MID-CENTURY WARMTH, REIMAGINED

Spring Into New Beginnings

March has a way of stirring something in all of us. As winter fades and the days grow longer, our thoughts naturally turn toward home. Refreshing it, reimagining it, and making it a place that reflects not only our personal style, but the life we are building within its walls. It is the perfect moment to introduce our March Home & Design issue, a celebration of the people and ideas shaping the spaces we love across Texoma.

In this issue, we are proud to feature Ceci Bates Custom Homes, a builder known for thoughtfully designed residences that balance beauty, function, and livability. Ceci Bates understands that a home is never just about walls and finishes. It is about how families gather, how memories are made, and how everyday moments unfold. Their work reflects a deep respect for craftsmanship and an intuitive understanding of how people truly live.

We also invite you to meet Roberth Jordan, the visionary architect behind Roberth Jordan Residential Designs. With an approach that blends timeless principles with modern sensibility, Jordan’s designs elevate everyday living while remaining grounded in purpose and place. His architectural philosophy reminds us that great design does not just look good. It feels right.

Rounding out this issue is a story close to our hearts. We share how Daystar Landscapes is giving back to the Texoma community. Beyond creating beautiful outdoor spaces, Daystar is committed to investing in the people and neighborhoods they serve. Their work is a reminder that design can extend beyond aesthetics, making a meaningful impact through generosity, service, and community involvement.

As you turn these pages, my hope is that you find inspiration. Whether it is for a future build, a thoughtful renovation, or simply a renewed appreciation for the spaces you call home. Texoma is filled with talented professionals who care deeply about their craft and their community, and it is an honor to share their stories with you.

Here’s to fresh perspectives, inspired design, and the season of new beginnings.

As always, thank you for reading and we'll see you around town!

TEXAS INSTRUMENTS RIBBON-CUTTING

Texas Instruments marked a major milestone in mid-December 2025 with a ribbon-cutting including city leaders for its new $40 billion SM1 semiconductor wafer fabrication plant in Sherman. After 3.5 years of construction, the 300mm facility is now in production, creating 3,000 jobs and manufacturing millions of chips daily for automotive, industrial, and consumer electronics. The Sherman site can ultimately support up to four connected fabs, representing a long-term $30–$40 billion investment strengthening the U.S. semiconductor supply chain.

Experience Tulip Season In North Texas

PHOTOGRAPHY BY NICOLE WIERICK

Texas Tulips began as a dream for Pieter and Petra Koeman. Working in the tulip industry in their native Netherlands, they set their goal to bring a tulip farm to America.

The couple researched soil conditions and weather history to find just the right conditions for their blooms to thrive. Their tulip fields now grow in Pilot Point, Frisco's neighbor to the northwest.

Every year, the farm imports thousands of fresh bulbs from Holland, where Pieter’s family has been in the tulip business for decades. Texas Tulips boast colorful rows and rows of blooms in a variety of shapes and sizes.

Tulip Season in Texas is a little unpredictable, as it relies on the weather but typical season starts mid February and ends in early April.

ROBERTH JORDAN

RESIDENTIAL DESIGNS

Design Shaped By The Vision And Needs Of Each Homeowner

Courtney Mitchell Photography

What do you think of when someone mentions the lake lifestyle? I think about a life lived at a slower pace, outdoor living, and time spent together with family and friends. The rhythm of a lake lifestyle feels both restorative and playful. I picture mornings that start slowly, with coffee on the dock or deck, listening to the soft waves of the lake and the birds, rather than the traffic we are so used to.

Home designer Roberth Jordan, his wife Andrea, and their son moved from Venezuela to Pottsboro in 2023 in search of the lake lifestyle. After working remotely for several years with Ceci Bates Custom Homes, Roberth was sponsored to join them in Texas. His goal is to design homes that embrace their natural surroundings, using the lake as inspiration to create peaceful spaces that encourage gatherings in a relaxed, welcoming setting.

Roberth was the first in his family to attend university, moving to the capital city to study architecture. As a child, he built cardboard homes, fueling an early passion for design. After beginning his career designing office spaces for the Herman Miller dealership in Venezuela, he shifted his focus to residential architecture, studying American building codes, preferences, and culture to tailor each home to the families who would live there.

Roberth has designed more than 150 lake homes across Alabama, Florida, Minnesota, and Texas. These homes emphasize generous gathering spaces, both indoors and out, with kitchens that feature multiple or oversized islands and less emphasis on bedrooms or private areas.

When designing a lake home, it is essential to position the house to manage sunlight, maximizing views while avoiding overexposure to the harsh setting sun. Thoughtful design also considers blocking strong north winds and adapting the home for year-round use, challenges that require an experienced touch. Above all, the guiding principle is the home's livability.

In recent years, many homeowners have sought to build lake homes that can also function as income properties. Features such as private pantries, storage closets, and garages for lake toys allow families to secure their personal belongings each time the home is rented. Roberth has also found that in recent years, he’s seen a growing trend of lake homes becoming primary residences, made possible by technology and remote work. More business owners and remote corporate employees are choosing to live and work full-time at the lake, enjoying the lifestyle without giving up professional continuity.

A look through Roberth’s portfolio at RoberthJordan.com reveals beautiful homes designed for Rock Creek Resort, Tanglewood, Lake Texoma, Pottsboro, and the north side of Lake Texoma at Cartwright’s Oak Hills. This spring, Roberth is opening a studio in Pottsboro to serve his home design clients and to offer interior design and home finishing services.

ROOTED IN TEXOMA

JW Land & Water - A Business Highlight

When most people think of landscaping or irrigation businesses, they envision hundreds of feet of irrigation pipe buried underground, with sprinkler heads scattered haphazardly across a property. At JW Land & Water, nothing could be further from the truth. Here, you will find a genuine passion for combining cutting-edge scientific equipment and proven practices with a deep commitment to preserving and nurturing the natural beauty of local and native landscapes.

Jeff Williams, owner of JW Land & Water, is genuinely excited about the work his company does, and it is evident when he speaks with pride about both past and upcoming projects. With more than 30 years of experience in the industry, Jeff and his team have become known throughout the Texoma area for exceptional customer service and thoughtfully designed, personalized irrigation and landscaping solutions.

A fifth-generation Texan, Jeff has a lifelong love for the outdoors and a strong belief in being a responsible steward of natural resources. When he is not working, he can often be found exploring Texas state parks and enjoying the outdoors with his wife. “Our genuine love of the outdoors reminds us why we do what we do,” Jeff shares. “We are committed to sustainably nurturing and enhancing landscapes that endure for

generations to come. Our mission is to blend the rich heritage of our landscapes with responsible practices that preserve the natural beauty of our surroundings.”

At the heart of JW Land & Water’s approach is balance. “Our goals are to preserve, enhance, and sustain,” Jeff explains. “I design irrigation and landscaping systems with passion and purpose, creating solutions that work together with the highest level of efficiency.” Their systems are designed to be eco-friendly and scientifically engineered for low water usage. Jeff emphasizes that there is a clear difference between landscapes that simply survive and those that truly thrive. Supplemental water, when applied correctly, is essential, and well-designed irrigation systems play a critical role in achieving that balance.

Many clients have seen water savings of 70 percent or more compared to traditional systems, thanks to personalized designs and the latest available technologies. JW Land & Water also conducts

preservation analyses to assess existing landscapes and determine what can be retained. “Enhancing what is already there is often the most efficient and economical approach,” Jeff says. “We meet nature where it is to achieve the most sustainable results. Through careful planning, development, and completion, we are able to deliver long-term sustainability.”

Jeff’s passion for his work extends beyond design and installation. “I can talk for hours about the science of irrigation,” he admits. “I truly love what we do. I am hands-on, I like to

get my hands dirty, and I enjoy the challenges this industry presents.” He takes pride in solving complex problems that others may overlook, often replacing inefficient, environmentally unfriendly systems that ultimately cost customers more in the long run.

That commitment to quality and value sets JW Land & Water apart. Their irrigation systems come with a seven-year product warranty, giving customers confidence in the durability and performance of their investment. Jeff prioritizes building genuine relationships with clients, taking the time to understand their needs and deliver systems that are efficient, long-lasting, and sustainable. “There is a visible difference between doing the bare minimum and doing what is truly best for the property and the environment,” he says. “We are rooted in Texoma and growing stronger every day.”

PLANTING SEEDS OF SERVICE

DAYSTAR LANDSCAPES GIVING BACK TO THE COMMUNITY

Texoma is fortunate to be home to many outstanding local businesses. Among them are a select few that stand out not only for their professional excellence but also for their deep commitment to community service. Daystar Landscapes, Inc., owned by Jeff and Donna Canfield, is one of those companies. For more than 41 years, Daystar Landscapes, Inc. has been more than a landscaping company in the communities it serves. It has been a trusted

partner in growth, beauty, and overall well-being. As a long-standing local business, Daystar has helped shape not only physical landscapes, but also the heart of the neighborhoods and the people who call Texoma home.

According to Catherine Brooks, General Manager, “Our legacy is rooted in integrity, service, and genuine relationships that have strengthened the community for decades. Giving back has always been central to Daystar Landscapes’ mission.”

Brooks shares that the company proudly supports local schools, city initiatives, neighborhood revitalization efforts, and community events that bring people together. Daystar’s leadership team and employees consistently step forward by donating their time, talent, and resources to projects that reflect the company’s values of service, stewardship, and connection.

“Daystar Landscapes is deeply committed to supporting nonprofit and community organizations that make a lasting difference in the lives of local residents,” Brooks explains. “We proudly partner with and support the Grayson and Collin County Master Gardeners Association, Texoma Homeless Shelter, Texas Food Bank, the Child & Family Guidance Center of Texoma, and first responders through the American Defenders Foundation, which provides services and support to our local police, military, and first responders. We contribute donated labor, professional services, and materials to help these organizations thrive, ensuring that families, students, and vulnerable populations receive meaningful care and opportunity.”

As Daystar celebrates more than four decades of service, its dedication to the community remains as strong as ever. “By creating sustainable and innovative outdoor environments and nurturing long-standing relationships with residents, businesses, and civic leaders, we continue to invest in the future of

our cities,” Brooks says. “Our success is measured not only by longevity, but by the positive and lasting impact we have made in the communities we proudly serve.”

Daystar Landscapes, Inc. was founded in 1984 by Jeff Canfield. When Jeff first moved to Texas, he launched the company by going door to door with a rented wheelbarrow and tools purchased on a Sears credit card, all while working nights as a grocery store stocker. Those early days established the work ethic and grit that still define Daystar today: show up, do it right, keep your word, and keep serving.

Daystar Landscapes, Inc. specializes in commercial landscape development and installation, commercial landscape maintenance, community home builder and custom home builder landscape design and installation, and residential landscape design, enhancement, and installation. “We believe God has blessed us with the talents and ability to work with the land, and we are grateful for the opportunity to use those gifts to support organizations doing meaningful work,” Brooks notes. “To us, service is more than giving back. It is kingdom work.”

CECI BATES CUSTOM HOMES

Building Outside The Box

PHOTOGRAPHY

Nestled in a newly developed office center along Highway 289 in Pottsboro, you will find the striking new headquarters of Ceci Bates Custom Homes and Remodeling. While a homebuilder’s office may not sound unusual in a small town, stepping through their doors immediately reveals

something extraordinary. Owners Tom Ceci and Scott Bates are proud to welcome visitors into a space designed to showcase their passion for design, craftsmanship, and innovation.

Many business owners enjoy talking about what they do, but few bring the level of passion Tom and Scott exude. With a combined 68 years of industry experience, the duo has developed a distinctive approach to homebuilding that is constantly evolving. After years of seeing the same cookie cutter homes dominate the market, they partnered in 1999 with a shared goal of building homes that are truly unique. As they often say, “We build outside the box.”

That philosophy becomes immediately apparent as you explore their showroom. The level of custom work on display was once reserved for big city design

and architectural firms. Today, Ceci Bates brings that same caliber of craftsmanship and creativity to Texoma, often surpassing what you might find in larger metropolitan markets. Seamless design and elegant functionality define their work, with rich hardwoods, luxurious fabrics and leather, and exquisite stone and granite blending effortlessly with cutting edge technology and modern architectural styles. Wondrous and inviting, the showroom is an experience in itself.

“We don’t get trapped in a particular style,” says Bates. “Tom and I have a weird soup of experiences, and we draw from all of them. We have learned a lot along the way, and learning can be tough. Early on, it sometimes felt like we got punched in the face. But those experiences shaped us and helped us build homes that are truly unique and tailored to each client.”

CONTINUED >

“Legacy matters to us. While we are a business, we want to be more than that. When people hear our name, we want them to think of what great partners we are.”

Ceci adds, “We don’t want to be just another builder. We are not just building houses. We are building community. Working with our customers is like working as a team. Scott and I feel like we are curating experiences alongside our clients.”

Beyond their own expertise, Ceci and Bates have assembled an exceptional team of professionals, including internationally recognized leaders in architecture and design. Most recently, they partnered with renowned interior

designer Heather Shields and internationally acclaimed architect Roberth Jordan, further expanding the company’s ability to deliver one of a kind custom homes.

When asked what makes working in the Texoma area so special, both men point to their deep local roots. Ceci began his career as a firefighter and paramedic in Pottsboro and has long been active in expanding the town’s fire department capabilities through service and volunteerism. He currently serves as Mayor of Pottsboro.

Bates has also been deeply involved in the community, including serving on City Council.

“Service is tied to our reputation here,” Bates explains. “Legacy matters to us. While we are a business, we want to be more than that. When people hear our name, we want them to think of what great partners we are. We are also an employee owned company, and everyone here plays a vital role in what we do. We want to live here, serve here, and grow here.”

Looking ahead, both owners are optimistic yet intentional about the future. “Our business is growing,” Bates says. “But quality is everything. We are very selective

about the projects we take on because we never want to compromise our standards. What we do is about quality and the overall experience. It is a balancing act.”

Ceci agrees. “You can’t be everything, but we are very good at what we do, and you can see that in the homes we build. We are expanding slowly and on our own terms. While much of our work is around the lake with new developments, we are also beginning projects near Bois d’Arc Lake. We invite people to come by and see what we are creating.”

MID-CENTURY WARMTH, REIMAGINED

There’s a certain moment when a house stops feeling new and starts feeling like home. It isn’t marked by square footage or finishes alone. It is something quieter, more emotional. In this home, designer Kate Manz set out to do exactly that: give a newly built home a heartbeat and a soul.

Rather than treating the house as one sweeping statement, she approached each room as its own story, layered with meaning, memory, and texture. The result is a home that feels collected, personal, and deeply lived-in.

“Tackling each space and room as its own story and concept is how to make a new space feel personal,” Manz explains. “But bringing it all together cohesively is always the challenge.”

Her solution? Warmth, intention, and a strong belief in the power of people. In new builds it can take years for a home to shed its newness. For this project, the goal was to fast-track that sense of belonging by layering in pieces with history and heart. Vintage market finds, local artists, and meaningful objects play a starring role throughout the home.

“My love for design goes hand in hand with the people and stories that bring it to life,” she says. “I absolutely love seeing the evolution from concept to completion and all the elements and people that help bring those ideas to reality.”

That philosophy becomes especially important in the home’s expansive open-concept living area, where scale could easily overpower intimacy.

ENTRYWAY: A WARM WELCOME

The entryway sets the tone with a simple but powerful goal: Welcome to my home.

Natural stone underfoot grounds the space, while a soft vintage rug and living greenery immediately soften the experience. Art with personal meaning invites guests to linger rather than rush through.

MATERIALS:

Santa and Cole Tekió Light, Vintage Rainer Draumiller Chairs, American Leather custom couch in Bison Butterscotch, Flos Bellhop lamp, BZippy Vase, Plush Moroccan rug

DESIGN TAKEAWAY:

In large rooms, architectural details like niches, built-ins, or material changes can create visual rhythm while giving meaningful objects a true home.

THE OPEN CONCEPT, REIMAGINED

The main living space is defined by bringing the outside in with sweeping outdoor views and generous proportions. Rather than fighting that openness, embrace it.

“The big open concept room really highlights the expansive outdoor views,” she says, “but making intimate spaces within that open room was really important.”

A layered niche wall, created in collaboration with the interior architect Nick Flower, brings both structure and softness to the room. It introduces texture, depth, and a place for unique objects and family heirlooms to live, turning negative space into a personal gallery.

MATERIALS:

Luca split stone pavers, Vintage Turkish rug, Plants, Virginia Sin Wall hook

DESIGN TAKEAWAY:

An entryway doesn’t need to be loud to be memorable. Combine tactile materials with one or two meaningful elements to create an instant emotional connection.

POWDER BATH: SMALL ROOM, BOLD SPIRIT

If there’s one place Manz encourages clients to take risks, it’s the powder room. Here, she leaned into terracotta earth tones, layering textures and tile sizes for visual interest and warmth. Patterned and solid tiles work together, while textured wall coverings and a sculptural stone sink elevate the space from functional to delightful.

MATERIALS:

Particular Tile in Satin Terracotta and Vanilla Bean, Arté Wallcovering Shards in Brick Red, Red travertine sink, Rachel Donath chunky mirror, Playful art work by Olivia Fields

DESIGN TAKEAWAY:

Small spaces are ideal for experimentation. Mix patterns, finishes, and textures within a tight color family to create depth without overwhelm.

LOUNGE: A STUDY IN CALM AND DEPTH

Designed as a counterpoint to the openness of the main living area, the lounge is a cocoon, both peaceful, layered, and deeply versatile. It’s a place for reading, movie nights and slow mornings. Rich tones and varied textures do the heavy lifting here, creating depth without heaviness. Soft lighting and custom upholstery make the room feel both intentional and effortless.

MATERIALS:

Virginia Sin pendant light, In Common With sconce, Arté Oblong wall covering in Ochre, Particular Tile in Vapor, Custom sage velvet sofa, Plush Vintage Moroccan rug

DESIGN TAKEAWAY:

When a room serves many purposes, let texture and tone create cohesion. A restrained palette with varied finishes keeps the space flexible and serene.

At its core, this home is a reminder that design isn’t about perfection, but rather it’s about feeling. By treating each room as its own narrative while weaving in warmth, history, and human connection, a space was created that already feels loved.
