We're hoping for better days ahead this summer for one of our advertising partners, LUXE/psn, as recovering from a fire on March 24 in the building above the shop is going to be a long road. LUXE/psn Owner Kathleen McCafferty says the 26 South State Street location may be closed for approximately a year. She intends to find a temporary location and reopen as soon as she can replace the apparel inventory lost due to smoke and water damage with new seasonal inventory. Kathleen asks that we all follow her social media (@luxepsn) regarding updates, as she may sell items online or through popups in the meantime. Please note that Bucks Beautiful representatives are hosting the 27th annual Kitchen & Garden Tour in historic Doylestown Borough on June 12 from 11 a.m. to 4 p.m., rain or shine. This annual event offers visits to hidden jewels tucked away on the charming streets of Doylestown. Bucks County master gardeners will be on hand to offer expertise, and proceeds will benefit the reforestation initiative RePlant Bucks. This month's magazine theme is about honoring men who are making positive differences in someone’s life, big or small. We applaud you and the lasting impact you're making. The ripple effects that ensue are worth it. An inspirational man has the incredible power and privilege of shaping and mentoring the young people in their lives to grow and mature in a multitude of ways. Whether they're a coach, a father, an uncle or an employer, being a role model and leading by example can make a lasting impression on those watching. We can all probably think of a man in our life that has had a big impact on us at one time or another -- whether it was someone pushing us to be a better version of ourselves, someone who sees the best in us, someone we look up to for guidance, or perhaps someone we don’t personally know but that inspires us by their greatness. We're grateful there are wonderful men throughout our communities.

Joe Carfagno, who handles fundraising for the historic Newtown Library Company board members, says supporters are raising funds to offer more services for the community. He says they recently rolled out online books and had to make a large investment to keep up with bigger libraries that have funding from municipalities. The library, located at 114 E. Centre Ave., has operated since 1760. For questions, membership or donations, call 215.968.7659. The newest addition to the library is eBooks and audiobooks through cloudLibrary by bibliotheca. For anyone donating $250, the company’s or individual’s name will be on the eBooks site so all of members can see who made a contribution. The shelf will say “ABC Business Sponsors This Shelf,” and contributors can even choose what kind of books will be on their shelf. Pineville Tavern's New 'The Garden' Dining Is Open Just before Pineville Tavern's 280th birthday (Pineville Hotel was built in 1742 and served as the town’s major landmark), its new 80-seat greenhouse called "The Garden" opened for outdoor dining. The Garden took two years to complete, according to a news release. It was designed by owner Andrew Abruzzese and renowned designer Renny Reynolds of Hortulus Farm Garden & Nursery. The space is just less than 2,000 square feet and cost $300,000. Art of Indigo: African American Museum of Bucks County

African American Museum Presentations Inspire Pride, Education The African American Museum of Bucks County staff recently presented a black history presentation at Arete Art Gallery, 122 Main Street, in New Hope. The Art of Indigo artist indicates: "Art is healing. Art gives us an opportunity to be truthful, honest, and transparent, without judgment or qualification." Museum representatives have done virtual and in-person presentations, asd well as pop-up exhibits, in art galleries, corporations, schools and other nonprofit organizations. Newtown officials stated that $873,000 in state funds were secured to improve pedestrian safety and access to the Newtown Business Commons. The project includes constructing 0.5 mile of five-foot wide concrete sidewalks, stormwater management improvements, ADA curb ramps, improved striping and signage, installation of benches and landscaping. Funding came from PennDOT's Multimodal Transportation Fund Grants, which encourage economic development while ensuring safe and reliable systems of transportation are available to residents of the commonwealth. “State investments in our transportation keep our community connected and our economy thriving,” says Sen. Steve Santarsiero. “This project will help the Newtown Business Commons close existing trail and sidewalk gaps and improve pedestrian access while better connecting the Business Commons to the community. My Newtown office is on the edge of the Commons, so I have seen firsthand how bustling the area is and the need for these improvements.” “Like many of our residents I regularly walk and run in the Newtown Business Commons,” says Rep. Perry Warren. “This project will help residents and visitors experience all Newtown has to offer.”

Gentlemen Reflections WHO ARE YOUR ROLE MODELS? The balance of raising a family and having a successful career is extremely challenging. All of the working mothers in my life including my wife, Lisa, my daughter, Gina, and the women in my office are role models to me because they exemplify the ability to handle it all. I think professional mothers have an exceptionally difficult time in our society and feel like they have to choose between their careers and home life. These women have an incredible burden and do an amazing job of multi-tasking and making sure that everything is done well.

SOMETHING EVERYONE GETS CONFUSED OR WRONG ABOUT YOU? I think people assume I’m an extrovert but I prefer to observe and listen. I spend my entire day speaking with people and when I’m home at night, I enjoy quiet and solitude with my wife and German Shepherd.

WHAT MAKES YOU SMILE EVEN WHEN YOU’VE HAD A BAD DAY? Despite what’s going on around me, my 5-year-old granddaughter always puts a smile on my face. She is so funny and just seeing the world through her eyes is a wonderful blessing.

PERSONAL GOALS YOU WISH TO ACCOMPLISH BEFORE THIS YEAR’S END? Real estate is my passion, and every year I hope to serve more clients than the year prior. I would also say my goal for this year is to be more cognizant of the present and thankful for every day that myself and my loved ones have our health.

WHO ARE YOUR ROLE MODELS? The first was my father, who at a very young age, challenged me to come to a decision. We were a family of seven; every night after dinner we would team up, to dance or play one of two games. My parents loved to jitterbug, so they taught us how to dance, understand rhythm, and in essence how to have fun. They also taught us the card game pinochle, a team game, which required teamwork to win, and chess, which demanded one’s full attention -- both developed our senses and ability to plan and strategize; those informal lessons served me well over the years. In my early teens, there’s the distinct memory of the 1968 Olympics: Juan Carlos and Tommy Lee Jones, on the podium in their socks, while raising their fist in protest. That action strongly influenced my understanding in holding a position of personal integrity, regardless of cost to oneself. Lastly, Master Sgt. Joseph Laria, my then boss while serving with the 12th Special Forces Group, who instilled the concept of excellence in all pursuits. His philosophy was very simple: “There’s no reason to undertake any task unless it’s to the best of your ability. Not to do so is a waste of time, and ultimately your life.”

SOMETHING EVERYONE GETS CONFUSED OR WRONG ABOUT YOU? That my sarcasm and rigor in the kitchen is not based in love.

WHAT MAKES YOU SMILE EVEN WHEN YOU’VE HAD A BAD DAY? Estella (his wife, Estella Quinones), and knowing I am only as good as my last plate.

PERSONAL GOALS YOU WISH TO ACCOMPLISH BEFORE THIS YEAR’S END? We purchased our building in January 2022. The goal is to complete design build of our Luxe three-room boutique hotel, and establishing the new dining room for LTL, or “Ladies that Lunch.”

They encourage me to strive for better, to be curious about all people, and never assume anything about anyone before you spend time with them. This fuels my desire to be devoted to my family, work, clients, church and community.

WHAT MAKES YOU SMILE EVEN WHEN YOU’VE HAD A BAD DAY? When I arrive home and my kids are outside playing, they run over to my car to say hi, with these big smiles on their faces. Or they’re waiting for me at the door to ask if I have any bubblegum for them.

PERSONAL GOALS YOU WISH TO ACCOMPLISH BEFORE THIS YEAR’S END? I set out this year to be a better husband, father, son and sibling, and to build on my relationship with God. And to be the best representation of myself for Thompson Memorial Presbyterian Church, the Oxley Family, Bernstein, and my community. If I accomplish all these, everything else in life will flourish: my health, my business and my peace of mind.

‘DO GOOD NO MATTER WHAT IT TAKES’ Determination. Some people can't breathe without it. Bucks County resident Gene Epstein is a generous philanthropist and co-director of Newtown-based Gene & Marlene Epstein Humanitarian Fund. However, this previous candy store operator, former Philly Mazda auto dealer, vintage automobile collector, real estate investor, book author, Hire Just One program initiator, yacht skipper-owner and devoted family man is a serial business entrepreneur who knows how to make a living, and then some.

Gene is more like an idea architect. He's bursting with thoughts. His 83 years of living oozes with their persistent presence. Newtown Lifestyle asked this local humanitarian, who still draws inspiration from his humble beginnings in the Logan neighborhood of Philadelphia as one of three children being raised by his mother after his father died when Gene was 11 years old, why he does what he does. "I love Newtown and Bucks County. To show my appreciation, I want to do everything I can to make it better," he confides.

My goal is to make positive changes while I'm living. I've given away more money than I've made."(Case in point was when Gene witnessed 400 cars in line last year at a Fresh Connect Friday, with United Way of Bucks County. All drivers waiting to get a box of produce. He says he felt their trauma. So, he sold a couple of his collector cars, including a 1969 Mercedes Benz that belonged to Elvis Presley. The cash he made from those auto sales — $288,000 — went to regional meals banks and different charities. Additionally, Gene gave away almost $40,000 in $100 bills during October 2021 to people who came to the Fresh Connect food distribution at the Gene and Marlene Epstein Campus of Bucks County Community College in Bristol Township.)

WHAT MAKES YOU SMILE EVEN WHEN YOU’VE HAD A BAD DAY? "Looking into the mirror at a person who has wrinkles, an extra chin and challenging complexion, but knowing, and telling myself, 'You did a good job today.'"

PERSONAL GOALS YOU WISH TO ACCOMPLISH BEFORE THIS YEAR’S END? "Keep doing more to help other people. I love to see people happy. I want to do the best I can to make things better for everyone I can. I look at my demise as when there's nothing more for me to do to change other people's lives for the better." However, at any given time, with Gene juggling requests from nearly 25 different nonprofits, he admits he has to constantly determine how to best prioritize projects. "I intend to live to 106 years without being feeble. I promised my mom I'd outlive her and she was 104-and-a-quarter," concludes this enterprising head of The Gene Team and community leader.

United Veterans Roofing Presents Two Area Veterans With Complimentary Roofs

United Veterans Roofing, a Newtown-headquartered company, lives up to its name. In 2018, the business began when the team, led by CFO Rich Lazar, replaced and repaired the roofs of Philadelphiaarea homeowners with the help of their insurance providers. Since then, they’ve been intent on satisfying customers and giving back. Amanda Capoferri, Rich's stepdaughter, serves as project manager. This full-service roofing company performs replacement and emergency repairs for residential and commercial properties – using a variety of materials, from slate to metal to asphalt – throughout Greater Philadelphia and New Jersey. For this family-owned and operated business, it’s important to contribute to communities through multiple programs. The business was named to honor Rich’s daughter who served in the military. “Since United Veterans Roofing is named after veterans, our No. 1 priority is making sure we live up to our name and the values that our name entails,” Rich explains. “Our top priority is honoring those who served through giving back.” The concept of 'family' is at the heart of their mission. “I like to let our customers know that we’re a small business, and that, when you work with us, we’re bringing you into the family,” says Amanda. “We stand by the fact we wouldn’t put a roof on a customer’s home that we wouldn’t put on our own homes.” In fact, ensuring the team lives up to the company's name is representative of everything United Veterans Roofing does. This includes giving back to multiple organizations that support veterans, such as Volunteers of America Home for the Brave Homeless Shelter, Wild Bill Guarnere Memorial Fund, and the Wounded Warriors Project. However, in summer 2021, their focus shifted to donating to the local communities they serve – specifically to

local veterans. Their services already were backed by GAF, a leading North American roofing manufacturing company that operates a philanthropic program called Roofs for Troops. By partnering with GAF for this project, the United Veterans Roofing team was able to access the resources they needed. During the 2021 holiday season, they asked their social media followers to nominate deserving veterans. This would give, as Amanda explains, "something for [the recipients] to look forward to for spring.” While the team only initially intended to give away one roof, thanks to an anonymous donor, they were able to help two recipients – one in Pennsylvania and one in New Jersey. The team now intends to give away at least one roof every year. The recipients, whose roofing projects were completed in the spring, include Anthony DiDomenico of Harleysville, Pennsylvania, and George Ivins of Mantua, New Jersey. Anthony is an active member of the Pennsylvania National Guard, with a young family, and George is a Vietnam veteran who is no longer an active service member. Explains Amanda: “It was a great way to give back to two very deserving veterans who are at very different phases of their lives." No one was more surprised by the team's benevolence than the recipients themselves. "I thought it was a joke at first," Anthony says, explaining his initial reaction upon learning the good news. “But then I heard my neighbor's voice [who had submitted him] on the phone, and I knew it was for real. We want to thank them and her for this opportunity." Anthony's roof was completed in mid-April. He and his wife, Renee DiDomenico, are the home’s second owners, he explains, noting that their previous 25-year-old roof – original to the house – had endured the typical wear and tear from age. foundation before resealing it and adding new shingles. The active duty National Guard service member adds that he was impressed with the team, who arrived at 7 a.m. “ready to go." George was similarly pleased – and shocked. "I couldn’t believe it because I’ve never won anything. I’ve been blessed in my life, but this was out of the ordinary," he says, adding he didn't actually believe his good fortune until the work began. The US Navy vet was clearly impressed by the very "regimented" and "helpful" team, who completed his new charcoal gray dimensional roof in March. "It looks beautiful," he says. "I love it." George was nominated by a woman from his church. For him, this gift couldn't have come at a better time. His

30-year-old roof needed major repairs – contractors had come out twice after the roof experienced major leaking. While he had the leaks patched about five years earlier, this was not enough to sustain the roof, and he worried how he would afford a replacement. "It’s good to know that someone was thinking of me," he adds. That someone is Rich and his team. "We want to thank each member of the armed forces for their service," he says. After seven years of successfully broadcasting on various radio stations throughout the area, including 920 Fox Sports, 610 ESPN and most recently, the popular talk radio channel 1210 PHT, this dynamic duo moved to podcasting. HOW DID YOU TWO MEET? They come from separate backgrounds. Ron is a seasoned communications veteran, working for various firms in media and marketing. Kevin is a contractor who owns his own business and has been doing home improvements around the greater Bucks County area for 30 years. They met by happenstance through mutual friends, and from there the idea was born, melding Ron’s radio/TV production and programming experience along with Kevin’s knowledge of contracting. Though both of the guys had no previous “in front of the microphone” experience, they both sound great, especially Kevin who had an untapped broadcaster’s voice.

WHAT WAS THE RADIO TALK SHOW AND NOW PODCAST ABOUT? The men make it very clear the show is not about DIY projects or how to flip real estate, two subjects that have tons of competitive content in the media landscape. Instead, they focus on educating homeowners and real estate investors on making the right choices when purchasing properties, selecting contractors, design advice that nets the best gain and how to make the best overall moves for adding home and community value. They assure they keep the homeowner only in mind, with honest and direct information.

AFTER SEVEN YEARS OF SUCCESS, WHY MOVE TO PODCASTING? The simple answer was for reach. Radio limits the range of audience. With podcasting, the entire world can tune in at their pace and schedule. Currently, the show has domestic listeners in 35 states with international fans in 13 countries, including a large presence in Belgium. With available analytics, they also are able to monitor listening statistics and tailor the show around what's working and being demanded. The podcast and website also allow improved communication with the listeners. Kevin and Ron are available by email, among other methods, where feedback helps drive content.

HOW’S THE PODCAST GOING? It’s been a fast-moving phenomenal success. The main reason attributed to this is that the podcast is in many respects unique. With a strong desire to strictly educate the listener on the best ways to improve home value through making the right choices, and having the expertise to back that up, the show certainly hits the mark on being original and informative to the listener. In terms of being a market mover, the show is looking at 1,000% growth over the past three months alone.

WHAT MAKES THE PODCAST UNIQUE AND TRULY A VALUE? First, Kevin brings 30 years of home improvement contracting to the table. In addition to being an expert in this domain, he hangs his hat on being extremely honest and a businessman with not only profits in mind, but educating and building a trusted relationship with his customers. Kevin, along with producer and co-host Ron, drive the flow of the show and add just the right amount of commentary. They want nothing more than to educate and aid people. The show is a good mix of reviewing both successful and failed home improvement jobs, detailing what went right or wrong, along with interviews of industry experts across every faucet of contracting, real estate, innovative building products and concepts for uplifting entire communities.

HOW CAN AVERAGE HOMEOWNERS OR REAL ESTATE INVESTORS BENEFIT FROM THE YVH PROGRAM? The content is perfect for the homeowner who's looking to increase the value of their home for the long haul. Each episode goes into detail on a specific project or project space, which a homeowner can use as advice on their next project. Selecting the right contractor is a weighted focus, because this is how projects typically go right or wrong. What questions to ask, how to vet a contractor and how to make the best choices on materials are some of the areas the two hosts dig deep on. They also focus on community and how neighborhoods can help drive value, along with industry trends.

WHAT’S NEXT FOR YVH? “Your Valuable Home” is continuing steady growth in the podcast world. Indicators are that the show is quickly becoming the go-to podcast for homeowners, and it's landing advertising, which is the show's main revenue driver. Kevin and Ron also are launching a unique licensing program in which media outlets, such as newspapers and online content sites, can license the hundreds of broadcast episodes to air directly. They are exploring video opportunities, including the YouTube channel, too. Contrary to the popular myth that only women love working with designers, the truth is that some of my most enthusiastic, involved and fun clients are guys. Why not? Aesthetic appreciation of surroundings, and the way they inform quality of life and home pride, is universal. With Father’s Day on the brain, it seemed fitting to report on the popular design trends and “asks” we see from the male side of the aisle.

BAR AND BILLIARD ROOM: Requests are high. With a dual focus on entertaining, for both guys’ nights and couples’ nights, the look can be clubby or Old World. Handsome cabinetry and stylized


furnishings set the stage. Add fully customizable billiards table design that raise the pool table to “artform," and the room’s temperature is rising.
