Home, Let Me Come Home A few years ago, a song came out by the band Edward Sharpe & The Magnetic Zeros that became ubiquitous. Starting with a lilting whistle, followed by a pounding beat, jaunty horns and lovely call-and-repeat vocals, the song “Home” is like overhearing the conversation of a couple in love. While prepping this month’s SW Lake, our annual “Home” issue, this song has been playing on constant repeat in my head. We are delighted to introduce a new contributor. Heidi Seagren of Seagren Fine Homes shares a wonderful piece with gorgeous photos that look at the features in a collection of local homes that stir her passion for helping families buy and sell homes. Long-time contributor Renee Clark of @Properties offers her perspective on the local residential real estate market. Sure, things have settled down a bit after the pandemic-fueled frenzy of the last two years. And the outlook for this year is perhaps better than you might think. Jamie Trewartha and his business partner, Paul Paluch, own and operate Closets By Design (CBD). To illustrate their story Editor Stephen Neilson and Graham Blus shot some great photos of CBD’s new showroom, as well as projects done for SW Lake County families. In an airplane hangar-sized facility the team at Closets By Design builds customized organization solutions for closets, garages, offices, pantries, laundries and hobby rooms for families in homes across NE Illinois. Co-owner Jamie Trewartha recently shared with SW Lake a few insights about their business. In March 2020 my ownership partner (Paul Paluch) and I acquired the business which was founded in 1998. It’s a rewarding experience to run your own business and provide practical and great-looking solutions for our wonderful customers. Recently we relocated to a larger facility to give us the ability to continue to grow. The team now numbers 60 people, and each of us cares a lot about creating a great solution and experience for every customer. Previously, Paul and I lived

the corporate life where a lot of things were outside of our control. Now we can focus on customers and employees without relying on anyone else for permission to do the right thing. Our goal is to provide a customized solution for any customer’s budget. Through the whole process — design, installation and support — we want customers to be impressed by the quality of our team and our products. We produce everything in our Bartlett production facility which means from the time one of our designers envisions a solution for you, we can get that installed as quickly as four-to-six weeks later. And a really nice thing is they use the space very efficiently. Every inch of space in the closet was used with excellence. It’s wonderful.” Over the last couple of years we’ve also had some interesting and fun projects. We’ve done a full “shoe closet” for a serious collector to display all his Nike Air Jordans (some dating back to 1984). We’ve created hidden panels that enter secret safe rooms. We also donated a $5000 closet to a very deserving essential worker during the worst days of the pandemic. I’ve loved houses since I was four years old. For me a home has always been a place for families, memories, and a peaceful retreat. We are blessed with such a variety of homes in our communities. From grand painted ladies in the Barrington Historic District, to the narrow, tree-lined lanes of North Barrington; from the lifestyle amenities of the gated golf course neighborhoods of Lake Barrington Shores, Wynstone and Royal Melbourne, to the countryside serenity of Long Grove and Barrington Hills, there’s something here for nearly everyone. With more than 26 years in the real estate business, and deep local roots going back 50 years, helping families find or sell a home has been my passion. I’ve been in hundreds of homes, and it is always so exciting to discover something I’ve never seen before. That’s why I was so happy to help the SW Lake team with this story about

some of my favorite things. Experience teaches us to look at the details that add to the whole of a home. It’s in the details that you can arrive at a conclusion that says this may just be the perfect house for the right family. In older homes we look for Old World Craftsmanship, whether it’s the enduring charm of stained glass, detailed wood molding, transom windows or 20th century hardware. In a newer home it’s the height of ceilings, the amount of light filling the spaces, the design of a kitchen, the ampleness of closets and storage, and the openness of the floor plan. Curb appeal or streetscape is what draws in a buyer. Amenities, such as a pool, patio, sunroom, screened porch, wine cellar, a private pond, and outdoor living space make a home stand out.

My team and I at Seagren Fine Homes put together a list of favorite things, and then searched through thousands of photo files to narrow our focus down to eight truly remarkable features in local homes we are so pleased to share. 1. When it comes to how a home presents itself to the rest of the world it starts at the curb. I love this paver driveway, beautiful landscaping, and the feeling of arrival. This is perfect curb appeal because it proclaims, “You’ve arrived. Welcome home!” 2. An outdoor pool provides countless hours of summertime fun for family and friends. Is there anything quite as stunning as a lighted pool after dark? This is an elegant pool with great hardscape, furniture, and views. It’s pristine and inviting.

3. Primary suites are meant to be an oasis: a place for privacy, relaxation and rest. This simple, yet beautiful free-standing European soaking tub is fabulous. Having one with a view of a gorgeous yard and pond makes the setting even better. 4. For sheer drama this is by far the most stunning foyer I’ve had the pleasure of “selling.” A reverse bridal double staircase has custom-crafted contemporary balusters. I love the perfection of the timeless white subway tile and how the space is expertly staged in this wonderfully inviting photo.

6. In Barrington’s historic district, there’s a Painted Lady Victorian that my sellers gutted and updated, bringing it back to its original grandeur. Retaining the original leaded glass, hardware and crown molding adds to the home’s magical feel. 7. The long, elegant table for 12 and warmth of the space is exceptionally set off by the well-finished box beam ceiling in this dining room. It is a finely appointed way to showcase a room where you can practically hear the laughter of guests and the tinkling of glassware.

I love the majesty of this fireplace, the brawn of the hardscaping and knowing that on a cool night, there’s nothing better than a host distributing blankets and asking family and friends to pull their chairs closer to the warmth of a roaring fire. Housing Market Showing Resilience Even If Home Prices Undergo a Modest Correction This Year, Most Sellers Should Still Enjoy a Healthy Return On Investment.

Those predicting a bear market for housing may be a little too downbeat regarding 2023 given a number of factors supporting conditions for a decent market, if not a good one. It may not feel as euphoric as 2021, but the fact is millions of homebuyers across the country will come to the closing table this year and live to tell about it. Here are five reasons why to feel positive about the 2023 market.

LOW INVENTORY

Normally, a lack of homes for sale wouldn’t be cause for celebration, but in the current environment, it’s one factor that has stabilized the market. Low inventory, which is 33% below pre-pandemic levels, has kept prices at or near recent highs.

ROI POTENTIAL

According to S&P/Case-Shiller, median home prices in the Chicago metro are up 28% over pre-pandemic levels, while nationally prices are up 39%. Even if home prices undergo a modest correction this year, most sellers should still enjoy a healthy return on investment.

SWIFT MARKET TIMES

Another sign of a healthy market: homes are selling fast. In December, the average market time across the Chicago metro was just 45 days. Meanwhile, in Chicagoland, homes that required no price changes sold in less than 20 days in each of the last three months of 2022.

NO RELIEF IN RENTING

Higher mortgage rates have driven many people back to the rental market, and what they’ve found, especially in major markets like the Chicago area, is rents at all-time highs. Ask yourself this: Is it better to start building equity and enjoying the tax benefits of homeownership now or keep paying a landlord’s mortgage?

THE NEW NORMAL

The artificially low mortgage rates of the pandemic are history, but many a strong market has ridden on the back of rates in the 6% range. Slowly but surely, the market is adapting to this new reality. Better yet, the Fed’s inflation fight appears to be working, and as inflation comes down rates should follow, giving today’s buyers the opportunity to refinance.
