“The nonprofit world doesn’t always offer leadership opportunities for young women,” she explained. “But this program shows that women can succeed and thrive here, with role models to guide them.” Bergen County’s legacy of powerful women leaders continues to inspire the next generation. Each spring, The Community Chest recognizes young women with its Young Women’s Leadership Award, a program designed to uplift and empower emerging changemakers. For nearly 100 years, The Community Chest has supported nonprofits and initiatives that strengthen the communities of eastern Bergen County. However, it wasn’t until the nonprofit’s 85th anniversary that the idea for this initiative emerged. “We (the board) wanted to highlight an issue we had noticed—there were relatively few women in leadership roles in the nonprofit sector,” said Executive Director Dr. Shelley Wimpfheimer. “We also wanted to celebrate the legacy of influential women from our area, like Elizabeth Cutter Morrow, our founder.” The award, initially called the Elizabeth Award, was created to encourage young women to take on leadership roles. Over time, the award's focus shifted from solely honoring Morrow’s family members to recognizing multiple women who had made an impact in the nonprofit space. The name was eventually changed to the Young Women’s Leadership Award to reflect a broader celebration. The award’s focus expanded to include not only high school seniors but also juniors, allowing even more young women to participate. The process is straightforward—students are nominated by their principals and guidance counselors, submitting applications that reflect on their leadership journey and the women who inspired them. A group of volunteer women leaders evaluates each application using a scoring rubric that considers factors like financial need and personal achievements. The result is a deserving winner who embodies the qualities of leadership within the community. One such winner was Gia Shin. During the COVID-19 pandemic, Shin noticed an increasing sense of isolation among her peers and took action by creating a website where teens could express themselves through art. The site became a
global platform for young artists to connect, share poetry, music, and visual art. Impressed by Shin’s work, The Community Chest invited her to collaborate on their 90th-anniversary campaign addressing loneliness, leading to her receiving the Young Women’s Leadership Award. “This award gave me an opportunity to connect with women who had paved the way for me,” said Shin. “It’s proof that you can make an impact no matter your age or where you’re from.” The Community Chest’s program is more than an award—it’s a beacon of hope for young women seeking leadership roles in the nonprofit world. Wimpfheimer emphasized the significance of offering young women a clear path in the nonprofit sector. “The nonprofit world doesn’t always offer leadership opportunities for young women,” she explained. “But this program shows that women can succeed and thrive here, with role models to guide them.” The Young Women’s Leadership Award is just one of the many programs The Community Chest sponsors to support women in Bergen County. Others include partnerships with the YWCA-NNJ and Flat Rock Brook Nature Center, which provide nature therapy and counseling to victims of trauma, and the Women’s Rights Information Center, which aids women in need throughout the region. Ultimately, The Community Chest’s mission is simple: invest in the future of Bergen County by empowering young women today to build a brighter tomorrow.

Dr. Suresh Ramaswamy is set to welcome his daughter, Dr. Sarika Ramaswamy, to Ramaswamy Orthodontics in Rockland and Bergen County, maintaining the family atmosphere the business has retained for 25 years. Jon, we are hoping you might be able to enlighten us about this small metal tray that my grandparents were given when they were missionaries in China at the turn of the century. It is exactly one foot in length and has the most interesting handles that always feel cold to the touch. Furthermore, it has the most beautiful colors, with shades of blue against a yellow background. My wife has been using it for her hairbrush and comb on her dresser. Could this be a vanity tray? What is it decorated with to have such beautiful coloring? What, if any, value might it have? Thank you in advance.
APPRAISAL RESPONSE:
The small tray you inherited from your grandparents is actually a Chinese rectangular tea tray, circa the late Qing dynasty. The "most interesting handles that always feel cold" you referenced are highly desirable white jade belt buckles acting as the handles. Jade has a cool feeling to the touch and won't heat up even if you rub it against your skin or squeeze it tightly in your hand. The science behind why jade is always cold to the touch is based on its thermal conductivity.
The tray is bronze with a wonderful multi-color enamel decorated cloisonne scroll and floral motif throughout. It features a chrysanthemum border surrounding a central circular frame with a beautiful interior floral pendant, against a muted yellow ground. The beautiful colors are a decorative art technique known as cloisonne, which uses metal, enamel, and a firing process to create unique designs. The base metal is usually copper or bronze but can also be silver or gold. Not to get too technical, but enamel is made by mixing sand or flint with lead oxide or potash then adding a metallic oxide for color. In the case of your tea tray, cobalt was used for the blue, iron for the brown colors, and copper for the greens. The last item used in the production of cloisonne is cloisons. Cloison is the French word for "partitions" or "compartments." These are enclosures made from metal strips that are bent or hammered into a pattern and then soldered or pasted onto a metal base. As you can now surmise, it is a very labor-intensive and time-consuming process, with the end result being sheer beauty. Now I have some good news to share with you. The Chinese antique market continues to be quite strong, as evidenced by some recent Asian art auction results at some of the major auction houses both here in New York and in China. Demand is strong from both Chinese buyers and international collectors. Therefore, a current value for this 19th-century tea tray is $3,000 USD. I hope this magnificent tray will continue to be passed down to future generations of your family, as a wonderful example of Chinese artistry.

HOW DID YOU GET THE IDEA TO START DEKA LASH?
Starting a business was certainly not on my vision board. I spent 20 years as a TV news producer. My husband, Asgar, who still works in finance, comes from a family of entrepreneurs. While working in corporate America, we have suffered stress related to losing our jobs. We never wanted to be in that position again, so Asgar created our "never again" plan around 2019. We sought to take control of our future instead of leaving it up to the unpredictability of corporate America. Although we have invested well in real estate and other entities, Asgar thought a business would be a good addition to our portfolio. Asgar began exploring the idea of starting a business with a franchise broker. We settled on Deka Lash because we believed in the mission of empowerment for and by women. It also became a great exit ramp for me out of my career in TV news.

I've learned that I'm tougher than I thought I was. During the construction of the studio, I was onsite daily, working with men who sometimes questioned my authority. I had to stand up for myself and my business decisions. I have also learned that if I make a bad decision, I must own up to it, and if I make a good decision, I own that too, and I refuse to have anyone else take credit for it, which often happens to women in business.

Trattoria da Vittorio is a must-visit this spring for those seeking an authentic dining experience straight from the many regions of Italy. Though Vittorio Lanni only founded Trattoria da Vittorio in Piermont in 2024, his years of restaurant experience span all the way back to his childhood, assisting his mother and father in the kitchen every day and surrounding himself with rich and classic Italian flavors. After a career that brought him to a variety of different locations, from working as a chef in a private membership club in New York to founding two popular Italian restaurants in South Florida, Lanni’s and San Gennaro’s, to his work in the wine industry in New York that enhanced his wine and spirit knowledge, Lanni arrived in New Jersey in 2010. Years later, during the COVID-19 pandemic, Lanni challenged himself to reenter the
restaurant business by creating yet another high-end restaurant in Sparkill out of an old preschool with his wife Kimberley. However, Lanni wanted to expand his clientele, resulting in him opening Trattoria da Vittorio and giving more people a taste of Italy through the food, wine, and décor, the latter of which was Kimberly’s personal touch. “We really tried to make this restaurant feel very Tuscan,” Lanni said, “with the old beams and the old floors. When you travel here, you really feel like you’re in Italy. I even put the prices in Euros to make people feel like they’re in Italy.” That wonderful Italian feel, alongside the warm staff and varied menu, allows the restaurant to truly thrive, easily selling out on weekends as both reservations are made and walk-ins arrive at dinnertime, packing the small restaurant as each table begins with their homemade focaccia and roasted garlic.

The bread, of course, is only the beginning. Lanni’s menu brings back many classic 1980s Italian appetizers such as spiedini alla romana, alongside of newer ones, a prime example being their zucchini flowers, lightly fried and stuffed with ricotta, that burst with flavor. The restaurant’s charcuterie boards are also a must-order as each bite of fresh prosciutto is sliced in their hand-cranked imported slicer, retaining the meat’s rich taste. Their signature in this department, though, is their melt-in-your-mouth pizza, which is cooked inside an 800-degree wood-burning oven Lanni had transported from Italy when the restaurant was first created and is used to make sure each pie tastes like one you could find in Naples. Trattoria da Vittorio’s entrees, including their linguine with clams, are equally as delicious, each dish crafted with care by Lanni and his four-man team. The drink menu is just as varied. They offer a 50-for $50 wine menu, created based on Lanni's extensive experience as well as Italian beer and cocktail selections, to compliment each part of your meal. For dessert, Trattoria da Vittorio prides itself on its creamy and foamy espresso, using Kimbo, the best Neapolitan coffee in Italy, for every cup. Each of these details is a product of Lanni’s love of food and family, which has thrived years after those days with his parents in the kitchen. That dedication to sharing these passions allows Lanni to truly love each aspect of what he does, making each interaction with his customers rewarding. “It’s about greeting the people,” Lanni explained, “about saying ‘good evening’ and ‘goodbye’ and seeing the smiles on their faces and them saying ‘Vittorio this was great, this was one of the best meals I’ve ever had.’ It’s not about the financial part of it, it’s about making people happy. I go to sleep knowing that I made 150 people, here on a Friday night, happy.” As spring approaches, Lanni’s drive to create a happy and authentic space continues, with the menu reflecting the season through a focus on spring salads, seafood, white wines, and their ever-popular seasonal rosés. “Once you start seeing people asking for a rosé,” Lanni commented, “you know springtime is around the corner.” The outdoor seating adds to the experience, the warmer weather allowing Lanni’s guests to enjoy his food and wine in the open air. Those wonderful features only make Trattoria da Vittorio more of a must-visit, both for spring and every season after.

A Quick And Fresh Appetizer As spring gets into full swing and Mother’s Day approaches, a crowd-pleasing appetizer is going to be a must. Whether it’s for a party or a picnic, bean salads are a fresh and flavorful addition to any table. Check out this Black Bean & Corn Salad.
Ingredients: FOR THE SALAD: • 1 can of black beans • 1 can of corn kernals • 1 small red bell pepper • 1/2 red onion FOR THE DRESSING: • 1 1/2 teaspoon of ground cumin • 2 tablespoons of hot sauce • 1 lime • 2 tablespoons of vegetable or olive oil
Directions: Step 1. Drain, Chop, Juice: Drain and rinse your canned beans and corn using a strainer. Chop and seed your red pepper and onion. Juice the lime and make sure no seeds remain. Step 2. Combine: Combine the ingredients in a bowl. In a separate bowl, combine the ingredients for the dressing and stir until blended. Step 3. Toss and Serve: Dress the salad and toss the ingredients together, combining until the salad is completely coated. After that, simply serve and enjoy these amazing fresh flavors!

TRANSFORMING FLORALS INTO ART Flowers have a rich history of symbolic meanings. As far back as the 19th century, they were used to convey secret messages. Stories throughout history recount how flowers were used to send hidden messages between people. French publishers began producing flower dictionaries that cataloged the many floral codes that had been gathered over time. Some of these meanings were linked to the flower’s root name, often derived from mythology, while others were drawn from the flowers themselves. The colors, medicinal properties, and even the superstitions

The recent NAR settlement has sparked a lot of questions and concerns in the real estate world, particularly regarding how commissions will be handled moving forward. Initially, I, like many in the business, wasn’t sure what the big deal was. For years, I have negotiated full commissions for my listings, typically 4% or 5%, which were then split with the buyer’s agent. However, upon closer consideration, I began to realize the opportunities this new approach offers—especially in our local New Jersey market. One of the most significant changes is the flexibility it introduces for sellers. In the past, commissions were essentially locked in; while we could negotiate the total commission, the buyer’s agent portion was relatively fixed. Now, sellers can be more strategic. There’s no longer a requirement to disclose how much you’re offering a buyer’s agent upfront. For instance, what if the buyer’s agent is willing to work for 1%? Or what if they bring a fantastic offer but ask for 3%, and the net to the seller is still better? Sellers now have more room to negotiate based on the value that buyer agents bring to the table. Another benefit for sellers is the possibility that buyers may decide to cover their agent’s fee entirely. Especially in today’s competitive market with limited inventory, buyers are eager to make their offers more attractive. One way to do that is to absorb the cost of their agent’s commission, making the deal even sweeter for the seller. This flexibility is particularly useful in markets like New Jersey, where inventory is tight, and homes are selling rapidly. In this environment, sellers hold most of the power and can negotiate every part of the transaction, including commissions. However, if the market shifts and inventory increases, sellers might need to start offering to cover part or all of the buyer’s agent commission as an incentive to draw in offers. The key here is being strategic with the terms and finding ways to maximize the seller’s net profit. This new landscape emphasizes more than ever the importance of working with the right real estate professional. It’s no longer just about putting a house on the market and waiting for offers to roll in. It’s about having the expertise to negotiate commissions and terms that protect your bottom line. As agents, our job is to craft a strategy that maximizes the seller’s return, whether it’s negotiating down the buyer’s agent fee or finding creative ways to attract buyers without sacrificing the seller’s interests. The NAR settlement also brings more transparency for buyers. Now, buyers will need to sign formal representation agreements with their agents before home tours, clearly outlining the fees involved. This benefits both buyers and sellers by ensuring clarity from the start, but it also means that working with an experienced agent who can navigate this more complex process is essential.
From a buyer’s perspective, these changes present both challenges and opportunities. Firsttime buyers, who are already facing financial pressures, might find it harder to cover their agent’s commission on top of down payments and closing costs. However, more experienced buyers may see this as a chance to negotiate fees with their agent or request that the seller cover part of the commission. Ultimately, the flexibility offered by this new approach can be an advantage to both sides if navigated correctly. Pricing is another area that could be affected by these changes. With sellers no longer required to pay the buyer’s agent commission, they may adjust their listing prices accordingly. In hot markets, we could see prices decrease slightly as sellers save on commissions. However, in buyer-heavy markets, sellers might increase their prices to offer incentives like covering the buyer’s agent fees. Again, the key here is strategic negotiation to ensure the best deal for the seller. In summary, while the NAR settlement brings significant changes to how commissions are handled, it also offers new opportunities for sellers to take control of their expenses and negotiate better deals.
