Home Sweet Home
Home. It has such a different meaning to me now. Going back through the seasons of my life, the word “home” seemed to evolve. As a child and teen, home was a place I HAD to go, where I HAD to do certain things. When I left home as an adult, home became a place of comfort. A place to come back to and remember the good memories of childhood.
When I became a parent, home took on a brandnew meaning. Home was the place I got to express my style. I was able to host my friends and family and show them how “homey” my home was. What does that even mean? What makes something feel like your home? For me, home is how you reflect what you want the world to see. Pictures of your family and memories you forever cherish in beautiful frames displayed for all to see. Your perfect table setting with the set of china passed down from your grandma, which, while it’s not used often, is part of what you love to include in every special holiday. Home is in the fiber we choose to use on the furniture and woven into the conversations we have at the whitewashed kitchen table to talk about what happened at school.
Living in Florida, homeownership brings extra challenges. The balmy weather we love can create situations that require extra care when making a home purchase. We walk through the steps of buying and selling. We learn from Executive Title how to protect yourself when buying your dream home. Nomad Moving shares best practices on how to move efficiently. There are so many things to consider, and we talk to all the experts to be sure that when you look around your home, you feel all the comfort of your memories and the joy of what the future may hold.

JENNIFER OTT
THE FIRST LADY OF REALTY
Real estate isn’t just buying or selling a home; it’s about aligning lifestyle, finances, and long-term resilience.
According to Jennifer Ott, known as The First Lady of Realty, a smart purchase balances emotion with a balance-sheet mindset. “Beyond price and zip code, I have buyers evaluate the bones of a home,” Ott explained, pointing to the age of the roof, HVAC, plumbing, insurance considerations, flood zones, and the quiet signals of a neighborhood— owner occupancy, pride of maintenance, and rental saturation.
Ott also urges buyers to notice what photos often miss: storage, natural light, noise, drainage, and thoughtful outlet placement. “Homes that pass this test tend to hold value when the market gets moody,” she said.
For sellers, preparation is where value is protected or lost. Buyers decide whether they’re leaning in or out within the first eight seconds of a showing. Curb appeal, lighting, and flow matter, but Ott emphasizes strategy over surface fixes. Pre-listing inspections, clean disclosures, and professional media create confidence. “Buyers pay more for certainty,” she noted. “Preparation is how we create it.” Her approach replaces fear with clarity, helping clients make calm, informed decisions in complex markets.

Buying a home can be one of the most exciting and stressful times in a homebuyer’s life. According to Jean Marc Biewend, known as JB, a Senior Loan Officer, preparation before house hunting sets the tone for what follows.
“Before buyers start house hunting, they should understand the financial prerequisites (credit score, debt to income ratio, savings for upfront costs) and the crucial role of obtaining a mortgage preapproval. Preparing ahead and knowing your numbers provides a realistic budget, strengthens offers in a competitive market and prevents disappointment or delays,” explained Biewend.
Beyond the purchase, the mortgage becomes a long-term financial tool. JB encourages homeowners to look beyond the initial monthly payment and focus on how their loan supports equity growth, interest savings, and future financial flexibility. A well-structured mortgage can help reduce overall interest costs, eliminate debt more efficiently, and create a strong foundation for long-term wealth.
He also sees common mistakes when homeowners are initially financing or refinancing their home. Many focus only on interest rates or make major financial changes during underwriting, which can disrupt progress. Working with a local lender helps avoid these pitfalls through personalized guidance, market knowledge, and consistent accountability.

As markets shift and life evolves, staying proactive is key. Regular financial reviews, awareness of rate changes, and strategic adjustments help ensure the mortgage continues working for the homeowner. For those planning renovations or upgrades, options like home equity loans, HELOCs, cash-out refinances, or renovation mortgages can support long-term goals when paired with a clear budget and defined timeline. If you are considering a new home purchase or looking to refinance, start the conversation today.

EXECUTIVE TITLE SERVICES OF FLORIDA, INC
Many people overlook the role of a title company when buying or selling a home, even though it is a key part of the process. Nikki Connell from Executive Title Services of Florida, Inc. says that title work helps buyers and sellers move forward with confidence and clarity.
A title company’s main job is to confirm who owns the property and find any problems that might not be obvious during the sale. Issues like liens, unpaid debts, mistakes in records, boundary disputes, unrecorded easements, probate issues, or even fraud can come up during a title search. Finding and fixing these problems early helps avoid delays and extra costs at closing.
“Title insurance safeguards homeowners by protecting against hidden title defects, covering legal and financial losses, preventing fraud-related ownership challenges, and ensuring long-term protection for as long as the home is owned,” explained Connell.
This protection continues even after you get the keys. Title insurance stays in effect for as long as you own the home, protecting your financial and legal rights and guarding against claims that could come up years later.
Closing day is the last step, and being prepared is important. Buyers usually do a final walkthrough before signing documents, transferring funds, and officially taking ownership. Both buyers and sellers will sign legal papers, pay closing costs, receive or send funds, and hand over the keys. Checking disclosures, making sure contract terms are met, providing needed documents and funds, and staying in touch with the title company all help make the process go smoothly.
Choosing a local title company gives you extra peace of mind. Local experts can spot area-specific issues, and their personalized service and quick communication help keep everyone on track. Faster turnaround, in-person support, and a team that cares about the community all make the process feel more organized and less stressful.
When every detail counts, the title process gives buyers and sellers the security they need to move forward, knowing their investment is safe.

NOMAD MOVING COMPANY
Once you’ve bought or sold a home, moving is one of the last big steps in the process. Kelly Wittstock from Nomad Moving Company believes being prepared and organized is the key to making your move go smoothly.
To make moving day less stressful, start getting ready as early as you can. Gather your things, label boxes clearly, and pack in advance. This helps movers work faster and keeps everything running smoothly. Since most moving companies charge by the hour, being organized can also save you money by avoiding delays from last-minute packing or lost items.
“Luck favors the prepared, and having belongings consolidated, labeled, and packed ahead of time makes a huge difference in how smoothly the move goes,” explained Wittstock. Waiting until the last minute usually means packing in a hurry, which can lead to broken items and extra stress. Packing mistakes are also common. Boxes that are too heavy or not labeled, not using enough padding, or forgetting to measure big furniture and
check for tight spaces can slow things down and make the move more frustrating.
Hiring a professional moving company can help you avoid these problems. Experienced movers know how to pack, load, and move your things safely and quickly. They spot challenges before they happen and keep everything on schedule. Kelly suggests packing one room at a time and keeping similar things together. Put heavy items in small boxes and lighter things in bigger boxes to keep them from breaking. Wrap fragile items one by one and pack them tightly so they don’t move around. Make an essentials box for each family member with things you’ll need right away to make your first night in your new home easier.
If your family is short on time, a full-service moving company can help by taking care of packing, lifting, and moving everything for you. After you move in, Kelly recommends starting with the rooms you use most, like the kitchen and bedroom. Take your time settling in so your new house starts to feel like home.

AMANDA HART
NATURE COAST ROOFING SOLUTIONS
A well-maintained roof plays a powerful role in protecting a home’s value, comfort, and longterm durability. Amanda Hart from Nature Coast Roofing Solutions knows regular inspections and maintenance are key to keeping your home and belongings safe.
Annual inspections can uncover minor issues like loose flashing, worn shingles, or minor leaks before they develop into major repairs. Spotting early warning signs helps homeowners fix problems before they get worse. Look for curling or cracked shingles, granules in the gutters, dark streaks on the roof, water stains inside, or higher energy bills. These can all mean your roof is wearing out, even if you don’t see a leak.
Regular maintenance plays a critical role in preventing long-term damage. Keeping the roof in good condition helps keep water out of the attic and walls, protecting the home from mold, rot, and costly structural repairs. Small preventative steps often save homeowners from much larger expenses later. Keeping your roof clean with pressure washing removes debris and other potentially damaging elements from your roof.
If problems come up, many homeowners aren’t sure if they should repair or replace the roof. Amanda believes the best choice depends on how old the roof is, how bad the damage is, and if the same issues keep happening. “Newer roofs usually just need repairs; older roofs often make more sense to replace,” explained Hart.
The type of roofing material you choose is more important than many people think. Quality materials make your roof last longer, save energy, and add value to your home. In Florida, it is especially important to pick materials that can handle heat, storms, and humidity. “Good materials last longer, handle Florida’s weather better, improve energy efficiency, and add value to your home,” shared Hart.
By staying on top of roof care and learning what to look for, you can protect your investment, make your roof last longer, and keep your home ready for any weather.
JANINE FINCH
GOLDFINCH INTERIOR DESIGN
Many people start to consider how their space fits their daily routines, plans, and long-term goals after buying a home. Janine Finch, owner of Goldfinch Interior Design, sees interior design as more than just the aesthetic. For her, it’s about making choices that truly fit the way people live. Talking about goals, priorities, scope, and budget helps set a direction before making any changes. Without this structure, homeowners might rush into updates to a home that seem helpful but later cause problems with the space’s functionality. Finch sums up her method as, “Clear steps and planning equal thoughtful results.” A good plan lets homeowners move forward with purpose instead of reacting to each room separately.
She believes the best design choices are made early in the process. “Planning and budgeting – these are your two smartest design decisions you can make,” explained Finch. Without an overall plan, homeowners might spend on looks and miss essential function. It’s important to focus on safety, comfort, and function before appearance, even if that seems odd in a world that prioritizes visuals.
Improving a home doesn’t always mean renovating. Start by decluttering and thinking about how each space is used. Over time, rooms can change purpose, and furniture or storage may no longer fit current needs. Simple steps like moving furniture, rethinking unused areas, or choosing better storage can make a big difference in how a home feels and works.
If homeowners feel overwhelmed by choices, they should take a break rather than force decisions. Tidying up can help clear your mind and make it easier to see what’s most important. Everyone’s priorities are different, depending on their family, stage of life, and budget, so there’s no single correct answer.
Timeless design starts with honoring a home’s original features and adding personality with flexible touches. Paint, lighting, wallpaper, or new fabric can give a home character without making it feel stuck in a trend. Interior design puts real life first. When you make choices deliberately, your home can grow with you and remain practical, personal, and meaningful for years.

When moving into a new home, storage is often one of the first things you want to identify. Closets can easily become catchall spaces, which makes it tough to stay organized. Larry Sgammato, owner of Coastal Closet and Garage Systems, believes planning your closet organization early can help you avoid frustration later.
The best plan is to think about your organization before you move in, while things are still packed in boxes and easier to move to the desired location before settling into a new routine. Planning ahead lets you put things away with purpose, instead of just dealing with clutter after everything is unpacked. “Being able to find what you are looking for in your closet will save time and aggravation. A custom-designed closet is one of the home improvement projects that will add value to your home,” explained Sgammato.
Once homeowners begin living in their new space, common storage issues surface quickly. Clothing, shoes, and household items often end up stacked wherever there’s room, making closets difficult to use. Sgammato explains that professional design creates designated space so items are easy to see, access, and return.
“Being able to find what you are looking for in your closet will save time and aggravation. A customdesigned closet is one of the home improvement projects that will add value to your home.” “
A well-designed closet system improves daily life in subtle but meaningful ways. Finding items quickly saves time, especially during busy mornings. Over time, organized storage also contributes to a home’s overall value by improving function and long-term sustainability. If you feel overwhelmed after moving, start by assessing what you need to store before jumping right into organizing. Knowing what you have helps you find a storage solution that fits your daily life and stays organized in the long run.

CHASCO FIESTA CELEBRATES OUR LOCAL HISTORY AND THE SPIRIT OF THE COMMUNITY WE CALL HOME!
CELEBRATING OUR HISTORY
ARTICLE BY JOANN CHANG PHOTOGRAPHY BY CHASCO FIESTA, INC.
Nothing brings our community together quite like the Chasco Fiesta. From parades to concerts and Native American presentations, the Chasco Fiesta captures the spirit of our community in a way no other area event can.
Chasco Fiesta started 104 years ago, when the city postmaster, Gerben DeVries, was tasked with coming up with an event to attract people to the city while raising funds for the community library. Gerben was inspired by the local native tribes and loved the beautiful Pithlachascotee River flowing through the city. He combined the two with a fictional pageant, naming the main characters King Pithla and Queen Chasco. From that moment, Chasco Fiesta was born and has been bringing a focus on philanthropy and performance to the community since.
Today’s event looks different than it did a century ago. Today, it spans nine days packed with fun family activities and entertainment. This year’s theme is “Spirit of America”; Celebrating 250 years of Red, White, and YOU! The annual street parade is the third largest in the state, featuring marching bands and floats from across the Tampa Bay area and beyond. The boat parade is the second longest running boat parade in the state, using the
Pithlachascotee River as its stage. Chasco also features a carnival, live music and a variety of vendors. Through the years, it’s also grown to include a golf tournament and a car, truck, and bike show. The last show of the event, the annual Country Concert, has hosted many huge names in country music like Blake Shelton, Luke Bryan, and Rascal Flatts, who took the stage in Sims Park early in their careers.
An event of this scale doesn’t happen by chance. It takes a dedicated group focused on bringing positive impact to our community. Chasco Fiesta, Inc. is the non-profit focused on bringing the event to life for all to enjoy. Cami Austin, chairperson of the Chasco Fiesta, Inc. Board of Directors, has been volunteering with the event since 1993, becoming chairperson 25 years ago in 2001. She’s not alone in that commitment, with many fellow volunteers dedicated to the event for decades. “It takes hundreds of volunteers, I would say even a thousand. It’s a yearlong process. It’s just unbelievable,” explained Austin. “A week after we put the last chair away, we meet,” added Billie Bikakis, Executive Director of Chasco Fiesta, Inc.
In the spirit of the original Chasco Fiesta, the event provides a platform for area non-profits to raise funds and create awareness. “A lot of nonprofits will participate in the street parade and the boat parade. They can [also] be vendors. But aside from actually selling something, we provide them space in the park where they can raise awareness,” explained Bikakis. “For some nonprofits, the support they receive through Chasco helps sustain their work year-round,” Austin added.
As a non-profit itself, Chasco Fiesta, Inc. raises money all year long through sponsorships to help bring the event to life. There is a nominal fee of $5 for entering the festival grounds in the park to help offset the continually rising costs of hosting the event. The event organizers rent the park daily for the festivities, and the many performers, security, and materials required to host the event come at a significant cost. “An artist that would charge $50,000 a few years ago is now asking for $150,000, so everything is more expensive,” explained Bikakis. The funds raised allow them to fairly compensate artists and Native American performers for their work, including lodging and meals during the event.
Philanthropy has always been a focus of Chasco Fiesta. Nothing exemplifies that quite like the annual coronation of King Pithla and Queen Chasco at the annual Coronation Ball hosted by the Lighthouse for the Blind. This event kicks off Chasco Fiesta by honoring outstanding local philanthropists who raise funds and bring positive change to our community all year long. Local non-profits nominate each contender for the honor of being named King Pithla and Queen Chasco, and it’s an honor felt keenly by the recipients. The honorees then become a fixture at Chasco events, wearing their crowns and sashes wherever they go. “They reign over Chasco,” shared Austin. Above all, Chasco is about bringing the community together, learning about our Native American culture and the organizations that make our community what it is today. “Some think it’s just a music festival, but it’s really about bringing people together, learning more about Native American culture and history, and highlighting the nonprofits and resources that strengthen our community,” shared Bikakis. It’s no wonder Chasco Fiesta is such a fixture in the community, with local businesses celebrating the fun right alongside the residents. With the commitment of the army of volunteers that bring the event to life, it will continue bringing people together, forging family memories, for decades to come.

FRESH flavors: STEAMWORKS PUB
SteamWorks Pub serves up homemade classics to foodies in downtown New Port Richey.
ARTICLE BY AMY WALTERS
PHOTOGRAPHY BY STEAMWORKS PUB
SteamWorks Pub in New Port Richey was born from a dream, decades of experience, and a clear vision of what a neighborhood bar should feel like.
With more than 20 years in the industry, two of the owners, Seth Kapp and Tara Dalrymple Fielding, knew exactly what they wanted, “a place that blends the best parts of every great spot he’d ever loved, while still being completely its own,” shared Seth. The original concept was meant for Ybor City, but fate rerouted the plan to downtown New Port Richey, and the community is better for it.
SteamWorks design was intentional, it embraces the charm of an intimate “shotgun-style” bar, warm, welcoming, and the kind of place where you’re greeted with a friendly face whether you’re a longtime regular or stepping in for the first time.
“Think ‘Cheers,’ but modern, elevated, and rooted in real connection,” explained Kapp. That atmosphere hasn’t wavered even through the long stretch of nearby construction. Their loyal regulars still come in for lunch no matter the construction detours that come.
The food is a key component of the attraction. SteamWorks is a scratch kitchen , with weekly rotating specials, and beloved staples like the famous Johnny Cash burger, a half-pound masterpiece loaded with cheddar, bacon, house-made pulled pork that is slow cooked for six hours, onion straws, and their signature bourbon barbecue sauce.
There is also the Drunken Shrimp, simmered in a cheesy Chardonnay dipping sauce with artisan bread toast points.
For those who enjoy a good cocktail, their Smoked Old Fashioned is crafted with precision, batched in-house, and smoked with white oak chips, while seasonal martinis like their blueberry crème Brulé martini come complete with a caramelized sugar top.
As the downtown renovation comes to an end in March, SteamWorks is looking forward to more outdoor patio energy, live entertainment, and community events. The invitation is clear: come for the food, stay for the atmosphere, and leave with new friends.
MAKING A SMART CHOICE
Picking the right contractor can make or break your renovation.
ARTICLE BY MICHELLE NUMANN PHOTOGRAPHY BY JASON BARSANTI
It’s not just about the colors of the paint, the tiles, or the new countertops when you remodel your home. It’s all about trust. Homeowners invite a contractor into their personal space, often during a disruptive and emotional process. If you make the wrong choice, you could end up
stressed, with unfinished work, and losing money. If homeowners know how to choose wisely before work starts, they won’t regret it later.
That’s where Gary Heusted, the owner of G2 Home Services, comes in. He makes a process that many people find overwhelming easier to understand. He has worked in the field for fifteen years and has seen what happens when homeowners make decisions too quickly or don’t know what questions to ask. His experiences have led him to a philosophy of being ready, open, and responsible.
“What our research tells us is that it takes about two years from the time a person says, ‘Hey, I’m thinking about getting this renovation project done,’ until they actually pull the trigger and sign a contract. That time should be spent planning,” explained Heusted. “Budget, timeline, and living arrangements during construction should be discussed early. One of the most important things that I think you can do as a client is talk about the planning of the actual project,” he added.
Research is not just browsing photos online. It means vetting contractors thoroughly. Homeowners should ask questions about warranties, permits, design services, and communication systems. “If they have a business card that doesn’t start with CRC, CBC, or CGC, they are not licensed to do that job,” advised Heusted. It’s important to verify licenses through the state, as without one, homeowners may have no recourse if something goes wrong.
Permits are another critical factor often overlooked. “Having the municipality come in and inspect the work of the contractor just adds an added layer of protection and peace of mind to the client,” said Heusted. Contractors who avoid permits may also be cutting corners elsewhere, especially when it comes to licensed electricians or plumbers.
Insurance is equally essential. “If one of those people gets hurt in your home, the homeowner could be liable for that,” shared Heusted. This is a risk many homeowners do not realize they are taking when they
hire uninsured labor. A reputable contractor protects not only their crew but also the homeowner.
The most powerful insight comes from what happens after the job is done. “A warranty does a client no good if they’re going to move back to New York next year,” said Heusted. Longevity matters. Contractors who have been established locally are far more likely to stand behind their work.
Planning and design are also very important for avoiding expensive delays. “A lot of people want to try to figure it out as they go. That creates so many delays in time scheduling, and it ends up costing them more money in the long run,” advised Heusted. When problems arise, homeowners and contractors can return to a shared roadmap if they have clear plans.
Choosing the right contractor is about education and intuition. “Go with your gut,” shared Heusted. Back it up with facts, licenses, and communication. Renovations will always involve disruption, but they shouldn’t ever cause you fear. A renovation is not a risk when you have the right partner; instead, it is a step toward a home that really works for the people who live there.
“A warranty does a client no good if they’re going to move back to New York next year”
Investing in indoor plants can not only spruce up your living space, but also bring numerous health and well-being benefits
Bringing the outdoors in with the use of house plants is a great way to add color and dimension to your space. We sat down with Jesse Nelson at Family Tree Nursery, based in Kansas, and discussed the benefits of incorporating plant life into your home.“There are plenty of studies on the health benefits of plants, and the evidence suggests that being around plants and caring for plant life increases overall wellness,” explains Nelson. “Anytime you bring a plant into a home or work environment, it’s going to make you feel better. It is going to beautify the space in a way that art cannot, and they also have the added benefit of purifying the air.” There are a wide variety of indoor plants that work for any space and light situation that you may have. Regardless if you have a green thumb or a black thumb, there are plant varieties that fit your lifestyle. Here are a few of our favorite indoor plants to incorporate into your home.
SNAKE PLANT:
This plant goes by many names such as Snake Plant and Mother-in-Law’s Tongue and is one of the most popular indoor plants. The Snake Plant is for anyone from a green thumb to a black thumb because anyone can grow it. These hardy plants can adapt to any environment and can live in both high light and low light. Snake Plants are great for countertops and tabletops because they grow tall, not
wide. They are great bedside plants because they help purify the air as they go through photosynthesis at night. They only need to be watered about once a month. These plants can also be outdoor plants and can acclimate during the summer months. Be sure to spray the plants three to five times before bringing them back indoors to get rid of any bugs that could have made the plant their home.
ANTHURIUM:
Anthurium has gorgeous, colorful flowers and is the easiest indoor flowering plant to care for. It comes in a variety of colors including red, white, orange and purple. Anthurium likes to be dry, so let it go bone dry before watering. Fertilize every so often, especially when blooming. These plants do not like direct sunlight and can be repotted every three to five years.
HOPE PEPEROMIA:
This cascading plant is gaining popularity due to its succulent-like leaves and also because it is fairly easy to care for. The Hope Peperomia likes medium to bright direct sunlight. It does well as a tabletop plant or a hanging plant. Watering is only needed one time a month regardless of plant size.
“Anytime you bring a plant into a home or work environment, it’s going to make you feel better. It is going to beautify the space in a way that art cannot, and they also have the added benefit of purifying the air.”
DRACAENA JANET-CRAIG COMPACTA:
This is a slow-growing variety that is architectural and compact. This plant is a great statement piece and looks great in an entryway or by a chair. There are a lot of varieties and colors of the Dracaena. They are very resilient in low light and are great for an office space with little or no light. They like to stay on the dry side, so they like to be watered when they are about ½ to ¾ of the way dry. When watering, give it a good soak. Protip: A moisture meter can be purchased and used to determine how dry your plant is to help determine when it is time to water again.
