There Is Always Something to Be Thankful For In this season of giving thanks, we often find ourselves reflecting on the many blessings in our lives. The true spirit of Thanksgiving encourages the conscious expression of gratitude. Its focus is on spending time with those that you love and encouraging giving back in a meaningful way. While ambition, competition and slaying goals can be very healthy, forgetting to place importance on being present, enjoying the ride and appreciating those around us that have helped us along in our journey can leave us missing out on what truly matters. We’ll never be content if we look outside ourselves and at our possessions or titles to determine if we are fulfilled. True contentment comes from within and from fulfilling who we were made to be. As the parents of four tenacious daughters, we have much to be thankful for. Despite the challenging moments that come with parenting children with minds of their own, we often sit back and reflect on how blessed we really are. They are all happy, healthy and thriving. Could we really ask for anything more? Well, maybe a little less bickering would be nice, along with a cleaner house, but we digress. They wouldn’t be our children if they were perfect saints. Speaking of having four kids, dinner time around here can be very hectic. We are always running from one activity to the next and trying to appease their various palates, which range from gourmet to “I only eat chicken nuggies and mac and cheese.” On page 44 BOMA 520 offers up their recipe for Build Your Own Thanksgiving Leftover Sandwich, which is not only a quick and easy meal for those nights on the go, but also a great way to reimagine those leftovers. Our November issue is dedicated to stories of gathering, gratefulness and giving back. We are so thankful for the residents and businesses who support so many wonderful organizations and help make the Somerset Hills the vibrant area that it is. "Fear of Missing Out" or "Fear of More Options?" It boils down to buyer sense of urgency and affordability! At press time, September 27th, almost a week after the Fed raised the rate by 75 basis points, mortgage rates are hovering around 6.5%, with a handful of lenders still holding on to 5.7%. Prior to the recent Fed increase, most lenders had already built the mortgage rate increase into their rates.
Below are some scale-tipping items to consider: In Jan-Oct of 2021, 453 homes were listed. In Jan-Oct of 2022, 280 homes have been listed. As October begins, there are still more buyers than homes available in our area, unlike national news reports of rapidly swelling inventory. This bodes well for our local market. Yet, it's a cautious optimism. Buyers are becoming more discerning. At the higher rate premium, they are expecting homes to be more turnkey. For some who have stretched their buying power to the limit in the past, they now have to look at lower price points. Conversely, sellers are not moving as they have in the past. The top three reasons I've encountered have been: 1) not knowing where to go; 2) not wanting to purchase at the new rates; 3) wanting to celebrate a personal milestone such as graduation before moving. This has helped to keep inventory down which can counterbalance the firming market. The bottom line? Our inventory is not swelling yet to the degree being reported nationally. In 2017, Olivia Manning’s life acquired a new purpose when she heard about a meeting to brainstorm ways to revitalize Bernardsville. A marketing professional by trade, Manning knew quite a bit about promoting small businesses and corporations—but a town? It captured her imagination. The Bernardsville resident had grown up in Basking Ridge, moved to San Diego after college, only to return—as so many of us do—to the place she knew as home to raise a family. Her husband, Tim, opened a store in the center of town, and she loved the community’s

picturesque beauty and business environment. However, she realized, the town definitely needed more bustle and energy. After the meeting, she started her research. “I wanted to know how we could bring more people to our town and why there were cars but not really anyone walking,” she says. While investigating other thriving downtowns like Somerville, Morristown and Westfield, Manning found two commonalities: They were designated as a special improvement district, which required legislation, or they were designated with Main Street New Jersey, a coordinating program with Main Street America, a national organization that for the past four decades has revitalized over 2,000 commercial districts to build vibrant neighborhoods and thriving economies. We need to do this, Manning thought. She got to work, talking about her ideas for submitting an application for Bernardsville as a Main Street community when New Jersey communities were eligible to apply again in 2021 and creating a buzz in the town to generate support. This grassroots effort formed the foundation for what is now Downtown Bernardsville, which was founded in 2018 as a 501(c)4 and in 2020 as a 501(c)3 public charity. While waiting for the applications to open, Manning and other enthusiastic residents initiated projects and events—like car

shows and Small Business Saturdays—to bring the community together. Manning also built relationships with representatives from Main Street America and connected with people in the state who understood the program to learn how to give Bernardsville a competitive advantage. Manning is especially proud of the mural that Downtown Bernardsville partnered with the borough to create on the Mount Airy Road Bridge, which was unveiled in May 2021. “The bridge looked rundown, but this made it beautiful,” she says. “The mural was complete before we received designation with Main Street New Jersey.” Downtown Bernardsville’s years of steady community- and relationship-building gave the town an edge, and it was accepted as a Main Street New Jersey Designated Community in the fall of 2021 and an affiliate of Main Street America in the spring of 2022. “About nine communities in New Jersey applied, and only four were chosen,” Manning says. “This was an important achievement since the program is based on a grassroots, community-driven process that engages residents, business owners and government to come together toward a common goal.” Downtown Bernardsville is comprised of four committees that focus on revitalization through aesthetics like beautifying areas and adding wayfinding signage, promotion of the town, economic development and building relationships with local organizations.

The government has been positively responsive to the organization’s initiatives, Manning says, and the mayor serves on the board of directors. “Our biggest challenges are the fact that we have a state highway running through the center of our town, which is a safety consideration, and promoting what Downtown Bernardsville is to the community,” she says. “We want people to be on board and join our team.” Events play a key role in community-building. “We have events on a regular rotation so people can look forward to them with consistency. For example, the annual Trunk-or-Treat and Holiday Parade are always on our calendar so the community can look forward to them year after year. Something new to look forward to that we are planning is a history walking tour project that will allow people to learn more about Bernardsville’s history,” Manning says. In addition to community-building, the Downtown Bernardsville team wants to promote Bernardsville as a destination. “The nature is incredible—there are so many trails in

the area—and we have a rich history,” she says. “Plus, we also have great shopping, dining, entertainment, events and a hotel right in town. the Word For the Three Generations of the Vacchiano Family, the Farming Season Culminates in One Spectacular Dish: The Thanksgiving Turkey 30

Thanksgiving at Vacchiano Farm means showing gratitude for another year of bountiful harvests and plentiful customers. “I’m thankful for my family and that we all work well together,” says Anthony Vacchiano II, who started working on the farm right after college some three decades ago. By family, he means his parents, 85-yearold Anthony and Lucia Vacchiano, the Italian immigrants who started the farm in the early 1960s; his wife, Elizabeth, and their children Elizabeth, 28; Josephine, 26; Lucia, 23; Anthony III, 22; and Aneillo, 17. All of them, including the younger Lucia who Anthony describes as a “city girl,” pitch in. There is a lot to do. The farm in Port Colden has 100 acres and the one in Readington covers 375 acres. Together, the family and the farms raise and butcher beef cattle and turkeys, make ice cream and baked goods and grow a variety of produce, including tomatoes, peppers and the grapes they turn into wine. They sell everything at the Readington farm stand that Anthony III opened last year. To herald the holidays, we sat down to talk turkey with Anthony II.
IT IS DIFFICULT TO RAISE TURKEYS? We’ve been doing this for 30 years. They hatch in early July, and we get 5,000 day-old chicks out of Pennsylvania. They are Broad Breasted Whites: They have white feathers and a lot of white meat. I’ve never had trouble raising them because we give them a lot of care, but a lot of people tell me they do. They often are surprised when I tell them the most important thing is giving them water. We give ours fresh well water.

Absolutely. The entire family sits down for dinner, and every year, we cook the turkey differently: We have deep fried them, baked them, grilled them on a rotisserie; we have cut them in half and cooked each part separately; we have cut them into pieces and

And through every style change in the last 64 years, New Providence-based Adams Fine Clothing has been helping men make fashion-forward sartorial selections. “The suit-and-tie uniform for work doesn’t exist anymore,” says Joe Savino, whose father started the shop in 1958. “Men are branching out; we are done with the age of navy and charcoal. The younger guy doesn’t want to wear his dad’s clothes. He wants sports jackets instead of suits. Linda Taylor knows a good opportunity when she sees it. She would watch her daughter and her boyfriend go to different restaurants to pick up dinner because her daughter would want a salad, but her boyfriend was more of a “sandwich and pizza guy.” The Basking Ridge resident and restaurant veteran began thinking: Why not create a place where you can go and get a great juicy cheesesteak and also a salad? This vision was realized last year when Taylor opened BOMA 520 on Main Street in Somerville. As she worked on the restaurant,
she propped open the door, which invited the curious to stop in and find out more about what they would be serving. “Through those conversations, I found that there are a lot of vegetarians and vegans, so I made sure I included a lot of options for them in my menu,” says Taylor. Its tagline is “gourmet salads and subs,” and it fulfills its the promise of its acronym: “Best on Main.” “Our chef makes everything from scratch: The soup, marinara sauce and meatballs are all homemade. Megan McDowell acutely knows the awful sinking sensation that accompanies a traumatic life event. After her beloved brother-in-law, John W. Farrell perished on the 104th floor of the World Trade Center on 9-11, she and her family fell into a spiral of disbelief, grief and shock. “John met my older sister, Maryanne, at Bernardsville High School, when I was 7 and got married right after college. I’ve known him my entire life,” McDowell says. “There are no words to describe the agony and numbness of that first year. It was an impossible task to try to explain what had happened to him to his four children.” However, McDowell also remembers something else during that dark time: An abundance of kindness from friends, neighbors and complete strangers. Meals were delivered for months. Neighbors raked leaves. Mothers offered to carpool Maryanne’s four children to activities. “The world showed up for us. While everyone else may remember 9-11 by images of crashing planes and burning buildings, my nieces and nephews have memories of teddy bears made from their father’s shirts, games and candy being delivered to the front door, and hugs whenever they left the house,” she says. “Every time someone did even a small act of kindness, it was like a salve on the grief. When you are in deep loss, you need elevated love.” McDowell, a social worker and licensed therapist, started thinking: When we have our feet solidly on the ground again, I would spend the rest of my life paying forward all the kindness shown to my family. “I wanted to channel the sense of giving and caring for each other that we had after 9-11. People live every day with private struggles. I wanted to create a way of life that encouraged people to pay closer attention to these struggles and to the power of healing available through the cycle of receiving and giving,” she says. In 2003, McDowell started gathering monthly with friends over wine, cheese and crackers to discuss how they could start using their talents to help others in the community struggling with grief, illness, or an acute life situation as her family was helped. “A mother with cancer, for example, wouldn’t have the energy to plant a garden, but someone who liked gardening could do it for her. Or if there was a child who was sick and loved chocolate chip cookies, we would see who made great chocolate chip cookies,” she says. “After 9-11, everyone figured out what they could do to help the families. Everyone seemed to help in their own way, with their own talents, connections or interests. Bakers baked, and teachers offered to tutor. If someone had a plow, they cleared snow from driveways. If someone ran a camp, they offered a free camp session. We all came together and I wanted to create a

foundation that reflected this mentality that we all had in those weeks and months after the attacks.” These meaningful gatherings grew into Heartworks, which was formally founded as a nonprofit in 2005. Its mission is to maintain the sense of connection and overt kindness our country had experienced through the terrorist attacks. “Our tagline is ‘Looking inward, giving outward.’ From the beginning, there were two aspects: Giving and practicing receiving in our own lives and for our own self-growth,” she says. “When you volunteer from a place of your own vulnerability, it has the power to heal your own life. So, when you deliver a lasagna to someone, bring it to them recalling how your friends took you out to dinner when your father was sick and how that made you feel like part of a loving circle. That way of thinking helps us to be more compassionate human beings.” Since its founding, Heartworks has helped over 1,200 families and uses social media as a way to remind people about the power of receiving, giving and self-reflection. Heartworks helps people in the first 12 to 14 months of acute grief, illness and injury and seeks to do something that will directly ease some of their burdens. For example, they may fund a cleaning service, arrange for dinners, or host a child’s birthday party for a family whose pain doesn’t allow them the luxury of planning necessary life events. The organization pays special attention to veterans. Each month, about 25 veterans from VFW Post 7858 in Bernardsville hold their monthly meeting at Heartworks, where volunteers serve catered food from local restaurants and Junior Heartworks—comprised of teenage girls from local high schools—make centerpieces and placemats and roll the silverware in napkins. “When our veterans come into the Heartworks space, they are walking into a room full of love,” McDowell says. Heartworks seeks to empower people to be intuitive to the needs of others and practice random acts of kindness. McDowell encourages people to follow them on social media and log on to the website for Heartworks’ “100 Ways to Help” for inspiration on how to pay it forward or to view upcoming events, like delivering Thanksgiving meals to exhausted families. “Part of our messaging is that everyone can do what we are doing,” McDowell says. “Hone into what you love to do in your life: If you love to cook, babysit or grocery shop, if you’re good at fundraising or organizing medical bills offer that gift to another human being when they are on their knees.” Find out more ways to practice kindness at njheartworks.org.
