I sure do and as time goes on I have found many other places that make me happy (especially if there is a beach involved) but there is something so healing to me about Lake Tahoe. It is truly my happy place. Growing up just over an hour away from one of the most beautiful places on earth is something I never took for granted. I remember some memorable trips there as a child and every year we make more memories there as a family. There is something about that drive alone that always feels therapeutic to me. In this issue, you’ll find a close by retreat here in Tennessee that you may want to consider as you get that “cabin fever” this winter! “The Ultimate Summer Hydration Libation” INGREDIENTS • • • • • •
1 tsp “Float your boat” 1 tsp raw honey or maple syrup 1 cup cold (or warm) sparking (or still) water 1 pinch of mineral-rich quality salt (for natural electrolytes) 2 tbsp aloe vera juice Lemon or lime wedge as garnish, if desired
DIRECTIONS 1. Add all ingredients except the aloe juice into a clear glass and mix well with a spoon. 2. Pour in the aloe juice and watch as your mocktail shifts from blue to purple. 3. Add a lemon or lime wedge as a garnish, and add a squeeze to your beverage while you’re at it.

AFTER YEARS OF DREAM CHASING, MIKE STEPLOWSKI FINDS ‘SUCCESS’ IN MOUNT JULIET.
Few things speak to Nashville’s emergence as a world-class destination more than honky-tonks, ice hockey, and red-hot real estate. It’s difficult to experience the Lower Broadway vibe or the pulse of the greater community without the influence of those unshakable pillars. But how many people around town, longtime residents and newcomers alike, can say their lives are inherently ingrained in all three? Mike Steplowski is one of those individuals with that unique perspective. Though not a native, he’s been here long enough to be a local. And music, rinks, and housing markets are essential to his life. His journey to Middle Tennessee began like so many others. “I’m originally from Bowie, MD, and moved here in 1997 to pursue a career in music,” he says. “Some buddies and I were in a barbershop quartet in high school that evolved into a country band. We came here to chase the dream and had some success, but

ultimately, things never took off. Still, I wouldn’t trade the experience for anything.” Part of that reason is that this is where he met Tricia Reed, the woman who would become his wife. “She’s from Mount Juliet, and we met on a blind date in 1999. When I drove out here for the first time, there was a Cracker Barrel, a Waffle House, and a Mapco. I remember thinking, ‘Where in the world am I?’” They married in 2000, with his music career in the rearview mirror, they moved back to Maryland, and Mike began working in the mortgage lending industry in 2007. Two years later, they moved back to Middle Tennessee and, with three young children in tow, settled in Mount Juliet, Tricia’s hometown. “When I returned to TN, I went to work for a mortgage company in Wilson County and stayed there until 2012,” says Steplowski. “At the time, I thought that to grow my business. I needed to be closer to the Davidson and Williamson County markets. So, I decided to drive an hour each way to an office in Brentwood.” But the commute grew tiresome, and with opportunity all around him, it became less practical. In 2017 he opened a branch with Success Mortgage Partners, Inc. in Mount Juliet. “I have to admit that opening my own mortgage branch was scary, but it was the best decision I could have made,” he says. In addition to being more closely connected to the community, the decision led to an improved lifestyle. Mike and Tricia were able to spend more time with their children, now ages 21, 20, and 15, who are involved in music and arts. Tricia, who had worked with Mike since 2010, left the team last year so she could homeschool their youngest child.
Mike now had the time to return to his lifelong obsession with ice hockey. “Hockey has been a big part of my life,” he says. “I started playing in middle school, and my teenage years were spent at the rink every weekend. I grew up watching the Washington Capitals and have been a huge fan of the Nashville Predators since attending their first home game in 1998.” A high school injury sidetracked his career, but with multiple leagues around town, he returned to the ice three years ago. Currently, he plays in two leagues and plays about 75 games a year. Off the ice, Steplowski says he “absolutely loves Mount Juliet. It’s a great place. The kids grew up here and had an incredible experience. It’s an amazing place to raise a family. He also says that, despite the uptick in rates, the area’s growth shows no signs of slowing down. “There are loan officers and direct lenders in other parts of the country that are feeling it more, and we’re not immune to it,” he says. “But there’s still a demand for mortgages in Mount Juliet.” For additional information about Success Mortgage Partners, call 615.656.8500 or visit SuccessMortgagePartners.com.

Most people think a plant-based diet is strictly for those vegan and vegetarian types, but there is no debating the overwhelming evidence showing the benefits of improved health for those who make that diet choice. Plant-based eating is more of a lifestyle than a diet. You are simply eating more foods that are closer to their harvested state with minimal processing. Meatless diets have been shown to improve health outcomes by lowering the risk of developing heart disease, diabetes, high blood pressure, inflammation, and some cancers. It also improves gut health because of added fiber to your diet. A plant-based diet still allows you to consume the carbohydrates, protein, fats, minerals, and vitamins that are necessary for good health, with the added benefits of being higher in fiber and phytonutrients.
You do not have to give up meat entirely, and there are labels to identify where you fall in your plant-eating journey. Do what is comfortable for you so you will stick with it. You can choose to be a flexitarian which means you occasionally eat meat but you choose plants as the primary foods you eat. You have some flexibility with your diet. If you choose to be a vegetarian, then you do not eat meat but you still eat eggs and dairy products as opposed to being a vegan who eats no animal products. There is also another reason to add more fruits and vegetables to your daily food intake; It is better for the environment. The industries that produce our dairy and meats are said to account for a third of the world’s water usage in addition to producing greenhouse gas emissions. Eat your greens and save the planet!

TIPS TO GET STARTED ON YOUR PLANT-BASED JOURNEY: 1. Make small changes to test your comfort level when reducing meat intake. There is a risk of being overwhelmed if you suddenly stop eating meat altogether, and it will be harder to stick to your choice long term. Increase consumption of plant foods you already like. 2. Plant-based diet does not mean boring. You can create a variety of dishes including ethnic meals that are meat-free and delicious. This is a great time to try new spices to add a punch to your vegetables and add green leafy vegetables to your smoothies. 3. Use the whole plant because there are nutrients in every part of the plant including the stems, and leaves. Use the leaves from celery, radishes, beets, and carrots, and use the stems from spinach. Don’t throw away vital nutrients like potassium, vitamin C, and fiber. You are also reducing waste. 4. Eat the rainbow! Choose different colored fruits and vegetables to get a variety of nutrients. The color of plant-based foods is often an indicator of the vitamins
and minerals they contain. So, more colors mean more nutrients. Example: Orange foods contain beta carotene, the precursor for vitamin A. 5. If you do not eat any animal products, you will need to take a B12 and possibly an iron supplement. Vitamin B12 is an essential vitamin available only in animal products. Low b12 can cause anemia and damage to the nervous system. Some vegan foods are fortified with vitamin b12. 6. A meat-free diet does not automatically mean healthy if you replace the meat with highly processed junk food and meat substitutes. You need to eat good, fresh quality fruits, vegetables, and grains to get the health benefits that can add years to your life.

GARAGE REDESIGN 2023 Home improvement is a never-ending process. New designs, improved materials, repurposed space – all these things and more can add style and value to the family home. Since homebuilding began, there have been several improvement projects which have proven to be particularly popular with homeowners across the country. Closet upgrades, bathroom retrofits and kitchen redesigns top the list, with each improvement known to increase home utility and resale value. However, despite the wide range of remodeling projects, one area of the home seems to have always been overlooked – the garage. Traditionally, most garages have been relegated to just being places to park vehicles and store tools and outdoor equipment. Recently, garages have begun to receive muchneeded attention from remodelers and homeowners. Spawned in part by the “man cave” and “she shed” trends, the humble vehicle storage area has found a new lease in life. Indeed, today’s garages are increasingly being transformed into extended living areas. While storage remains the dominant use for the space, it is now storage with style. “Although the trend is a relatively recent phenomenon for many homeowners, we have actually been doing garage remodeling projects since 2000,” says Sandra Sokol, owner of Closets by Design of Nashville, Middle Tennessee’s leader in optimized storage solutions.
