What do bicycles, the sun, and farm shares have to do with a local financial institution? If that financial institution is the UMass Five College Federal Credit Union, a lot. As a member-owned credit union, UMassFive prides itself on its suite of specialty loans that members won’t find at other places. Vice President of Marketing, Craig Boivin, talked about UMassFive’s unique lending products as benefits that make the community-driven, people-focused credit union stand out. In an area with an abundance of farms, it makes sense for UMassFive to do its part to help ensure everyone has the means to access the fresh produce that is grown here, Craig said. As part of their sustainability lending, the credit union provides 0% interest loans for CSA farm shares. The credit union pays the farmer up front for the seasonal share and the credit union member pays the loan back over the summer in small interest-free monthly payments. Another sustainability loan is for the purchase and installation of residential and commercial solar electric systems. “We’re one of the few area financial institutions making solar loans,” Craig said. Also offered as part of UMassFive’s sustainable lending suite is a loan for energy and fuel conservation, which can be used for insulation, home heating expenses, or updating appliances. way to build credit, and you’re using the power of your legs instead of gas to commute locally,” he added. “Our mission,” said Craig, “is to make a positive difference in the financial lives of the people and businesses that bank with us.” UMassFive offers programs to promote financial literacy, including “How to Build a Budget,” Understanding Credit,” and a class on how to navigate the home buying process. “It doesn’t matter how much money you have with us, at UMassFive we answer to our members – we don’t have investors to answer to,” Craig said, noting that the credit union is able to take any surplus it has and give back to members in the form of better rates and fewer fees. UMassFive began in 1967 as a credit union serving employees of UMass. Over the years it added Amherst, Mount Holyoke, Smith, and Hampshire Colleges - including faculty and students. Today, the credit union is capable of serving any person or business in the Western Massachusetts community. Members can bank at any of six branches, including their main locations off Route 9 in Hadley, on Route 5 in Northampton, and at branches located at Mercy Hospital in Springfield, the VA Hospital in Leeds, UMass Medical School in Worcester, and the UMass Amherst Campus Center. With over 45,000 members and over $627 billion in assets, UMassFive offers the same technology as bigger banks do. Members can join or apply for a loan online, utilize mobile banking, control their debit cards by our app, and set fraud alerts,” Craig said. UMassFive also offers credit cards, mortgages, checking and saving accounts, and retirement planning. “We really do have it all in terms of someone’s financial needs,” Craig noted. UMassFive is involved in supporting various causes and Craig noted that all sponsorship dollars are spent locally.

THE SEASONS OF REAL ESTATE How to Navigate the Ebb and Flow Around Here

Here we are in the middle of an unusual winter, one without much snow—so far, anyway. However, as a Realtor, I am already looking forward to spring. Did you know we live 6-8 weeks in advance of things, and that there is an ‘ebb and flow’ to real estate sales around here? The spring, between St Patrick’s Day and Memorial Day, is the busiest market when about 40% of the sales in a given year get under contract. In the summer, between Memorial Day and Labor Day, it tends to slow down to about 20% of the sales. The market then picks up again in the fall to around 30% until Thanksgiving, when things slow down for the winter. There is still activity even in the dead of winter, but only around 10% of the sales are this time of year. A lot of time during winter, we’ll see the leftovers, and the houses that don’t sell in the fall, do get snapped up by winter buyers. So, if you are planning on selling your house in the spring, give me a call to make an appointment. We can determine the price at which your house would likely sell, and review what might need to be fixed or improved so that your house will sell faster and at a better price! COVID changed things, for sure - even in real estate. At the start of the pandemic,

we saw offers on houses by buyers who had only seen the house online instead of in-person. Today we see high-quality pictures, drone shots, short videos, and highly detailed floor plans. Together these, along with 21st-century resources, like Google Maps Street View, give so much knowledge to buyers that it can take the place of a 1st showing. If you haven’t sold a house in 12-15 years, or even longer, the home selling process and experience are much different today. Without technology, the first showing acts as the first open house for buyers to think about it overnight, and then return for a second showing. Today’s resources are so high quality that it acts like a showing in and of itself, and so buyers can place an offer immediately afterward. My Mornings It’s 5AM, and I wake gently from some vivid dream, into the dark of the predawn morning. And I don’t use an alarm clock. Now that it’s March in Massachusetts, I naturally wake to starlight and stillness. Sometimes I get up, sit in my window seat, and stare at Orion twinkling up in the sky. Other times, I smile,

give thanks for another beautiful day, roll over and go back to sleep. If a friend invites me, I’ll walk and watch the sunrise with them. I have options for how I want to start my day. And, so do you. Do you have a mindfulness morning routine? Mine is pretty peaceful. After I wake up, either

before or with the sunrise, I go to the bathroom, scrape my tongue and then turn the kettle on. Sometimes I’ll sip a glass of room-temperature water and take a probiotic; other times, I’ll have hot lemon water with honey; other times, I’ll drink tea. Tea time is a special time I make with myself. In any given week, I’ll switch my tea daily, so I drink a different type of tea each morning: white, green, black, Pu’er, rooibos, herbal, and fruit. While I sip my tea, I read or listen to something spiritual or an app like Insight Timer, and sometimes I journal. Then I head to the bathroom, shower, brush my teeth, check the weather and get dressed. I’ll sometimes oil my body with organic coconut oil in summer and fall and sesame oil in winter and spring. This is an ayurvedic practice. I also will put a little coconut or Nasya oil on the insides of my nostrils because this helps prevent dryness and relaxes my nervous system, believe it or not. Then it’s off to the kitchen to make a simple breakfast. Breakfast is a small meal that keeps me satisfied and energized until lunch. I prefer a warm breakfast in the Fall with things like oatmeal, farina, grits, or granola with warmed milk. I’ll eat more protein on the weekends, like eggs and sausages, with my breakfast. I eat fruit alone. I like a little natural sweet with pure maple syrup or honey, and a little savory as my breakfast flavors. I take my vitamins and herbs. After breakfast, I start my day’s work. This is when I plan my day, turn on my laptop, look at social media for a minute, check

my planner and start working, taking the day one hour at a time. I exercise outside, so I wait until the warmest part of the day to do that, around 2-4 pm each day. That’s when you’ll see me riding my bicycle or hiking in the woods. I love my morning routine because it helps calm my mind as I start each day nurturing myself in the ways that I most need to. My body moves gently and intentionally, not rushing around or dragging like a heavy weight. I can stretch and do some yoga if I want or not. And my spirit is inspired by the gift of the new day and what potential I have to make it unique. My mind is fresh and open. I prefer not to talk to anyone for the first hour or two after I wake up. I like my quiet time because that is a loving time where I center myself, and then the rest of the day flows by me like a steady river, and I am like a solid, beautiful rock, smoothed out by the day and steadily planted; sure of myself and my intentions. I think everyone should have a morning routine that works with their schedule. If you don’t have one yet, try it. Just one little change at a time can make a significant shift in your outlook and mood.

From the moment you walk into the office at 373 Main St. in Easthampton, you know you’re in a more comfortable, friendly workplace when you see a bag of Tandem bagels on the counter and hear people laughing with each other from the offices with open doors. Boulanger’s is a full-service, family and employee-owned plumbing and HVAC heating, ventilation, and air-conditioning company that’s been in business for over 65 years. Jason Duda owns the company with four partners. Mr. Duda explains, “One great thing is that we work hard to take care of any plumbing services we can. Nowadays, it’s hard to find plumbers who will do smaller jobs like fixing a leaky toilet, installing a kitchen faucet, or replacing the garbage disposal. Boulanger’s is always here. We turn the phones on at 6:30AM and turn them off at 4:30PM, but we offer emergency service after hours and on weekends when customers can speak to an on-call technician. We make every effort to care for your issues and emergencies as quickly as we can.”

Boulanger’s is fully staffed to handle various plumbing issues. They are plumbing and HVAC contractors who perform more extensive work than most plumbers, including residential and commercial. Some of their clients are Big Y, UMASS Amherst, and various hotels across Western Massachusetts. “We have local contractors who remodel kitchens and bathrooms for people, and they need plumbers,” he continues. “It’s more than just service work. People need us to do demolition work, remove fixtures, and make the space safe for remodeling. Many of our customers want to reside in their homes instead of transitioning to assisted living, so we field many calls from families who need to move their washing machine connections from the basement level up to the first floor,” Jason explains. Boulanger’s understands that finding a plumber can be difficult, so they try to make that process as easy as possible. Jason said, “Over the years, we’ve had loads of kids from the vocational school complete their co-op program with us - and we hire a lot of them. Many of the people we have on our team have been employed since high school and continue to grow with us. It’s a great thing.” Jason affirms. “Everyone here works hard and that is what I’ve always valued. We take pride in our level of customer service and honor in our work.”
