Real estate economists tell us that less than six months of inventory is considered a sellers’ market. At the close of June, there was less than 1 month of inventory in The Woodlands market alone. This is great news if you’re ready to sell. Buyer demand is still high and a sellers’ market lasts as long as demand outweighs inventory. However, buyers are very educated during this shifting financial market, so it’s important to price your home aggressively within the market range for your area. As we move closer to fall, more sellers will be listing their homes. If you’ve been going back and forth about whether or not to sell, now is absolutely a great time to capitalize on this seasonal uptick in activity. “Many treatments yield atmospheric reactions to light ing, whether sun, moon, candle, or artificial,” says Arena. “Clients often request this same treatment on their walls or panels trimmed in ornate molding, very much like a framed piece of artwork.”

ACCLAIM AND ADVENTURES Arena recalls his earlier days of being part of a 12 showroom collective in Chicago, New York, Houston, and Dallas. His com pany, Arena Design, earned a ROSCO award nomination in 1981.

What followed was an immersion into painting and sculpt ing, and an entirely different approach to mediums, murals, furniture, and furnishings. It led to an illustrious career. “I declined scholarships to Parsons and Cal Arts because I had already gained a world-class education,” Arena explains.   He moved to California and New York to paint abstracts and soak up the art scene, and then formulated a method to design and produce artisan textiles, canvas framed art, and his famous hand-painted and hand-printed wall coverings and fabrics — jute, linen, velvet, silk, and paper varieties galore.

“All of our fabrics are unique, luxurious, tactile, washable, and heat set for durability. If you have pets as I do, frequent launder ing only makes it prettier. The fabrics last for decades,” he says.

IMAGINATIVE APPLICATIONS

Unlike a mass-produced endeavor, the painstaking pro duction is strictly manual and originates from Japanese silk screening techniques — gloriously updated but still incredibly labor intensive. The result is that none of Arena’s prints are identical. The embossing is impossible to replicate. Yet when yards of the material are installed on walls or ceilings, or used in fabric applications, the subtle variances flow together.

Arena papered his living room ceiling with warm and cold colors and matte and gloss-like elements that mimic tile work. Intentionally crude yet playfully chic, the juxtaposition seems celestial — silvery gold on brown craft paper, an interplay of soft blues, greens, and browns, and irregular edges of gold leaf.

Hard work pays off. Flash forward to today, and you’ll find Arena’s line of pillow covers at Restoration Hardware. The collection of hand embossed Velvet Brushstroke Four Square covers and Oushak Vine covers (square or lumbar) is quite pop ular and available in the store, in the catalogue, and online.

Native Texan Rusty Arena is not your typical artisan. His intro duction to textiles occurred as a youngster at his mother’s knee, creating collages from the scraps of her sewing machine. From there he set his eyes on The High School of Performing Arts in Houston, which opened while he was in junior high. An instructor asked him to assist with a summer silk screening project, and in return helped him gain admittance to the prestigious campus for gifted young artists in 1973 — the first of its kind in the state.

was fascinated with his use of iri descent ground powder (from mica), and matte and super flat paints to create depth, contrast, and even a slight glimmer. She noted that one particular pattern was favored in environments as diverse as the River Oaks Country Club ballroom to bath rooms and kitchens. Cloris Leachman, who sadly passed away last year, adored him. “I had the pleasure of body-painting Cloris from head to toe for the fitness cover of Alternative Medicine Digest in the late 90s. She was 70 and wanted some thing unusual. So I adorned her with images of fruit, which took 14 hours. She looked like a cornucopia and had such a sense of humor.” Eventually, Arena closed his show rooms to focus on his Houston stu dio. Still, glimpses of his work crop up in unusual places. One of his wall coverings appeared in a five-minute segment of the 2015 movie “Self/less” starring Ryan Reynolds. “Most of my family hails from New Orleans where the movie was filmed. How cool is that?” he says.

In 2017, Hurricane Harvey flooded Arena’s Houston facilities with five feet of water. He was able to save 200 prints and happened to be exper imenting with digital printing at the time. He felt his machine-made products were flat and soulless, and thus the storm had a silver lining. The printer was ruined and Arena returned to his artisan roots, not ing that his clients preferred the long-lasting charm of his one-of-akind handmade prints. After 30-something years and many incarnations, he has no plans to retire and welcomes visits to his studio by appointment. Visit arenadesign.us to learn more.

This past July, Charon was diagnosed with breast cancer and having a community to turn to during her cancer treatment was a huge comfort. Charon explains, ”not only have I been a volunteer, but I have also received some services for myself and they’re amazing.” Returning to Canopy as a client, “I went there and they gave me the welcome bag that we always gave out to other people.”

Charon has recently completed radiation treatment and has plans to return to Canopy soon. Once again as a volunteer.

A heartbreak no parent should ever have to go through, in 2008 Charon lost her six-year-old daughter Carlie to neuroblastoma cancer. After a long-fought threeyear battle, Charon turned to volunteer-work. Canopy’s mission of providing services to anyone going through cancer called to Charon. Her favorite way to give back is by helping with the kids cooking classes. Charon says, “I miss having my daughter to do that stuff with so I enjoy volunteering for that class especially.”

A one-of-a-kind cancer service center is in The Woodlands. Canopy Cancer Survivorship Center provides assistance for those with cancer, caregivers, and family members. From cooking and exercise classes, coffee chats, and more, Canopy offers a homey feeling in the heart of The Woodlands Medical Center.

Kristine Schneider, Local Artist, highlights the beauty in simple pleasures. As we’ve adapted to the challenges of the last couple of years, our homes have become sanctuaries and safe havens. We’ve had to rethink and reinvent our living spaces turned working environ ments, and if you’re like me, you’ve won dered how best to merge a sense of pro ductivity and rest in the same habitat.  Art is a powerful tool, creating peace, sparking energy, stirring emo tions, and evoking thought. It helps us process the tasks at hand, visually stimulating as a conversation piece or something that motivates.   Case in point — I recently visited the Archway Gallery, Houston’s oldest art ist-owned and operated gallery at 2305 Dunlavy Street in Houston. A collective of 34 artists share space and create monthly art exhibitions and events. WHY AND HOW DO WE BUY ART?

Harold is preparing for a solo show at Archway in late 2024, and I have marked my calendar.

Harold Joiner is a visual artist and member/owner of Archway Gallery.

Harold Joiner, a visual artist and a member/ owner, was influenced by the sights of Santa Fe, New Mexico, where he grew up. The wide, horizontal works in his “Invented Landscape” series of oil paintings reveal nuanced lay ers that unfolded before my eyes, revealing the character of landforms and mesas in the southwest terrain.

These atmospheric earth tones have proved popular in commercial and residen tial spaces. In a memorable commissioned work, he recreated four large paintings in the style of a smaller gallery piece. This lin ear painting in blues, golds, and ivory tones achieved the desired result in a sizeable commercial conference space.

A former architect, he uses color, line, and shape, suggesting a view of the world as an abstract experience inspired by specific places or memories. Research suggests that a connection with nature — such as artwork of clay, stone, cloth, and oil mediums — reso nates deeply. Harold’s palette includes soft, contemplative colors punctuated by brights, reminiscent of Native American culture.

The Woodlands resident Kristine Schneider paints to highlight the beauty in the moments we treasure in our daily lives. The simple pleasures, being together, honesty, humility, truth, hope, love, and spontaneity — Kristine’s narrative paintings connect us as people. Her brushstrokes and compositions bring magic to the everyday.

Kristine’s latest “&” series is a collection of faith-inspired oil paintings. The ampersand symbolizes inclusion, equality, and acceptance, and Kristine encourages us to be our “own messy selves” through her work, a further development of her “Wilderness” series. Kristine is known for exploring solitary time spent in different environments and considers relationships and friendships as a way forward. During the pandemic, Kristine painted large works of encouragement and hope displayed out side her home. These paintings captured family life and forever memories in familiar surroundings and lifted spirits in the neighborhood. It resulted in a few commissions.  She recently donated two original large works to Family Promise, a shelter in Conroe, to share hope, joy, and inspiration. An exhibitor at Conroe Art League, Kristine has a full schedule of festivals and fairs planned for fall, including The Bayou Art Festival in Houston and Artoberfest in Galveston.

“My dad moved us here in 1992,” says Greg Burkett, owner and principal architect of Burkett Architecture, a custom design firm in The Woodlands. “The population was around 33,000, and Panther Creek was the center of activity. There was a small town feeling.”

You didn’t know it, but the drive through the streets of your neighborhood each day is a trea sure trove of hopes and dreams. Every house along your route to work, to school, to the grocery store, is telling you the story of The Woodlands and the people who’ve called it home.

One style of home that became ubiquitous in The Woodlands for a few decades, beginning in the late 1970s, was from the building com pany Life Forms. They were homes designed to blend with the surrounding untamed land scape, says Greg, almost as if they had sprung from the forest floor. As The Woodlands con tinued to grow in population and prestige, the red brick, white-columned elegance of Georgian and Federal-style homes became popular in the 1990s, he says. Architectural historians say that when we build our homes, we’re reshaping the landscape and creating a new perspective. In some eras, that has meant a modest presence. In others it’s meant going big and bold.  Aaron Harris came to The Woodlands in 2000 to work as the real estate agent for The Woodlands Development Corporation on the sale of the initial lots in Carlton Woods, Sterling Ridge. “I started out in a construction trailer at Woodlands Parkway and Carlton Woods Drive,” he recalls. Buyers were squired around in 4-wheel-drive trucks to look at homesites. The lots sold like hotcakes, he says, mostly to Woodlands homeowners who wanted to upgrade.

More people in The Woodlands are joining the O’Neills in choosing modern design elements when they build a new home. “Transitional and modern, that’s the trend we’re seeing now,” says Greg Burkett. Aaron Harris agrees, estimating that of the remaining lots being developed in Carlton Woods, Creekside, almost half will be modern-style homes, with lowpitched and flat roofs, clean lines, bright interiors, and a regular, rectangular lay out. Around the same time that Carlton Woods was coming into being, Lisa and Tom O’Neill were on the cusp of buying two older houses for sale in Grogan’s Mill, the original “village” of The Woodlands. Their daughter was 2 weeks old at the time, and they were looking far into the future, hoping to lease the homes out as an investment until the day they were ready to use one of the lots to build their dreamFlashhouse. forward to 2019: With their older son heading to college, and their daughter and younger son not far behind, the O’Neills set to work planning their “empty nest,” a modern-style home that would take them into retirement. They enlisted the services of Houston architect Greg Swedberg to design a modern home that fit their lifestyle and the surrounding environment.

The Mediterranean Revival style of the Nicklaus clubhouse set the tone for homebuilding for years to come in Carlton Woods and other neighborhoods of The Woodlands, says Aaron, homes with tiled roofs, stucco exteriors, and portico entries.

The new Aria Isle at East Shore will con tinue the emphasis on timeless design, says Greg Burkett, with homes that are more transitional and modern in style. He has two homes in the works there now.  Build a house, and it becomes a can vas for the way we interact with a place and with each other: After many COVIDrelated slow-downs, the O’Neills finally settled into their new, modern home, and it wasn’t long before they realized they’d accomplished something special.

The Modern movement is big right now, says Kevin Spearman, a home designer and longtime resident of The Woodlands. He prefers, however, to steer away from such terms. “Your home shouldn’t have a time label stamped on it.”

So against convention, the cou ple designed the second story as the heart of their new home and incorporated an elevator into the plan. With kitchen, den, and primary suite on the second floor, they would be living in privacy, among the trees, with loads of natural light and a magnificent treetop view.

In the O’Neill’s case, Lisa learned from their previous homes that some of the best views are found in upstairs rooms that have limited use. “The best views in our last home were in the kids’ playroom upstairs!”

Good design principles make a home timeless–proper proportion and scale, use of natural light to its fullest potential, spaces that bring outdoor beauty into a home. Think of the most recent hotels in Las Vegas, says Kevin. “The new hotels don’t remind you of France, the Congo River, or Italy. They’re just cool.”

He points to the homes of East Shore, which he says was conceived as a pedes trian-friendly community with time-hon ored home styles based on sound design principles: Charleston rowhouses, Georgian, Spanish mission, French eclec tic, Southern colonial.

WARMTH AND DEPTH At the height of the pandemic, many families hunkered down within grey and white walls (trending at the time). Recently, Alicia has noticed a preference for the opposite. Homeowners are grav itating toward warmer tones of gold, brown, bronze, and desert hues of sage and coral — not necessarily a trend, but perhaps an organic response to happier times in the present. Natural wood ele ments are increasingly popular, and she foresees a strong interest in wood-stained cabinetry, alongside black cabinets, to bring contrast and depth to kitchens.

According to Micah Tipler of Monarch & Maker, a home is a reflection of person ality and experiences. The key to interior design is to make it meaningful — a repre sentation of the family. Several years ago, she became a staunch advocate of individuation. “There should never be a moment when someone enters a room and says, ‘Oh, I know who designed this.’ We don’t strive for a ‘house look’ that presents the same things over and over again.”

WALLS AS ART Original artwork can significantly impact living areas, as can floor-to-ceil ing wall treatments. Alicia points clients past traditional wallpaper to more natural options such as cork, grass cloth, and silk, which are artful in themselves. Textured paper is another exciting alternative with endless possibilities. Vinyl wallpaper is quite durable and can incorporate inter esting graphics, perfect for dens and home offices. She also recommends murals, a popular choice that can be created from digital prints to exact dimensions and specifications. “Murals are great for state ment dining rooms, game rooms, and even interesting ceiling applications.”
