The Most Overlooked Move Missed During Tax Season

sation with me can help you understand where you are and how to plan more intentionally for tomorrow.

Letter from the Publisher
“Your home should tell the story of who you are and be a collection of what you love.” — Nate Berkus
That quote has been on my mind so much lately as I have been out and about meeting all of you. When Sam and I started Sandusky Bay City Lifestyle, we didn’t just want to create a magazine; we wanted to create a mirror that reflects the heart of the Sandusky Bay. As we move into March, that word, home, feels bigger than ever.

For my family, our home is the ultimate collection of our adventures. It’s the messy kitchen table where we drink way too much coffee while planning our next issue, the living room where we’ve shared a thousand laughs, and the safe place we retreat to after a long day of exploring the incredible businesses from Vermilion to Marblehead. Our home tells our story, just like this community tells the story of the people who live here.
This month, we wanted to highlight the “Community Architects” who help us all curate the spaces we love. We caught up with some local experts who truly understand that a house only becomes a home when it works for the people inside. From the various partners of this publication who help us set the mood of our private spaces, every story this month is about making your space a reflection of you.
We also looked at the transitions and the protections that keep a home whole. Whether it’s the physical journey of a new move or the peace of mind that comes from protecting your family’s legacy, we’ve learned that a true home is built on a foundation of both beauty and security.
As you flip through these pages, I hope you feel the same local pride we do. Whether you’re finally picking out those new floors, planting new seeds, or just enjoying a quiet moment on the porch, remember that your home is the physical embodiment of your family’s journey.
My family and I are so honored to be a part of your story. We’ll see you out and about in the neighborhood!

Build a solid Foundation, Protect Your Health
Your home is your safe place, but staying there comfortably as you age requires more than just a solid foundation, it requires the right healthcare. Medicare specialist Will Perry of Ace Insurance knows that navigating your coverage is vital to maintaining your independence. By securing the right plan, you aren’t just protecting your health, you’re protecting your ability to age in place in home. Let’s ensure your future is as secure as your home.

That “Roof Leak” Might Be Your Chimney
Many homeowners don’t realize chimneys are common sources of water damage. In our Northwest Ohio climate, cracked crowns, deteriorated mortar, and missing caps allow water to seep in, often causing hidden mold or interior stains. The good news? Most leaks are preventable when caught early. Chim Cheroo Chimney Services specializes in diagnosing and repairing these issues before they become costly. From professional inspections to long-lasting repairs, we protect your home from the top down.

Protecting Your Most Valuable Asset
Your home is more than just an investment; it is where your life happens. As we refresh our spaces this spring, Kym Botson emphasizes that true home security starts with the right coverage. With rising construction costs and local weather shifts, an annual insurance review is vital to ensure your sanctuary is fully protected. Trust Kym’s expertise to tailor a plan that safeguards your family’s future. Call today to secure your peace of mind!

Don’t wait, call today to schedule your free consultation and start your personalized bridal skincare journey!

Maximizing Your Home Investment
Your home is likely your largest investment and a source of significant tax benefits. For taxpayers who itemize, mortgage interest, real estate taxes, and mortgage insurance premiums on acquisition debt for a qualified residence are potential deductions. These benefits may even extend to a second residence, RV, or boat. Because limitations apply, please consult your CPA to determine which deductions from your home can provide you with the most important tax savings this year.

CONTAIN YOUR Excitement
Why Container Gardening is for Everyone
ARTICLE BY HAILEE SAGE
If you’ve ever felt the itch to garden but weren’t sure where to start, or if you’re a pro looking to save your back from a weekend of digging, container gardening is your new best friend. Whether you have a widespread farmhouse, a cozy porch, or a sunny balcony, gardening in pots is the ultimate way to bring color into your world without the commitment of a full-scale landscape project.
THE “ROOT” OF SUCCESS: POTS AND SOIL
Before you get charmed by the brightest blooms, you have to start with the basics. The most important rule? Drainage! Roots need to breathe. If your pot doesn’t have a hole in the bottom, it’s just a decorative bucket that will eventually drown your plants. Then, there’s the dirt. Never use soil straight from your backyard as it is too heavy and can pack down like concrete. You want a high-quality potting mix, like what can be found at Barnes Garden Centers, designed to stay light and fluffy so roots can stretch out and relax.
THE DESIGN RECIPE: THRILLER, FILLER, AND SPILLER
To make a pot look like it was designed by a pro, follow the “Triple-Threat” formula:
• The Thriller: The star of the show. This is your tall, eye-catching plant in the center, like a bold Fountain Grass or ae Dracana.
• The Filler: These are the supporting actors. They sit around the base of the Thriller to make the arrangement look full. Petunias and Zinnias are classic “fillers” that provide constant color.
• The Spiller : These are the plants that “tumble” over the edge. Creeping Jenny or Lobelia give your container that beautiful, overflowing look that softens the edges.
THE “EVERGREEN” SECRET: THINK BEYOND SUMMER
One of the best parts about container gardening is that it isn’t just a summer fling. As the seasons shift in Northern Ohio, your containers can evolve, too! Barnes Nursery experts suggest swapping out tired summer annuals for hardy Mums or ornamental Kales in the fall. Once the snow flies, you can even use your pots to hold festive evergreen branches or limbs and bright red berries. By choosing a high-quality, frost-resistant container, your “garden” can provide cheer through all four seasons.

WHY BARNES GARDEN CENTERS ARE YOUR SECRET WEAPON
You could go to a big-box store, but you won’t get the local heart and expertise that Barnes provides. Because they are rooted in our community, they are the experts for the North Coast climate. They carry hardy varieties that can handle a Lake Erie breeze and a humid July afternoon. Plus, the staff love to talk shop! If you’re feeling stuck, bring in your empty pots, and they’ll help you pick out the right plants that fit your style and skill level.
PRO-TIPS FOR THE NORTH COAST GARDENER
• The “Finger Test”: Not sure if you should water? Stick your finger
an inch into the soil. If it feels dry, drink up! If it’s moist, let it be. Containers dry out faster than the ground, especially on breezy days or really HOT days.
• Feed Your Friends: Plants in pots eat through their “food” quickly. Use an all purpose water-soluble fertilizer every week early season for volume boost and then a bloom booster for maximum blooms popping all summer long. Osmocote is a slow-release fertilizer that is for a great season long alternative.
• Deadhead for Days: Pinch off faded flowers! It tells the plant to stop making seeds and start making more beautiful blossoms.

Total Home Protection
PAMELA SPARGO’S BLUEPRINT FOR MEDICAID PROTECTION
ARTICLE BY HAILEE SAGE PHOTOGRAPHY BY SHARAREH’S PHOTOGRAPHY

When we think about our homes, we usually think about the memories made within their walls. For our Home Edition, we often focus on aesthetic upgrades such as new furniture or spring cleaning. However, there is one “home maintenance” item that is far more important: Protecting your home’s title from the costs of long-term care.
For many families, a dark cloud hangs over the idea of aging as there is a widespread and stressful misconception that you must spend your life savings and sell your home to pay for care before Medicaid will ever step in. Today, we’re clearing the air with Pamela Spargo of Sarringhaus & Scott.
THE MYTH OF “GOING BROKE”
“The biggest heartbreak I see is families who think they have to be completely destitute to qualify for help,” Pamela explains. This is where the biggest misconception lies: the “spend-down” myth. Even if the need for long-term care is imminent, it is not too late. There are legal plans you can utilize to qualify for Medicaid and protect assets for your spouse or next generation all at once. In the context of our “Home Edition,” think of legal planning as the ultimate insurance policy for your front door.
STRATEGIC DEFENSE: THE LOOK-BACK AND EXCEPTIONS
To truly protect your home, you have to understand the rules of the game. Many people worry about the Five-Year Look-Back Period, which is a window where the state reviews asset transfers. However, what most homeowners don’t know is that there are exceptions to the rule. For example, the “Caregiver Child Exception” can sometimes allow a home to be transferred without penalty. Additionally, strategic transfers between spouses are always exempt and may be utilized to avoid Medicaid Estate Recovery altogether. Pamela’s expertise lies in identifying these specific “safety valves” that
the average person, and even many general attorneys, might overlook. By navigating these complex rules early, you can ensure your equity stays in your family rather than being signed over to the state.
AN ADVOCATE WHO KNOWS THE SYSTEM
Pamela’s passion for this work isn’t just professional; it’s deeply personal. Before she received her law degree, she worked at Job and Family Services as a Medicaid and SNAP eligibility specialist, where she sat with many families in need, seeing the confusion and fear in their eyes as they tried to navigate a mountain of red tape. That experience was her “north star,” inspiring her to go to law school so she could move from processing applications to actively fighting for families. She knows exactly how the state looks at your house and your bank account, and she uses that “insider” knowledge to build a fortress around your assets.
A COMMUNITY STAPLE
The team at Sarringhaus & Scott has built a reputation that shines bright with top-tier reviews praising their “compassion” and “clarity”. They’ve become the go-to firm for those who want sophisticated legal help with patience and understanding. Their awards and accolades in the legal community reflect a commitment to excellence that matches the high standards of the Sandusky Bay community.
YOUR HOME, YOUR LEGACY
As you look around your home this month, remember that its value isn’t just in the square footage, it’s in the security it provides your family. Don’t let misconceptions put your most valuable asset at risk. By working with an expert like Pamela, who understands the system from the inside out, you can ensure that your home remains exactly what it was meant to be: a legacy for the people you love.

RELOCATION With HEART
Why I Trust Every Step Seniors
I’ve spent a lot of time getting to know the local business landscape in Sandusky and the surrounding area, and every so often, you come across a team that isn’t just providing a service; they are fulfilling a calling. That is exactly what I found in Matt Hohler and his team at Every Step Seniors.
If you grew up around here, you know the Hohler name. Matt is a Sandusky native who grew up alongside Hohler Furnace & Sheet Metal, a family business that has been a local staple since 1860. Watching his father and grandfather, Matt learned early on that a reputation is built on grit, craftsmanship, and showing up for your neighbors.
After graduating from St. Mary’s High School, Matt went on to Akron for undergrad and Toledo for graduate school, but his path was never just about a corporate ladder. He’s always been an entrepreneur with a heart for people. He started his own handyman business, then created Levanta Coffee (now Farmers First), a company that told the personal stories of farmers to ensure they were paid fairly. He eventually moved into the corporate world of hospice and home health, and it was there, at the bedside of families in transition, that he saw the real need. He saw that moving a senior isn’t just about boxes; it’s about the emotional “every step” of the journey. Three and a half years ago, he took all that experience and founded Every Step Seniors.
MEETING PEOPLE WHERE THEY ARE
What I love most about Matt’s team is that they aren’t “big-box movers.” They are relocation specialists who truly understand how to meet people, including older adults, where they are. On their website, they don’t use corporate lingo. They talk about being “kind, capable people” who serve as “neighbors, not a corporate call center.” They describe their work as “senior relocation with heart,” and after seeing them in action, I know they mean it. They bring a calm, can-do attitude to situations that often feel chaotic for families navigating health changes or the loss of a spouse.
THE “EVERY STEP” DIFFERENCE
Their process is designed to take the physical and emotional weight off a family’s shoulders. They break down a move into manageable pieces:
• Downsizing with Dignity: They help sort through a lifetime of belongings with zero judgment. They understand that a dining room table isn’t just furniture; it’s forty years of family dinners.
• The “First Night” Comfort: They don’t just drop boxes and leave. Their “Packing and Setup” service recreates the feeling of home. They’ll hang your favorite pictures, set up your

electronics, and even make the bed so that the very first night in a new senior living community feels familiar and safe.
• A Familiar Sanctuary for Memory Care: One of the most specialized and vital services Matt’s team provides is the “Mirror-Image” setup for residents navigating dementia or Alzheimer’s. They understand that for someone with memory loss, a new environment can be frightening and disorienting. By meticulously photographing the layout of a client’s current bedroom—placing the lamp, the clock, and the family photos in the exact same orientation on the nightstand— they help mitigate “transfer trauma.” This careful attention to detail provides an immediate sense of recognition and safety, easing the transition for both the senior and their family during a delicate time.
• Urgent Support: Because of Matt’s background in healthcare, he knows that life doesn’t always give you a three-month lead time. They specialize in urgent moves, often being available within 24 to 48 hours for health emergencies.
MORE THAN A MOVE
Beyond the logistics of packing and hauling, Matt’s team acts as a bridge between the past and the future. In a world of corporate franchises and automated systems, Every Step Seniors remains deeply personal. They understand that they aren’t just moving “inventory”; they are transporting a legacy. Matt’s history in social entrepreneurship shines through here—he isn’t just looking to finish a job; he’s looking to ensure that the farmer, the teacher, or the local business owner who is moving is treated with the same respect they gave to our community for decades.
In our community, we value people who do what they say they’re going to do. Matt Hohler is a local kid who came home and used everything he learned—from his family’s sheet metal shop to the complex world of hospice—to take care of our seniors. Whether it’s an estate cleanout, donation coordination, or a judgment-free hand with hoarding assistance, they are problem solvers who treat every client like family. If you’re a family member feeling overwhelmed, or a senior looking for a partner to guide you through your next chapter, I cannot recommend Every Step Seniors enough. They truly are with you every step of the way.
“Their process is designed to take the physical and emotional weight off a family’s shoulders. They break down a move into manageable pieces”

The OpferStandard
There is a specific kind of quiet confidence that comes from a family who still gets their hands dirty. In an era where “customer service” usually leads to an automated phone tree and “installation” is outsourced to a rotating cast of nameless sub-contractors, S&H Blinds and Floors feels like a refreshing outlier. Walking into their Cleveland Road showroom in Sandusky, you don’t just see samples of white oak or motorized shades; you see a family legacy that refuses to take a backseat. For owners Ed and Corey Opfer, this business isn’t just a professional endeavor—it’s a living, breathing extension of their family history.
SEVENTY YEARS OF GETTING IT RIGHT
The S&H story is one of grit and continuity. Originally founded in 1947 as Sandusky Home Interiors, the company was built on a simple premise: provide quality that people can trust. The transition to the Opfer family leadership began in 1978 when a young Ed Opfer began his career at the firm. By 1988, Ed and his wife Julie purchased the business. Today, that legacy is in the capable hands of the second and third generations. Ed and his son Corey represent a lineage of craftsmen who understand that a house only becomes a home when it’s treated with respect. Alongside Clare Opfer, the family has managed to do something most businesses find impossible: they’ve scaled

their offerings to the cutting edge of modern design without losing the “dirt-under-the-fingernails” work ethic that started it all seven decades ago.
MULTIGENERATIONAL ROOTS
Because S&H has been a staple of the Sandusky Bay for over 70 years, they don’t just have customers; they have families. It is not uncommon to see three generations of the Opfer family in the showroom greeting three generations of a local family. They’ve installed the carpeting for a couple’s first home in the 90s and the motorized blinds for that same couple’s retirement condo today. This multigenerational loyalty is the highest form of praise in a small community; it proves that S&H isn’t just selling a product, they are maintaining a relationship.

THE HANDS-ON REBELLION
While they’ve elevated the S&H brand to offer the highest-end products on the market, they’ve intentionally kept their feet on the ground. There is a deep-seated mission here to provide luxury without losing the personal touch. It’s one thing to sell a premium product from a catalog; it’s quite another to be the person who shows up at the door with a tape measure to ensure it fits perfectly. In a world of “good enough,” S&H is a holdout for “just right.”

PRECISION PRODUCTS: THE QUALITY BEHIND THE BRAND
Elevation at S&H means curating a product list that meets the highest standards.
• Window Treatments: As a premier Hunter Douglas dealer, S&H offers PowerView® Automation, allowing you to control your home’s light via smartphone or voice command.
• Flooring: Their showroom features hardwood, luxury vinyl (LVT), and tile from elite brands like Mirage and Shawmark, prioritized for their ability to withstand the North Coast climate.
THE ANTIDOTE TO OVERWHELM
S&H is the antidote to the stress of choosing interior finishes. A key part of this success is their partnership with local experts like MW Design Studio. You see this synergy in the home

featured in these pages; while the Opfers executed the installation, the vision was driven by MW Design Studio. By working with professional designers, S&H ensures the technical performance of their materials matches an elevated aesthetic. This collaborative approach filters out the noise, guiding you through the “why” behind a product so you feel confident in your investment.
ACCOUNTABILITY AS THE ULTIMATE LUXURY
In the traditional retail model, you talk to a salesperson, then an estimator, and finally a third-party installer. At S&H, that thread is never broken. From the first measurement to the final walkthrough, the family is there. This creates a level of accountability you simply cannot buy at a big-box store. If a question arises, it’s answered by someone who knows the project inside and out.
THE FINAL REVEAL: BUILDING THE NORTH COAST
For the Opfer family, the “Final Reveal” isn’t just about the aesthetics of a room. It’s about the satisfaction of a job done by hand, backed by a name that has been part of the Sandusky Bay landscape for seventy years. They are helping neighbors build the backdrops for life’s most important moments. As we look at our homes this spring, it’s worth remembering that the best upgrades aren’t just about the materials we choose, but the people we trust to put them there.

forward SPRING
A Softer Way to Wake, Rest, and Live

ARTICLE BY HAILEE SAGE | PHOTOGRAPHY BY CHRISTI JO GUHN
There is a subtle shift that happens every March. The days stretch a little longer, the light feels brighter, and suddenly we are more aware of how our homes feel. We open curtains earlier. We notice glare where there wasn’t any before. While spring cleaning often gets the spotlight, the most meaningful change starts with how light enters your home. This spring, Budget Blinds of Amherst, Sandusky, & Wellington is helping homeowners reimagine their windows—not just as design elements, but as tools for comfort, rest, and everyday ease through smart, thoughtfully integrated window coverings. To see if it is time for a refresh, let’s explore the who, what, where, and why behind the smart window revolution.
WHO: LOCAL FACES. THOUGHTFUL GUIDANCE. REAL UNDERSTANDING.
When you work with Budget Blinds of Amherst, Sandusky, & Wellington, you are not clicking “add to cart” and hoping for the best. You are partnering with a locally owned team who lives and works here. They understand how our changing North Coast seasons impact the way a home feels. From the first in-home consultation to installation and beyond, you will work with the same familiar faces. The team brings the showroom directly to your living room, listening carefully and helping you choose solutions that feel right for your space, your routines, and your life.
WHAT: WHEN TECHNOLOGY DISAPPEARS AND COMFORT TAKES OVER

Smart window coverings are not about gadgets; they are about how your home responds to you. Nearly every style, from soft Roman shades to modern rollers and insulating cellular shades, can now be motorized with whisper-quiet systems that fade into the background. No cords. No fuss. Just smooth, intuitive control that quickly becomes part of your daily routine.
WHERE: SPACES WHERE LIGHT SHAPES THE WAY YOU FEEL
EvenWhile any window can benefit, certain spaces truly come alive with automation. Bedrooms become sanctuaries—darker at night, calmer in the morning. Great rooms and vaulted ceilings feel effortless instead of overwhelming. Sunrooms stay bright but comfortable, with glare softened and furniture protected. Even hard-to-reach windows suddenly feel manageable, elegant, and intentional. Smart coverings do not just change how a room looks; they change how it behaves throughout the day.

WHY: BECAUSE COMFORT ISN’T A LUXURY, IT’S A FEELING
Home should feel easy. Smart window coverings help lower energy costs by reducing heat gain, create peace of mind by giving your home a lived-in feel while you are away, and add safety for children and pets through cordless designs. But more than that, they offer something harder to quantify: a sense of calm. Less adjusting. Less reacting. More simply being.
OWNER’S PICK: SLEEP DEEPER. WAKE GENTLY.
Jonathan Goldsmith, Owner of Budget Blinds of Amherst, Sandusky, & Wellington, shares his personal favorite: Motorized Norman Roller Shades with LightGuard® and Remote Control. “This is what I have in my own bedroom and once you live with it, it’s hard to imagine anything else. At night, I want my room cool, quiet, and truly dark. The LightGuard® system delivers that deep, pitch-black sleep that helps you fully unwind.
In the morning, there is no fumbling with cords. I simply press the ‘up’ button and let in exactly the amount of light I’m ready for. It completely changes how waking up feels. Calm. Controlled. Comfortable.”
