JOHN’S LOCAL REAL ESTATE MARKET UPDATE In October, we saw Inventory more than double compared to last year, despite Listings Added being down year-over-year and month-over-month. Meanwhile, prices resumed dropping from their June 2022 peak, somewhat offsetting the spiking mortgage rates which doubled within a year for the first time on record, but then dropped half a point in a day for another first just two weeks later. Listings Added were again down slightly year-over-year in Rutherford County, now for the third straight month. Contracts dropped -42.50% and Closings -34.83%, continuing the downward trend and again resulting in a net effect of a overall improvement in Average Daily Inventory. We're watching closely to see how buyer activity will be impacted moving forward with declining home prices being offset by rising rates.

Median Price Per Sq. Ft. in Rutherford County is now back down to $215, similar to late March 2022 pricing and declining as quickly as it rose. Months Supply is now at 2.3 months overall, still a far cry from the four Months Supply we consider a balanced market locally. We did see Active Listings eclipse their point of decline in October, now at 1142 Active Listings in Rutherford County. The last time we saw that many Active Listings was back in February 2019. Matthew West: Coming Home for

Christmas Multi-Award-Winning Christian artist Matthew West has essentially done it all, and he says he’s just getting started. 16

I NSP IR E D BY | ARTS + CULTURE

When Christian Artist Matthew West found out NSAI, Nashville Songwriters Association International, chose him as the SongwriterArtist of the year, he was in disbelief. Being honored with the likes of Taylor Swift and Luke Bryan, as well as being the first predominantly Christian artist to win the award in 20 years, is something he considers to be a ‘mountaintop moment’ on his journey. Part of that journey includes an incredible partnership this holiday season with Candace Cameron Bure, Bill Abbott, and the Great American Family network. His new song, Come Home for Christmas, will be the theme song for eight weeks during the Great American Christmas movie season. “I am so excited to partner with the Great American Family network this holiday season,” West remarks. “I love Christmas music so much, and each year I find myself sitting at the piano penning a new Christmas tune inspired by my love of this most wonderful time of the year. ‘Come Home for Christmas’ is not just a song; it’s an invitation for every heart to return to the wonder, the peace, the love, and the hope that this holiday season offers to every heart. I hope when people tune in to watch their favorite holiday films on the network, this song will serve as a musical reminder of what Christmas is all about.” West is looking forward to another momentous achievement heading into the new year; his first-ever double album, My Story Your Glory, is set for release in February. The First Album, My Story, tells the stories of peoples’ lives and his own story. The Second Album, Your Glory, is a ‘worshipful response to God as a work in the stories of our lives.’ He tells us that the project is about making the most of our lives and remembering who and what we are here for. Not only has West proven himself as an accomplished Christian artist and songwriter, but he’s also recently released his sixth book, The God Who Stays. He says his mom was the one who ‘spoke (his book writing) into existence’ and felt that one day his writing would transcend past songs into penning books. Matthew’s most recent publication is labeled his most personal book to date and was inspired not only by the

words of his hit song of the same title but also by the dramatic events of 2020. Storytelling is at the heart of his journey, so it only seems natural that a podcast involving interviewing guests sharing their stories would be part of it. With over 100 episodes of The Matthew West Podcast in his catalog thus far, he excels in bringing the listener into the moment of the stories he and his guests share weekly. Hosting his podcast has challenged, encouraged, and inspired West. He’s quoted as saying, ‘It’s just another way I hope my platform can be used to let people know their story matters.” You can find new episodes weekly under the ‘That Sounds Fun’ network. It’s clear that West is passionate about helping others; this is evident in the nonprofit popwe, he and his father, pastor Joe West, founded. popwe is a ministry

helping others to ‘craft, share and live a more meaningful life.’ West describes it as ‘helping people after the song or the concert is over.’ Each week, he writes a devotional that the ministry sends out. The organization also includes a nationwide prayer network which provides a safe place for its members to share their stories. Go to popwe.org for more information. West will kick off the month of December (and wrap up a monumental year in his career) with a concert event in Franklin, Tennessee, with the same name as his newest Christmas tune, Come Home for Christmas. A handful of Come Home for Christmas shows continues in the Midwest until the middle of the month. For more information on how to see Matthew live and to buy tickets, visit matthewwest.com/tour.

Some people don’t discover their calling until later in life. Wesley Morrison, owner of T. Wesley Salon in Murfreesboro, has known what he was meant to do since he was a child. “I started doing hair when I was a kid. I remember I would cut my sibling's hair on the picnic table in the front yard,” shares Morrison. “I was 12 years old then. I just always loved doing hair.” Morrison chased after his childhood dream, taking classes in his junior and senior years of high school to learn about the hair industry. After graduating high school, Morrison began working in his chosen field and now, 35 years later, he’s become not only a

trusted stylist, owning his salon for eight and a half years. While he loves owning and managing the salon, Morrison will always be actively doing hair. “My passion is definitely behind the chair,” he says. He credits his continued enthusiasm as a stylist and salon owner to the ever-changing industry. “I can always find something different to do. One year it might be foiling or it might be a new technique,” he explains. “This year it’s extensions…There’s always something evolving in the industry.” While cutting hair was what set him on this path in his early days, he developed a love for coloring

and extensions. “I do enjoy coloring. I get to match it with extensions and make sure that there is a seamless blend…” Morrison is well-versed in the wide range of services he offers at his salon, right now he is all about extensions, as he has invested many hours into learning different techniques and has gained certifications in multiple methods of extensions. “Extensions, [are] just my passion…” he shares. “I can take somebody who has had short hair or fine hair, somebody who has never had a swingy ponytail and they can have it…” In addition to offering a variety of salon services, T. Wesley Salon also offers multiple lines of different products to help clients look and feel their best. The products available in Morrison’s salon are the ones he uses when working with clients so that they can recreate the same styles and looks on their own at home. “I only use on my station what I sell,” explains Morrison about the product lines consisting of various brands and price points available in his salon. “Those products are Kevin Murphy products which [are] my favorite. I sell Eleven Australia, which is a great price point…Right now I’m carrying UNITE Hair Care…” In addition to working behind the chair, as the owner of his salon, Morrison takes great pride in continuing to build and develop his team of talented stylists. “I really like being the leader and helping them set goals and pushing them forward,” he explains. “I enjoy watching them grow. I’ve watched some of them really evolve into wonderful stylists and everything else in [both their] professional and personal lives…Half of my staff has been with me since day one…I really love my team. They’re just amazing.” The team at T. Wesley Salon takes pride in being part of the Murfreesboro community and appreciates the way that the locals support them and everything they do. “I do feel that the community

I know my clients do…I’ve had clients support me in every venture… Community support for small business is one of my favorite things.” When it comes to his clients, Morrison wants them to leave his salon looking and feeling their best. “My goal is just to make them feel new and refreshed…” he shares. “I just want somebody to come in and feel like they’ve enjoyed their time with us [and] they leave looking beautiful and feeling relaxed.” Check out new styles and the work that Morrison and team are performing at T. 5 Tips for the Perfect Christmas Tree “BEAUTIFUL TREES ARE NICE, BUT A TREE DECORATED TOGETHER WITH YOUR FAMILY IS EVEN BETTER.”

ARTICLE BY STACI BISHOP | PHOTOGRAPHY BY PATRICK ROBINSON

24

G IV IN G BAC K | L IFE + CULTURE

Having a live Christmas tree is a practice that dates back to the 16th century. Country Cove Christmas Tree Farm has been helping families in and around Murfreesboro to keep this tradition going. For 2022, guests can pick between seven varieties of choose-your-own trees. The all-inclusive selection process has everything you need, including a saw and measuring pole, as well as a shaking, baling, and loading service. Be sure to stop by the Christmas Shoppe for unique and personalized ornaments, wreaths, décor, and stocking stuffers. Lea Anne Bedsole has lived in Murfreesboro since early childhood and knew she wanted to raise her own family here. Bedsole has fond memories of the holidays and has been known to put up multiple trees around the house and small trees in each child’s room. Even though her kids are now 20 and 22, they still enjoy helping mom put up the Christmas tree. She reminisces that holidays with little ones are a lot of work but so much fun! Bedsole explains, “Going to a tree farm is such a great family outing.” She suggests making a whole day of it by having lunch and choosing a tree. Then, bring it home to decorate, order in dinner, and watch a Christmas movie together.” Her biggest advice is to keep an open mind and let everyone participate in the process. You can work together as a family to choose the tree and let the kids place their artwork themselves. She remarks, “beautiful trees are nice, but a tree decorated together with your family is even better.” She encourages parents not to be too rigid in their expectations and just have fun with the whole activity. We joked that you can always go back and rearrange things once the kids are asleep.

Bedsole is a Rutherford County expert. She’s been a real estate agent in this area for 14 years, and her team stages approximately 75 houses per year. One of the most memorable was the annual Candlelight Tour of Homes on East Main Street. They used natural elements such as magnolia and holly, which was stunning! 1. Know Your Ceiling Height: Decide where you want to place the tree in your home. It’s one thing to want a big, beautiful tree, but most importantly, it needs to fit. 2. Be Mindful of Walkways: The width of the branches at the bottom will affect the amount of space you have to maneuver in your room. Take measurements in advance to ensure you choose a tree that’s properly suited for your space. 3. Explore Different Styles: Take a look at Pinterest to help narrow down the characteristics you desire in a tree. Do you prefer more or less trunk? Do you favor a certain shade of green? Is there a branch shape you gravitate towards? 4. Consider Your Decorations: Think about your lights, ornaments, ribbon, topper, flowers, etc. If you have heavy objects, select a species of tree with heartier branches that can support the weight. 5. Make Preparations for Transport and Care: Finding the perfect tree is great, but be prepared with an appropriate vehicle to bring it home safely. Also, ensure you plan to nourish the tree adequately to keep it fresh for the entire season.

MTSU Gives Back LITTLE RAIDERS CAMPAIGN HELPS KIDS IN THE MTSU COMMUNITY

Middle Tennessee State University’s Police Department and campus partners are getting in the holiday spirit by continuing the annual Little Raiders gift-giving campaign that helps provide cheer to local children. Retired Sgt Steve Scott started The Little Raiders campaign and was brought back to life by Sgt. Vergena Forbes more than a decade ago. The campaign serves underprivileged children in the MTSU community and children of domestic violence. “Some of our students are single parents in need who have very little money to spare when buying gifts for Christmas,” explained Forbes. “We also partner with the Rutherford County domestic violence shelter to help give recent child victims of domestic violence a nice Christmas. In most cases, the child and parent need to

start over, and they have very little to start with and very little money to do so. This program helps all these parents have a nice Christmas for their children.” Each year, trees adorned with paper ornaments and children’s needs and wish lists are placed at different locations across campus. MTSU employees, faculty, staff, alums, and students then select a Little Raider from the tree and do what they can to make their holiday wishes come true. “At MTSU, we like to say we’re a family, and it doesn’t matter what department you’re in; we always help each other out. We’re a small, close-knit community, and the Little Raiders is just another way to help members of our family,” Forbes said. The Little Raider campaign is a collaborative effort made possible not only by University Police but also by MTSU Campus Recreation, Student Health Services, the June Anderson Center for Women and Nontraditional Students, MTSU’s Nutrition and Dietetics Association, and Barnabas Vision. The campaign expects to help 30 to 40 children and their families this year. The recipients celebrate at a holiday party in December, where they, along with Santa

Claus, are the guests of honor. “Santa gives them one toy, and they can take pictures with Santa. The remaining gifts purchased for each child are given to the families to put under their trees.” Forbes said. Any leftover gifts from the campaign are donated to the local community. “Whatever is not taken or used, I donate to the local Salvation Army Angel Tree program since they run their Christmas program longer,” Forbes explained. While planning for the campaign is no easy task, Forbes said it’s something she and other officers in the department look forward to each year. “I have help from several of my officers here. It takes a lot of effort by the time it’s all finalized, but it makes me happy, and I enjoy doing it,” she said. Forbes said the Little Raiders campaign is important to her for many reasons, but it reminds her of why she decided to go into law enforcement more than 30 years ago. “It just makes me happy to help in a small way to make someone’s Christmas better,” she said. “I look forward to the Little Raiders campaign every year and knowing I was able to help this child and family celebrate.”

The City Lifestyle

Giving Campaign Now in its third year, the City Lifestyle Giving Campaign will give away $300,000 this holiday season to help individual community members who would benefit from a helping hand during their time of need. But they need YOUR HELP to make it happen! Maybe you know of a single parent struggling to provide, an elderly person who has experienced loss, a child enduring a health issue, a co-worker suffering a sudden, unexpected tragedy or a neighbor with a financial hardship who has fallen between the cracks of getting assistance. Chances are you know someone with a specific need—even if nobody else does. To preserve and protect the dignity of every recipient, the City Lifestyle Giving Campaign is completely confidential. No identities will be revealed or publicized in ANY way. (Even those who nominate others may remain anonymous if they choose.) Last year, City Lifestyle was able to give to more than 70 recipients all over the country by sending checks in the mail through New Year’s Eve. (This year, the goal is to double that number with checks ranging in amounts up to $3,000 each.) With nominations flooding in from community members and leaders such as judges, police officers, teachers, nurses, social workers, mentors and readers like you, we were able to reach people who might otherwise go unnoticed. “We believe in giving back and serving the communities where we live in a real and tangible way,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “This Giving Campaign is all about personally impacting the lives of people we know with an unexpected check in the mail just to say that someone thought of them this holiday season.” Together with Matthew Perry, Chief Sales Officer, Steven adds that the outpouring and gratitude from the recipients was overwhelming and affirmed that this is a tradition they want to continue. “We believe God has blessed our company with continued success,” Matthew adds, “so we in turn want to be a blessing to others.” City Lifestyle has also enacted an internal giving program whereby every employee in the company receives $100 to give away to someone in the community. “The idea is to encourage our employees to keep doing it on their own,” Steven says. “Taking care of one another and blessing others is so rewarding that it perpetuates a cycle of giving. It’s extremely important to me as a person and as a company to foster that culture of generosity.”
