Appletini Apple season has arrived, and this Appletini recipe is the perfect way to enjoy those crisp fall flavors. With just a few simple ingredients, this classic cocktail is easy to make at home—no fancy tools or mixology skills required. Featuring bright green apple notes and a smooth finish, it’s the ideal

drink for a cozy afternoon at the orchard or a relaxing night in under a blanket. Whether you’re hosting friends or enjoying a quiet evening, this Appletini brings the taste of fall to every sip. Try it this September and raise a glass to apple season!
DIRECTIONS
1 ounce of apple juice 1/4 ounce lemon juice 1 1/4 ounces green apple schnapps 1 1/2 ounces vodka Ice Apple slices for garnish
1. Mix the Cocktail: Add the apple juice and lemon juice to the cocktail shaker. Cap and give it a brisk shake. Add the green apple schnapps, vodka, and fill the shaker halfway up with ice. Cap again and shake briskly.

My name is Henry Warren, and I’m hoping you can enlighten me about this blue vase that I have sent pictures of. I recently became the executor of my late aunt’s estate in Sea Girt, New Jersey. At one time, she was what I would consider quite the antique collector. This vase was one of her favorite pieces, but she never told me anything about it. There aren’t any identifying marks on it, so I’m lost. It measures 13 inches tall and appears to be attached to a metal base. We are currently in the process of selling all of her possessions, so I need to know the value of her items. It is an overwhelming task, let me tell you. I would be grateful for your assistance with this particular vase, as several people in our family have expressed an interest in it. One more thing, Jon: my wife seems to be addicted to reading your column, it’s the first thing she looks for. Actually, that’s how I found you. She is certain you will be able to help me.
APPRAISAL RESPONSE:
It is my pleasure to inform you that the magnificent "Cluthra" blue art glass vase you inherited was produced by the Steuben Glass Works in Corning, New York, circa the 1920s. Certain examples of Steuben art glass are right up there with the important glass produced at Tiffany Studios.
Cluthra glass is a partially transparent two-layered glass, wherein chemicals fixed between the two layers create small air pockets in the center of white splotches. It was developed in 1920 by Frederick Carder (1863-1963). Carder was a glassmaker and artist who was active in the art glass industry in both England and the United States. Known for his experimentation with form and color, Carder's work remains popular among collectors and can be found in numerous museum collections, including The Corning Museum of Glass. The vase in question was produced in the colors green, pink, lavender, white, and the more desirable blue. The shape of the vase you possess is probably the most common shape in the Steuben line. I have seen several examples with applied clear glass handles at the top. I suspect the bronze mounted open work base was added at a later time, as Steuben never produced this vase with a bronze mounted base. This bronze base, more than likely, is covering the bottom area where this vase is actually signed Steuben. Assuming this vase has remained in excellent condition, meaning no chips, cracks, or restoration, a replacement value for this vase is $1,500. I wish you well with the delicate matter of settling your aunt's estate. I certainly understand the amount of effort and work involved, from being in this business.

At Albertus Magnus High School, education goes beyond academics—it's rooted in the Dominican pillars of prayer, study, community and service for a meaningful high school experience. Founded in 1957 by the Dominican Sisters of Sparkill, this independent, Catholic coeducational high school is minutes away from Bergen County. It has remained focused on its mission: to educate and develop future leaders to achieve academic excellence, seek truth, and respect the dignity of every individual. That mission is lived out each school year, building a strong and connected community of parents, students, alumni and friends of Albertus who believe in faith and family. As the 2025–2026 school year approaches, Head of School Joseph Tweed and the dedicated Albertus Magnus faculty are reaffirming that commitment—ensuring that students are not just enrolled, but truly seen, supported, and known. “As we prepare for the next school year,” Tweed said, “we are asking ourselves as a faculty and school community: ‘Are we doing our very best to help each student reach their full potential— academically, athletically, spiritually, and socially?’” At the heart of that question is the school’s guiding principle: Every student should feel known and valued. That approach begins during the admissions process with Falcon Ambassadors who share interests and goals. As prospective students attend several events, such as Lead, Serve Inspire Day, the Christmas Tree Lighting, and the Family BBQ , they begin to feel at home long before Freshmen Orientation. Over the summer, Albertus offers a Summer Bridge Academy for a successful transition to high school, and their student mentors work diligently on the Peer Mentorship Program to create an immediate sense of belonging with upperclassmen.

Albertus Magnus offers a rigorous college preparatory curriculum and structured support through its programs such as Academic Pathways, College Partnerships, the Academic Achievement Center, and a well-connected College and School Counseling Department —all designed to help students explore their strengths, set purposeful goals, and prepare for college and life. Students take the lead in clubs and activities as they are student-led. Moderators guide and inspire each student’s passions. The Leadership Institute courses that all freshmen and sophomores take enable them beyond the classroom. Not resting on laurels, Albertus will introduce new initiatives in the Fall to further nurture student growth. “Our goal as college & school counselors, as well as faculty and staff, is to really get to know each student,” Mills said. “Not just what their goals are, but who they are. As a collective and partnering with their parents, we can help each student achieve.” This holistic approach extends to parents as well. For the parents of new students, Albertus Magnus’ community engagement is just as strong—creating meaningful connections in every part of the school experience. Noreen Power, Director of Admissions, emphasizes the importance of open dialogue and family engagement. “We want parents to feel comfortable reaching out,” she said. “We are here to partner with them throughout their child’s journey.” These efforts are what make Albertus Magnus stand out, the ability to build powerful relationships with each student, whether they come in as a freshman or a transfer student in their sophomore and junior years. The recent NAR settlement has sparked a lot of questions and concerns in the real estate world, particularly regarding how commissions will be handled moving forward. Initially, I, like many in the business, wasn’t sure what the big deal was. For years, I have negotiated full commissions for my listings, typically 4% or 5%, which were then split with the buyer’s agent. However, upon closer consideration, I began to realize the opportunities this new approach offers—especially in our local New Jersey market. One of the most significant changes is the flexibility it introduces for sellers. In the past, commissions were essentially locked in; while we could negotiate the total commission, the buyer’s agent portion was relatively fixed. Now, sellers can be more strategic. There’s no longer a requirement to disclose how much you’re offering a buyer’s agent upfront. For instance, what if the buyer’s agent is willing to work for 1%? Or what if they bring a fantastic offer but ask for 3%, and the net to the seller is still better? Sellers now have more room to negotiate based on the value that buyer agents bring to the table. Another benefit for sellers is the possibility that buyers may decide to cover their agent’s fee entirely. Especially in today’s competitive market with limited inventory, buyers are eager to make their offers more attractive. One way to do that is to absorb the cost of their agent’s commission, making the deal even sweeter for the seller. This flexibility is particularly useful in markets like New Jersey, where inventory is tight, and homes are selling rapidly. In this environment, sellers hold most of the power and can negotiate every part of the transaction, including commissions. However, if the market shifts and inventory increases, sellers might need to start offering to cover part or all of the buyer’s agent commission as an incentive to draw in offers. The key here is being strategic with the terms and finding ways to maximize the seller’s net profit. This new landscape emphasizes more than ever the importance of working with the right real estate professional. It’s no longer just about putting a house on the market and waiting for offers to roll in. It’s about having the expertise to negotiate commissions and terms that protect your bottom line. As agents, our job is to craft a strategy that maximizes the seller’s return, whether it’s negotiating down the buyer’s agent fee or finding creative ways to attract buyers without sacrificing the seller’s interests. The NAR settlement also brings more transparency for buyers. Now, buyers will need to sign formal representation agreements with their agents before home tours, clearly outlining the fees involved. This benefits both buyers and sellers by ensuring clarity from the start, but it also means that working with an experienced agent who can navigate this more complex process is essential.
From a buyer’s perspective, these changes present both challenges and opportunities. Firsttime buyers, who are already facing financial pressures, might find it harder to cover their agent’s commission on top of down payments and closing costs. However, more experienced buyers may see this as a chance to negotiate fees with their agent or request that the seller cover part of the commission. Ultimately, the flexibility offered by this new approach can be an advantage to both sides if navigated correctly. Pricing is another area that could be affected by these changes. With sellers no longer required to pay the buyer’s agent commission, they may adjust their listing prices accordingly. In hot markets, we could see prices decrease slightly as sellers save on commissions. However, in buyer-heavy markets, sellers might increase their prices to offer incentives like covering the buyer’s agent fees. Again, the key here is strategic negotiation to ensure the best deal for the seller. In summary, while the NAR settlement brings significant changes to how commissions are handled, it also offers new opportunities for sellers to take control of their expenses and negotiate better deals.
