In our last issue, we explored what makes a house a home—the neighbors, the memories, and the heart of Redondo Beach. This month, we’re shifting our focus slightly to look at how we protect and grow what we’ve built. Our theme is Investment.
To us, investing isn’t just about numbers on a spreadsheet; it’s about the dedication we pour into our community and the foundations we lay for the future. It’s about playing the "long game," whether that’s in our careers, our families, or our local traditions.

In this issue, we’re excited to share stories of local leaders who embody this mindset. We highlight a local mortgage broker who transitioned from the basketball court to the world of finance, proving that a team-first mentality is the best way to serve clients. We also celebrate a Redondo Beach tradition: Springfest, entering its 44th year of bringing joy to generations of families.
Additionally, we explore the vital importance of creating an estate plan, ensuring that the legacy we’re building can be preserved for those we love most. Whether it’s a financial decision or a weekend spent at a local carnival, every choice we make is an investment in life.
As we move through this spring season, we hope these stories inspire you to reflect on the seeds you’re planting today. Thank you for letting us be part of your journey—we’re proud to highlight the people who make our community a special place worth investing in.
With full hearts,

April 2026

How Vahram “V.” Amayakyan Brings Discipline, Focus, and Commitment to Every Client.
ARTICLE BY LESLEY A. ROLLO | PHOTOGRAPHY PROVIDED
Before Vahram Amayakyan—known simply as “V.” to his clients—ever analyzed tax returns or structured complex loans, he learned how to prepare, how to focus, and how to show up—day after day—on a basketball court.

“To be a top level athlete, at a collegiate level or even for a national team, you’ve got to have the commitment, the drive, the focus, to work on your craft.”
“I used to sleep with my basketball,” he said. “It was my escape.”
That level of devotion carried him far beyond local gyms. As a player for Homenetmen Western USA basketball, V. became part of a worldwide Armenian athletic community rooted in discipline, culture, and pride. In 2011, Armenian-American players from across the country captured the Pan-Armenian men’s basketball championship, an achievement that symbolized not just athletic excellence, but commitment to something bigger than oneself.
“The Prime Minister [from Armenia] came down afterwards, and handed us the medals, and I’m in that picture.”
The lessons from that experience—training relentlessly, competing at the highest level, and being accountable to a team—would later shape how V
approaches his professional life. The discipline he developed on the court would become the foundation of his philosophy on investment — in markets, clients, and long-term stability.
When asked what basketball taught him about business, he explained, “Determination, hard work, focus. To be a top level athlete, at a collegiate level or even for a national team, you’ve got to have the commitment, the drive, the focus, to work on your craft. And this is my craft now – lending.”
Just as basketball demanded consistency and preparation, lending would demand the same. But the path there wasn’t linear. While attending college at UC Irvine, V. initially pursued a direction encouraged by his family.
“My family pushed me down the medical path to be a doctor,” he said. “But I was sleeping through all my bio classes.”

What held his attention instead was numbers. “My chemistry class, which was mostly math, I was excelling in,” he said—leading him to switch to economics at a moment when the mortgage industry was beginning to surge.
His introduction to lending was anything but easy. “First day on the job… the lady that hired me gave me a binder that was this thick and said, ‘This is how you do a loan.’ It was sink or swim.”
The pressure felt familiar—much like stepping onto the court at a high level. “You need to be very disciplined. This isn’t a 9 to 5 job,” V. explained. “You have to have certain timelines, calendars, and checklists, or else you’re going to fail.”
Licensed since 2003 and with more than two decades in the industry, including the last 15 years with Wintrust Mortgage, V. has seen markets shift, guidelines change, and technology automate
much of the process. What hasn’t changed is his belief that success—like basketball—comes down to fundamentals and relationships.
“I think it’s just a personal touch. Every deal that I work on,” he said. “I still have the first person that I ever closed a loan for. I have his name and number, and I send him a holiday card every year, so I stay in touch with my people.”
In a field increasingly driven by speed, volume, and impersonal systems, V.’s approach stands apart. He doesn’t hand clients off to assistants. He doesn’t disappear once paperwork begins. He stays present—start to finish.
“I treat them well, and that’s how I get my repeat business,” V. explained. “I feel like you do right by them, you take care of them.”
That mindset mirrors team loyalty in sports. You don’t show up for one quarter—you commit for the whole game. “I am the point of contact from when I speak with you regarding, ‘Hey, I want to get pre-approved,’” he said. “I’m the point of contact when I tell you your loan’s clear and closing.”
Behind the scenes, V. takes personal ownership of every file. “I enjoy getting into the thick of it, and analyzing the data,” he said. “I like solutions. I enjoy putting a packet together, so when an underwriter looks at it, point A to point Z, they know my level of thinking and how I got there.”
That preparation is intentional—and respectful of his clients’ time and trust. “I don’t throw stuff against the wall to see if it sticks,” V. explained. “It’s a waste of my time. It’s a waste of the client’s time.”
For V., investing isn’t reactive. It’s rooted in patience and long-term perspective. “If you’re going to hold onto a piece of property, you’re marrying the house, not the interest rate,” he said. “Don’t lose the opportunity to buy that house.”
When asked what investment truly means to him, the answer reflects both his personal and professional priorities. “Long term stability, not only for myself, but for my family,” he said.
Married for 15 years and father to daughter Lucia, 10, and twin boys Narek and Vahan, 5, V. brings the same discipline home that once defined his athletic career. “When I get home, everything kind of stays at the door,” he said. “The boys play soccer two times a week. I’m coaching my daughter’s under 10 basketball team… I love it.”
From sleeping with a basketball to guiding clients through life-changing financial decisions, V. has always played the long game. The fundamentals matter. Preparation matters. And relationships—on the court and in lending—make all the difference.
Strategic moves for today’s homeowner.
V. emphasizes that the opportunity to buy the right house — at a price you can afford — may not come back. The rate can always be refinanced. Think long-term happiness, not short-term headlines.
He explains that Wintrust offers bank stability, plus access to multiple lending outlets. If a client doesn’t fit the box, V. can find another option. And for those relocating, he handles loans in all 50 states.
V. notes that Wintrust portfolio programs open doors other lenders can’t. For example, the Preferred Medical Professional Program offers medical professionals who are within the first 10 years of their career:
- Low to no down payment (depending on price)
- No private mortgage insurance (PMI)
- Competitive portfolio rates
He describes how clients with low first-mortgage rates can access cash without refinancing. Home equity lines and fixed second mortgages can fund remodels, ADUs, or investment opportunities — without affecting the original rate.
Smart investing isn’t about timing one moment. It’s about playing the long game.

HOW SPRINGFEST EMPOWERS STUDENTS AND CREATES MEMORIES THAT LAST FOR GENERATIONS.

Spring has always been a season of renewal, and in Redondo Beach, that renewal arrives each year in the form of Springfest — a carnival that has grown into one of the community’s anticipated traditions. As the primary fundraiser for the North Redondo Beach Business Association (NRBBA), the event blends classic carnival fun with a mission: supporting students, local nonprofits, and community connection.
Springfest took on new energy after returning from the COVID shutdown. Mickey Johnson, serving as NRBBA’s president, and vice president Robin Garfield became closely involved in reimagining the carnival — not just as a fundraiser, but a community-driven experience.
Mickey, who has been involved with the NRBBA since 2009, said, “Springfest has been a really interesting animal. It has changed a lot in terms of NRBBA involvement.” Her engagement deepened when the event returned in 2022 after a two-year pause. “I was like, I need to get involved with this and see what’s going on and try to find out why I’ve never been interested in it because I should be going.”
Around the same time, Robin joined the board with a vision to expand the carnival’s reach and strengthen its connection to families and students across the South Bay. “I would say it’s truly a community festival and it engages the entire South Bay in coming together to celebrate our community in a variety of ways. First and foremost, it is fun. It is a carnival. It is like a slice of Disney in carnival,” Robin said — and Mickey added with a smile, “South Bay style!”
Today, Springfest offers carnival rides, games, professional and student entertainment, a Beer & Wine Garden, birthday party packages for families celebrating on-site, and a marketplace of local vendors. “We have professional bands; we have student and kid bands. We have our teen talent competition. Thursday night we’ll have some comedy. We’re trying to just continually add to the fun element,” Robin explained.
Food is another cornerstone, from funnel cakes and fried Oreos to Korean barbecue and international flavors. As Robin noted, there are so many options that visitors could “come back every day and try like two meals a day.”
Yet Springfest’s greatest impact is its investment in the next generation.
Robin described a partnership with Redondo Union High School, where students participate in “Project Springfest,” designing initiatives that affect attendance, marketing, and revenue. “I gave them the challenge: increase my attendance, increase my revenue. That’s it. Forty-five groups

Unforgettable
presented ideas…now this semester, those students are implementing 18 projects into Springfest.” Projects range from designing Thursday night’s “Neon Nights” theme to managing social media and collaborating with local businesses.
Students from multiple area high schools also intern with Springfest in logistics, marketing, entertainment, ticket promotions, and volunteer coordination — gaining real-world experience while earning volunteer hours. The carnival also supports youth entrepreneurship programs, scholarships, and student vendors, reinforcing its role as both celebration and classroom.
That investment is felt not only in opportunity, but also in tradition.
Mickey recalled a moment from 2022: “There was this mom that came up to me with her son who was probably 10…She was so excited that [Springfest] was finally back, because he has been missing it for the past two years.”
Moments like that now span generations. “We have stories of parents who used to come and go on the rides and now they’re bringing their kids,” Mickey explained.

Springfest’s accessibility also helps create those memories. “People don’t have to pay to get in. They can listen to music. They don’t even have to buy anything if they don’t want to. That makes it a really nice community event,” Mickey said. With free admission, free parking, and entertainment for all ages, families can take part.
Springfest also channels proceeds back into the community. “We made it a fundraiser for the community so we donate proceeds to other area nonprofits…we give

“WE HAVE STORIES OF PARENTS WHO USED TO COME ON THE RIDES — AND NOW THEY’RE BRINGING THEIR KIDS.”
out scholarships to the business students at the high school each year,” Robin said.
Reflecting on the carnival’s growth, Robin shared: “I am most proud of how far we’ve come with really bringing the community together…In my dream world, I would love to see Springfest completely run by students. It’s on its way…making this a classroom for the community and continuing to benefit the community in every way we can. The possibilities are endless.”
Springfest has grown into the beating heart of Redondo Beach life — an investment in kids, families, and community. It’s where children beam on the rides as parents and grandparents take pictures they’ll treasure for years, where teens turn ideas into
real projects, and neighbors celebrate their home. In every funnel cake, every student-led project, and every smile, Springfest reminds the community that investing in each other—especially in our youngest members—is what truly makes Redondo Beach special. Community, family, and fun — South Bay style.
Springfest will take place at the Performing Arts Center, 1935 Manhattan Beach Blvd., Redondo Beach.

An exclusive Q&A with City Lifestyle

ARTICLE BY ANGELA BROOCKERD
PHOTOGRAPHY PROVIDED
From championship trophies to global humanitarian impact, Tim Tebow’s journey has defied every standard playbook. In an exclusive conversation for the Share the Lifestyle podcast, Tebow pulls back the curtain on the moments that truly defined him, from a humbling middle school church retreat to the life-altering shift of fatherhood. This isn’t just a look back at a career; it’s an invitation into the heart of a man driven by purpose. Read the highlights below, then join us for the full, unfiltered experience by scanning the QR code at the end.

Q: WE ALL KNOW YOUR ACCOMPLISHMENTS ON THE FOOTBALL FIELD, BUT TELL US ABOUT THE CURL CONTEST.
A: I was competing for my future high school team (my brother’s team), and I pushed myself way past what was smart. I ended up collapsing and needing medical attention. But what stayed with me wasn’t the pain, it was the lesson. Would I be willing to do something that others aren’t? For much of my life, I strived to bring my best for a game, but I hope that I can say at the end of my life I was willing to do that for things that actually matter.
Q: YOU’VE ACHIEVED SO MUCH IN SPORTS. WHAT WOULD YOU SAY IS YOUR GREATEST ACCOMPLISHMENT NOW?
A: Becoming a dad. Nothing compares. From the moment I knew my wife was pregnant, I felt a new depth of love for our child, but when you bring your baby home, the responsibility hits you like nothing else. Suddenly, everything you see, every decision you make, you’re asking, “Is this corner too sharp? What happens if she reaches that drawer?” It changes how you see the world and how you see other people.
Q: YOU’VE SPOKEN OPENLY ABOUT DISAPPOINTMENT, ESPECIALLY AROUND FOOTBALL. HOW DID THAT SEASON OF LIFE SHAPE YOU?
A: I talked a lot about that very thing in my book Shaken . We all go through moments where our faith in our abilities and purpose feels rattled, but I believe it’s often in those storms when God can show us who we could become.
Q: YOU TALK A LOT ABOUT COMPARISON CULTURE. WHY DO YOU BELIEVE COMPARISON HAS BECOME SUCH A TRAP TODAY?
A: Because we’re comparing our real, everyday lives to someone else’s highlight reel. Social media shows people’s “best day,” often filtered and staged, and then we measure our reality against that. There’s a reason filters are so popular—it’s not real. We end up scrolling through images that don’t tell the full story, and without realizing it, comparison starts to steal our joy and our gratitude.
“We’re comparing our real, everyday lives to someone else’s highlight reel... comparison starts to steal our joy.”
Q: YOUR FOUNDATION FOCUSES ON THE “MOST VULNERABLE.” WHERE DID THAT CALLING BEGIN?
A: When I was 15, I met a boy in the Philippines who was treated as a throwaway because he was born with physical differences. That moment changed me. I realized God was calling me to pursue a different kind of MVP, not “Most Valuable Player,” but “Most Vulnerable People.”
Q: FINALLY, WHAT’S ONE THING PEOPLE MIGHT BE SURPRISED TO KNOW ABOUT YOU?
A: I have some weird coffee habits, which include protein powder, collagen, and cream all mixed together. I love golf dates with my wife. And every night, I bring snacks to bed to share with our dogs. It brings me more joy than it probably should.
This conversation barely scratches the surface. Tim goes deeper into the moments that rattled him, the joys of fatherhood, and one story he has never shared publicly until now. Scan the QR code for the full, exclusive City Lifestyle interview on Share the Lifestyle Podcast.

Estate planning isn’t just about documents — it’s about protecting the people and life you’ve worked hard to build. Estate planning attorney Seth Bier helps families move forward with a clear, compassionate approach. Here’s what everyone should know now to safeguard their future.
REDONDO BEACH CITY LIFESTYLE: Many people delay estate planning. How do you help clients move past that and feel empowered?
SETH BIER: Most people don’t avoid estate planning because they don’t care, they avoid it because it’s a heavy conversation. Our process is intentionally step-by-step, with multiple meetings, so it feels like an ongoing conversation rather than a one-time intimidating event. My role is to guide clients, translate the legal stuff into plain English, and help them feel confident making informed decisions.
RBCL: Why are both a will and a trust important, and what’s the biggest misconception?
SETH: A trust and a will aren’t interchangeable, they each serve an important role. A trust helps your family stay in control, avoid court, and maintain privacy, while a will acts as a backup to make sure
nothing falls through the cracks. The biggest misconception is that you only need one or the other, when in reality they work best as a team. Having both ensures your plan actually works when your family needs it most.
RBCL: What important decisions can estate planning help parents with young children make?
SETH: Estate planning allows parents to choose who would raise their children and who would manage money for them if the unthinkable happened. We also prepare emergency guardian documents so that if something unexpected occurs, like an accident where both parents were temporarily hospitalized, someone trusted can immediately step in with legal authority to care for the kids. Planning protects children not just in the long term, but in the critical first hours.
RBCL: What happens if parents don’t have a trust or will?
SETH: Without a plan, families are often forced into expensive and stressful court proceedings at the worst possible time. We regularly see assets tied up for months and loved ones left guessing about what the parent would have wanted. That heartache is usually avoidable with proper planning.
RBCL: How often should estate plans be reviewed, and what life changes should trigger it?
SETH: Estate plans should be reviewed every few years, or anytime there’s a major life change. Marriage, divorce, a new child, a move, or significant changes in finances are all good reasons to revisit your plan. A strong estate plan isn’t “set it and forget it,” it should grow and adapt as your life evolves.
CONTINUED >

RBCL: What legal documents should adult children encourage their aging parents to have in place?
SETH: Adult children should encourage their parents to have a trust, durable powers of attorney, and healthcare directives in place. These documents allow someone to step in smoothly if help is ever needed. Putting them in place ahead of time can prevent confusion, conflict, and crisis decisions later.
RBCL: How should families start these conversations with aging parents?
SETH: We recommend starting with concern, not control—focusing on peace of mind rather than “what could go wrong.” Framing the conversation around honoring their wishes and protecting their independence often lowers resistance. Sometimes the hardest part is simply starting, but those difficult conversations can become some of the most meaningful and unifying moments for a family.
RBCL: Once a child turns 18, what documents should parents have in place for their newly adult children?
SETH: It’s true, once a child turns 18, parents legally lose automatic access to medical and financial information, even in an emergency. Having thoughtfully drafted documents like a healthcare directive and durable power of attorney in place ensures you can step in if something unexpected happens. It’s simple planning that provides enormous peace of mind.
RBCL: You’ve been called “The Attorney with a Heart.” What does that mean to you and your work?
SETH: I’m always a little humbled when I hear that. To me, it simply means remembering that behind every document is a family navigating real emotions and real responsibilities, and that’s something my wife Leann and I care deeply about. If people leave our office feeling heard, understood, and more at peace, that’s what matters most.

WHAT IS A DSCR LOAN?
A DSCR loan is approved based on a property's ability to generate income (its debt service coverage ratio) rather than a borrower's personal income. The financial equation below is used to help assess the property's ability to generate enough income to cover its debt obligations.2
DSCR = NET OPERATING INCOME DEBT SERVICE

HOW IS DSCR CALCULATED?
DSCR is calculated by dividing the Net Operating Income (NOI), also known as its total profitability, by the total annual Debt Service. A DSCR greater than 1.0 indicates that a property produces more income than necessary to meet its debt requirements.2
WHAT ARE SOME FACTORS THAT AFFECT DSCR?
• Rental income
• Operating expenses
• Interest rates
WHO ARE DSCR LOANS MOST USEFUL FOR?
1. Real estate investors
2. Self-employed borrowers
3. Investors with multiple properties
4. LLCs and corporations
