Home & Design Issue Family, Memories, Sanctuary Home. So much contained in that little four-letter word. Home is our sanctuary. Our base. Our launchpad. It’s where we start and end each day. And while the particulars look different for each of us, the meaning and value it holds for all of us is undeniable. Author Wendy Wunder said, “The magic thing about home is that it feels good to leave, and it feels even better to come back.” As we thought about home - we wanted to highlight what makes it special to our readers. That, of course, includes the food and drinks, the aesthetic and design, but most importantly - the people. Growing up for me was defined by saying, "I went to seven schools in twelve years." Now, that may sound like a challenging thing for a child and I remember not being especially happy about it. In retrospect, I'd have to say that it was probably one of the best experiences that my parents inadvertently gave me. You see, I'm shy, but I learned how to adapt and fit in. And, that has served me well throughout my life. A blessing in disguise, so to speak. With all that said, I loved all those different homes that my family shared, my bedrooms and yards, a place to bring that new friend! Ahhh, memories all associated with the home. As you flip through the pages of this issue, we hope you’ll feel encouraged by and connected to the people around you - in your city, neighborhood, and most of all - your home. We feel like we’re the lucky ones as we get to learn more about the businesses and individuals that comprise this Golden City and we hope focusing our small lens into their lives and work brings people in this community together. When Nic Luttman started his power washing business, EcoFresh Power Wash, in June of 2021, he knew he wanted to work for himself and he wanted to run his business on morals, a strong work ethic, and create a good company culture. EcoFresh Power Wash is an exterior cleaning company that specializes in house washing, concrete cleaning, wood staining, and more. “I didn’t know a lot about running a business in the beginning, so I took 6-8 months to learn. I researched, joined Facebook groups, and talked to as many people as I could,” he said.

“I try to provide a really good customer experience,” he said. EcoFresh Power Wash uses environmentally-friendly products to do their cleaning. Because they don’t use harsh chemicals, it’s safe for kids, pets, and lawns. “We do the job right,” he said. “We use the best products available, and offer guarantees on multiple services.” “Power washing is a generic term that everyone uses, but what I do for residential homes is actually soft washing,” he explained. “It’s a low-pressure, high-volume approach. “It’s hard to find good customer service. We’re a pressure washing business, but we consider ourselves a customer service business first.”

do the hard work, not the water pressure.” Power washing can cause a lot of damage if done improperly. “These machines are powerful,” Luttman shared. “They’ll tear up screens, cause oxidation on vinyl siding, and damage many other surfaces. You don’t want someone inexperienced power washing your house.” Luttman believes good communication is the key to good customer service. One of the most common residential jobs they handle is deck and fence staining and surface restoration. “I like to lead with education because wood staining is a process. There are multiple steps that must be taken to clean wood properly and moisture levels must be right, so weather can be a factor,” Luttman said. Depending on the size of the job and the weather, wood staining projects can take several days or a week or more. “We use a 3-step process to ensure the wood gets properly cleaned. Then, we use an environmentally friendly oil-based stain that doesn’t just coat the wood, but penetrates to offer protection for several years,” he explained. Depending on what stain customers choose, they offer up to a three-year guarantee on all wood staining. “Once I explain the process, my customers understand why it might take a bit longer,” Luttman said. ”But they know they are getting a quality job with quality products and they appreciate that difference. Communication is critical to customer satisfaction.”

Speaking of being at the mercy of the weather, you may wonder if power washing is a seasonal job. Luttman said he can power wash in temperatures as low as 25 degrees Fahrenheit. Because half of his business is commercial, he schedules out much of his commercial work in the winter months. “We have to work around the weather,” he said, “but commercial customers aren’t as worried about that as our residential customers.” Luttman landed a contract with KU Athletics and cleans the football stadium and other areas. “We clean the stadium once a year, and with six people it takes about two weeks,” he laughed. Luttman grew up in Meriden, KS near Lake Perry. He attended Jefferson West High School. In 2017, he met Jordan and they recently bought the house he grew up in. They welcomed a son, Weston, in 2021 who is now 15 months old. “I love this area,” he said. “It’s got that small town feel, but it’s close to both Topeka and Lawrence. I can serve both towns and never have to drive more than 20 or 30 minutes either way.” In his free time, he likes to hunt waterfowl and fish and enjoys cooking on his Blackstone grill and smoking meat. “I love cooking!” he said. “I wanted to go to culinary school, but for now, I just enjoy hosting people.” Today, EcoFresh Power Wash serves both Topeka and Lawrence. “If I keep building my reputation, I hope to add three or four full-time employees and expand my area of service in 2023.”

Functionality, Balance, and Fun

Styling your coffee table is an easy opportunity to dress up your living room, infuse personality into your space and give your home an upscale, “finished” look. It’s not uncommon for people to feel intimidated by adding décor, but the good news is, styling your coffee table is easy if you keep a few basic tips in mind. Functionality is always the starting place for good design, so think about how you use your coffee table. If you have young children, you might want to avoid using fragile items; if you often eat or drink on the couch – or just like to put your feet up – you’ll want to avoid over-styling and make sure to leave plenty of space for plates or weary feet. Balance is the other essential concept of design. A mix of star players and a supporting cast in your décor will look much better than if everything is shouting for attention. This advice is true for both your coffee table and your room as a whole. A simple, quiet coffee table is a nice complement to a busy room, but a minimal room might benefit from a coffee table that makes a statement. Either way, you can use pops of color, a mix of textures, and sculptural shapes to add interest without being overwhelming.

Strive for a mix of heights and sizes – too many large items will look heavy and cramped, while too many small items will look cluttered and random. Stacks and groupings help items look curated rather than random, so if you do find that you have a lot of small décor items, grouping them on a pretty tray can add visual weight and make them look more intentional. Your coffee table will be viewed from all angles, so avoid items that have a specific orientation, such as picture frames. If after that you still aren’t sure how to style your coffee table, try mixing and matching any three of the classic choices below: Large vase holding branches or flowers (real, dried, and faux are all good options) · Live plants · Books · Decorative storage boxes for remotes · Candles or even empty candlesticks · A bowl filled with seasonal items (for instance, moss balls for spring, lemons for summer, pine cones for fall, Christmas tree ornaments for winter) or a favorite collection (such as seashells from every beach you visit) · Small sculptures or decorative objects However you decide to decorate, remember: have fun with it! This is your home, and it should bring you joy.

Modern Style with a Touch of Whimsy Living in and connecting with downtown Topeka

Ken Schmanke’s company, Townsite Tower QOZB LLC, purchased the former Bank of America Tower in 2020. Schmanke also leads the K1 Team, consisting of K1 Realty, K1 Facility, K1 Build, and K1 Hospitality. Almost immediately, the K1 Team began renovating the Downtown Topeka location now known as Townsite, consisting of the Townsite Tower, Townsite Plaza, and Townsite Commons at the 500 block of S. Kansas Ave. Today, the location features an open event space on the 16th floor with walls of windows providing an unobstructed view across the city. The former bank lobby is an 18,000-square-foot ballroom. Updated offices and public areas, a new coworking space, a refreshed Townsite Café, and an eye-catching art design on the building’s exterior were also part of the upgrades.

During the remodeling process, a unique idea came to Schmanke and his wife, Julie: Why not live in the building, too? The result was a five-bedroom apartment with a style that is a delightful balance of modern and whimsy. “It wasn’t really our intent to live here,” Schmanke says. “It was more an afterthought. We just thought about it for a bit and then decided to do it.” The second-floor apartment has an open-concept plan, with the kitchen and dining area centered between two comfortable seating spaces. The massive windows overlooking Kansas Avenue are the main attraction. A glass wall divides the great room from an enclosed patio. The four guest bedrooms provide plenty of room for the couple’s four adult children and spouses to visit, including their first grandchild. CONTINUED >

Schmanke says, “When we contemplated moving here, we considered living on some upper floors. I like this level of view because you can watch what’s going on more. You can look out the window and be a part of the downtown.” The apartment’s layout and modern design are Schmanke’s contributions. That includes the charcoal-grey, two-foot square flooring throughout the space, which will withstand the wear and tear of the couple’s two dogs. He also installed the high-gloss Ikea kitchen cabinets himself. All of the whimsical touches come from Julie, a wellness specialist for Brewster Place. Those playful elements include a monkey hanging over the top of a lampshade in the powder room, a skeleton in the master bathtub, and red, black, and white paper globes hanging over one of the seating areas. The artwork features animals behaving like humans: A monkey in a suit reading a newspaper, a zebra wearing high heels, and guinea pigs in sunglasses. The couple moved into the apartment in the fall of 2022. Schmanke is surprised he doesn’t miss having a yard, though he thinks the dogs do to a certain extent. He also says they are entertaining more in the apartment than they did in their house. “For me, there might be days that I don’t get in my car now since I work in the building,” he says. “Working in the building, people say, ‘Do you work more or less?’ I probably work a little bit less. Sometimes things are going on here that I think I need to be here for. Now, I can still be here but not be working.” The Schmankes are the only Townsite live-in tenants, though he may install more apartments if the market warrants the move. Last year, Schmanke’s company purchased the historic U.S. Post Office building across from the Townsite location. The plan is to offer 50 apartments in that building. Schmanke is adjusting to life in his urban neighborhood. “It’s a little different sense of community. It’s unique in that all types of folks are down here. People out walking their dogs and jogging. There are a lot of activities that go on that you can choose to participate in if you want, and we can walk to many of our favorite businesses now. Julie is counting the days until we can take our grandbaby to the splash pad at Evergy Plaza.”

in Kitchen Design A peek at what’s ahead: bold cabinet colors, statement hardware and swaths of stone.

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TA K I N G T H E C O U N T E R M AT E R I A L U P THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

HIDDEN STORAGE, VISIBLE APPLIANCES

Brooke’s Pro Tip:

Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen.

I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen.

C O N T R A S T, C O N T R A S T, CONTRAST! From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen. Spring Time Spring is right around the corner, and it is the perfect time to gather with friends and family to enjoy good food, drinks and company. Lauren Lane Culinarian is sharing a few of her go-to brunch recipes perfect for entertaining. Setting the stage for your guests makes the experience that much sweeter. LeAnn Parker is sharing two fun DIY crafts to personalize your table.

Strawberry Bruschetta I N G R E D IE N T S • • • • • • • • •

1 pound strawberries, washed and sliced 1 tablespoon sugar 1 tablespoon olive oil Kosher salt 1 loaf Italian or French bread, cut into 12 slices 1 cup goat or mascarpone cheese, room temperature 2 teaspoons fresh thyme, basil or mint leaves Good balsamic or balsamic glaze Salt and ground pepper to taste

INSTRUCTIONS 1. Combine strawberries and sugar in a small bowl and set aside. 2. Brush bread with olive oil and a sprinkle of kosher salt. 3. Position the oven rack a few inches below the broiler and preheat broiler. Align bread slices on a baking sheet. Broil the first side until golden brown, about 1 minute, then flip bread slices to the opposite side and broil opposite sides until golden brown. 4. Spread cheese on toasted bread. Add a pinch of black pepper, salt, and herbs to the strawberry mixture. Spoon the strawberry mixture over the cheese-topped bruschetta. Garnish with additional herbs. Drizzle lightly with balsamic vinegar. Substitute peaches for strawberries in the summer.

1/4 cup freshly squeezed lemon juice 1/2 cup olive oil Kosher salt and ground black pepper 2 teaspoons of honey 4 ounces of spring greens, baby arugula, or butter lettuce 1/3 cup pine nuts, toasted 1 cup fresh fava beans, shelled, blanched, and peeled, or frozen lima beans, thawed 4-6 radishes very thinly sliced 6-8 stalks of roasted asparagus cut into 2-inch pieces 4 ounces soft goat cheese or feta

INSTRUCTIONS Dressing 1. In a small bowl, whisk together the lemon juice, olive oil, 1 teaspoon salt, and 1/2 teaspoon pepper, and honey. Salad 1. Place the lettuce in a separate bowl and toss it with enough vinaigrette to just moisten it. 2. Put the lettuce on a serving platter or bowl and arrange the rest of the ingredients on top. 3. Drizzle with additional vinaigrette, if desired, and sprinkle with salt and pepper. Add spring peas, artichokes, sliced avocado, or cucumbers as an option.

Spring Quiche INGREDIENTS • 7 large eggs, lightly beaten • 1 1/4 cups light cream • 1 tablespoon chopped fresh herbs like parsley or thyme • 1/4 teaspoon ground nutmeg • 1/4 teaspoon kosher salt • 1/4 teaspoon fresh cracked pepper • 3/4 cup grated gruyere or white cheddar cheese • 1/4 cup grated parmigiano-reggiano

INSTRUCTIONS 1. Preheat the oven to 350 degrees. 2. Transfer the dough to a 9-inch pie plate and press it into shape. Crimp the edges if desired. 3. Place a sheet of parchment paper or foil into the pie shell and fill it with pie weights, uncooked rice, or dried beans. Bake until the edges are very lightly golden, about 25 minutes. Remove the pie crust but keep the oven on. If the edges start getting too brown, cover with a pie cover or foil. 4. In a large bowl, combine the eggs, cream, herbs, nutmeg, salt, and pepper in a large bowl and lightly whisk. 5. Sprinkle half of the gruyere or cheddar and parmigiano-reggiano on the crust, followed by the veggies, and then the remaining cheese. Pour the egg mixture over the top and bake until set, about 35 minutes.

SUPPLIES • Glass Etching Cream (read label for safety guidelines) • Etching Stencil • Foam Brush or Craft Paint Brush • Rubbing Alcohol • Glassware

INSTRUCTIONS 1. To create, prep glass by wiping the surface clean with rubbing alcohol. 2. Once dry, place stencil on glass and brush etching cream over the area to be etched. 3. Let sit for 10 minutes and rinse thoroughly with water to remove cream.
