Chandler’s Roofing Awarded a Major New Roofing Contract

After recently completing a largescale roofing project in Anaheim, Chandler’s Roofing has signed Phase 1 of a large condo project in Paramount, covering 150,000 square feet across 28 buildings. Home isn’t just where you live—it’s who you trust, who shows up, and who’s willing to walk the long road with you. Sitting down over a morning cup of coffee with Rae Lord and Mike McCabe, you can see that their connection is immediate. While they are respected real estate partners, what’s even more apparent is their friendship— and a shared belief that success, much like home, is built together.

Both grew up in Southern California, but they arrived at real estate by different paths. Rae’s roots run deep in the industry. “My mom was a realtor with Coldwell Banker… and my dad was a broker too in Iowa,” she said. Still, her professional life began elsewhere. “I was in the restaurant business for 20 plus years.” As a restaurateur, Rae learned lessons that lend themselves to her real estate career. “Consistency and customer service really translate well into real estate,” she explained.

Mike came to real estate through ownership and long-term investing. “With [Mike’s] experience in owning, purchasing, and holding, he’s acquired wealth and can let other clients know how to do that from personal experience,” Rae explained.

Their professional relationship began before they were even colleagues. Rae was Mike’s realtor. “She spent so much time with us looking around, spinning our wheels,” Mike said. “A year and a half, you’re not getting anything and you’re out every weekend with that client. You must really like them, right?”

Eventually, coincidence brought them together professionally. Mike was now working at Coldwell Banker and looking to buy a “FSBO” (For Sale By Owner) property. “I called Rae. I didn’t even know she worked for Coldwell Banker,” Mike explained. “She goes, ‘Well, let’s work together.’”

Over the past few years, they’ve worked on about a dozen properties together, building a partnership defined by complementary strengths and deep respect.

Mike doesn’t hesitate to praise Rae. “[Rae is the] hardest worker in real estate.” Rae laughs it off—“Oh, you’re a sweetheart. I didn’t pay him to say that”—but Mike continues. “I call her ‘The Closer.’ When it comes time to actually get a deal done, there’s nobody that does it better than Rae Lord. I swear.”

Rae credits experience and empathy. “I love negotiating for my client, and I’m good at it because I always hear the other party’s side, but I’m prepared to present ours,” she said. “I’m a team player. I work with the other agent. We’re in it together to make the deal happen.”

Together, they balance strategy and service. Rae said Mike “provides excellent customer service. He’s an excellent communicator with his clients, and he helps to negotiate the deal. It’s teamwork.” Mike sees real estate as an extension of his background in outside sales—and a pathway to something bigger. “I love to get people on the ‘property train.’ Hard to get on, but once you get on, you stick it out… It’s a great way to help you get wealth while you’re living in your house.”

“It’s not how much a property is, it’s can you afford the monthly payments,” Rae said. Mike agreed. “I’m ‘buy and hold.’ That’s my personal philosophy.” Rae added, “That’s the only philosophy.”

When asked about her favorite room in a home, Rae doesn’t hesitate.  “The kitchen because I owned restaurants. I think that’s where the heart of the home is… Food, nourishment, soul.” Mike agrees. “I would say the same, all day long. I’m a cook. I go in the kitchen, and I see islands, and I go, oh, this is awesome. Look at all this prep space.”

For both, a home’s feeling is immediate. “The energy that it has… an excellent floor plan, a great open space… Lighting is huge. Natural light creates a great atmosphere,” explained Rae. Mike agrees that you feel it immediately. “You walk in, and you’re like, Oh, yeah. You just feel it.”

That feeling extends beyond the front door. For Rae, Redondo Beach is “The Midwest by the

Sea.” “People are so friendly. They’re inviting. It’s easy to get to know your neighbors.” Mike shares that same sense of familiarity. “If you were to walk the Esplanade for two weeks straight, you would see the same cast of characters… That makes it feel like home.”

Outside of work, they live the lifestyle they sell. Rae skateboards the Strand, paddleboards, and walks the Esplanade. Mike surfs, rides his electric bike, and walks his dogs after dinner. “Surfing and watching my kids play sports are my two favorite things to do in the world,” he shared.

At the core of their partnership is something harder to quantify. When asked to describe each other, Mike said Rae is “Genuine… candid… and extremely loyal.” Rae returns the favor. “He’s loyal, genuine, fun… very approachable, and he’s a good family man.”

After more than a decade of friendship and countless shared milestones, Rae sums it up simply: “This is my best friend.”

When water damage strikes, the stress can feel overwhelming. That’s where trusted expert Oscar Sanchez steps in, bringing technical expertise and a genuine desire to help homeowners. He has built a career around turning chaos into calm and shares what homeowners need to know about coastal risks, certified restoration, and protecting the place they call home.

REDONDO BEACH CITY LIFESTYLE: HOW WERE YOU INTRODUCED TO WATER RESTORATION AND WHAT DO YOU LOVE ABOUT IT?

OSCAR SANCHEZ: I was introduced to this line of work while expecting my first child, and I love the feeling of helping people when they are stressed out due to their home having water, mold, or fire damage. We come to the rescue and help people feel at ease.

RBCL: WHAT SHOULD HOMEOWNERS LOOK FOR WHEN CHOOSING A WATER RESTORATION COMPANY?

OSCAR: Make sure the technician is certified by the IICRC institute. A red flag would be if they say, “We won't know until we open up the walls.” They should have a better sense of the extent of the damage when using a proper water damage moisture meter device or a thermal image camera to identify the areas of concern.

RBCL: WHY IS AN IICRC CERTIFICATION IMPORTANT?

OSCAR: The certification verifies that the individual is qualified through experience and examination, having achieved a satisfactory score that demonstrates competency in the field.

RBCL: WHAT WATER DAMAGE RISKS ARE UNIQUE TO COASTAL HOMES?

OSCAR: Homes near the beach often experience additional issues from ocean moisture, which can affect older windows and lead to water seepage and mildew growth around aging metal frames. Salt-laden air accelerates corrosion in metal pipes and roof flashing, which can lead to pin-hole leaks or sudden pipe bursts. Wind-driven rain can penetrate window frames, stucco cracks, roof vents, increasing the risk for damp insulation, mildew or mold growth, and wood rot.

RBCL: DURING HEAVY RAIN, WHAT SHOULD HOMEOWNERS DO FIRST IF THEY SUSPECT WATER DAMAGE?

OSCAR: First, focus on minimizing the damage, such as placing a container under a ceiling leak, until a certified technician can inspect the issue and set up drying equipment. If the leak may be hidden behind a wall or above the ceiling, it’s important to know where your main shut-off valve is and turn off the water to limit further damage. Then call us so you can wave goodbye to water damage.

RBCL: HOW DOES A DELAYED RESPONSE IMPACT REPAIR COSTS AND LONG-TERM DAMAGE?

OSCAR: The longer you wait, the worse the damage can become. If you file an insurance claim after delaying action, the insurer may view the situation as negligence, which could result in a denied claim.

RBCL: WHAT SHOULD HOMEOWNERS KNOW ABOUT INSURANCE COVERAGE WHEN IT COMES TO WATER DAMAGE?

OSCAR: Homeowners have the right to use the water mitigation company they prefer, rather than just going with the insurance-preferred provider, especially if they’re uncomfortable with the recommendation or want a second opinion.

RBCL: WHAT IS THE MOST REWARDING PART OF YOUR JOB?

OSCAR: Our work makes a meaningful difference during one of the most stressful times in homeowners’ lives. Whether the damage involves water, mold, or fire, we’re certified and experienced to remediate the situation.

RBCL: WHAT IS ONE TIP FOR PROTECTING A HOME FROM WATER DAMAGE?

OSCAR: Inspect your home for any shutoff valves near sinks, toilets, dishwashers, washing machines, etc. that look old. Check hoses that look worn. Replacing them can save you from headaches if they burst and cause water damage.

RBCL: WHAT IS A MEMORABLE EXPERIENCE YOU HAVE HELPING A HOMEOWNER?

OSCAR: One particularly memorable job involved a homeowner who returned from vacation to find their hardwood floors bowed

nearly four feet high throughout the house. You could stomp on the highest point and the flooring wouldn’t move. During our inspection of the crawlspace, we discovered a pinhole leak in a hot water line. The excessive steam caused the severe bowing, with mold extending up to two feet inside the walls throughout the home.

Because the home was deemed uninhabitable, we coordinated with the insurance company to relocate the family. We then packed out the home’s contents, fully contained the structure, and removed all impacted materials. After cleanup, we installed drying equipment and ensured the structure was completely dry so repairs could safely begin.

RBCL: WHAT DO YOU AND YOUR FAMILY LOVE ABOUT LIVING IN REDONDO BEACH?

OSCAR: We love the relaxed beach lifestyle, the close proximity to the ocean, and the great weather year-round. In addition to the family-oriented community, there are great schools for our kids. We love walking to the pier and watching the sunset.

There are many science-based benefits to having houseplants in the home and office environment.

The ubiquitous houseplant has long been a cautious curiosity for many. Comments such as “I don’t have a green thumb,” or “I can’t keep anything alive,” have echoed through the rooms and hallways of almost every home in America. Well, it’s time to dispel all the mistruths about whether houseplants are beneficial and to lay the foundation for a little oasis of green happiness in the corner of every home!

By the way, you don’t really need a green thumb as there are plenty of hard-to-kill houseplants that can survive any level of neglect! And remember not only do houseplants look pretty, they also decrease stress and anxiety, increase happiness, and bring a sense of joy and relaxation to every room.

Houseplants make us feel better about ourselves in many ways because they allow us to care for them and we reap the rewards of that love. No one is alone when you have a houseplant, as they are our forever listeners. Yes, some people actually do talk with their houseplants all day long! There are

many science-based benefits to having houseplants in the home and office environment. Aside from reducing indoor air pollutants and increasing humidity in the home, house plants have been shown to reduce mental fatigue, accelerate the healing process, as well as improve productivity and focus.

Pothos, spider plants, lady palms, yucca, and succulents are so pretty and easy to grow. It is no wonder that we have seen a revival of indoor gardening trends.  Instagram is teeming with photos of incredible indoor “living green” vignettes that show us all how clever we can be when decorating with house plants! All you really need is to a pick a place in the home that has the best light and pick your plants.

Think outside of the box when it comes to decorating with houseplants. Look for underused spaces. Use mixed and matched pots of different sizes and shapes. Turn a shelf into a plant display. Go vertical with some hanging plants or an antique ladder. You can even group some of your favorite plants together into a single large decorative pot.

Signature large plant displays anchor the most well-designed rooms in America and it’s all there for us to look at, learn from, and bring into our own home. Whether combined into a single large decorative pot or clustered together in a corner, always remember the key to any house plant décor is to have a thriller, a tall plant usually with a strong color and form; filler plants that literally will fill the pot covering all the soil; and a spiller plant that trails over the edge of the pot. Try any combination of your favorite plants or a tried and true combination of a fiddle-leaf fig, a prayer plant, and a string of pearls.

No matter how you look at it, houseplants improve our lives in many ways. Indoor gardens provide us an alternative way to commune with nature and to reconnect with the living world. We all benefit from the additional life that houseplants bring into our homes. In this crazy world of ours, wouldn’t be it nice to return home to your own personal indoor greenspace?

LOCAL ARTIST KERRY STITT TURNS COASTLINE PERSPECTIVES INTO ART FOR THE HOME.

Hovering hundreds of feet in the air, Kerry Stitt’s drone reveals a version of the coastline most of us never see—water saturated with color, waves caught mid-motion, and quiet stretches of shoreline sometimes hidden from footpaths below. “I was hooked to see the ocean from a different perspective. I just fell in love with photography again.”

That moment—seeing the ocean from above—sparked the artistic direction that is now both her passion and her business, Sky to Sea Dronography. To turn that passion professional, Kerry earned her Remote Pilot Certificate from the FAA in 2016, studying for months and mastering complex airspace regulations required to legally fly and photograph commercially. What began as a high school love of photography evolved into something more immersive when she flew a friend’s drone. “I flew it up in the air and was looking at the ocean, and I was like, ‘Oh, my gosh. This view is unbelievable.’”

From above, the coastline tells a richer story. “Looking down on the water, you get a lot more color. It’s much more vibrant than looking at it on the shore.” Kerry describes flying over cliffs and discovering places unreachable on foot. “No one else can see what I’m seeing because there’s no path down to this section of the shore.”

Redondo Beach, in particular, offers what she loves most. “Compared to Manhattan and Hermosa, especially near the pier, we get smaller waves and I get a lot more color.” Timing plays a role as well. “Sunset is always my favorite. You never know what you’re going to get.”

That sense of discovery—never knowing exactly what will appear until she’s in the air—keeps her returning to the same stretches of coastline again and again.

Sparkling Ocean, a resin wall art piece, brings the beauty of the coast into any home.

Kerry’s aerial perspective pours directly into her resin artwork, which is inspired by her photography. “Most of my resin work is, you’re looking down on a wave, and you’re seeing the waves splash across.”

Resin art uses a liquid, glass-like epoxy that is poured and manipulated on a surface, curing over several days into a glossy, dimensional finish that captures movement and depth. The process itself is tactile and immersive. “It’s just pouring it on... manipulating it to create a wave.” Using inks, resin, and a heat gun, Kerry builds layered movement that echoes the energy of her aerial imagery.

Her studio occupies half of her garage, separated from the rest of the space by plastic sheeting to protect resin works during the curing process. “I’ve kind of got this cave. I call it a ‘Dexter’ cave.” From there, she creates statement pieces as well as functional art—cutting boards, trays, and smaller works now carried in about 20 stores, including locally at Fringe, Maison Luxe, and Handmade in CA.

A recent meaningful moment came at a January exhibit when a collector connected deeply with a resin heart island piece. “She said it really spoke to her. That it brought her joy.”

For Kerry, home is also shaped by family. She grew up in Paradise Valley, Arizona but always felt drawn to California. “I always wanted to come out here… I just needed to get out here so I just packed up and moved to California.”

Today, the South Bay is where she and her husband, Eric Stitt, have built their life. The two met playing volleyball, a passion Kerry still maintains. “I play four or five times a week in Redondo.” Together, they’re raising two children: a son who is a junior at CSUN studying film, and a daughter who is a senior at Redondo Union High School and an avid competitive dancer preparing for college.

That balance—between creativity, movement, and family— grounds her work. The ocean remains her reset button. “That’s where I find my peace and my solitude. If I’m having a bad day or anything, I need to get out there.”

Her photography has been featured on utility boxes throughout the South Bay, including a jetty image in North Redondo installed during the pandemic. The images offer unexpected moments of beauty—small reminders of the coastline woven into daily life.

While Redondo Beach remains home, Kerry’s vision stretches far beyond it. “The ideal dream is to fly to islands all over the world and take photographs.” She has photographed Hawaii and the Greek Islands, with hopes of traveling to capture aerial images of Seychelles, Indonesia, Fiji, and the cliffs off Vietnam’s mainland—pending legal drone use.

To make that expansion happen, Kerry has signed with a few agents. One focuses on placing her photography in hotels, while a newer partnership centers on large-scale distribution. “I got a new agent that sells more to big businesses like big home décor stores.”

For Kerry, the goal is alignment—among travel, creativity, and home. “I love to travel so to incorporate travel and drone photography together would be ideal.”

While her work is created from the sky, her definition of home remains grounded. On a perfect day, she balances art, work, and movement. “My perfect day is to do some resin artwork in the morning… I usually play volleyball in the afternoon and maybe droning at some point before that.”

When someone brings one of her pieces into their own space, she hopes the feeling translates. “I hope it brings them peace and calm, and a beautiful feeling just like artwork can do.”

Through her lens—and her resin—Kerry invites us to see home differently. Sometimes, all it takes is a shift in point of view.

MID-CENTURY WARMTH, REIMAGINED

There’s a certain moment when a house stops feeling new and starts feeling like home. It isn’t marked by square footage or finishes alone. It is something quieter, more emotional. In this home, designer Kate Manz set out to do exactly that: give a newly built home a heartbeat and a soul.

Rather than treating the house as one sweeping statement, she approached each room as its own story, layered with meaning, memory, and texture. The result is a home that feels collected, personal, and deeply lived-in.

“Tackling each space and room as its own story and concept is how to make a new space feel personal,” Manz explains. “But bringing it all together cohesively is always the challenge.”

Her solution? Warmth, intention, and a strong belief in the power of people. In new builds it can take years for a home to shed its newness. For this project, the goal was to fast-track that sense of belonging by layering in pieces with history and heart. Vintage market finds, local artists, and meaningful objects play a starring role throughout the home.

“My love for design goes hand in hand with the people and stories that bring it to life,” she says. “I absolutely love seeing the evolution from concept to completion and all the elements and people that help bring those ideas to reality.”

That philosophy becomes especially important in the home’s expansive open-concept living area, where scale could easily overpower intimacy.

“The big open concept room really highlights the expansive outdoor views,” she says, “but making intimate spaces within that open room was really important.”

A layered niche wall, created in collaboration with the interior architect Nick Flower, brings both structure and softness to the room. It introduces texture, depth, and a place for unique objects and family heirlooms to live, turning negative space into a personal gallery.

POWDER BATH: SMALL ROOM, BOLD SPIRIT

If there’s one place Manz encourages clients to take risks, it’s the powder room. Here, she leaned into terracotta earth tones, layering textures and tile sizes for visual interest and warmth. Patterned and solid tiles work together, while textured wall coverings and a sculptural stone sink elevate the space from functional to delightful.

LOUNGE: A STUDY IN CALM AND DEPTH

Designed as a counterpoint to the openness of the main living area, the lounge is a cocoon, both peaceful, layered, and deeply versatile. It’s a place for reading, movie nights and slow mornings.

Rich tones and varied textures do the heavy lifting here, creating depth without heaviness. Soft lighting and custom upholstery make the room feel both intentional and effortless. At its core, this home is a reminder that design isn’t about perfection, but rather it’s about feeling. By treating each room as its own narrative while weaving in warmth, history, and human connection, a space was created that already feels loved.

GATHER AT THE TABLE

Setting time aside to gather as a family around the dinner table is a great way to connect without the distractions from the things that pull us away from the ones we love. Both the Maple Harvest Salad and Beignets can be prepared in advance for the busy families on the go. Enjoy!

INGREDIENTS Serves 1

• 1 portion Honey Roasted Cauliflower (3 oz.)

• 2 oz. Pomegranate seeds

• 3 oz. chopped Kale

• 2 oz. thinly sliced Brussel Sprouts

• 5 oz. Maple Molasses Dressing

DIRECTIONS

Toss all the ingredients, aside from the pomegranate seeds, into a large mixing bowl. Pour in the maple molasses dressing and lightly toss everything together, until everything has been coated in the dressing. Place on the middle of a plate, in a mound, sprinkle the pomegranate seeds over the salad.

INGREDIENTS

Honey Roasted Cauliflower (Yields 5 - 6 portions)

• 1 lb. of Cauliflower Florets

• 2 oz. Salt

• .5 oz. Black Pepper

• 8 oz. Honey

• 8 oz. Oil

DIRECTIONS

Chop cauliflower into small floret pieces. Combine everything together and toss until the cauliflower is evenly coated, roast in the oven at 350 degrees Fahrenheit for 15 mins.

Maple Molasses Dressing (Yields 1 quart, 8 servings)

• 4.5 oz. Apple Cider Vinegar

• 3 oz. Maple Syrup

• 3 oz. Molasses

• 0.5 oz. Mustard

• 11.5 oz. Soy Milk

• 10.5 oz. Olive Oil

INGREDIENTS

• Chicken Breast

• Spaghetti

• Marinara Sauce

• Fresh Mozzarella slices

• Panko Breading

DIRECTIONS

Bread the chicken breast in the panko breading, then fry at 350 degrees F, until the internal temperature reaches about 170 Degrees F. In the meantime, slowly reheat the cooked spaghetti in the marinara sauce, once hot, set aside. After the chicken breast reaches the 170 degrees internal temp, spread the mozzarella onto the chicken breast and melt in the oven for about 3-5 mins. Twist the spaghetti into a nest, and place onto the plate. and place the chicken breast over the top of the pasta.

Marinara Sauce (yields 8 - 10 servings)

• 1 #10 Can Crushed Tomatoes

• 1 lb. Onions, Diced

• 1/2 lb. Carrots, Diced

• 1/2 lb. Celery, Diced

• 1 oz. Garlic Cloves

• 1/2 oz. Dried Basil

• 2 Bay Leafs

• 500 ml Red Wine

• 4 oz. Water

• 2 oz. Sugar

• 4 oz. Oil

• 1/2 oz. Dried Oregano

• 2 grams Crushed Red Pepper

• 1/2 lb. Parm Cheese

• 1/2 oz. Black Pepper

• 8 oz. Tomato Paste

DIRECTIONS

In a large stock pot, preheat the oil until it reaches the smoking point. Add the diced vegetables and begin to sweat on high heat, once translucent, add the sugar and allow vegetables to brown and caramelize. Once Caramelized, add tomato paste and allow to brown. Deglaze with the red wine and reduce by half. Add canned tomatoes, spices and herbs, and the water. Allow to simmer over medium heat for about 1-2 hours. Transfer to a blender and blend on high speed until fully mixed, manually whisk in the parm cheese.

INGREDIENTS

• 16 oz. Butter

• 32 oz. Water

• 32 oz. Flour

• 16 Eggs

• pinch Salt

• pinch Sugar

DIRECTIONS

Bring the butter and water to a boil, incorporate the flour, salt, and sugar and fold over until the batter forms into a cohesive ball, with no patches of dry flour. Allow to cool for about 10 mins before throwing the batter into a stand mixer. With the paddle attachment slowly incorporate the eggs, one at a time, until the batter has absorbed all the eggs. Scoop into one ounce balls and fry in preheated oil at 325 degrees F, rotating the beignets for about 15 mins. Allow to cool and let the steam hollow out the inside of the beignets. Stuff with your choice of filling and sprinkle with powdered sugar and place on to a plate.

Chocolate MousseYields 5 - 6 servings

• 1-8 oz. Vanilla Pudding Mix

• 8 oz. Heavy Cream

• 32 oz. Milk

• 12 oz. Dark Chocolate

• 1/2 oz. Vanilla Extract

• 8 oz. Cool Whip

• 16 oz. Dark Cocoa Powder

DIRECTIONS

1. Melt the dark chocolate into the heavy cream over a double boiler on the stovetop over medium high heat. Once mixed, allow 10 minutes to cool.

2. Meanwhile, mix all other ingredients together using a stand mixer until well combined. Slowly incorporate the melted dark chocolate/heavy cream mixture until well combined. Using a spatula, place chocolate mousse into a piping bag.
