I think we can all agree that having a home is something to be grateful for. Not everyone can say that. Being able to call somewhere your home is such a blessing. Home is where you come to after a rough day in the office to kick up your feet and decompress. Home is where you come back to after a long trip and are so elated to crawl into your own bed, because let’s be honest, there is nothing better than your own bed! Home is where you watch your children grow up, and years after they graduate, there is still that little crayon mark on the wall, when they decided the wall was their canvas. Home is where you come when you get that well-deserved promotion, and your significant other is waiting for you to celebrate together.
Home can be many things to many different people. I hope the biggest luxury of your home is where you feel safe. I know that our home to me feels just that: safe. I am safe to express myself, decorate the house to what makes me happiest, watch my dog be so excited to see me when I come home that she runs all around the house, and safe to dance with my husband when no one is watching.
When reading through this issue, I hope you find so much joy reading about luxury custom homes, working with a realtor that finds you your safe haven and dream home, and trusting a great moving company to move your valuable heirlooms to your new and exciting destination. Whatever you are looking for, I think you can find it in these pages.
We are SO lucky to call New Braunfels home. We have so many amazing places here to live, shop, eat, play, and can just be able to say we have a phenomenally safe community. I know I am so lucky to call this charming town home. I wish you health, wealth, and safety within the walls of your home. Cheers!

ARTICLE BY KELLY SHEARING PHOTOGRAPHY BY THE SEMPER GROUP
Aaron Semper never really left teaching. He simply changed his classroom.
After more than a decade in education and coaching, Aaron brought the lessons he learned to real estate when he started The Semper Group. The principles stayed the same. Show up prepared. Break big goals into small steps. Help people believe they can succeed.
“My business approach is relational, non-transactional,” Aaron says.
That belief shapes every part of how he works with clients. Aaron wants real conversations, not rushed meetings. He wants to hear concerns directly and understand what has held someone back from buying a home. Many people arrive carrying years of doubt. Some were declined for a loan and never given a clear reason. Others assume homeownership is out of reach because of something they read online or heard in the news. Over time, those ideas harden into beliefs.
Aaron’s first step is listening.
He asks simple questions. What worries you most? What have you tried before? What do you want your life to look like in a home of your own? Those answers guide everything that follows. From there, he begins to teach. He explains terms buyers will hear. He walks through closing costs, lending steps, and timelines. He introduces the people involved in the process, from lenders to title companies, so nothing feels unfamiliar.
He often reminds clients that “first-time homebuyers don't know what they don't know.” That is why he makes a point to slow things down. He wants people to feel informed, not overwhelmed. There is no pressure to rush and no detail left unexplained. That approach helps people stay grounded, even when the process feels intimidating.
Aaron also focuses on solutions. If credit needs work, he offers access to a free credit program that removes cost as a barrier. If debt feels overwhelming, he helps clients build a clear plan alongside a trusted lender. He takes time to explain what lenders look for and walks through real numbers so expectations stay realistic.

“Some of them are really better off than they realize, and they just don’t know.”
— Aaron Semper

Just as important, he stays present. Weekly check-ins, even if it is a short text or quick call, remind clients they are not walking this path alone. Whether it is a first home or a fourth, Aaron believes support should not fade once a plan is in place.
That steady presence often leads to life-changing moments.
One client had been told no so many times that he assumed buying a home would never happen. Even rentals had fallen through in the past. After sitting down and refining a plan, Aaron received a call from the lender just weeks later. The client was approved. They met that day, reviewed numbers, and toured homes that fit the family’s needs. By the end of the afternoon, they were signing contracts.
Still, disbelief lingered. After being told no for so long, it was hard for the fact that they were finally told "yes" to sink in.
“There’s still no way we can do this,” the client kept saying, even while walking through his own home.
Aaron remembers that moment clearly. It is one he has seen more than once. The emotional weight does not lift immediately, even when the answer finally becomes yes.
Those moments are also what keep Aaron steady during challenges. Every transaction has stress points. Appraisals come in low. Inspections reveal surprises. Lending timelines shift. Even seasoned buyers feel the pressure. Aaron focuses on facts and next steps. He keeps emotion from taking over and works through problems one piece at a time.
“If they took the time to meet with me, I’m going to dive in and go through this process with them.” — Aaron Semper

Wellness isn’t about restricting — it’s really about giving. Giving to yourself and to your body in a way that allows them both to thrive. The cool part? The things that give to your body naturally give to your mind, your hormones, your earth, your relationships, and so on — it’s all beautifully interconnected in that way.
Work in partnership with your body. Listen to it, support it, give to it, forgive it — and I promise it’ll give back. Repeat after me: I love myself as the most important and committed partner I will ever have
Eat your greens, cook at home, choose local produce and quality meats, don’t be scared of healthy fats — but also support local farmers, move in a way that makes your body and mind feel good, prioritize times of mindfulness and stillness, fuel your body in a way that is sustainable for both you and the planet, practice gratitude and empathy, give yourself grace when you lose routine, don’t try to make changes overnight, ditch the guilt, and always always be kind to yourself.

Moving is rarely simple. It comes with deadlines, decisions, and a long list of details. For Kevin, owner of Trinity Movers, the work goes far beyond loading a truck. It is about care, trust, and showing up with intention. We sat down with Kevin to share how Trinity Movers helps families feel at ease from the first phone call to the final box.
Trinity Movers began during a season of major change for Kevin. At the time, he was climbing cell phone towers and raising kids. Moving was not part of the plan until someone close to him asked the right question.
“My employer suggested, ‘Have you thought about opening your moving company back up again?’” Kevin said. “I told him no at first. Then I did some research and leaned heavily on my faith.”
The name came naturally. “While reading the Bible, Trinity just kept coming up,” he explains. “I’m real big on numbers. I had three kids. I walked away from the business for three years. I knew I needed three core values.”
Those values became the backbone of the company. “Our three core values are safe, efficient, and courteous,” Kevin said. “We run a three-man crew. At the time, my goal was to be open for three years.” Trinity Movers is now celebrating ten years of serving the New Braunfels area.
HOW DO YOU APPROACH MOVES OF ALL SIZES?
Kevin keeps the mindset simple. “It’s wash, rinse, and repeat,” he said. “As long as we display those three core values on a move, there’s nothing a client should have to complain about.”
Safety comes first. “When we’re backing the truck up, you’ve got spotters,” Kevin explains. “We lay floor runners down, use door jam protectors, and shrink wrap dressers so drawers don’t slide out.”
Efficiency is built into every step. “We don’t go to the truck empty-handed, and we don’t come from the truck empty-handed,” he said.
Courtesy may be the most important part. “I train my guys to put themselves in the customer’s shoes,” Kevin said. “What makes us a professional moving service is that we think for the customer.”
WHY ARE THE DETAILS SO IMPORTANT TO YOUR TEAM?
Kevin believes stress is easier to manage before moving day arrives. “I would much rather have those tough conversations over the phone prior to us even arriving,” he said. That includes explaining policies clearly.
CONTINUED >

He also avoids surprise charges. “Instead of nickel and diming customers, my hourly rate covers things like shrink wrap,” Kevin explains. “Every home has a dresser, a couch, a nightstand. I just wrap that into the price.”
WHAT ARE YOUR TOP TIPS FOR PEOPLE PREPARING FOR A MOVE?
Kevin shares three tips on every call.
First, plan for the first few days. “Set aside the items you’re going to need for the first seventy-two hours,” he said. “Medicines, toiletries, phones, remotes. Have those boxes clearly marked or take them yourself.”
Second, label clearly. “Have all your boxes taped and labeled on the top and on the side,” Kevin explains. “That way we know where everything goes right away.”
“WHAT MAKES US A PROFESSIONAL MOVING SERVICE IS THAT WE THINK FOR THE CUSTOMER. I TRAIN MY GUYS TO PUT THEMSELVES IN THE CUSTOMER’S SHOES EVERY SINGLE MOVE.” — KEVIN
Third, declutter early. “Declutter prior to our arrival,” he said. “The small stuff just gets in the way and slows everything down.”

WHEN SHOULD PEOPLE BOOK THEIR MOVERS?
Kevin recommends calling early when possible. “A minimum of two weeks,” he said. “That’s really for peace of mind.”
Trinity Movers can handle short-notice moves, but timing is important. “If you’re moving within two weeks, that’s not the time to be shopping movers,” he said. “It’s first come first serve.”
What matters most is trust. “It’s about finding a moving company that you feel comfortable with,” Kevin said. “When you call us, we answer.”

ARTICLE BY ANGELA BROOCKERD | PHOTOGRAPHY BY DAN JENKINS, AMANDA PROUDFIT
There’s a certain moment when a house stops feeling new and starts feeling like home. It isn’t marked by square footage or finishes alone. It is something quieter, more emotional. In this home, designer Kate Manz set out to do exactly that: give a newly built home a heartbeat and a soul.
Rather than treating the house as one sweeping statement, she approached each room as its own story, layered with meaning, memory, and texture. The result is a home that feels collected, personal, and deeply lived-in.
“Tackling each space and room as its own story and concept is how to make a new space feel personal,” Manz explains. “But bringing it all together cohesively is always the challenge.”
Her solution? Warmth, intention, and a strong belief in the power of people. In new builds it can take years for a home to shed its newness. For this project, the goal was to fast-track that sense of belonging by layering in pieces with history and heart. Vintage market finds, local artists, and meaningful objects play a starring role throughout the home.
“My love for design goes hand in hand with the people and stories that bring it to life,” she says. “I absolutely love seeing the evolution from concept to completion and all the elements and people that help bring those ideas to reality.”
That philosophy becomes especially important in the home’s expansive open-concept living area, where scale could easily overpower intimacy.

The main living space is defined by bringing the outside in with sweeping outdoor views and generous proportions. Rather than fighting that openness, embrace it.
“The big open concept room really highlights the expansive outdoor views,” she says, “but making intimate spaces within that open room was really important.”
A layered niche wall, created in collaboration with the interior architect Nick Flower, brings both structure and softness to the room. It introduces texture, depth, and a place for unique objects and family heirlooms to live, turning negative space into a personal gallery.

The entryway sets the tone with a simple but powerful goal: Welcome to my home.
Natural stone underfoot grounds the space, while a soft vintage rug and living greenery immediately soften the experience. Art with personal meaning invites guests to linger rather than rush through.
If there’s one place Manz encourages clients to take risks, it’s the powder room. Here, she leaned into terracotta earth tones, layering textures and tile sizes for visual interest and warmth. Patterned and solid tiles work together, while textured wall coverings and a sculptural stone sink elevate the space from functional to delightful.
Designed as a counterpoint to the openness of the main living area, the lounge is a cocoon, both peaceful, layered, and deeply versatile. It’s a place for reading, movie nights and slow mornings.
Rich tones and varied textures do the heavy lifting here, creating depth without heaviness. Soft lighting and custom upholstery make the room feel both intentional and effortless.
At its core, this home is a reminder that design isn’t about perfection, but rather it’s about feeling. By treating each room as its own narrative while weaving in warmth, history, and human connection, a space was created that already feels loved.

How Mitchell Custom Homes creates thoughtful, guided builds that feel personal from start to finish
ARTICLE
BY KELLY SHEARING
PHOTOGRAPHY BY TINA SLAUGHTER & REILLY CLARK
When Travis and Donna from Mitchell Custom Homes talk about building a house, Travis compares the journey to a vacation. He described the difference between a packed cruise ship, a massive resort, and a luxury beachfront condo shared with close friends. In that last setting, everything feels personal. A chef plans meals just for you. A butler knows what you need before you ask. The entire experience feels calm and personal while exceeding all expectations.
That is how Mitchell Custom Homes approaches every build.
“That chef and that butler,” Travis says, “that’s us.”
Instead of handing clients off to superintendents and vendors, Travis and Donna stay intimately involved from the first design meeting to the final walk-through of a finished home. That direct connection shapes the entire process and keeps it grounded in trust, care, and steady communication. “There’s no need for our clients to go through additional layers of communication to reach us”, Travis said.
Donna shared, “Most people who come to us typically have land, and they’re coming with their dream home in mind.” The first real step is an honest conversation about budget and priorities. Travis explained that some clients arrive with expectations that are right on target, while others need guidance. “It has to be a balance,” Travis said. You sort out your “must-haves” and go from there.
Design choices unfold slowly, with purpose. Donna leads clients through selections in stages, so no one feels rushed or overwhelmed. “We do a little bit at a time,” she said. “We don’t ever recommend making all the decisions in one or two days. That’s what makes it overwhelming.” Donna often brings samples together so clients can see everything as one complete picture. “People are visual,” she explained. “They need to see it all together.” She lights up when helping clients choose beautiful design details that are exquisitely tailored to how they truly live, and that excitement turns decisions into moments of joy instead of stress. Travis and Donna fill a niche for the select few who truly want a custom-designed and finished luxury home. There’s a sense of artistry and creativity
that goes into the one-of-a-kind homes Travis and Donna build. With 29 years of home-building experience, there’s virtually no limit to the ideas that get incorporated into a Mitchell Custom Home. “We’ve built well over 100 lakefront homes at Canyon Lake on some very challenging home sites. Our clients want the best lake view they can achieve from as many rooms in the house as possible. This takes working with a great plan designer/ builder team pull this together”, Travis says.
Once the building process begins, Travis remains completely hands-on with direct jobsite supervision and daily management. “Our name is on the sign, so it’s up to us to provide the best-built home possible while providing a first-class experience to the owner,” Travis says.
Providing their clients opportunities to customize things in their home, including specific lighting for personal artwork, plug locations for Christmas trees and charging stations, and locating specific areas for towel bars and rings. They make the home extraordinarily comfortable and personalized.
Travis and Donna also solve challenges unique to the Texas Hill Country. Many homes are purposely perched over steep bluffs to overlook breathtaking

views. Travis works closely with designers to place homes carefully on the land. “Many of our homes are built on the side of a cliff, and we have to figure out a smart way to put a house on that,” he said.
Budget clarity is another cornerstone of the experience. “Our contract price is fixed,” Travis explained. “It’s inclusive of everything our clients picked out, down to the doorknob.” This approach removes the fear of adding additional costs to the home. “Every home we build is a unique one-off prototype, so it’s normal to have change orders along the way. We don’t penalize our clients with frivolous change order fees or discourage our clients from making changes. We want clients to have and get what they want. We do such a good job upfront that by the time we are finished, we are generally within one percent of the contract price we started with.” Travis explained.
Relationships do not end at move-in. Many clients become close friends. Dinner invites can fill their whole calendar. When the time comes to show a finished house, past clients are proud to share their experience. As Travis described, “I introduce them, and my past clients take it from there. There’s no better salesperson than a happy home owner who may have moved in a month ago, six months ago, or two years ago”, says Travis.
From breaking ground to turning over the keys, Mitchell Custom Homes averages about 12 months for a build. The planning phase varies by client, but the goal stays the same. Create a home that feels thoughtful, deeply personal, while providing a client experience that reaches new heights. Travis and Donna truly build for those who expect the finest.
For Donna and Travis, this work is not about producing houses. It is about building trust, excitement, and an experience people remember fondly.

Spring arrives gently in New Braunfels. The mornings feel lighter. The air shifts. Doors open wider. It is the season that invites a reset, not just outside, but within the walls of your home. For homeowners here, spring cleaning is not about checking boxes on a to-do list. It is about restoring calm, comfort, and ease. It is about creating a home that supports how you live now and how you want to feel moving forward.

After the quieter months of winter, spring brings clarity. You notice what feels heavy, what feels outdated, and what no longer serves you. You also notice the potential. The way sunlight moves through a room. The outdoor spaces are calling for use again. The simple desire to feel more at ease in your surroundings.
For many homeowners, that renewal begins by letting trusted professionals step in. Outsourcing home upkeep is not about convenience alone. It is about intention. When the right experts handle the work, your home becomes a place of flow rather than friction. This spring, consider cleaning, maintaining, and upgrading with purpose, starting from the inside out.
Every transformation begins with a clean slate. L&N Residential Cleaning Services helps homeowners achieve exactly that. Their approach to cleaning is thorough, thoughtful, and consistent. From kitchens and bathrooms to baseboards and overlooked corners, their team focuses on the details that change how a home feels the moment you walk in.
Spring is the ideal time for a deep clean that goes beyond the weekly routine. Dust that settled during winter is cleared away. Surfaces feel lighter. Rooms breathe again. L&N Residential Cleaning Services allows homeowners to step back into their spaces and feel immediate relief. A clean home creates momentum. It sets the tone for everything that follows.
As temperatures begin to rise, comfort inside the home becomes essential. HomeFront Heating and Air focuses on keeping systems running efficiently and reliably through seasonal changes. Spring maintenance ensures that air conditioning systems are ready before the heat truly arrives. A professional tune-up can improve airflow, reduce equipment strain, and extend the system's life. Clean filters, properly calibrated thermostats, and early detection of issues all contribute to a home that stays comfortable without surprise interruptions. HomeFront Heating and Air offers peace of mind at a time when homeowners want to focus on enjoying the season, not worrying about indoor comfort.

Spring cleaning does not stop at the front door. Outdoor spaces deserve the same attention as the interior. Kountry Acres Landscaping helps bring New Braunfels yards back to life after winter, restoring balance and beauty to lawns and landscapes.
From routine maintenance to thoughtful upgrades, their team understands how local soil, climate, and native plants work together. Freshly trimmed lawns, healthy beds, and well-managed irrigation instantly elevate curb appeal and outdoor enjoyment. Whether you spend evenings outside or simply enjoy the view from your windows, a well-cared-for landscape adds calm and connection to daily life.
Spring cleaning often has you wondering how you got so much stuff. Some things you can sell or donate, but others still need to stay. But perhaps they can stay somewhere safe where you can get them when you actually need them.
The winter coats and wardrobe you only need for a week or two out of the year? The boat that hits the water every summer? The holiday decorations? They can also be safely tucked away until you need them. That's where K5 Storage comes in. With wide driveways, 24/7 access, video surveillance, and flexible month-to-month options, K5 Storage makes it easy to declutter intentionally while keeping belongings accessible, protected, and close at hand.
For some homeowners, spring cleaning means more than maintenance. It means change. AWEsome Contracting Services helps turn that desire for improvement into reality through thoughtful remodeling and construction work.
Spring often brings clarity. You notice the kitchen no longer fits how you cook. The bathroom that lacks storage or flow. The room has outgrown its purpose. AWEsome Contracting Services approaches these moments with experience and collaboration, helping homeowners reimagine their spaces.
Their work improves both function and comfort, creating homes that feel refreshed, intentional, and better aligned with daily life. Sometimes, spring cleaning means letting go of what no longer works and building something better in its place.
As homes evolve, electrical systems must keep pace. Big Six Electrical Services ensures that power, lighting, and technology support modern living safely and effectively. Their work often happens behind the scenes, but its impact is felt throughout the home.
Spring is a smart time to address outdated panels, improve lighting, or prepare for new appliances and smart systems. Thoughtful electrical updates improve efficiency, safety, and ease of use. Better lighting alone can change how rooms feel and function.
Big Six Electrical Services brings clarity and reliability to complex electrical needs, helping homes operate smoothly without disruption.
Few upgrades change the feel of a space as quickly as glass. CM Frameless Glass specializes in custom installations that open rooms visually and create a sense of ease and simplicity. Frameless showers, mirrors, and glass features allow light to move freely, making spaces feel more open and intentional. Spring upgrades often focus on bathrooms and primary suites, where daily routines begin and end.
A new glass enclosure can transform those moments, turning everyday use into something more enjoyable. CM Frameless Glass blends precision with design-forward thinking, delivering results that feel both inviting and enduring.
Plumbing may not be the first thing homeowners think about during spring cleaning, but it plays a vital role in comfort and functionality. River Flow Plumbing provides dependable service for homes, from routine repairs to urgent needs.

“SPRING CLEANING IS NOT ABOUT DOING MORE. IT IS ABOUT DOING WHAT MATTERS, CREATING A HOME THAT SUPPORTS CLARITY, COMFORT, AND THE WAY YOU WANT TO LIVE.”

Spring is a common time to address slow drains, aging fixtures, or water heaters that struggled through winter. Proactive plumbing care helps prevent disruptions and protects the home from costly damage.
River Flow Plumbing offers reliable solutions that allow homeowners to move through their days with confidence, knowing their systems are working as they should.
If spring cleaning feels overwhelming, start small and stay focused. A few intentional steps can make a noticeable difference:
• Work in layers. Start with cleaning, then move to maintenance, then consider upgrades. Each step builds on the last.
• Focus on flow. Pay attention to how you move through your home. Areas that feel crowded or inefficient often need the most attention.
• Address seasonal systems early. HVAC, irrigation, and plumbing are easier to manage before peak use begins.
• Let go of what no longer serves you. Spring is a natural time to clear out items, spaces, or layouts that feel heavy.
• Outsource strategically. Professional help allows you to achieve better results while protecting your time and energy.
Spring cleaning in New Braunfels is not about doing more. It is about doing what matters. When professionals handle cleaning, maintenance, and upgrades, homeowners gain space to enjoy the season fully.
A refreshed home supports better routines, clearer minds, and a sense of calm that lasts beyond spring. This season, let renewal guide your choices. Clean deeply. Maintain thoughtfully. Upgrade with intention. When your home flows, everything else follows.

The ubiquitous houseplant has long been a cautious curiosity for many. Comments such as “I don’t have a green thumb,” or “I can’t keep anything alive,” have echoed through the rooms and hallways of almost every home in America. Well, it’s time to dispel all the mistruths about whether houseplants are beneficial and to lay the foundation for a little oasis of green happiness in the corner of every home!
By the way, you don’t really need a green thumb as there are plenty of hard-to-kill houseplants that can survive any level of neglect! And remember not only do houseplants look pretty, they also decrease stress and anxiety, increase happiness, and bring a sense of joy and relaxation to every room.
ARTICLE BY SEAN

Houseplants make us feel better about ourselves in many ways because they allow us to care for them and we reap the rewards of that love. No one is alone when you have a houseplant, as they are our forever listeners. Yes, some people actually do talk with their houseplants all day long! There are many science-based benefits to having houseplants in the home and office environment. Aside from reducing indoor air pollutants and increasing humidity in the
home, house plants have been shown to reduce mental fatigue, accelerate the healing process, as well as improve productivity and focus.
Pothos, spider plants, lady palms, yucca, and succulents are so pretty and easy to grow. It is no wonder that we have seen a revival of indoor gardening trends. Instagram is teeming with photos of incredible indoor “living green” vignettes that show us all how clever we can be when decorating with house plants! All you

really need is to a pick a place in the home that has the best light and pick your plants.
Think outside of the box when it comes to decorating with houseplants. Look for underused spaces. Use mixed and matched pots of different sizes and shapes. Turn a shelf into a plant display. Go vertical with some hanging plants or an antique ladder. You can even group some of your favorite plants together into a single large decorative pot.
Signature large plant displays anchor the most well-designed rooms in America and it’s all there for us to look at, learn from, and bring into our own home. Whether combined into a single large decorative pot or clustered together in a corner, always remember the key to any house plant décor is to have a thriller, a tall plant usually with a strong color and form; filler plants that literally will fill the pot covering all the soil; and a spiller plant that trails over the edge
of the pot. Try any combination of your favorite plants or a tried and true combination of a fiddle-leaf fig, a prayer plant, and a string of pearls.
No matter how you look at it, houseplants improve our lives in many ways. Indoor gardens provide us an alternative way to commune with nature and to reconnect with the living world. We all benefit from the additional life that houseplants bring into our homes. In this crazy world of ours, wouldn’t be it nice to return home to your own personal indoor greenspace. Happy gardening!

When it comes to gut health, fiber is one of the most overlooked but most powerful nutrients in your diet. Fiber acts as fuel for the beneficial bacteria living in your gut, helping them thrive and maintain balance within your microbiome. A high-fiber diet supports regular digestion, reduces inflammation, stabilizes blood sugar, and even plays a role in hormone regulation and immune health
Fiber also helps strengthen the gut lining, which is essential for preventing toxins and undigested food particles from entering the bloodstream a key factor in overall wellness. Foods rich in fiber such as leafy greens, berries, beans, seeds, and whole vegetables promote better bowel motility and support the production of short-chain fatty acids, which nourish the gut lining. If you’re experiencing bloating, irregular digestion, fatigue, or inflammation, increasing fiber paired with proper hydration and individualized support can make a meaningful difference in how your body functions and feels.
