LIFESTYLE LETTER
Your Style SPEAKS There’s that moment, just before you walk into a room, when Your STYLE does its quiet work. It’s far more than what you wear - not just being the label…It is the Grand Total of a thousand small decisions made long before you arrived. You express your style without saying a word - it is a blend of timelessness, modern influence and the confidence that comes from knowing exactly who you are. Style, done well, is never loud, yet it speaks volumes. Your style is a celebration of your spirit. From fashion and beauty, to design and creativity, to the individuality necessary to create our community. Style is personal, but it is also inspiring. It evolves with every season, every family, every business, every classroom. It evolves with every season, while still honoring the traditions that define us. This issue is an invitation to delve into some hard working professionals, in various modes of creating and developing their craft. Remember, those who move us most are rarely the ones performing the hardest- they’re the ones who have done the harder work of knowing exactly who they are - and everything else follows from there. Through these pages slow down and notice that kind of style; the earned kind, the kind that doesn’t rely upon a big audience to be real. Hopefully, you will take a deep breath, compose your thoughts, set your smile and walk into the room knowing You, your heart and your soul are walking in With You. Show it! 1Peter 3:3-4 “Do not let your adorning be external… but let your adorning be the hidden person of the Heart.” L I N DA L I V I N G S TO N , P U B L I S H E R @ PA R KC I T I E S L I F E S T Y L E (817) 613-7723

The Mercedes-Benz G-Wagen has earned a reputation as one of the world’s most recognizable off-road vehicles, but for Chance Lauer, the military-spec Mercedes-Benz Wolf offered something even more intriguing. Rugged, functional, and steeped in history, the Wolf inspired him to create a vehicle that honors its military roots while delivering the reliability and comfort needed for modern adventures. Lauer’s inspiration came after restoring Land Rover Defenders and seeing how enthusiasts embraced vintage utility vehicles equipped with contemporary comforts. Rather than building another luxury SUV, he envisioned a Wolf that retained its unmistakable military identity while becoming something practical enough to enjoy with family and friends. Preserving authenticity was essential. The finished build still features many of the Wolf’s original military details, including helicopter lifting hooks, rear-mounted tools, wood flooring, and discreet map lights once used by soldiers to navigate without revealing their position. Those subtle features tell the vehicle’s story while giving it a personality few modern SUVs can match. The biggest transformation came beneath the hood. The original diesel engine produced fewer than 90 horsepower, making highway driving less than ideal. Instead of performing the increasingly common LS3 V8 conversion, Lauer chose to stay true to Mercedes-Benz engineering by installing a newer OM605 turbo diesel. Producing approximately 275 horsepower and paired with a fivespeed overdrive transmission, the upgraded powertrain comfortably cruises Texas highways while maintaining Mercedes reliability. Suspension upgrades also improve the driving experience. A Fox suspension system modernizes ride quality without sacrificing the Wolf’s rugged character. It still feels more like a classic Jeep than a luxury SUV, and that’s exactly what Lauer intended. Unlike his previous Wolf builds, which featured premium saddle leather and upscale interiors, the latest version prioritizes function. Marine-grade vinyl seating, durable hard floors, and simplified interior materials create a cabin that’s ready for muddy trails, changing weather, and everyday use without concern for damaging expensive finishes. For Lauer, this project has never been about building a museum-quality showpiece. His great-grandfather was a retired Lt. Colonel serving in both World War I and II, honoring war history is one of his true passions. This is about creating a vehicle that’s equally at home attending Cars and Coffee, or exploring mountain trails with his son. The project stands as a testament to thoughtful craftsmanship—proving that preserving history doesn’t mean leaving it parked in a garage. For more information contact chancelauer5@gmail.com

Fall Real Estate Trends To Watch Hunter Realty Leaders Kevin And Stacy Hunter Share Tips To Help Navigate This Fall’s Luxury Real Estate Market. In 2023, Kevin Hunter left his longtime software sales role, hoping to launch a real estate business. “It hit me that a lot of individual contributors when I was in direct sales leadership had told me that they thought I would be really good in real estate,” Kevin says. His colleagues had honed in on how Kevin put his customers first, listened to them, understood their needs, then applied every reasonable measure to exceed their expectations. Desiring greater flexibility to leverage these strengths, Kevin took the leap and launched his eponymous real estate venture, Hunter Realty, in 2023. Now, he uses that same skillset to stand out within Dallas’ luxury residential market. Kevin’s wife, Stacy, joined Hunter Realty a few years after it took off, following more than three decades serving as a finance leader for a leading DFW hospitality brand. At first, she got her real estate license with the intention of helping Kevin on weekends, but in the process, she fell in love with the new field. “I love the challenge of helping people find their amazing home,” Stacy says.

Kevin specializes in negotiating and perfecting an offer and contract, whereas Stacy excels as the face of Hunter Realty, connecting with everyone from clients, to builders and elevator manufacturers. She always has an up-to-date working inventory of homes in Park Cities and Preston Hollow, as well as a rolodex of vendors and specialists who could answer any question or play out any potential renovation a client could want. “A lot of the listings she is aware of aren’t even on the market yet,” Kevin says. “That’s a key example of what we bring to the table.” Stacy adds, “We both work with every single client, because we both have our strengths.” Kevin says the activity real estate market goers would normally expect in the summer may get postponed to fall if current events change and interest rates fall into the fives. “If they dip into the fives, it will get crazy,” Stacy echoes. Additionally, the continued relocations from businesses moving their headquarters to DFW will draw

additional homeowners to Park Cities and Preston Hollow. “That’s what keeps the market hot for us,” Stacy says. “We’re seeing some amazing homes at $1.5 million. The majority of them are between $2.5 and $5 million,” Kevin says. The couple is also seeing a lot of buyers completely rebuild an older pier and beam home that sold for $400,000 or $500,000 into a million-dollar home of their dreams. “We have been seeing it a lot in Park Cities and Preston Hollow, and we are starting to see it grow elsewhere—into Farmers Branch, Addison, Carrollton, that whole area,” Kevin says. Those homes will grow in equity substantially over the next few years, he explains.
Kevin & Stacey Hunter

For sellers, the couple says keys to success include honing in on updates that can maximize ROI, as well as investing in good staging and photography. “These are just little tips and tricks where you are going to get the most bang for your buck,” Kevin says. On the buy side, Stacy emphasizes the current market enables buyers to make requests. “You can ask for the seller to buy down your rate. You can ask for the seller to pay the HOA fee—different things. We help our buyers take advantage of those things,” she says. Kevin calls out the need for an active agent honing in on key search criteria. “I don’t like to settle, and I don’t like my clients to settle,” Stacy adds.

MARIO CARBONE'S Dallas Essentials The Brands, Places, And Traditions That Define His Connection To Dallas.
Lucchese Boots – “My first connection to Lucchese came long before I ever spent time in Dallas. My dad has a pair of Lucchese boots that he’s had for nearly 40 years, and I’ve always loved them. Seeing how beautifully they’ve aged gave me an appreciation for what the brand stands for. My time in Dallas only deepened that appreciation and the heritage behind the boots and the people who wear them. They’re made to be lived in—to be broken in, shaped by experience, and eventually passed down. There’s something incredibly timeless about that.” Benny Jack’s & Lula B’s Antiques – “While we were building out our restaurants in Dallas, we spent a lot of time exploring places like Benny Jack’s and Lula B’s. I gravitate toward pieces that come with a history—things that already have a story to tell. You can’t manufacture that kind of character, and it makes all the difference when you’re creating a restaurant that feels layered, personal, and genuine.” CENTRE at Sadelle’s – “Nick has an incredible eye for taste, and I really admire the way he champions quality and independent brands. Collaborating on the Sadelle’s collection felt like a natural extension of our friendship and an opportunity to bring together our shared appreciation for craftsmanship, design, and the spirit of Dallas.” TOM FORD Tobacco Vanille from Neiman Marcus – “I’m drawn to Tobacco Vanille because it reminds me of one of my favorite scents—a great cigar. It’s warm, layered, and understated, with a richness that never feels overpowering.”

Rosewood Ranches – “What stands out about Rosewood Ranches is the care and discipline behind everything they produce. Their Texas Wagyu reflects a commitment to quality at every stage, from the way the cattle are raised to the final product. As a chef, you appreciate an ingredient that has been handled with that level of intention. When the quality is there, it does not need much, just proper seasoning, thoughtful technique, and the restraint to let it speak for itself.”

THE NEW STANDARD FOR SMILES ARTICLE BY LAUREN STONE
In a community where excellence is the expectation, LVL Orthodontics is raising the bar on what patients can expect from orthodontic care. Led by board-certified orthodontist Dr. Diana-Beatrix Velicu Gardner, the Highland Park practice blends advanced technology with a highly personalized, concierge-style approach. The result is a patient experience that feels every bit as elevated as the smiles it creates. “At LVL, I’ve always believed patients deserve to be treated as a whole person, not a set of teeth,” Dr. Velicu says. “They want a provider who understands their timeline, their goals, and their life circumstances—and builds a plan around that. That’s the standard I hold myself to with every patient who sits in our chair.”
22
S ELF CA R E | BEAUTY
A CONCIERGE APPROACH TO SMILE DESIGN
From the very first visit, patients experience a level of care designed around convenience, accessibility, and personalization rather than lengthy wait times and standardized treatment plans. “It means patients get expert-level care without the usual friction,” Dr. Velicu says. “Same-week consultations instead of six-week waits, direct access to our team rather than a phone tree, and treatment plans built around each patient’s actual life, not a one-size-fits-all script.” Patients leave their first appointment with a digital simulation of their future smile, offering a preview of what’s possible before making a commitment. “Whether it’s straightforward Invisalign or something more complex, every patient gets board-certified precision, delivered in a way that feels unhurried and personal, the way a five-star experience should,” she shares. That emphasis on precision has defined Dr. Velicu’s career from the very beginning. A graduate of Romania’s prestigious Carol Davila University, she completed her orthodontic residency and earned her master’s degree at UCLA, where she served as chief resident. Before pursuing orthodontics, she also competed as an Olympic skier—a background she says continues to guide her work today. “Skiing at that level teaches you something you can’t learn any other way—that precision isn’t optional, it’s everything,” she says. “A fraction of an inch, a split second, and the outcome changes entirely. I carry that same standard into treatment planning.”
INNOVATION WITH INTENTION
At LVL, innovation begins with a simple question: How can the patient experience be improved? “Staying current isn’t about chasing trends—it’s about making sure every advancement we bring in genuinely makes the experience better for the person sitting in the chair,” Dr. Velicu says. One example is C5 Hidden Orthodontics, for which LVL is the exclusive Dallas provider. “Discretion matters deeply here,” Dr. Velicu says. “Many of our patients are professionals, parents balancing full lives, or people who simply don’t want treatment to be the first thing others notice. That’s a big part of why we brought C5 Hidden Orthodontics to Dallas, and why I’ve built our clear aligner protocols around precision and discretion.” Placed behind the teeth, the system allows patients to straighten their smiles without visible wires. Alongside advanced clear aligners and treatment options like MARPE—which can help certain patients avoid more invasive procedures—LVL offers solutions that are tailored to modern lifestyles. As treatment options have become more subtle and lifestyle-friendly, Dr. Velicu says it’s no surprise that more adults are pursuing orthodontic care than ever before. “Adults today see orthodontic treatment less as something you ‘should have done as a kid’ and more as an investment in how they show up in the world now,” she says. “When the options are this discreet and this comfortable, there’s really nothing holding them back anymore.” For Dr. Velicu, however, the most meaningful transformations aren’t measured in perfectly aligned teeth. “What I remember most isn’t the teeth,” she says. “It’s the moment someone stops covering their mouth when they laugh.”

Decorate your space with handmade textures such as the modern, maker revival of 1970s macramé and year-round tropical feel of wicker. MACRAMÉ Made through knotting instead of weaving, macramé can add a unique touch in many various ways. Houzz contributor Laura Gaskill suggests incorporating it as nursery decor, plant hangers, wall hangings and modern fiber arts. WICKER According to Houzz contributor Yanic Simard, “the best way to really embrace the luxury-cottage appeal of wicker and rattan is to combine different forms of the two in one space... TIPS FOR DECORATING WITH NATURAL MATERIALS
Houzz contributor Katie Treggiden offers many ways to incorporate natural materials and natural-state timber into your home, including using wood to cover one wall in a home for a pleasing accent wall; featuring your firewood as a striking, stacked display; and mixing different types of wood and different finishes in the same space. “A simple way to incorporate the wood trend is to expose structural wooden beams already present in your home,” Katie says. “Instead of painting them or boxing them in, leave them raw or give them a coat of wax to enrich the tones.”

ADDING TASTEFUL POPS OF COLOR TO YOUR WHITE ROOM
Do you feel like your all-white room is missing something? Houzz contributor Kelly Porter bets what’s missing is energy. “The best way to add a spark to any space,” she says, “is with bright color.” Kelly says green is one of the easiest colors to live with, looking organic even in its more vivid tones. “When searching for the perfect bright green, think springtime—fresh green grass and newly sprouted leaves,” she says. “These greens have lively undertones that will look comfortable and warm in your white space. Other colors Kelly recommends adding as accents are yellow, royal blue, orange, bluepurple, red-purple and sky blue.

Wear Colors That Truly
LOVE YOU A quick guide to finding flattering shades for life.
KNOW YOUR UNDERTONE Your undertone doesn’t change with the seasons. Check your wrist veins: blue means cool, green means warm, and unclear may be neutral. Cool tones love jewel colors; warm tones glow in earthy, rich shades.
CONSIDER CONTRAST Do you have high contrast between your hair, skin, and eyes (like dark hair and light skin)? High contrast looks great in bold, clear colors. Low contrast (like blonde hair and fair skin)? Softer, blended tones often suit you best.
THE WHITE VS. CREAM TEST Hold a white and ivory shirt near your face. If white flatters, you're likely cooltoned. If ivory glows against your skin, you're likely warm-toned. This quick test reveals your undertone with ease.
BUILD AROUND YOUR “WOW” COLORS Once you identify a few colors that make you look and feel amazing, use those as the base of your palette. These are your power colors—build your wardrobe and makeup around them!
PRO TIP You don’t have to follow rules perfectly. Your color palette is a guide, not a limit. Mix, match, and most importantly—wear what makes you feel beautiful.

Giving it time to develop will make the drink more captivating and interesting.
NOTE: Regular brandy can be used, but ginger brandy gives it an extra kick of flavor.
