of the most valuable assets. There are three general possibilities in what to do with the marital home in a divorce: 1.) Spouse A keeps the house; 2.) Spouse B keeps the house; or 3.) The parties sell the house. In scenarios 1 and 2 above, the spouse not getting the martial home generally has to execute a deed after the divorce is over that awards their interest in the house to the other spouse. The transfer usually takes place through a Quit Claim Deed. The other issue is that unless the marital home is paid-off (which is often not the case), there is a mortgage. When a married couple owns a home together, the mortgage is almost always in both their names. Many wonder how important it is to have their name removed from the mortgage if they are not the party receiving the martial home. The truth is that it is almost always important for the party
who is not receiving the home. Removing the other spouse’s name can typically be accomplished through the spouse who is keeping the house refinancing the mortgage to remove the other spouse’s name. If the spouse who is keeping the house has excellent credit, they might be able to assume the mortgage in their sole name. An assumption agreement is how one spouse can remove the other spouse’s name and not have to pay the refinancing costs and fees. Some parties, however, do not account for the mortgage in their divorce settlement paperwork at all. This can result in a scenario where the spouse not keeping the house discovers many years later that their name is still on the mortgage. They often discover this when they want to buy a house, vehicle, or other assets on their own. They then are informed that the income to debt ratio is too high. This may result in them not being able to get a loan at all. Or, in some cases, it might result in a higher interest rate than they would have been able to obtain. In a worse situation, the spouse keeping the house may not make all
the mortgage payments. When the party who has the house does not pay the mortgage, it can hurt the other spouse’s credit rating or result in them being a part of foreclosure proceedings. For the above reasons, it often makes sense to talk to a lawyer about setting forth a deadline in the settlement paperwork by which the party keeping the house must remove the other spouse through a refinance or assumption. Otherwise, they have to sell the house. This helps protect the spouse who is not keeping the marital home. Jumping for Joy HTR PEDIATRIC THERAPY NOW OFFERS THE THERASUIT® TREATMENT METHOD

PARENTS WITH A CHILD WITH CEREBRAL PALSY OR OTHER NEUROLOGICAL CONDITIONS ARE ALWAYS ON THE SEARCH FOR THE NEXT BREAKTHROUGH TREATMENT. That’s why HTR Pediatric Therapy is so excited to announce the addition of the TheraSuit® Method to its service of pediatric therapies. The TheraSuit is a soft orthosis used to treat patients diagnosed with cerebral palsy, developmental delays, coordination disorders, traumatic brain injury, spinal cord injury, stroke, hypotonicity, and other non-progressive neurological disorders. It provides input to the muscles, joints, and ligaments using elastic bungees that are positioned to correct atypical posturing patterns. This puts the body in a more neutral alignment to prepare it to learn or relearn functional movement patterns that are essential for participation in daily activities. As alignment is restored, the bungees can be modified to then build strength. HTR Pediatric Therapy is the first in Oklahoma to offer the TheraSuit Method. Until now, patients have been traveling across the country as well as outside the United States to receive the TheraSuit

treatment for their children. One such patient is Connor. Born early at only 24 weeks, Connor is a spunky, blonde-haired little boy with periventricular leukomalacia (PVL), a type of brain injury that affects premature infants, cerebral palsy, epilepsy, and cerebral visual impairment. His mother, Jenny says, “We are incredibly grateful to have a home clinic like HTR Pediatric Therapy. They are constantly growing, getting new equipment, and new training—it doesn’t stop! Not only is this a big deal for Conner to have access to the TheraSuit weekly, but he will have access to many of the therapies we currently must travel outside of Tulsa to receive. Tulsa is lucky to have HTR Pediatric Therapy.” For more information about TheraSuit® and the TheraSuit® Method, contact HTR Pediatric Therapy at 918-806-0106 or HTRpediatrics.com.
