It's not only aesthetics and design, but it's also the people who help us make the most out of our home environments. For our March Home Issue, we were lucky to sit down with some of the top individuals in the industry. Looking to buy or sell your home? Meet Pascack Valley realtor, Andrew Gangi. “Enter as Strangers, Leave as Friends.” That’s the sign hanging in Frank Uzzi’s law office. Licensed in both New York and New Jersey, Frank has the experience and ability to guide his clients as they navigate the complex path of any real estate transaction. With the recent ups and downs of the real estate market, anyone buying or selling this spring needs the help of a “friend” to ensure the transaction goes smoothly, and many turn to Frank for help. His loyal "assistant" Dante has a knack for making friends as well! For March’s “Home” issue of Pascack Valley City Lifestyle, we asked Frank for some inside advice and tips.

WHEN DOES ONE NEED A REAL ESTATE ATTORNEY? The most common event is purchasing or selling a home or property. If a buyer/seller works with a real estate agent in New Jersey for residential property, the agent will draft the contract and then submit it for attorney review. In lower New York State, parties must have the attorney draw up the contract because the real estate agents are not permitted to do so. If no realtor is involved (such as in a private transaction), the parties must go directly to an attorney to create the agreement. At our firm, we take the time to explain each step and answer all of our client’s questions and concerns before they lock into a contractual agreement. Many times there are details clients may not be aware of. For example, online transactions, such as buying a property through a website or auction, are generally not subject to attorney review or inspections. It is essential to

complete your due diligence before making a deal online because you may be bound to their terms unless you have an attorney review it before bidding.

DO YOU HAVE ADVICE FOR FIRST-TIME HOMEBUYERS? People like to get a good deal, and many will look online for the best rate for title services, home inspections, mortgages, etc. Unfortunately, many companies offer artificially low rates that will inflate throughout the process or provide misleading information, which causes issues later on. It’s in your best interest to use your local community of professionals who work with each other regularly. Our network of local professionals will take the time to walk you through the process and make sure everything is done right.

HOW DO YOU HELP SENIORS WHO ARE SELLING OR DOWNSIZING? It’s essential to address a client’s emotional attachment to the home and take the time to understand why they are selling. It may be for a financial necessity, medical situation, or they may just want to downsize. Whatever the reason, we script the contract and the negotiations to be sensitive to those situations. It provides a comfort level for our clients that is invaluable. We can also help our clients hire other professionals to help them sell, donate, and clean out the possessions they’ve accumulated over the years. Our services often go far beyond “just” the typical legal services because we take the time to get to know each client and their preferences. CONTINUED >

WHAT ABOUT NEW HOME CONSTRUCTION TRANSACTIONS? We work with licensed home builders, general contractors, and their buyers to help translate the builder’s specifications to the buyer and develop the custom contractual agreement required. Most people don’t realize there is a distinct difference between the terms “new construction” and “renovation.” In New Jersey, only a licensed home builder is authorized to build a “new home” from the ground up, including the foundation, which requires the builder to issue a 10-year warranty. A home rebuilt by a contractor on an existing foundation or including some element of a prior structure is legally considered a “renovation” and does not come with a 10-year warranty. These contracts get very technical because they include specifications on every detail of the new home, including the moldings, tile, cabinets, doors, windows, and appliances,

just to start. We must articulate every specific detail of that home and designate the budget for each option. As one can imagine, complications frequently arise—supply chain delays, variations in color and style, unavailability of selected items, and so on. We create an airtight contract that addresses all of these issues, so builders can sell and be profitable and buyers ultimately purchase the home of their dreams.

Hooray, it's almost springtime! It's time to breathe in that fresh air and peel off those extra layers of clothing. There's nothing better than opening the window to enjoy the springtime air—it brightens one's mood, right? Now it's time to brighten and refresh our homes! Most of us live in home environments that showcase the good, the bad, and the ugly. We have furniture, tchotchkes, kitchenware, and clothing that may or may not be useful. We may have purchased something ourselves, received it as a gift, or inherited it. The question is, do we really want—or need—all of it? Then, there's the laundry list (pardon the pun) of tasks or things that need to be addressed. Did you sew that button you've been saving on your shirt? Have you made the time to try removing the stain on your daughter's dress? What about that serving platter that got chipped over the holidays and that coffee mug with the broken handle? How long do you plan on keeping it, knowing it's probably never getting fixed? Are your children's outgrown toys cluttering the

playroom or basement? Can you park both cars in your garage? Is there a place in your home that you ignore because it stresses you out? We all experience clutter in varying degrees. It can have a real impact on our stress levels and our ability to focus. It's easy to put off decluttering or "do it another day," and as most of us can attest, the longer you live somewhere, the more stuff you'll accumulate. I highly recommend eliminating items that you do not use, love, or need anymore. I understand it's emotionally difficult to get rid of things you've inherited, including furniture, home décor items, or mementos. As a professional organizer, I can wholeheartedly give you this advice: donate it if you're not using it. Aunt Ginny will be fine, and you'll regain your space! Another tip I've discovered over the years is an important one. Don't assume that your adult children will want your things. They. Do. Not. (Well, ok, maybe one or two items). Save them the trouble of having to one day dispose of that stuff (and possibly feel guilty about it). If you do it now, you can enjoy the feeling of conquering the clutter and the open space that comes with it. Here's one more piece of advice. Those collectibles or precious antiques are probably not worth much. People tend to think their valuables are worth more than they are. Don't try to assign a monetary value to something yourself. Instead, have a professional antique appraiser evaluate it. The space in your home is a precious commodity and valuable real estate. Go through your home with a critical eye to determine what possessions are no longer loved, practical, or usable. Then, decide if these items should be discarded or donated. Ultimately, you'll reclaim your space and feel mentally lighter and less stressed. And, perhaps a person in need will be delighted with your donations. It's a win-win for everyone.

Andrew Gangi grew up in the real estate business. His mom, Antoinette, delved into a career as an agent over 30 years ago and soon became one of the top producers in northern New Jersey. She took a short break while raising her three boys; however, during the 2007-8 financial crisis, she jumped back into the business with both feet and hit the platinum sales level once again. “I grew up learning the business from my mom and eventually joined her,” says Andrew. “I have memories of me and my brothers sitting at the kitchen table while my mom was on the phone, making dinner, and sealing deals— all simultaneously. USING WINE IN COOKING INTENSIFIES FLAVOR AND ADDS ANOTHER LEVEL OF UNIQUENESS TO YOUR RECIPE. It gives a dish that extra something special to turn great-grandma's pasta sauce recipe into your own (and make your sister-in-law jealous). So grab that secret ingredient from the wine cellar and head to the kitchen. As Julia Child says, "I enjoy cooking with wine; sometimes I even put it in the food I'm cooking." Wine should be added to food early enough in the cooking process that it has time to simmer. As wine cooks down, the alcohol evaporates away and the flavors begin to concentrate. Use a light hand at first until you get familiar with cooking with wine. Typically, white wines impart their delicate flavor to seafood and dishes like chicken piccata and vegetable risotto. Red wine adds depth to bolder dishes like beef bourguignon, mushroom steak sauce, and of course, great-grandma's famous pasta sauce. Using wine in a reduction or to deglaze a pan creates an intense and complex sauce. It easily picks up those coveted brown bits that elevate the flavor of any dish. But be careful—light and overly fruity wines can ruin a sauce. The fruitiness is lost during the cooking process and will leave the sauce too acidic, ensuring those lovely brown bits have gone to waste.

AS JULIA CHILD SAYS, "I ENJOY COOKING WITH WINE; SOMETIMES I EVEN PUT IT IN THE FOOD I'M COOKING." RED OR WHITE? Let's be clear about what is considered a good cooking wine. The so-called "cooking wine" found in your local grocery store next to the fancy vinegars and Worcestershire sauce is a poor excuse for a cooking ingredient. They are low in alcohol content, highly acidic and contain a massive amount of salt. Instead, choose a wine you would pair with the meal. Use one that is fruity, medium or full-bodied, and with little or no oak flavor. Wine aged in oak barrels tends to turn bitter and harsh when cooked in food. For red wines, pinot noir and blends such as Côtes du Rhône will produce consistent results. Again, avoid wines aged in oak such as the robust cabernet sauvignon. White wines should also be dry and full-bodied. Try a sauvignon blanc, unoaked chardonnay, or even a French vermouth. LET'S TALK PRICE Does an expensive wine produce a better sauce than a wine picked from the bargain bin? Well, maybe. America's Test Kitchen tested sauces made from similar wines in the $5, $10, $20 and $30 price points. They discovered that the $5 wines cooked down to sweet, syrupy sauces, while the $10, $20 and $30 bottles were smoother, making sauces with multiple layers of flavor. Although tasters favored wines in the two more expensive price ranges, none thought the difference justified spending an extra $10 or $20. They found that limiting the price to $10 left cooks with plenty of good shopping options.

COOKING TIPS

+ Add a light, dry white wine to melted butter and baste grilled, broiled or baked fish.

+ Mix wine with different herbs and olive oil to make a delicious salad dressing.

+ Stir in a couple tablespoons of red wine into brown gravy. Slowly simmer to create a luscious sauce for beef.

+ Freeze leftover drinking wine in ice cube trays for future cooking use.

+ Use a wine-based marinade to help keep meat, poultry or seafood moist while it cooks.

RED WINE REDUCTION FOR SAUCES Two tablespoons of this potent wine reduction can be substituted in a recipe, such as a pan sauce, tomato sauce or roast beef jus, that calls for one-half to three-quarters cup of wine. Add this reduction near the end of the cooking time—the way you might finish a sauce by swirling in some butter. The reduction can be kept for up to two weeks in an airtight container in the refrigerator. Makes about 2 tablespoons INGREDIENTS

+ 1 small carrot, chopped fine (about 2 tablespoons)

+ 1 medium shallot, minced (about 2 tablespoons)

+ 2 button mushrooms, chopped fine (about 3 tablespoons)

+ 1 small bay leaf + 3 sprigs fresh parsley + 1 cup fruity, smooth, medium-bodied red wine blend

INSTRUCTIONS Heat all ingredients in 12-inch nonstick skillet over low heat; cook, without simmering (liquid should be steaming but not bubbling), until mixture reduces to 1 cup, 15 to 20 minutes. Pour through strainer and return liquid (about 1/2 cup) to clean skillet. Continue to cook over low heat, without simmering, until liquid is reduced to 2 tablespoons, 15 to 20 minutes. So, you’re thinking about starting a garden this year. There is nothing more satisfying than growing your own food. Here are a few tips to get you started and, hopefully, your success is within reach, as long as mother nature cooperates. Have you been for a yearly physical? One of the most important things your doctor checks on is your blood work. It provides a baseline that can then be applied to anything else that happens going forward. Garden soil is no different; at the farm, we have our soil tested every fall. Soil is a living, breathing thing; if you want it to be healthy, you must get it tested to have baseline information. Rutgers University provides a soil testing service that you can get online for a nominal fee. It will be helpful in the future. Soil health is a never-ending process. Starting in late autumn, remove dead plant debris from your garden beds, which will lessen the chance for pathogens to establish and negatively affect your crop next year. This is also a good time to add compost like peat moss or leaf mulch which is usually available for free from your municipal recycling center. Fall garden maintenance is essential because your garden will deplete nutrients as it grows throughout the spring and the summer. Replenishing the soil keeps it in optimal condition. In early spring, turn over the soil with a shovel, rake, or rototiller to a depth of up to one foot. This will help it breathe and will kill some of the existing weeds. Resist the urge to overplant. Planting seeds or seedlings too close together will not give you more harvest. It will reduce yield and promote disease. For a prolonged harvest, you need to have consistent, spaced plantings.

Of course, once you think you have it all figured out, Mother nature says, “not so fast”! In 2018 we had more rain than I have ever seen in all my years here. We cannot control the weather (at least not yet), so the best-laid plans--and plants-do not always work out the way Google says they will. As a farmer, I am an eternal optimist. When things fail due to rain, drought, winds, cold, heat, or deer damage, I just plow things up and start again next year.
