LIFESTYLE LETTER

Style, From Every Angle I remember when I was young watching my mother getting ready in the morning for her day. Her hair, makeup, matching jewelry and her graceful posture spoke volumes. Her style wasn't about trends. It was about intention. Style isn't just about what you wear, it's about how you carry yourself, how you design your space, and how you capture the world around you. In this issue, we're diving into all the ways style touches our everyday lives and the people in our community who do it best. We kick things off with a local contractor who proves that patios, driveways and retaining walls don't have to be boring. His work blends structure with creativity, showing how even the most functional parts of your home can make a stylish statement. Looking to refresh your look? Our local eye care professionals share insight on choosing the right frames for your face shape and personality. From bold and modern to timeless and classic, the right pair of glasses can say a lot without saying a word. Our Golden City's very own talented photographer offers practical tips for styling your next photoshoot, a godsend if, like me, you've ever stood in front of your closet wondering what "photo ready" really means. And for those planning a wedding or special occasion, we feature a beautiful local venue that brings both elegance and ease. With natural charm and rustic design, it's the perfect backdrop for a stylish event you'll remember forever. Style to me, has always been about the little choices that make something feel uniquely you. An expression of who you are. I hope this issue inspires you to lean into your own personal flair, whether that means trying a bold new look by building your wardrobe in a new cost effective manner, planning a beautiful event, or just seeing your surroundings in a new way. Many blessings,

PERSONALIZED EYEWEAR STYLING MEETS EXPERT VISION CARE AT FAMILY EYE CARE OF TOPEKA ARTICLE BY AMANDA KNOWLAND PHOTOGRAPHY BY LINDSEY WAGERS/WAGERS PHOTOGRAPHY

At Family Eye Care of Topeka, helping patients see better is just the beginning. With an eye for fashion and a heart for personalized service, the growing team at Family Eye Care is turning eyewear into an extension of personal style. “Eyewear has really transformed from something purely functional into a true fashion statement,” said Dr. Susan Rollenhagen. “We’ve seen everything from bold, retro-inspired frames to minimalist styles. Right now, it’s all about individuality—chunky shapes, vintage revivals, vibrant colors, and even sustainable materials.” Today’s most popular styles include oversized silhouettes, geometric shapes, and colored metal frames. Classic staples like tortoiseshell and gold wire rims have made a strong return, while brands like Vera Bradley and Ray-Ban continue to lead the charge in both fashion and function. The practice also offers sportier styles from trusted names like Oakley.

“Our goal is to help patients choose frames that not only look great but also work well with their prescription and feel comfortable,” Dr. Jessica Mai said. “It’s about harmony between form and function.” “When I’m helping someone choose frames, I look at their face shape, skin tone, personal style, and how they’ll use their glasses day to day. It’s not just about what looks good—it’s about what feels right for them,” said Nathaniel Lira, an optician at Family Eye Care with 28 years’ experience. ”A lot of people come in unsure of what will work, and that’s where having guidance really matters. We can recommend styles they might not have considered, make sure the fit is comfortable, and ensure the frames complement both their vision needs and their lifestyle. The right pair of glasses can totally transform someone’s confidence—and it’s awesome to be a part of that.”

This level of service is only possible because Family Eye Care of Topeka is deeply committed to personal care—and it’s part of what’s driving their growth. This fall, the practice will expand by nearly 2,000 square feet to include additional exam lanes, a larger reception area, and space to accommodate a new optometrist, Dr. Alexander Ziegler. “What truly sets our approach to patient care apart is the time and attention we give each person who walks through our doors,” adds Dr. Mai. “We don’t rush appointments—we take the time to get to know our patients, listen to their needs, and understand their lifestyle. That personal connection allows us to make thoughtful, honest recommendations that go beyond just picking out a pair of glasses. That is something you can truly only get in person, versus purchasing glasses online.” Along with its fashion-forward frames and comprehensive eye care, the office offers complimentary frame adjustments and support, including guidance on prescription sunglasses—one of the most practical, yet underused, investments in eye health. “Prescription sunglasses provide clear vision, reduce glare, and protect against longterm sun damage,” Dr. Mai explained. “They’re a game-changer for anyone who spends time outdoors.” Glasses from Family Eye Care are built to last, with most frames holding up for one to three years depending on material, care, and use. But beyond the quality frames, advanced lens options, and professional adjustments, what patients remember most is how the team makes them feel. “What we love most is seeing the boost in confidence that comes from looking great and seeing clearly,” said Dr. Rollenhagen. “When someone walks out excited about how they look and how well they see, we know we’ve done our job.” Learn more about Family Eye Care of Topeka by visiting www.fectopeka.com.

MODERN TECHNIQUES GIVE STYLE TO BASIC CONCRETE

“It’s

Stunning!” ARTICLE BY LINDA DITCH PHOTOGRAPHY BY TARA HELTON/THE UPSIDE PHOTOGRAPHY

Mention concrete, and most people picture light grey sidewalks and Grandma's slab patio. However, today's options can elevate this versatile building material into a more artistic realm. What makes concrete a good choice? Terry Burgess, owner of Burgess Construction, says, "Because it will last longer than other alternatives, and it's so customizable. There are multiple color options, different textures, and patterns. Even if you have the same stamp pattern and design as someone else, the color is so customizable that it will look completely different." Additionally, other materials can be mixed with concrete to achieve a unique appearance. For example, a special aggregate can be mixed in and left exposed to create a stone surface. Brick can also be used as an accent, which is what Burgess did for the front sidewalk of his home. A ribbon of brick was placed every few feet, with the finishing touch being the front of an antique fireplace insert found in their house, set in the final slab near the road.

When Ariane and Matt Messina wanted a new backyard patio and pergola, they sought a company that specialized in stamped and colored concrete.

“Everything just melds so well together. I’m so pleased with the colors we picked because they just look so organic. It doesn’t look like something man-made.” Ariane explains, "We didn't want pavers. Concrete is much more affordable to put down, but we didn't want a boring slab of concrete. I didn't so much know what design I wanted, but I did know I wanted it to be natural and look as if it had always existed. Not just a flat, one-color surface." The Burgess team started the Messina project by excavating a hill in the backyard and installing a retaining wall to give the family more outdoor space. The patio concrete was cut in a diamond pattern with two colors, creating a red clay look. A third color was used for the outer border. The final detail was a concrete step leading into the house with a stone stamped edge, giving it the appearance of natural stone. A wooden pergola finished the project. "Oh my gosh, it's stunning," Ariane says of the finished project. "Everything just melds so well together. I'm so pleased with the colors we picked because they just look so organic. It doesn't look like something man-made." Ariane also praised the Burgess crew for their assistance throughout the entire process. She says Terry guided them through all the potential options to help develop the final plan. Terry says, "I want people to love their space, and feel like they got a really high value for their dollar. To me, that's more important than anything. I want people to feel satisfied with their choice and with the product they are purchasing. They're not just buying a service; they're investing in something they want to enjoy for years." The team at Burgess Construction is comprised of Terry, who is responsible for initial customer contact, customer service, estimating, scheduling, project and crew management, and his wife, Stacey, who handles accounts payable, accounting and payroll. Terry says the real heroes are his crews of skilled, trustworthy men who collaborate every day to bring their strengths together. "We have been blessed with a special group of very talented men. They amaze and surprise me every day on what they can do together! Everyone has their own strengths and knows how to use them. It’s very refreshing to have men that you can trust to do the right thing when you’re not there or when nobody’s looking. Their positive attitudes and reliability make even tough days enjoyable. I may have started this company, and even when I had doubts, my wife believed, encouraged, and supported me. But I want to give these men the credit they deserve because none of this growth would be possible without them."

LEGACY, LOVE, AND LABOR SHAPE CEDAR LAWN FARM’S STUNNING TRANSFORMATION

Weathered by time and softened by the sun, old barns stand as silent witnesses to generations of hard work, love, and life. Within their creaking beams and worn floorboards are stories of early mornings, harvest seasons, and children’s laughter echoing through the rafters. Families once gathered under their roofs to work side by side, stacking hay, tending animals, or seeking shelter from a summer storm. These rustic structures are more than just buildings; they’re living pieces of history, holding onto secrets of simpler times, whispered traditions, and a way of life that shaped the heart of rural America. Each nail, board, and faded paint stroke tells a tale of resilience, connection, and the quiet beauty of things built to last. This is the story of one such barn in Topeka and how it was lovingly restored.

“ Fro m b l a c k t i e t o c o u n t r y c h i c , we c a n c re a t e t h e p e r fe c t a t m o s p h e re fo r yo u r eve n t .” On a mild and sunny Friday afternoon, several past residents of Cedar Lawn Farm gathered to see the newly renovated barn. They sat around a large round table sharing stories about the property. Marsha Ericson recalled that her great-grandparents, William D. and Carrie Butner, bought the property in 1898. In 1910, they purchased a home from the Sears Roebuck & Company catalog, had it trucked in, and assembled it on the farm where it is still in use today. At the age of 95, Naomi (Tabor) Hepworth shared how her future father-in-law, Earl Hepworth Sr., bought the property in June of 1946. She and her husband, Earl Hepworth Jr., moved there in 1949 after he returned from the Navy. “We had cattle, pigs, goats, and chickens, and we grew milo and alfalfa for the animals to eat,” Naomi remembered. She operated a beauty parlor, The Green Door Salon, out of the home for thirty years. “The property got its name from a windbreak of cedar trees planted on the north side of the house,” she shared.

Naomi’s daughter, Nancy (Hepworth) Ferrell, fondly recalled her grandpa milking goats in the barn and the family’s affinity for pug puppies. Earl farmed the land until 2000. In 2002, he sold most of the original farm to the current owners, the Higgins family. Hearing these stories, it’s clear that all of the families feel a special bond, evidenced by the fact that they gathered, brought timeworn black-and-white photos to share, and thoroughly enjoyed reminiscing. They were all genuinely excited about the barn’s transformation and thrilled to know that Cedar Lawn Farm would continue to collect memories, record history, and connect future generations. “It was my Dad’s idea to renovate the barn,” said Tricia Novak-Higgins, Mike Higgins’ daughter. “He’s always working on a project, and this one turned into a real labor of love.” His goal was to preserve as much of the original barn as possible, so he sourced all the original barn wood siding and even used the original nails. It took over two years to complete. From the moment they walk under the 100-year-old timbers that support the original sliding barn doors on rollers, visitors will feel the historic charm. Its Kansas limestone and wood walls encompass a large reception area, an elevated stage with built-in speakers, a catering kitchen, and two private lounge areas. Outside, guests can enjoy a large stone patio, lawn games like cornhole and horseshoes, and s’mores around the fire pit.

This historic venue has been reimagined as a contemporary event space for up to 150 guests, and its modern amenities blend seamlessly with its old-world warmth. “It’s the perfect space for so many celebrations,” Novak-Higgins shared. Cedar Lawn Farm is ideal for a wide range of events, from large gatherings such as weddings and proms to smaller celebrations like birthdays, graduations, showers, gender reveals, celebrations of life, and corporate retreats. “We focus more on quality than quantity,” Novak-Higgins added. “We will tailor the event to fit your needs and create an unforgettable experience.” An integral part of that tailoring includes decor. Cedar Lawn Farm and The Beacon have teamed up to create Flourish Design and Decor. Tricia Novak-Higgins and Shelby Irick are excited to infuse vibrant energy into the decor industry, making it effortless for you to elevate your event experience! True to their slogan, “Where Your Vision Becomes Our Passion," they bring your ideas to life with every detail meticulously curated. Cedar Lawn Farm also hosts public events throughout the year, including Easter celebrations with annual egg hunts, local craft and vendor fairs, fall flings, and Christmas parties with Santa. For more information on renting this one-ofa-kind event space or the farmhouse, please visit cedarlawnfarm.com or call 785-559-8451. Follow them on Facebook at Cedar Lawn Farm for upcoming events.

“My goal is to capture an authentic but elevated version of your family.”

Picture Perfect Think about what your family was like five, ten, or even twenty years ago. You were a completely different group of people. Families are constantly evolving, growing, and changing. That’s what makes family photos so precious. Family photos are more than just pictures; they're time capsules. They allow us to pause, reflect, and remember the people we love most just as they were in that moment in time. Topeka photographer Lindsey Wagers, of Wagers Photography, understands the value of these keepsakes. “Each family is unique, and I help to capture that spirit so they can enjoy it for years to come,” she says. To achieve that perfect casual-but-coordinated look, Lindsey goes above and beyond. She sends out detailed style guides via email, complete with color palettes and outfit examples. “Colors are so important when editing,” she explains. “How you combine colors, textures, and patterns plays a big role in how your photos will turn out.”

How to Style Your Family for Stunning Photos ARTICLE BY KELSEY HUBER PHOTOGRAPHY BY LINDSEY WAGERS/ WAGERS PHOTOGRAPHY

24

M AK E R’S ST U D IO | P RO FE SSION AL SE RVICE S

Lindsey shared a few don’ts as well:

With that in mind, here are her top tips for styling your next family photo shoot:

SEVEN SECRETS TO STYLING PHENOMENAL FAMILY PHOTOS 1. Style Mom first - then build the rest of the outfits from there. 2. Choose a color palette of 3-5 colors - a mix of bold colors (burnt orange, mustard yellow, dark green, terracotta red) and earth tones (blush, ivory, sage green, khaki, dusty blue, warm grey) will blend well together and give your photos a pop. 3. Incorporate one bold pattern - plaid, floral, or gingham are great, then coordinate the rest of the family's outfits with smaller patterns or solids in similar tones.

1. Don’t wear anything too tight-fitting. 2. Avoid graphic tees or shirts with large logos or words. 3. Skip neon colors, oversized floral prints, and bold/thick stripes. 4. Don’t wear matching outfits - too much uniformity can make your photo look unnatural or dated. The most important “don’t” Lindsey shared is don’t put off getting that family photo taken because you are concerned about how you look. “Women are the worst about this,” she says. “I’m here to tell you, being present for your family is way more important than being perfect.” Whether you're looking for a cozy fall forest backdrop, a bohemian barefoot beach scene, or a dreamy field of prairie flowers, Lindsey will make your family photo session phenomenal. She also offers senior, maternity, newborn, wedding sessions, and more. To learn more, visit wagersphotography.com, email Lindsey at info@wagersphotography.com, or give her a call at (785) 220-2275.

4. Include different textures - lace, tweed, chambray, faux fur, wool, and courduroy add dimension and create visual flow. 5. Specifically for the guys - wear something comfortable. If you have young children, you will be chasing after them, playing games, and running around. Jeans are okay, colored pants in neutrals or light earth tones are even better. Button-downs, Henleys, and even good-quality colored t-shirts work well. 6. Accessorize - layering adds style and depth. Think chunky cardigans, scarves, beanies, eclectic jewelry, jean jackets, and HATS! A good wide-brimmed hat adds a polished touch, while beanies and even baseball caps on kids can be adorable.

Besides having a great eye for color and composition, Lindsey also scouts out the most amazing locations for her photos. There are so many undiscovered local spots, from the Governor’s Mansion to Lake Perry. You can trust her to find the backdrop that takes your photos from Topeka to Topekahh!

7. Consider where you will be displaying these photos choose colors that will complement your home’s decor.

Investing in Your Wardrobe Without Compromising Your Style ARTICLE BY LISA WOLF

1. IT’S POSSIBLE TO SHOW YOUR UNIQUE STYLE WITH NICE CLOTHES WHILE ALSO STRETCHING YOUR DOLLAR One’s wardrobe says a lot about a person and it is important to dress to the occasion whether it be work or play while still expressing yourself. Building a wardrobe can be a costly expense but it’s possible to show your unique style with nice clothes while also stretching your dollar.

3. SOME PIECES ARE SIMPLY BETTER WHEN THEY ARE SECOND-HAND Some pieces are simply better when they are second-hand like worn denim and lived-in boots or leather that’s softened over time. Get creative and add touches to your old favorites with patches, embroidery, and even natural flower colors transferred to fabric. Grab your old t-shirts, family vintage fabrics, or lace, and pull it all together into something new and memorable. CONTINUED >

2. A FUN, SUSTAINABLE WAY TO BUILD A HIGH-QUALITY AND STYLISH WARDROBE Second-hand and vintage-style clothes are a fun, sustainable way to build a high-quality and stylish wardrobe without breaking the bank. Buying hand-made and second-hand also reduces the demand for new clothing production, which helps reduce waste and the environmental impact of the fashion industry.

5. SIMPLE, WILD, CLASSIC, COLORFUL; DON’T BE AFRAID TO SHOW YOUR STYLE The best way to keep your wardrobe fresh is to look for either trendy or classic new pieces and match them with your favorite vintage or second-hand pieces, like a new dress with your grandma’s old leather jacket or a recently purchased foundation piece with a skirt made from vintage fabrics. Simple, wild, classic, colorful; don’t be afraid to show your style and your financial fashion savvy at the same time.

4. IT WAS SO PERFECTLY HER AND ABSOLUTELY GORGEOUS My sister, Haley, used an 1800s petticoat and blouse, salvaged Edwardian style Christening gowns and a tablecloth, and other fabrics to create the most amazing vintage-style wedding dress. It was so perfectly her and absolutely gorgeous.
