What Spells ‘Home’ to You? Home. So much contained in that little four-letter word. Home is our grounding. Our base. Our launchpad. It’s where we start and end each day. And while the particulars look different for each of us, the meaning and value it holds for all of us is undeniable. Author Wendy Wunder said, “The magic thing about home is that it feels good to leave, and it feels even better to come back.” As we thought about home, we wanted to highlight what makes it special to our readers. That of course includes the food and drinks, the aesthetic and design, but most importantly, the people. In my new role as managing editor of OKC Lifestyle, I know that I am fortunate to have the privilege and opportunity to seek out the stories behind the businesses and individuals that comprise this city and hope the small lens into their lives and work brings people in this community together. As you flip through the pages of this issue, we hope you’ll feel encouraged and connected to the people around you - in your city, neighborhood and most all - your home. Ahhhh, spring. Time for regeneration, recovering from winter storms and preparing for Oklahoma’s next weather curveball. Previous years brought us record-breaking temperatures and devastating ice storms. Don’t let Oklahoma weather sneak up on you; start preparing now!

Did you know that 85% of HVAC repairs could have been prevented by regular maintenance? • Change your filters! Dirty HVAC filters will impact your air quality and make your AC work harder than it needs to as temperatures rise. Learn more about filter types by visiting us on YouTube: @Normanair • Schedule maintenance for your AC unit to keep it running efficiently through the next heat advisory. Your technician will thoroughly clean the unit and perform an 18-point inspection. Does your system have a warranty? Annual maintenance by a licensed professional is often required to maintain your warranty! You paid for that warranty— don’t lose it over lack of maintenance! • Clear debris away from your home. Clean gutters and pull leaves or debris away from your AC unit and your home. Keeping debris away prevents water damage to your home, maintains adequate airflow around your AC unit, and discourages pests (termites, etc.)

• Schedule a plumbing inspection. During the inspection, an experienced plumber should visually assess your plumbing to look for leaks and proper drainage and check your water heater condition. If a problem is suspected, expect a quality plumber to suggest looking down the line with a camera to check the condition of your plumbing. Summer is the prime time for tree roots to invade sewage lines and other plumbing, causing leaks and clogging drains. The damage will worsen as tree roots grow. • Look for signs of slow leaks and water damage. Oklahoma’s unpredictable weather wreaks havoc on plumbing and your home’s exterior. Often, slow leaks and water damage can develop as temperatures shift. A plumbing inspection will examine common weak points, but always be aware of any changes in wall or ceiling coloration or texture, or signs of mold. It is wise to examine the exterior of your home as well. Look for cracks in the brickwork, missing siding, missing shingles, etc.

One of the first features one notes first upon approaching a house is its entryway—in particular, the front door. Unfortunately, many houses—even those with all the bells and whistles and other marks of a luxury home—lack a door that makes an equally grand statement. That’s where Monte Cristo Ironworks (MonteCristoIronworks.com), a family-owned business based in Oklahoma City, comes in. Whether you already have strong ideas on what you’d like to see in your new door, or if you’re just looking at the various options, Monte Cristo Ironworks can help you take it to the next level, says Dustin Chilcoat, owner. Some homeowners come to them with a vision already in mind, with photos or drawings representing the overall look they are going for, Dustin notes, while others may have only a rudimentary idea of what they want. The Monte Cristo Ironworks’ sophisticated and experienced design team loves working with both types of clients and helping them to identify a functional and relevant door that fits in with the home’s architectural style, landscaping, budget and other factors. For many, translating a two-dimensional design (photo or drawing) into three dimensions is a challenge. No problem. The company has a showroom where many of their products can be viewed in person. Monte Cristo Ironworks has doors, and can design doors, that range in style from extremely contemporary or modern to Olde World (heavily ornate). “We aren’t trying to sell you what’s in a catalog,” Dustin says. “We work with our clients to create a door that they will enjoy for years and that is the best fit for their home. We provide lots of customization.” Over the past five years, Dustin notes that the company has come to specialize in pivot doors, which allow for the manufacture of a wider door.

EARLY DAYS When the Chilcoat family was looking to open a business in Oklahoma in 2006, iron doors were uncommon in Oklahoma, Dustin recalls. Though they have become a building trend, Monte Cristo Ironworks offers something many of their competitors cannot: a family with a strong background in art and the creative process, a passion for translating those designs into beautiful and functional doors, and a shared desire to deliver fresh and new solutions. Over the years, Monte Cristo Ironworks has grown from focusing on new construction and doors going into new builds to one that handles both residential and commercial new builds as well as improvement projects for existing homes. PRACTICAL PREPAREDNESS WHY TAKE CHANCES?

The job of a real estate agent is relatively safe, but there have been situations when Realtors have found themselves at potential risk. When speaking with newer agents, I am often asked how to stay safe when showing properties or at an open house. Over the years, I’ve had the following conversation on multiple occasions: “I am thinking about buying a handgun to keep with me. What do you recommend?” “Have you ever fired a gun?” “No.” “Do you plan on going to the range at least once a month to get comfortable with it?” “I don’t know... maybe.” “Then I recommend not buying one until you can put in the time to get comfortable with one. If you are concerned with safety, I recommend a few other options.” It was not until recently that I could recommend a course specific to real estate agents. The course is called Realtor Agent Safety Fundamentals and is taught by Timothy Brashier, owner and director of Practical Preparedness. This course takes agents through safety checks, how to de-escalate a situation, the art of situational awareness, identifying a threat, and knowing what to do, along with a few other important topics. I had the opportunity to interview Timothy about the course and other topics. Timothy explained the importance of knowing how to de-escalate a situation. It’s not whether you are armed; it’s learning how to handle yourself and having situational awareness. That can be the difference between you controlling the situation, or someone else.

Situational awareness and managing oneself effectively can be crucial in preventing a potentially harmful situation. As a former Marine, I am comfortable with firearms, but I also respect that there are people who are not, and who choose not to carry or own firearms. Being armed may provide some protection, but it is not necessary, and some individuals may choose not to carry or own firearms. For agents, this course is an accredited course that counts for 2hrs of CE with the Oklahoma Real Estate Commission. If you are not a real estate agent, Practical Preparedness offers a host of other classes, such as School Safety Precautions and Readiness, In the Home Defense and Active Shooter Awareness, plus general courses on self-defense and firearms. Their goal is to educate, train and equip people to protect themselves and their loved ones in any situation. No one wants or intends to be in a situation that calls for the training his courses provide. Writing this article, I am reminded of a day a few years ago when my office was in downtown Edmond. The Edmond Police Department called our office to inform us to lock our doors, that a man armed with a rifle was walking around the streets, and they were looking for him. As we locked the door and waited for the police to call, I thought about how important it is to be prepared, to know how to handle situations such as this when called on, wait, and hope it all works out. THE NOUN Visitors to the University of Oklahoma campus during home football games who choose to stay in town overnight—as well as other visitors to OU and Norman throughout the year—now have a new choice that’s both convenient and elegant. In fact, it's the next best thing to being at home, plus you can get room service and great food and drink is as near as the ground floor! The NOUN Hotel opened on Sept. 22, and was met with praise from members of both the town and gown communities. Scott Lambert, NOUN general managing partner, recalled how the unusual name for the new, independently owned boutique hotel located on OU’s historic Campus Corner came about. “Chris [Christine Lambert, NOUN shareholder/ concept and design coordinator] and I shared ideas on names for weeks!” he recalled “One night while drinking red wine, Chris suggested NOUN, like SoHo in New York, and standing for North of University. We immediately knew that was the name, and after another glass of wine, we realized that ‘NOUN’ also includes OU, and our location and inspiration have the University of Oklahoma at the very heart! The name stuck, and we couldn’t be happier. “The NOUN stands for North of University and is about People, Place and Ideas,” he added. Besides Scott and Chris, the other member of the NOUN leadership team is Ronnie Krodel, general manager. At the invitation of the NOUN Hotel leadership team, I (with my niece and City Lifestyle writer/photographer Lindsey Davies and her

5-year-old son, Liam) enjoyed an overnight stay in one of the hotel’s bedrooms. The fourthfloor space offers a nice day and night view looking down University Boulevard to Boyd Street and beyond. Some of the amenities we especially enjoyed were the complimentary valet parking, the comfortable beds, and the location on Campus Corner, with its many shops and restaurants, and the beautiful OU campus, known for its Cherokee Gothic-designed historic buildings as well as its many sculptures, fountains and gardens. Scott notes that all 92 of the hotel’s guest rooms are furnished with Smart TV technology, handmade artwork, walk-in showers and luxurious Italian linen. Guests may choose from two suites, 24 king bedrooms and 66 double queen bedrooms. Overnight guests as well as visitors can avail themselves of the NOUN’s two cocktail destinations and one culinary concept. The Supper Club, a bistro-style dining destination located off the lobby, is open for lunch, dinner and weekend brunch. It serves up refined American dishes that celebrate bold f lavors alongside craft cocktails. During our visit, my I ordered the Coq au Vin, a tasty concoction of roasted heirloom chicken breast, red wine, mushrooms and pearl onions, served with a Pistolet loaf. Lindsey ordered Potato Gnocchi—braised oxtail, scallion and fontin—off the appetizers list. The dinner menu features a nice selection of soups and salads as well as appetizers. Entrees include dishes featuring salmon and striped bass, pork chops, duck, steak and short ribs, offering something for just about anyone. The Supper Club is helmed by Chef Greg Lopez, who has worked in a variety of locales around the world. In 2018, he served as an executive chef in China, developing and introducing Western food to a culture that had yet to experience it. Guests and visitors may unwind at ONE Bar, a late-night lounge and restaurant overlooking campus on NOUN’s second floor. Featuring 14 televisions, four outdoor fire pits, a TV

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

TA K I N G T H E C O U N T E R M AT E R I A L U P THE BACKSPLASH Although the iconic subway tile backsplash is timeless in its own right, Brooke says she is seeing a big shift toward marble slab backsplashes — which add drama and depth to the kitchen. Not only is it easier to clean than tile, but a marble backsplash and countertop also sets the tone for the entire space and makes a big statement.

Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen.

I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen.

C O N T R A S T, C O N T R A S T, CONTRAST! From painted and stained islands to dark lower cabinetry with bright white uppers and mixed lighting fixtures, contrast is the name of the game this year. You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen. The Importance of Tracing Assets in a Divorce Case Tracing separate property or assets in a divorce can be an important issue for lots of individuals. Take a situation where somebody has a 401k or IRA before marriage. They have put money into this account before marriage. They then get married. After marriage, they continue to contribute to this 401k or IRA. At this point, pre-marital separate funds and marital funds are being mixed. The parties then file for divorce. In these situations, the one spouse is often asking that the entire 401k or IRA be divided in the divorce. The spouse who had funds in these accounts before marriage argues that the pre-marital portion should be set aside to them entirely. And they argue that

only the funds put in during the marriage should be divided through the divorce. The reality, however, is that the separate funds need to be traced out from the account. This often requires a forensic accountant reviewing statements and doing an analysis to determine the amount that was in these accounts during the marriage. At a minimum, parties may need to subpoena the statements from the date of the marriage to try to determine the amount that was in there. However, it can often be hard to obtain statements at the exact date of the marriage. In addition to 401ks or IRAs, tracing can be important for other assets like bank accounts, investment accounts, whole life insurance policies,

and other assets where a party might have built up cash value before marriage. In some instances, a party might consider having a prenuptial agreement drafted before getting married. Home Equity Conversion Mortgages When Is a Reverse Mortgage Appropriate? ARTICLE BY RICHARD CARRINGTON Home Equity Conversion Mortgages—better known as “reverse mortgages”— have been available since the Reagan administration launched the program in 1989 to address the unique variety of reasons senior citizens may have to access the equity in their homes. Since the program’s inception, HECM loan investors and the regulators responsible for mortgage lending have made several changes to the original model, placing additional safeguards on the original program for consumers and making these loans more accessible to a greater number of senior homeowners. Although not suitable for every situation, today’s HECM loans can provide a variety of key financial options for seniors. Unlike traditional forward refinance mortgages or Home Equity Lines of Credit (HELOCs), which require debt service in the form of repayment from a senior’s income or cash reserves, a HECM loan provides for the OPTION to make payments if the HECM borrowers so choose, or they can simply make no payments and allow the interest charges on the unpaid principal balance of the loan to accrue until all homeowners have left the mortgaged property permanently. All that is required is that the borrowers pay their property taxes, homeowners insurance premiums, HOA, or any other property-related charges when they become due and maintain the property in generally good condition. In general, there are no restrictions for which the proceeds from a HECM loan can be used, so rather than obtaining a traditional refinance loan that creates further cash outflow demands, many seniors turn to HECM loans to solve their needs. One last but very important point: A HECM loan can also be used by seniors to purchase a different house. A purchase-money HECM provides for the same optional payment benefits, making it an ideal way for senior homeowners to adjust their living style to better fit their current needs.
